My name is Rebecca, my husband and i received the Home affordable Modification thru WellsFargo Home Mortgage, they had us sign an agreement for the modification, and now they are not doing everything indicated in the modification agreement we signed, and no one in any department can give me a straight answer. They also took almost 4, 000.00 of my money as 3 trial payments, and won't tell me where it is. I have paid all my payments on time since the modification started, and they told me they apply the payments to the month before, not the actual month you are paying, and they did not tell me that by having the Home affordable modification it will negitively affect your credit until you pay off the mortgage or re-finance. They want to take your money, but can't give you answers or stick to a signed contract.

electronic mortgage withdrawal
I received two letters from wells fargo home mortgage, on december 7, 2009. One of these letters thanked me for contacting them to discontinue the automatic withdrawal that was set up at my bank for my monthly home mortgage note and home owners insurance. The second letter stated that since I had recently filed bankruptcy, this action of auto withdrawal would be canceled. Heres the problem, I have never contacted them, because I have not filed bankruptcy since the early nineties. I called wellsfargo and talked to a supervisor whose name I will not mention now, and explained to her that I did not know anything about what they were refering to, and after checking, I was confirmed by this supervisor, that my bank account would not be tampered with, not to worry, that my payments would go on as usual, that there was a mistake in information received on their end. My payment was not taken out as usual, now that money has been used to cover my bank draft priviledges, and left me all of a sudden a note behind on my mortgage. I called today and talked to a customer service representive who informed me that it was my responsibility to pay this note. I was assured that my account precedings, would remain the same. They did not, the money is not there to make the payment, I am disabled, and only get paid once a month. Where does the fault really lie, and what will be done about it?

unethical fees
Wells fargo, I discovered today, in addition to all their other various and egregious fees, now also charges a person $2.50 for every "non-wells fargo" atm withdrawal one makes, that is in addition to the machine's service charge.
How can this possibly be legal? Already they charge us money just to transfer money from our savings to our checking account. They overdraw us for a $0.60 payment when we have deposited a check from the state of minnesota days earlier but it "had not yet cleared. " are they anticipating that a check from the state of mn will bounce? These people are unequivocal criminals. Do not even start up with them, it's practically impossible to get out. Horrible business, absolutely awful.
The complaint has been investigated and resolved to the customer’s satisfaction.
When I was with Wachovia, I was never charged a fee for using an ATM. After Wachovia was purchased by WF, I noticed that I kept getting hit with these new fees. In the Chicago area, there are very few WF branches so getting to a branch involves going 30 miles out of my way. The only way around paying the ATM fees is to buy something at a store with your debit card and get cash back. Anyway, I am transitioning out of WF because it is a pain to drive out to their branch in the snow just to get money or make deposits.
service fees
I was charge a 55 dollar service fee for an account that I did not want aand never used Making a car payment to Westlake Financial though Wells Fargo was the reason for my visit. A bank representative insisted that I open numerous accounts that I really didn't need. She was not going to let me leave without doing so. 7 days later Westlake notified me that a payment was not revived and would like to send some out to retrieve the vehicle. That's when I decided not to use the accounts. The bank representative also failed to mention the service fees for a savings account. If I known about such fees it would have been just as simple to call and close the accounts. Never had this problem at Citi Bank and can't recommend Wells Fargo to anyone. No one likes being charge for something they never ever use. There's no customer service, it's always "go to your branch", or "call this number", " Its' out of my hands", "I don't no who could take care of this".

hires criminals
Not only does Wells Fargo suck as a bank in general but they also just let any ### work there. You know, I really thought banks screened their applicants and did background checks but I guess not. The Wells Fargo in Cupertino California on Homestead Road has a felon working in their bank. This guy beat up his ex girlfriends and went to jail for it and is somehow working in a bank handling people and money. He has a long history of alcohol abuse and domestic violence charges yet this institution still employed him. I also thought that banks ran credit checks, why would you let someone who has an eviction on his record and cannot even handle his own finances work in a bank as well. In this economy there are hardworking people who deserve a job and this how Wells Fargo chooses to hire. If you ask me Wells Fargo is just a bad choice all around. You don't even know who is handling your money. Oh and Joshua Olivas is the name of the employee that I am speaking of. I was shocked to find that he got hired.
UPDATE: This same idiot Joshua Olivas found out my husband has an account with Wells Fargo stole his account information and went on an online shopping spree. We reported this and Wells Fargo did nothing. They really go out of their way to protect their own. We had the proof and he kept his job. Don't bank here. We just added thief to his long list of faults.
