Absolute worst HOA property management company I have ever dealt with. Things in the neighborhood are not kept up. Sam Hicks the President of this company scoffed and laughed at me on the phone, then tried to lie and say he didn't, as if I didn't just hear him. The board is extremely rude, information is not sent out in a timely fashion, we were supposed to receive a form to make payments in which we did not receive, nor were we told about. The common areas are a disaster in our neighborhood. This management company is total trash, but then again I wouldn't expect much else after the conversation I had with Sam Hicks. I have filed a formal complaint with the better business bureau, and I will be reaching out to other media sources. This company needs a president whose ego isn't easily damaged. Rather than solving an issue he wants to giggle and laugh and make things harder for himself and his company.
They love to unlawfully send out lien notices too. It's really cute, maybe they should get a licensed realtor to teach them correct practices. Or attend a NARPM meeting. Just a few suggestions. I mean one-star ratings on all platforms.. Yikes... I know property management companies with 4-5 star ratings...
Update: Rachel Gold just sent my husband an email calling me rude. This company is an absolute JOKE! No wonder Mr. Haha-Hicks. giggles all the time, you'd have to have a massive sense of humor to have a one-star rating on ALL social media platforms. Hilarious, and pathetic all at the same time.

hawthorne management fined me for not trimming a $175 on jun 19 2019, this was a genuine reason delay as it was due to rain. hawthorne management fined me for not trimming a $175 on jun 19 2019, this was a genuine reason as i have all the proof that the mowing company couldn't mowe due to rain and for the delay in mowing they have fined me $25 per day for 7 days. what kind of fines are these ripping off the customer with unexplained fines. these kind of delays are prone to happen through out the year which is not in my hand. hawthorne managemnt is hoa have to amend their rules in fixing these. i understand a fine but these fines are not reasonable which is purely not due to our mistake. i have a picture that they sent, its clearly mowed properly except trimming on the edge.

Deceptive, Immoral, Unethical and lacking any Integrity.
Hawthorne has 24 reviews made up of 16 people ranking them 1, 2 ranking them a 4 and 6 ranking them a perfect 5 out of 5.
The company is owned by Joe Aiken. The Manager is Sam Hicks.
Here is the problem. Almost all of the 4- and 5-Star Ratings were posted on August 8. More concerning is of these they were all posted sequentially between 9:03AM and 9:09AM. Then they were all refreshed and updated within the last few weeks to keep them on the top of the list. Is this a random 1 in ten million event in which a half dozen unrelated customers happened to create accounts, logon and post glittering reviews of Hawthorne, which are contrary to most of the poor reviews on the Internet. Or is this by design and staff members of Hawthorne Management Company purposefully deceiving the public, clients and prospective clients.
Just read the 4- and 5-Star review and they read as written advertisements. Just look at the phony titles of the probably staff created reviews:

That is not the purpose of this site and it lacks any integrity, morals or ethics on their part. It is also blatantly lying and false pretending to be a customer. Hawthorne Management is an organization without class. No reputable company would ever do something like this. Further, on other similar sites I found the same disturbing pattern.

Hawthorne Management Company - Disclosing confidential Data
Sloppy, Unethical and irresponsible Company!
My wife owns a house managed by Hawthorne Management Company. The deed is only in her name. She is the Lot-owner of Record with HMC. She is the only contact individual at HMC. I called HMC and they provided me with all of her account information including an alternate address and confidential and private financial information in violation of HMC Fiduciary Duty.
HMC Legal Liaison staff-member provided me with legal advice over out 15 minute conversation and she is not a lawyer and should have known better as she has been in this administrative position as Legal Liaison with HMC for over six-years. I complained to the Better Business Bureau this week and off course they deny my complaint. HMC states, ‘Members of our staff routinely interact with the homeowners about amounts owed to the association and try to assist where we can, but certainly do not represent ourselves as legal professionals providing legal advice. If an association has hired an attorney to assist with the collection of amounts owed, Hawthorne Management Company provides that information to the owner in written notices and must refer any calls or correspondence to that attorney once the matter has been referred to them.
Yet, in my case this is not what they did. The staff-member and I (a Non-Lot Owner) discussed another person’s account for 15-minutes according to my phone records.

10 Times More Complaints with BBB then Competitors!
Hawthorne Management has 10 complaints with the Better Business Bureau (BBB). Most of their local competitors in Charlotte, NC have only 1-3 complaints. Hawthorne has from 3 to 10 times as many complaints as their competitors. Why? What are they doing different? Why do so many of their customers complain about them? Are current customer’s expendable garbage that can be replaced with new unsuspecting HOAs? Yes. Absolutely, 100% yes.

Hawthorne Management Company - CPA Licensing
No Integrity from Top Down!
The President, Founder and Owner of Hawthorne Management Mr. Joe Aiken is/was a North Carolina CPA, License #11760. However, the CPA Licensing Board states that Mr. Aiken "signed a Form of Practice affidavit stating that because the individual practices public accounting in a form not approved by the Board, he or she will not use the CPA title in any way." Yet, I found many references all over the internet of Mr. Aiken being referred to as Joseph Aiken CPA. Does this company lack ethics, integrity and principles from the top down. I think they do. Don't call yourself a CPA if the authorizing body says you can't and you sign an Affidavit agreeing.
Let me get this straight. He is not a CPA and claims to be one. That is unethical and you should report him to licensing board of the state. They will fine him. This also might be a crime becuase it is fruadulent to represent yourself as a CPA when the State Licensing Board and you agree, you are not allowed to us title. I am a CPA and this person should know better. What a shame.

The whole time HMC was the Association Management Company for our community we have had dozens of blatant covenant violations. HMC never drives through our community. Now the many violations are part of our community due to laches at our communities lose. HMC provides the absolute bare minimum of services for the full market rate fee they charge. Everyone in our community is dissatisfied with HMC. Our community, like so many, has become complacent with HMC poor service but I think this year is their last chance.

They are crooks who use accounting tricks to extort their customers. They credit HOA dues to randomly assessed fines so they can foreclose on your for not paying dues. They also put their puppets on boards of the properties they manage and they get kick backs.
Hawthorne Management Company - Service
I would caution any HOA from doing business with this firm. I personally delivered my HOA dues to their Post Office and handed the check to the Postal Clerk. I can prove this. They caused my house to be put into HOA Foreclosure with a Lien based on ‘missing’ $150 HOA dues check. I have been calling them to try to gather information for the court hearing and they offer no assistance. I have sent countless emails and called many times. I will update accordingly.
However, their service has always been lousy. Poor customer service. They do not properly monitor neighborhood and ours has countless covenant violations that they never deal with.
On my first call to them the Legal Liaison, Heather Todd, had the nerve to insinuate I was a liar. I am a person that paid my dues on-time for 11+ years and I am called a liar. Beware of this company if you are in market. When you get large like them, you become unresponsive to customers and self-serving.
