In June 1, 2009, I purchased a home in Sorrento through Camella Properties, (a.k. a. Crown Communities, Pampanga). I paid P2, 400, 200 cash upfront for the Elaisa model blocl 20, lot 4.
I visited my new home several times from June through October., and watched as my house was being built. Camella Properties Business Director, Mr. Joseph Mahusay upon my request, walked the property boundaries in my presence.
In mid September, I learned that the house i've been monitoring was not actually my house. So I asked the help of Brygy. Capt. Rafael Yabut and Gerry Santos to help me set an appointment with the general manager of Camella Homes Pampanga. Tnx a lot to those brgy. Capt. by the way...
At a meeting on 9/23/09 at the company's satelite office in Mc. Arthur highway San Fernando, we were officially informed by Ms. Ma. Graciela Lopena and Mr. Joseph Mahusay personally made a ”mistake on the lot number.” Through a supposed error on the part of Camella, “my lota is apparently somewhere else.” They claimed they just recently discovered the error. Really!
Imagine my dismay., when I learned this. The shocker is I believe that Camella lied to me. The tactic they used seems like a classic “bait and switch, ” strategy. They “bait” you with the promise of a nice location, then later they “switch” you to another location. There is a more expensive house 50% constructed on the new site BUT not the same style (Elaisa) we picked out. It's a different style. Somebody obviously backed out and they are trying to push this property on me. Bottom line - no honesty, no ethics, no decency, just lies, deception, wasted time, and total lack of caring.
In effect, Camella has unilaterally invalidated the contract, and are now holding my money illegally. I have retained the services of my attorney to get my money back. Has anyone had a similar experience with this company? We would have loved to have given praise to Camella for a job well done, but unfortunately cannot.

it's same case here in Camella Batangas, they will make the client pay reservation fee for a certain lot, then eventually give another lot, for a reason that the said lot was taken. maybe it's a tactic for them to close a sale. and the service here really sucks...i'm actually leaving here in camella batangas, and many of friends are having problems with them, specially in processing of transfer of title. it seems, our problem is not isolated, it's really in the leadership maybe.
We had this similar experience as yours. My sister and her friend bought their own houses in Camella Molino. We were never informed that there was a remapping happened. So my sister`s friend and her house switched. We paid the house through bank financing so technically we don`t owe Camella anymore. My sister`s friend`s family were advised that they can move-in but they were not informed about the remapping. By the way one of the houses doesn`t have roof, no CR and no door and that`s their house not ours! Camella allowed other people to move-in somebody else`s house!

Yes, Camella is a massive scam, I am also in the middle of being scammed.. The house Camella built for 3M Pesos is the lowest quality thing I have ever seen and the interior fittings are the cheapest of the cheap. Was told it was a detached house, now it's not, was shown the location the house was to be built, now it's in a different place... I'm absolutely furious and disgusted that I allowed myself to be scammed... Gonna figure out a plan to set things straight, put these gangsters out of business and have that guy Villar imprisoned or terminated..

I can give examples on how to make up 1) fix and replace all dividers of houses you built from wood to concrete 2) add up playgrounds and parks in every block 3) DO NOT MONOPOLIZE WATER SUPPLY, make sure this major need of every family be provided AS SAFE AS POSSIBLE. it's okay if you want to supply the homeowners as long as the water potability test should be done accordingly and water is really safe to drink.
i have nothing against about camella yet but im now aware of the problems because of the bad experiences you had. Thanks for posting your complaint here. It gives me guidance on how should i handle the situation. i have purchase a carmela series in lipa and will make sure that everything is in order and check myself the location. I will check the measurements of the house, check the quality and bring a civil engineer everytime i visit and check while they are constructing the house and i will consult an attorney to discuss if i see problem when i get back to Philippines. I havent seen any serious problem yet in camella lipa batangas as my house will be constructed by Sept 2011 as they said they will construct it upon paying half of the TCP.