You people are ridiculous! All these complaints just seem like you're digging for any reason to complain. Just because someone is a convicted felon does not mean they can't have a job. Besides you are an outsider looking in on someone else's life so, you don't know any details about their situation. You are only asuming what happened to them and for you to throw that out there and their name as well, only seems like you are on a personal vendetta against them. You are doing nothing but, spreading slander about situations you have no idea about, and only making yourselves look ignorant. You are only blaming him for your lack of balancing your own finances. If he truly did this and there was SUFFICIENT evidence then I'm sure he would have been arrested since, I'm sure Wells Fargo is federally insured therefore, it would have been a federal crime resulting in a definite arrest. Also, most online shopping I know of asks for card numbers and the security code for shopping which is not on a customers bank account. Besides he would need more information to know for sure that it was your husbands account considering many people have the same names so it would take time to figure it out with just a name and not any other information. So, keep your ignorant mouth shut because your ignorance is what ruins this country.
Not everyone who has a conviction is a bad person. That is a big mistaken belief. Those people getting hired are probably better people than you are. I'm sure you have broken the law many times, you just haven't been caught. So, please don't be talking ### about other hardworking people and get a better job yourself.
People deserve second chances!
Securely post your proof on IsItFraud.com. . . our online community will follow up and attempt to put case together for you.
Absolutely true... in a Bethlehem, PA branch, they have a gentleman working there since February 2012. He has a bankruptcy, numerous delinquent credit accounts, a foreclosure AND a DUI. and, he's an alcoholic to boot. Obviously they don't care about the character of the people they hire. It says something that this man was jobless for eighteen months, nobody would hire him, but Wells Fargo did. They should be embarassed and ashamed by the type of people they employ.
How can you tell the difference? ALL of Wells Fargo is laden with criminals of one sort or another!
Agreed. There is a Wells Fargo in Santa Fe, NM with a convicted felon MANAGING the bank. That's right, she is the bank manager.
short sale
I applied for a short sale on October 6, 2009. I told the loss mitigation department that I did not want to go behind on my house payment in order to recieve help on selling my home. They told me that was fine and they would help me. I sent in all the required paperwork to the short sale department and recieved a phone call from the short sale department...

Wells fargo claims I do not have auto insurance on the vehicle the loan is on. Insurenace has been proven on paper from myself, my insurence agent, and my insurence provider. They acknowledge I have been insured, but continue to add the $200 per month for "no insurence, have not credited the money I have paid into the"insurence"like they claimed, and now have put over 12 months of phoney 30 day late charges on my credit and have completley destroyed it. (I pay more than monthly amount but they take first $200 for"insurence", = late)
Wells fargo = bad business practices
this is going on with me as well. It has been 4 years of broken promises and lies by wells fargo. Because of them i was unable to qualify to refinance my mortgage, and i was forced to sell. Now living in a rental as a result. Wells fargo is ruining my life!
crediting of payments
I had a construction loan that converted to a regular mortgage. During construction everything was ok, but after conversion, my payments kept going somewhere within Wells Fargo but not to the right place. Every month I would get non-payment notices and I would have to send in copies of my checks to prove that they had my money. This has gone on for over a year. We agreed that having my payments autopaid by my bank was the problem and set up automatic withdrawal of the payments by WF. That didn't work either. While this is going on, I have made each and every payment, yet I can't refi with any other company cuz WF says I'm a bad bet. If anyone suggests you finance with this outfit, RUN FOR COVER.

I applied for a modification to my mortgage, a freddie mac loan through wells fargo home mortgage, on january 15, 2009 - almost one year ago! at that time we qualified for this program with the financial difficulties we were experiencing and really could have used the assistance. wfb has put us off with duplicate document requests (I provided them everything at the onset) and delays for 12 months and our situation has gotten continually worse, including my sister's death and similar medical problems of my own and finally in november the loss of my job! they have successfully strung us along for a year from a point when we actually had other options. now we don't! there is no way we could qualify to refinance now. I am contacting a lawyer to see about filing a malicious malingering suit against wfb and if there are others out there experiencing the same treatment, and i've heard there are, there should be a class action suit filed against wells fargo bank. there is no excuse for this when the government provided this assistance to them and they have had a record year! bad wells fargo bank!

Below the dashes is the text of a letter I sent to Wells Fargo and United Guaranty today:
Justin Young
Home Preservation Bankruptcy Specialist
Wells Fargo Home Mortgage

Michael Dearman
United Guaranty
Fax: [protected]
Gentlemen:
Are you completely brain dead?
For nearly two years, you have been grinding out auto-generated mailings holding out offers of “help” and “assistance” regarding Wells Fargo Mortgage #xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx
In early 2014, I filled out and returned your mortgage assistance forms and began trying to talk with each of your organizations on the phone, through email, fax and snail mail. It is as if I have never actually communicated with a real human being at either Wells Fargo or United Guaranty because the paperwork just keeps flying with no acknowledgment of the real situation on the ground here at < address >.
Lost in the blizzard of auto-generated mailings, forms and robocalls from half-a-dozen clueless “Home Preservation Specialists” is this basic narrative:
FEBRUARY 2014: I knew that there would be a fall-off in my small consultancy's business and I contacted Wells Fargo with a simple question: Could we work out an arrangement that would permit me to make a lower mortgage payment for a short period while my income was reduced?
Wells Fargo's response in essence was, “We can't do anything along those lines until you are 90 days delinquent on your mortgage.”
MAY 2014: I submit a loan modification request. I encounter denial after denial. Eventually Wells Fargo agrees to reduce my mortgage payment by $75 per month (which is equal to the amount that it would have gone down anyway with the end of mortgage insurance payments).
JUNE 2014: I begin to tell Wells Fargo with clear and plain English communication: I cannot afford to make the mortgage payments and if we can't negotiate a reduction, I will be forced to file for bankruptcy.
No response from Wells Fargo that indicates it is even vaguely aware that I'm about to file for bankruptcy.
JULY 2014: I begin receiving big information packets (over time I will receive at least half a dozen of the same thick packets) from United Guaranty. I contact United Guaranty and I am told there is nothing United Guaranty can do for me (this despite all of that “we're here for you” language in the mailings).
AUGUST 2014: I tell Wells Fargo by letter, fax and phone that I am searching for a good bankruptcy attorney. Wells Fargo's auto-generated and duplicative letters that are not at all responsive to my individual situation keep coming.
By the fall of 2014, I begin working with a real estate agent to see if we can sell them home so that at least part of the mortgage can be paid. Wells Fargo seems oblivious.
SEPTEMBER 2014: I hire a bankruptcy attorney and file for Chapter 7 relief. By January 2015 my debts have been discharged, and I am no longer personally liable for the mortgage payments.
We did receive one decent offer on the house from a buyer, but Wells Fargo diddled and dawdled around and after months went by, the offer was withdrawn.
In the meantime, auto-generated mailing after mailing after mailing continued from Wells Fargo. These mailings seem designed to bury any real communication under tons of forms and jargon and legalese.
Amazingly – just astoundingly – on March 30, 2015, Wells Fargo sends me a letter asking me to complete and send in a mortgage assistance request JUST LIKE THE REQUEST THAT I SENT IN A YEAR EARLIER.
Here's the plain English reality as of today:
Had anyone at Wells Fargo actually paid attention to what I was saying in early 2014, I might still be making payments on a reasonably modified mortgage today. Instead, because Wells Fargo's intransigence forced me into bankruptcy, Wells Fargo will never see another penny from me. It's your house now. Good luck with it.
Forever committed to telling this story to the world,
Steve Kline
I wish I had gone to this web site before I began to try and modify the terms of my loan with Wells Fargo. I began trial period payments 6 months ago ...and now after having waited and waited and after numerous phone calls (including Presidential Services..where they have a special complaint dept)...I have now been told "the investor..(Freddie Mac) has told Wells Fargo...I didn't qualify. So now I'm told to wait some more...to see if Wells Fargo can come up with something..but they can't tell me what options are available. I was under tremendous stress before I reached out for help...and the stress of playing this waiting game for month after month ...only to be offered nothing is an outrage! Shame on Wells Fargo for not putting their customers first! This is a bank which lacks integrity and ethics! I never would have conceived that any company could think that it could treat its customers so poorly and think that it won't affect their bottom line.
About 2 months ago I applied for the government's Home Affordable Mortgate Program (HAMP) with Wells Fargo. About a week after I sent them the first package of information, they asked for more information; specifically, proof that I will receive income for 9 months. My EDD unemployment insurance claim year ends in August, so about 2 weeks ago Wells Fargo said I wasn't qualified for the HAMP. Is this correct; that is, does HAMP require proof of 9 months of income? This seems counterintuitive; that the worse off one is, the less likely one can get mortgage relief?
Wells Fargo also told me that they were working on other loan modification programs. They waited until last week to they tell me that I must first be removed from the HAMP application process, and that I must call them back in one more week to apply for another loan modification program. If I have to be off the HAMP before they can work on another loan modification program, they should have told me that the moment they determined I wasn't qualified, rather than waiting almost a month.