Isa po akong home owner dito sa Camella Homes, Santiago City, Isabela. Block 9, Lot 2, Elaisa unit. Nag move in po kami last year, august 8, 2010 at bago pa man kami nakalipat ay inireklamo na po namin ang mga palpak na pagkagawa ng bahay. May mga lumolobong pintura, cracks sa mga walls at ceilings at stairs, hindi naka sentro na electrical outlet sa ceiling, water line na hindi nagagamit, hindi pare parehong tiles ng mga CR at maling elevation ng flooring ng CR at balcony, firewall na ginawang bakod, etc... Ipinag bigay alam na namin sa manager ng Camella Isabela at maging kay Engr. Bermon Basilan at Architect Raffy Abella ang mga problema ngunit mgapahanggang sa ngayon ay wala pa rin silang aksiyon. Nangako naman sila na aayusin ang mga problema. Weekly, sa halos isang taon na lumipas ay palagi po kaming nagfofolow up at tumatawag sa kanila. Sinabi nila ng may one (1) year warranty ang bahay sa ano mang problema or defects ngunit ngayon, mag iisang taon na ay wala pa rin silang aksiyon. Nangangamba po ang aming pamilya na mas lumala pa ito o makapinsala kung magkaroon ng mga kalamidad. Hindi lang po kami ang may reklamo kundi maging ang ibang mga kapitbahay namin. Sana po ay aksiyonan ng Camella Management ang hinain namin. Maawa sana sila sapagkat nagbabayad naman po kami ng tama sa takdang panahon at hindi biro ang ibinabayad namin sapagkat iyon ay bunga ng sipag at tiyaga sa paghahanap buhay.
Early 2010 we just finished our down payment for the camella unit in bacoor, we already paid 160k for a year. Sabi kasi kahit makabayad kami ng 10% sa contract prize (and they promise na pre approve na sa bank ang loan) pwede na rfo. Which dun naattract ang hubby ko. Kaya nung natapos namin ang pagbayad we ask for rfo na, pero biglang sinabihan kami na nagbago raw ang decision ng bank that we have to pay another 10% before kami makalipat, di man lang kami sinabihan ng agent nanagkaganun. Pinapahirapan pa kaming kontakin ang agent, after kasi namin magbayad sa kanya ng reservation di na niya kami inaasikaso. Then nagdecide kami na sa may las pinas nalang na unit ang kukunin namin kasi sabi naman nila na pwede raw ilipat ang dp namin dun pero we still have to pay a diff reservation na 20k pero di pumayag ang hubby ko 10k lang ang binayad niya pumayag naman sila then after a month they told us na di raw pala pwede na mailipat ang binyad namin sa ibang unit! we tried to ask for a refund kahit manlang 50% pinaghirapan kasi ng asawa ko yung pera tas gaganunin lang nila, ano sila sosyal na magnanakaw? Is it still possible refund the money? We need help on what to do.
been to camella office and have checked the status of my house. According to the contract they will start construction upon 50 percent payment. I have paid more than 50% and the road is not yet being built. my goodness can they pay the penalty for delay. if my payment is delayed i get charged with 4% per month. I should charged them also. Beware of buying camella properties.

i get a house from carissa homes san mateo, rizal. in our first visit there i find the site was ok. though its almost near, not really near to the cliff .because there is is still one block after my lot. i have no doubts at first because i thought carissa is a dignified developer and wont let any of their buyer to be at risk for safety. so, i paid the reservation fee and start paying monthly. after few months, because of mini typhoon habagat, i decide to visit the site to check the site. unexpectedly, i saw landslides. the retaining wall to the cliff was dilapidated. i feel so worry for the safety of my family with what i have seen. so, i go to the developer and discuss my concern. they only told me that they were going to redesign the retaining wall. but that reason wont satisfy me and wont assure our safety. so, i decided to demand for a refund. but what they insisting against that is the contract i have signed before. the property was said to be non refundable angd non transferrable. and also the maceda law. in that case, i have seek for a legal advice and the attorney said that i still have the right to be refunded because the house im buying is not yet build. and also, i was just 3 months paying that, so it should have warranty. and maceda law is not applicable in my case. i just hope that they will grant my demand. i was so disappointed to this developer. they are not trust worthy. they are just aftering your money not your safety.