Wells Fargo is dragging their feet, so that they can keep get full mortgage payments out of me.. I've been laid off for over 3 months, and I have been paying my mortgage on time, even though I have had to decimate my savings; it's as though they want me to spend all my savings before they'll give me relief on my mortgage.
I've even been told by some people that my loan modification might have a lower priority BECAUSE I pay my mortgage on time. I think people like me who are not delinquent should have higher priority that those who are. I think I should be rewarded because I'm not delinquent, rather than punished. It's as thought they want me to harm my credit rating by being delinquent, in order for them to give me relief on my mortgage. Do they want to force me to lose money on a short sale? Do they want me to destroy my credit rating for 4 years by walking away from this morgage?
I called Wells Fargo last August to inquire about the Make Home Affordable Plan, was told they are not ready for the program. In the meantime 13 units foreclosed in my condominium project, mostly Wells Fargo Mortgages. As of today Wells Fargo is selling $ 130, 000.00 properties for $ 39, 900.00. They have totally dimished the property value of the paying homeowners here in Greensboro, Ga. Was told by a Wells Fargo representative that the homeowners here do not qualify for HAMP, because of the drastic value reduction.
All of the homeowners here are ready to walk away from the properties, loosing not only a substantial down payment, but also the place they live in.
WELLS FARGO, YOU HAVE DESTROYED EVERYTHING WE HAVE WORKED HARD FOR. IS THAT HOW YOU ARE DEALING WITH RETIREE'S AND HOMEOWNERS IN GOOD STANDING WITH YOUR COMPANY.
WE ARE ALL CONTACTING THE STATE ATTORNEY GENERAL IN GEORGIA TO FILE A COMPLAINT AGAINST WELLS FARGO.
WE WANT TO FILE A CLASS ACTION SUIT AGAINST WELLS FARGO AND FANNIE MAE, IS ANYONE INTERESTED, TO STOP THE FRAUDULANT, UNETHICAL PRACTICES OF WELL FARGO HOME MORTGAGE.
I'm just tired. I've got nothing left to give this process.
If everybody that is having a problem with WF would file a complaint with the Banking Commission, maybe we could get heard.
It certainly isn't by chance that this is happening throughout the country to different people. Perhaps also contacting our Representatives would be good. They are the most likely to have a vested interest in serving us, I think.
I will tell you that I stupidly tried emailing the President, yea, Obama. What a joke! They have automated mail scanners or the like because their response to me was so generic, not at all addressing my concerns. When I sent the second one expressing this very thought, I never got a reply. If it's not in someone's political interest to take this on, it won't get addressed.
Unfortunately, I have to say that I am disappointed with our nation. USA. It used to be "Of the people and For the people". Now it is only for the politicians and those who have money or contacts with either.
We too are experiencing this! They take forever to reach a decision and when we don't send in paper work the same day they tell us we need to re enroll! Im approved for the HAMP program and made all the payments and had trouble getting one thing in and they release me from the program and have me call loss mitigation! WHAT THE HELL IS UP WITH THIS DAMNED COMPANY.
I too, have been going round in circles with WF, current til I found out I would be losing my job, then proactively tried to get a mod. Their idea of modifying your loan if putting you on the forb. I have been trying to get the HAMP, and they keep asking for paperwork over and over, finally they came up with this forb, with a huge payment due in Nov. No way I can pay that. My credit is messed up now, so I can't even try to go to a refi or something. I am trying to find out how we can fight them. This has been going on since Oct. I told them the forb makes no sense, I think they are hoping that our situation will change, then they can put you back on the original payments, without allowing us what we are eligible for - HAMP. I watched the congressional hearings with them last Thursday and it made me SICK, the guy just LIED, they all did, saying that we don't return our paperwork, our signatures, aren't eligible, etc. They don't even send letters telling you WHY you arent eligible. They are so stupid and inefficient, I don't know how they've been in business so long. On Congressman, really did get on the WF guy, he said that he has the most complaints about them and wanted a direct number to reach this guy when people complain. They are HEARTLESS AND GREEDY!
Wells Fargo is a terrible company to work with and these words used are mild for how I really feel.
Around Sept 2009 I started looking into loan modification requirements as I saw my income dropping considerably. Though things were tight I was on time with my mortgage and car payments which are also with Wells Fargo.
I contacted both the mortgage and auto loan departments. Was told by the auto dept that they didn't "do that" for auto loans. And would refi my loan if I put down 7k. Yea guys, don't have!
The mortgage department stated that I had to go through a "forebarance" period first and had to provide a whole list of documentation and a hardship letter in addition.
During all this process I asked repeatedly if this would have an impact on my credit as I did not want to compromise this. they told me it wouldn't because it was like refinancing a loan. Ok then, I continued on.
The concept of forebarance is counter intuitive because it requires that you pay lower monthly payments based on the agreement they have you sign. Then at the end of it, typically 4-5 months, you have to pay the difference. So why lower the payments if you want me to pay it anyway, just later?
Not 2 months into this process I received an alert from my Equifax Score Watch and I had dropped 100 points because Wells Fargo reported that I was behind on my payments and even though they posted that there was an agreement it made no difference. When I was trying to refinance my car loan it came up as a derrogatory because it shows several months late.
Talking to people in customer service is pointless because you get a different person in a different city each time and they give differing information. Mostly they don't really like their jobs and do the minimum to assist and can't function unless it is scripted.
After many calls to different places I was put in touch with the presidential offices of Wells Fargo. There I spoke with the same person each time and he was clear that what had happened should not have.
So his solution to assist me was to bring my account current, end my forebarance agreement, send an update to the bureau to cancel out the derrogatory one and then restart application for modification.
I figured I had nothing to loose and went along with it. He had assured me he would be monitoring the account personally and it should not be reported until it was modified. Guess what. Yea, it was reported yet again. So you can imagine what my credit looks like now.
Additionally, the "investors" who are the ones that determine whether or not you qualify for modification, denied it because my mortgage was current! Am I missing something here? I couldn't believe it.
I am currently paying half of what my regular mortgage payment is under the new forebarance plan but when Sept comes and they want me to pay the balance, I won't have it. Last time I took all the extra money to pay off other bills and ended up having to use my tax return funds to bring the account current. This time there is no refund to access. I'll keep paying the reduce amount until...
Will they give me a modification? Who knows. But I'm not going to worry about it. I have done all I can.
The auto loan department, once I missed a payment, sent me to their collections and they called to offer me a modification. One year later.
Too late Wells Fargo. I cannot afford a car that you gave me a loan on in early 2009 and you qualified the car as being worth what the dealer charged me at 30k, giving me a loan for 25k and now you tell me it's only worth 13k.
So I say thanks for nothing Wells Fargo!
WELLS FARGO IS THE WORST COMPANY EVER .
IF YOU HAVEN''T ENGAGED IN BUSINESS WITH THEM, DON'T. THEY WILL SCREW YOU IF THEY CAN.
I am having the same problems with Wells Fargo. I have been jumping through their loan motifcation program hoops since October of 2009. It is now March 2010. They keep losing paper work, One hand doesn't know what the other is doing. I will get a phone call on a Monday saying they need my income updated, I send it in. 2 days later I get another phone call that they need something else. A week later I am told they need more information, the next day I am told again they need proof of income, for 6 months constant phone calls and letters. Getting no where. Noone can get me in touch with someone that can more the process along, asked to speak to supervisors and they won't let me.
reverse mortgage
I am a realtor, have been for 15 years. Recently I listed a friends' mother's house. She had passed away. She had a reverse mortgage. We got an accepted offer on the house. Wells Fargo told us to proceed with it even though, after realtors commissions, closing costs, etc., the proceeds would be less than what was owed, because this is FHA insured. The day before closing (approx. 1 month later) Wells informed us that they would not close on this. They completely went against everything their own website advertises and also against everything the HUD website advertises. The only way the deal got done was by both realtors reducing their commission from $6500 each to $1800 each. Wells refused to give us any documentation on anything. I would never under any circumstances, do business with this company again.

loan modification
Wells Fargo Home Mortgage is a horrible company to deal with for a loan modification. They not only have been stalling me, but kept insisting to a Loan modificaton company representing me that I had requested a short sale and supposedly that was holding up my loan modification. They were working on my loan modification, short sale and foreclosure all at the same time. I received a contract in via a UPS letter in my door with five days to return it with a contribution fee. When I spoke with my rep at the loan modification company, she told me that there was no "contribution" needed and to return the contract because it was such a wonderful deal. Then, after I signed the contract, which by the way, was not a very wonderful deal, I'm still looking for some K-Y Jelly or Vaseline to ease the pain of being bent over, I get an e-mail from the loan mod rep who said that the "contribution" is required, but that that was not a part of the negotiation that was reached, but is needed for legal fees that cannot be added to to the back of the loan. Now, my 218, 000 balance is now 242, 000 owed and I have to pay their legal fees after I have had to pay out 3, 000 to fight to get a loan modification, which since I sent the contract back without the "contribution" is most likely null and void. What are we supposed to do when they do this sort of thing? Wells Fargo Bank took Federal Bail out money, my money, your money, and they are treating their customers like this. THey gave me 5 days to get that contract and "contribution" back to them, so it was not like I had a lot of time to think about anything, yet they get months to stall and require documents faxed again and again and yet again. I almost want to be out of this mess, but, I have to let the game play out because if the loan modification is not accomplished, then the loan modification company has to pay me back the money I paid them. And of course, I'll need that to move.