early 2011, Kumuha ako ng house and lot sa tierra nevada gen.trias cavite with total selling price of 1.3 million, at 1 year ko pong hinulugan ang 190, 000 initial deposit and we are ready to move in, hanggang sa dumating ang notice ng camella na 900, 000 lang daw ang pinahiram ng banko sa kabuuang halaga ng unit and the 400, 000.00 and the equity will must be pay within 6 months, so nagdesisyon po ako na iback out na lang ang unit, dahil ko kayang bayaran sa loob ng 6 na buwan ang equity and i asking for refund and unfortunately hindi ko na nabawi ang kabuuang halaga na aking naideposito sa camella dahil mayroon daw silang sinusunod na maceda law na may nakasaad na kapag wala ka pang 2 taong naghuhulog ay wala kang ma rerefund, kahit papano may refund namn akong 55, 000.00 kapalit ng pakikipag away ko sa office nila, pero ang sabi ng camella ay konsiderasyon lang daw ang refund na nakuha ko, naging masakit at malaking troma ang nangyari sa akin sa ginawa ng camella sa perang 5 taon kong pinaghirapan sa abroad at ganun na lamang nila na ninakaw sa akin, pero ito lang ang masasabi ko sa Company ni Mr, . VIllar, sana matugunan ninyo ang kaso kong ito at akoy matulungan na mabawi pa ang pera ko..
Ay naku kmi nman dito sa may valenzuela me nakuhang property sa camella, nabayaran na namin ang downpayment nila, since di pa kami maka decide whether ipasok sa pag ibig dahil ofw ako, napapayag kami sa in-house scheme nila na anytime naman eh pwede daw ipasok sa pag ibig. Ng umuwi ako ngaung August, at nag ddecide kami i apply sa pag ibig, wala naman sila maipakitang tax declaration ng bahay, nag bbgay sila ng excuses na kesyo pina process pa daw ang transfer ng title at wag daw kami mag alala dahil before end of the year daw eh lalabas naman ang tax dec! 10k ang monthly interest nila, at nakatayo na ang bahay, pwede na ngang tirhan, bakit nd pa nila maipa assess, buyer pa mag sa suffer sa paghhintay kung kelan nila ilalabas ang tax dec? naiisip nga namin na talagang pinatatagal lang nila para pagka kitaan pa nila kami! ayaw naman tanggapin ng pag ibig ng walang tax dec ang bahay kasi pag ganun daw lupa lang babasehan nila ng loan sa amin. sabi nila style daw tlga yan ng developer para kumita sila!
Does any authority on Camella act on the complaints that is listed here or is this just a venue to vent out our frustrations? I would like to know that if we do raise our issues, someone in authority is listening. Can someone give some advice that works on how to let your grievances be heard especially if its against the Home Owners Association?