To everyone out there that has been fortunate enough to survive this economic mess without losing their home, consider yourself very blessed. But, don't think for one minute that if something happens to you and you have a mortgage with Wells Fargo Home Mortgage that they will live up to their promise to guide you through. The only thing they will guide you through is a web of lies and frustration until they guide you through your door for the last time.

I lost my job in 2008, no big surprise. I used all my savings to make my mortgage payments and found a job in about 8 months. 3 years later, in April of 2011, I fell very ill and had to go on disability. I applied for a modification several times and they denied me. I was lucky enough to the Hardest Hit Grant and brought my mortgage current with a ton of Wells Fargo's attorney fees included in that lump sum. I was supposed to receive a modification in return for the government grant that went directly to Wells Fargo. They gladly took the money, which by the way, if I do not stay in my home for ten years I have to repay the grant. HOWEVER, I NEVER RECEIVED THE MODIFICATION.
I hired several attorneys to fight with them, one of which I was paying 1800 a month to stay in my home. When I ran out of funds for attorneys, I tried again with the help of my county home owner’s center. In August of 2015 I received a call from an Andrew Doyle at Wells Fargo admitting to me that after Wells Fargo’s recent audit they had made a mistake and should have given me a modification back in 2011. He would not put this in writing and insisted I provide a digital signature to release them from any wrong doing and he requested I do this without reading the document. When I asked him to provide this information to me in writing he said they did not do that, but he would look into what he could do. I called him repeatedly looking for this document. In fact I called him so many times I know his number and extension by heart, but I never received what he was telling me verbally in writing.
Two weeks ago I received a Fed Ex letter from Wells Fargo saying they had made a mistake in regard to my modification request in 2011, however, due to lack of a response from me they were closing the investigation.
I would like Wells Fargo to reimburse me for all the attorney fees I paid while trying to 1. Receive a modification for my home, and 2. For the attorney I hired to try to keep my home. I paid their attorney fees and they were greatly inflated. How can Wells Fargo get away with not repaying me for my attorney expenses when this was their error?
The last week of February 2016 I received a letter from Wells Fargo offering to sit down with me at my home and go over other options to help me with my mortgage. I called them on February 26th, 2016 and tried to make an appointment. I was told they could not do that at the time I called and someone would call me back by the following Monday, February 29th, 2016. It is now March 6, 2016 and I have STILL not heard back from them.
Everything they have told me has been misleading or an out and out mistruth. They do not want to help me stay in my home. They want to put a disabled woman who has put all her savings and all her income into her home. What is the purpose? My house is upside down and only worth $96, 500.00. I paid $220, 000.00. There must be some benefit for them to toss me out of my home since they would be making more money from me than from someone who may pay $96, 500.00 for it. Not to mention we have so many foreclosures around here they will be lucky to sell it at all.
To add insult to injury, not only have they not paid for my attorney fees due to THEIR ERROR, they have added another approximately $60, 000.00 to my mortgage. So now I have no equity in my home, no reimbursement for attorney fees, and I have to pay extra for their mistake? How in the world are they getting away with this robbery, this horrible immoral and possibly illegal behavior? Sure the government fined them but what about those of us who are trying to keep our homes? Where is any help for us?
These banks have already gotten rich off of us and now they are taking our homes and not following any of the laws provided by the federal government in order to receive the massive amounts of money in the form of grants. It is my opinion they are keeping that money to help themselves. They make me sick. I am so tired of trying to do their job for them, like the modification I should have received 5 years ago! They know I can not afford another attorney so there goes my home and all the money I put into it to purchase it, and all the money I spent on attorneys to try and keep it. It is disgusting behavior and I believe there is a special place in hell for them.
After more than 7 months of delays and unanswered calls, our loan is still pending. My experience is a long string of unresponsive personnel who pass the buck to a multitude of other departments. However, they never actually call the other departments and often do not answer calls.
They sold us a house that they never looked at and had us sign papers without us looking at them and reading them. They had us sign a paper saying we were to deny home inspection when we needed to have it done due to my recent health condition and because we have 2 very young children.
This is the most rediculous run around I have ever experienced. No one there knows what is going on. I have been in laon mitigation review since Feb.o9 andhave not got past square onewith them . Nothing but the run around and they request the same paperwork over and over, You can never speak to the same person you have to go over your situation over every time you call.