nakabili din ako sa camella sorrento pampanga (sayang diko kaagad nakita mga comments nyo). same din ginawa nila sa akin, akala ko ito na dream house, mali pala ako! ofw ako at dream namin magasawa na magka bahay ng sarili. nakita namin camella sorrento at nagka opportunity na pede ako umutang para me initial na pampabayad. bawat buwan walang palya bayad ko, at expect na namin mag-anak na tiis muna sa budget buwan-buwan tutal malapit na magkabahay. nakabayad nako ng 35% last feb at by june tapos na daw bahay pero hanggang ngayon dipa nila natatapos! kaya nung bumaha sa bahay ng nanay ko wala sila mapuntahan! umabot kasi hanggang dibdib tubig. buti nalang me mga kaibigan at mga kapitbahay na nagsaklolo. at umabot sa 3 bahay at 1 hospital nakisilong pamilya ko! (salamat sa lahat ng tumulong!) ang nagyari pala iniwanan ng contractor ang pagtatayo ng bahay dahil pinalitan sila?! kaya natiwangwang ng cguro mga 2 buwan kaya naglumot na! parang pahirapan ang pagtatayo ng bahay na binili mo sa camella! eto pa, nagdocument ako ng photos at makikita mo talaga ang poor workmanship ng kinuha nilang contractor. una jack built ginamit nila pero sa taas ordinary hollow blocks nalang! makikita mo din sa photos na walang laman ng cemento ang hollow blocks dahil kita mo ang langit sa singit ng mga pinag tagpi-tagping hollow blocks! interlocking holowblocks nila dahil wala poste! 9mm lang bakal at ewan ko kung nalagyan lahat! sa 9mm na bakal parang tagilid na maglast ang bahay dahil me 2nd floor! ewan bakit na approved ito sa bldg officials ng municipality? sa contract ko single detach unit pro dito sa pakakatayo parang duplex na syang tingnan dahil dikit ang 2 firewall (ng kapitbahay)! kaya pala dami reklamo dahil sub-standards ang materials na ginamit o underdesign! tsaka pala fresh graduate mga QC engrs kinukuha para cguro walang alam sa ginagawa at konti ang comments. me isang forum ako nakita, dipa raw natitirhan madami na cracks! tapos yung isa di raw pede tirhan dahil unsafe sa tao! sabi naman sa akin 15yrs warranty daw structurals, ok yun accdg sa bldg code pero pano naman pamilya ko? kung me aksidente diba? ang ganda mag enganyo ng mga sales nila pero pag nakuha ka nila, wala na silang pakialam! same din kung saan ako nagbabayad! parang alam din nila kung ano talaga nangyayari! email ako ng email sa camella para sagutin comments ko pro puputi na buhok mo bago sila sumagot! at kung sasagot dinaman sinagot mga comments mo! diba me pag-asa pa... tigilan nyo na maglamang ng kapwa tao, kawawa naman kaming mga ofw o mga ibang kababayan natin na sinasamantala ang konting ipon namin, di biro ang kayod namin dito ibang bansa, ang dugo't pawis namin ay mapupunta lang pala sa wala!
NAKAKABWISET TALAGA YANG CAMELLA NA YAN. ako ay isang biktima din. sana nalaman ko nung una pa, hindi na sana ako kumuha ng bahay sa kanila. sinusumpa ko talaga. nakapag bayad na ako ng full downpayment, pero di pa natapos ang bahay. pero ang pangako nila sa akin nun, pagkamakabayad na daw ng full downpayment pwede na lumipat agad. LIPAT AGAD nga daw! pero di nanagyari un. kasi di pa pala naitayo ang bahay. nakabayad na ako ng full downpayment pero di pa natayo ang bahay. ang kanilang dahilan ay di pa nabili ang ibang units kaya di muna itatayo. pero kailangan ko na raw magbabayad o ng monthly amortization sa in-house financing para sa balance. kasi ung bank financing di pa naaproved. eh paano ba naman iapprove ung bank financing eh di pa tapos ang bahay. requirement ng banko at least 75% na ung bahay..hay naku! isang taon din ako nagbayad ng amortization sa in-house financing. hininto ko ang pagabayad at tinakot pa nila ako na kung di ako magbayad ay mag accumulate ang interest. kung hindi lang namin inaway yang camella na yan, hindi nila gagawin ang bahay...mahabang istorya at araw araw inisip ko yung bahay, di silia papayag na lilipat pag di daw marelease ang bank loan. NAPAKASEGURISTA TALAGA! di lang sinungaling at manloloko, SEGURISTA PA! hanggang ngayon di pa rin ako nakalipat. malapit na marelease ang loan pero may mga requirements pa ang bako na di pa nila sinasubmit. ang hirap mag follow ap sa office ng camella. ung account officer ko sa kanya lang pwede mag tanong, di naman masagot ng iba. ang nakakainis pa, laging wala sa office ang account officer, nasa site daw, nasa main office daw, nasa banko daw...at marami pang dahilan.. ayaw pa magbigay ng personal number kaya sa office ako tumatawag at naghahanap sa taong lagi namang wala! di man lang mag return call para mag update..napakalayo sa ibang developers.. walang customer care! pera pera lang sa kanila! ang mahalaga ay kumita! sa robinsons may nakuha akong condo sa ROBINSONS LAND CORPORATION.. napaka accomodating ng mga agents nila. sila pa ang nag a-update sa akin every now and then. wala akong kaproblema problema. sa bank financing sila lahat ang naglalakad at tsaka ang bilis pa...NO CHOICE LANG AKO NA I BACK OUT YANG CAMELLA kasi nakapagbayad na ako ng full downpayment. actually nauna ko pa binayaran yan camella sa dowpayment kaysa sa robinson land corporation pero nauna ko pang nalipatan ung sa ROBINSONS. Sa quality ng haus sa camella, very poor materials gamit nila..KAYA SA MGA DI PA nakabili ng bahay, WAG NA WAG KAYO BUMILI SA CAMELLA!
Ngayon lang me nagkainteres mghanap ng ibang complaints ng camella dahil may lote me na kinuha sa camella-gensan, napaid off ko na ang lote may 2011.ibinibigay ko ang payment on time sa office nila mismo at lahat ng resibo ay nasa akin at itinago ko talaga. Ngayon nalatanggap ako ng sulat galing sa Plantersbank na kailangan ko daw isettle yung accounts ko sa Camella.Saan pala yung ibinayad ko?Pinapirma pa kami sa office ng Camella ng Deed of Sale para maprocess na ang titulo, tapos ngayon hindi pa pala niremit bayad sa bangko?Buti sana kung pinulot lang yung pera.Pinaghirapan yan ng tao.Anong klaseng kumpanya ito?