Worst customer service I have ever experienced, unprofessional, incompetent and unexperienced loan officers, no one ever answers the phone, no one returns calls, They all need more training. Office should be closed due to poor and unacceptable business practices. Will report them to any and all agencies that can be found. The entire mortgage business of Wells Fargo needs to be investigated.
Hi DebbieRising,
You have rights and they are being violated by WFHM...period. Check out the CFPB's website and here is a link to your basic consumer rights via the CFPB's website ConsumerFinance.gov - http://www.consumerfinance.gov/newsroom/consumer-financial-protection-bureau-rules-establish-strong-protections-for-homeowners-facing-foreclosure/. You may also want to visit the FTC with regard to debt collection at FTC.gov to understand debt collection laws and your rights (they cannot harass you or lie to you).
Without knowing the in's and out's of your situation, you DO NOT NEED a short sale and you should qualify for mortgage assistance if you are behind or are in imminent danger of falling behind per the MHA HAMP website MakingHomeAffordable.gov (do not let any lawyers or loan officers above bait you into something you do not need.
We reviewed your complaint on our radio show this morning called "The Daily Complaint" and we put together an attack strategy for you on the show - you can listen for FREE by simply going to TheDailyComplaint.com as you do not need to pay anyone to cure the default and abuses/violations that you have suffered at the hands of WFHM.
Please feel free to contact me if you need additional help as we never charge to speak with you and certainly not to point you in the direction for success. You can fight WFHM and win, just know that, but you must know your rights in order to assert them and the CFPB is an excellent place to start to get educated.
Good luck!

My husband was off work for a month due to MRSA and I'm disabled. We got behind, he called and asked what we should do. They suggested we put our home up for short sale since we can't afford it. We can but when you lose a month wages its tough. So every other week we were paying 1500.00, the last payment they said was 574.00 so we paid it. All the while kept telling us we were going into foreclosure. Got a call yesterday stating that we owe 98.00 in late fees. They call 4 to 6 times a day, different person each time. No compassion and they don't want to work with you they just want your home. My husband is working 80/hr week just to keep us in our home. Noone will help because we're not far enough behind, but get 3 months and they threatiening to foreclose.

I was laid off of my job in October of 2008. As soon as the TARP passed, I filled out all of Wells Fargo paperwork for a Loan Modification, as I was entitled to. It has been months and months and every time I call Wells Fargo, they tell me to check on their website, which just tells me to call them. Why did they get TARP money? Why aren't they accountable to anybody?
Our journey with Wells Fargo started with the down turn in the economy and my four way heart bypass. In November of 2008, we started conversations with Wells Fargo, regarding modification of our home loan. We felt that having our home loan for over twelve years and never missing a payment, that we would have little problem getting something done. Over the course of nearly a year, we made countless calls, only to hear, “We are reviewing your paperwork and we will let you know what we will do, once we have completed this review”. After missing three payments, we received a notice, that they were foreclosing on our home and it would be sold on June 6th. After more phone calls, we were told that they could have an offer for us, but it could be as late as the day before our home would be sold. This was unacceptable to us and we were forced to file bankruptcy to save our home. Just three weeks before our home sale, we received a letter giving us a three payment reduction with a new review after the ninety days. Our attorney advised us, not to accept the offer. Time after time, Wells Fargo has requested copies of the same paperwork, Hardship letters, Financial Statements and Payroll stubs. We have supplied this information at least five times over the last ten months. Recently, we jumped at the opportunity to attend the “Well Fargo Home Modification Event” in September at the Phoenix Convention center. I spent four and half hours, talking to Well Fargo staff. The last two and half hours were spent with Lindsey Aekins (Direct line [protected]). I was informed that Lindsey was a negotiator and had the power to approve any changes to our loan. Lindsey told me that she would get us one of two plans and both plans would reduce our $1431.00 payment to under $1000.00. She sent a number of emails and made quite a few phone calls. After two and half hours, she informed me, that she needed information from her office staff in South Caroline and they were gone home for night. This was Thursday, the last afternoon of the three day event. Seeing that, I was saddened by not having the matter resolved, Lindsey said to me “Don’t worry, Mr. Warner, we will get an answer for you no later than next Tuesday”. I asked her, what I could tell my wife and Lindsey replied “You tell her, that your payment will be less than one thousand dollars and it will start in October”. Lindsey walked me to the door and as we were standing there, a young man asked me if I would rate my visit with Wells Fargo. “Would you give us a five out of five?”, he asked. I replied “No, because nothing has been resolved at this point, ” does this kill the deal? We waited to hear from Well Fargo and Tuesday came and went. I waited until Thursday and started calling Lindsey. Over the next few days, I called ten times. Six times, I left a voice mail requesting she call me. Four times, I could not leave a message because her voice mailbox was full. A week of hearing nothing, I called Lindsey at 5:30AM on Thursday, September 24th, knowing it was 8:30AM in South Carolina. Much to my surprise, Lindsey answered the phone. I was very nice and explained to her that it was very important that we get our payment reduced. After spending sixty minutes on the phone with Lindsey, she informed me that she needed to walk over to another building and talk to another staff member about our loan. I offered to stay on hold, not wanting to hang up. She said it was a very long walk and would take quite a few minutes to get there. She assured me that she understood how important this was. She said she would be working late and promised to call me back before the end of day. She never called back and efforts to reach her went to her voice mail. On the afternoon, October 6th, I received a call from Linda Parker [protected]), who said she was a Senior Loan Specialist with office of the President of WFHM. Linda stated had they were dropping my interest rate to 2.6% from 5.5% and my new payment would be $1361.70. I replied that I could not understand why my payment was only lowering seventy dollars. Ms. Parker replied she needed to look into why the payment was not lower and would call me back the next morning. I never heard from Ms. Parker and efforts to call her, only results in leaving voice mail messages.