Sana nga mabasa ni Manny Villar ang ipopost ko, I really dont have anything against Senator Villar. I think the problem is with the contractor that they are getting to work for Camella. Just like in our village in Lessandra Heights, there are severals contractors, unfortunately napunta kmi sa Gagong contractor which is ADL kaya ayun wala pa man kaming one yr sira na ang pinto, shower at gripo and the worst is puro anat na ng hagdan. I will attach picture as an evidence. Pls senator Villar, get rid if your contractor named ADL. Walang kwenta ang quality ng mga materyales at gawa ng bahay.
Also senator you shld look for Engr's who can handle the task because apparently our Engr is not being followed by the contractor ADL. Senator Villar ang bahay po namin ay katas ng aming dugonat pawis. We work at nigth as a callcenter agents. Sa kagustuhan po namin na makabili ng bahay bumilinpi kami sa inyo simply because we trust you and we believe in your dedication to help the Filipino people. Sana nga po maparasuhan at matanggal na ang contractor ng bahay namin para di na sila makaperwisyo pa ng mga ibang buyers in the future. We support you manny villar sna po suportahan nyo din kmi sa reklami namin laban sa contractor nyo named Adl we have evidence, this is not a heresay. Puro anay na po ang bahay namin in less than a year. If you can just fire ADL that will be enough for us because they keep on ignoring us..

Guys sorry for this, but like you we very dismay of what happen to us, we have unit at carissa teresa, verona subd, charlene model single firewall, after we close a sale with the admin "GAYLE LUNA", we very happy because at last, we started to build our home for our family, after 14 months of paying equity, together with my wife, visited our unit at verona subd. that are now construction is on going, , to our dismay, we shock that our unit that supposedly single firewall, but now it comes out with a VERY SIMPLE SCHOOL BUILDING LOOKS ROW HOUSE!.. we get back to GAYLE LUNA to hear her side about our concern regarding what we talk about our deal agreement, but end up with the same classic "BAIT and SWITCH" strategy like what Mr. Peadar said, were just hoping for their mercy because until now were still hanging, .. and we donnot know what were going to do...

I agree with the above Mentioned statement. Camella Bacolod Employees are too hesitant and lazy to help and do their jobs. They are very accommodating at first but when you get to give the Full down payment and start processing the papers needed for completion, they would likely and fond of passing you to other reps/employees for assistance. The employee who assisted us doesn't know what she's doing and denies all the false hopes that she had utter on the phone. I was really disappointed. The offer is good, However, the quality of service for their clients is very unsatisfactory. They were very strict when it comes to payment matters but they would likely ignore you when you have concerns regarding the property you've purchased. I didn't expect this, So Frustrating. I can't really recommend this to my Friends, they would end up having the same frustrations like we did.
Please Do something, Especially here in Camella Bacolod. The no.of Interested clients will soon depreciate if you won't do anything just to lessen the complaints of your current consumers. We're not happy with the service and the quality of work given by your employees, If only we can get our money back we wouldn't hesitate to take it back because honestly we are not happy with how things are going now.
i am one of those frustrated and disappointed buyer of Camella Homes Palo, Leyte nagsimula akong maghulog noong 2009 natapos ko na din yung downpayment, at 10 years to pay dahil di ko naman kaya pa. nagsimula na ang di kaayayang mga kadahilanan na ang dumating sa kin noon turnover na 2012, ngayon may mga nakita akong mga di ayon sa standard ng pag gawa ng bahay at nakasaad sa contract. dahil dun di ko tinanggap. at nag conduct ulit ng ispection dun sa assigned Engineer. tapos count sign din ako dun sa form. gagawin daw nila ASAP. since i am OFW, bumalik na din ako sa bansang pinag tratarbahuan ko. so medium of communication is email. besides of calling them and waiting my phone bill in ensuring that they wil comply on the repair. hangang sa umabot na ng isang taon di pa din nagagawan ng paaran para marepair at hangang umabot si Yolanda na dagdagan na ngayon ang mga sira ng unit...dahil nga di pa ako pomerma ng turnover - sila pa ang gagawa nun. ingat po tayo sa pag lalabas ng perang pinapawisan po natin. nagsisisi po ako nanakuha ko iton Camella bukod dun sa sobrang mahal di mo na sya mabebenta ng mag higit sa total price na nabili mo.

Just got a five-bedroom detached house (Fatima) in Camella Carson at Vista City, Daang Hari, Bacoor, Cavite.
Gave 50k reservation fee and about to start the 18 months payment before we can move in. Now I'm friggin' nervous! Going to talk to Camella engineering department Friday next week.
I will not recommend Camella to my friends. Nangingitngit ako sa galit, yung pamilya ko na nag aasikaso doon nadadamay sa init ng ulo ko. Mukhang pera ang Camella. Magpapasimula ako sa construction ng fence this November 2015, bago ka nila bigyan ng permit kailangan mo muna magpamember ng Home Owners Association na 3k. Wala naman problema doon natural lang yun, ang hindi ako agree kailangan ng magbigay ng 4 months advance na pambayad sa guard at collector ng basura na halagang 4k total kahit hindi ka pa nakatira doon. Ayaw pa lumipat ng magulang ko kahit matapos na yung fence kase wala pa ding tubig hangang ngayon. Marami ng buwan ang lumipas di pa din nakakabit ang tubig sa Camella San Jose. Masyado silang mabagal. January pa dapat nakalipat ang magulang ko matatapos na ang 2015 magJanuary 2016 na hangang ngayon wala pa ding tubig. Nakakainit ng ulo sana nagresearch muna ako bago bumili sa Camella.
@Serpent Smith i have started paying d/p on marga unit, one of my concern is the main road size, it should be more than 6 meters, i have checked with the camella engineer and inner roads are standard 6meters, 6meter road actually makes it look small, dapat mas malapad lapad kasi medyo mataas na ang presyo ng unit.