We are asking you for any help you can provide, getting Well Fargo to understand the impact their actions, or lack thereof, has on people. To me, the way, they do business is clearly heartless and are not in the best interest of the customers.
harrassing calls
I would absolutely NEVER finance anything through Wells Fargo. They have been calling me for payment for someone in another state. I have never had anything connected with Wells Fargo. They call every day all day long. I have told them they have the wrong number and they call me a liar. I have asked to speak to a supervisor and they tell me they don't have any. I talked to my Attorney General's office and told Wells Fargo I needed an address to send a letter to as per the Attorney General's office and they tell me I am threatening them and they hang up on me. I can't imagine what they do to anyone who actually owes them money! Avoid them at all costs.

I worked at Sleazo, Inc. (Household Credit Services) in Oregon. They do all collection calls. We were told that according to state law, that we could call twice to confirm that the number was incorrect and then it was required...BY LAW...to noted as a bad number and removed from the autodialer.
My suggestion is to let them give you as much information as you can get by feigning that you ARE that person. (Usually a "grunt" when they ask if you are that person) You should be able to get a number and/or address. THEN inform them that they have given you private financial information on this other person and that you will report them to authorities in that state for releasing confidential information. Also, you should be able to then send written threats.
Since Oregon Laws are almost identical to federal laws, you should have recourse.

land and home theft
Wells fargo lied and stole our home!
Ladies and gentleman, some of the details have been changed to protect the lawsuit, but this story is all to true.
Well, like so many others I have been reading about, we got three months behind on our mortgage. We recieved a notice from wells fargo stating we were facing forclosure and that unless we got caught up our house would be sold on november 20, 2009. Or to avoid that we had to pay around $6, 700.00 for payments and all other associated costs.
We contacted wells fargo to make the full payment, no questions asked. At this point the representitive from wf told us that wf could re-structure our and move those three payments to back. She sent us all of the required forms and had us provide all our financial documentation (Tax returns, leave and earning statments, break down of our monthly expences, and hardship letter). At this time she told us not to make any more payments until the "loan modification" was complete. August and september went by, during which they lost and we resent our paperwork twice. We called two or three times a week trying to find out the status of our mod, each time being assured that all was fine and that they were just very busy.
Late in september we started to recieve the forclosure notices again..In a complete panic and now going on six months behind on our payments, we contacted wf and again they reassured us that all was well and we should should everything settled within the week..
Sure enough they contacted us about a week later and said everything was approved and we just needed to re-write our hardship / offer letter and send them a check for $7, 000.00. No problem we did as they asked the following day. We were then told that our first payment of the new plan was due on december 1st. Cool.. Right
Not... On the 13th of november they returned our check, which we recieved on the 17th, with a note that said we were rejected. Then on the 20th they sold our house..
Totally freaking out now.. We spent three or four days trying to reach someone to find out what hell just happened.. To no avail.. So not knowing what to do we went back to the forclosure notes and saw that we had thirty days from the date of sale to vacate.. So I have spent the last 30 days trying to sort, pack and move 14 years of accumulated life..
To sum it up today we recieved a letter from a lawyer (Soaking wet in the mail box) , i'm sure it was supposed to be served, that stated "freddie mac" now owned our home.. They however are offering "relocation assistance", $3, 000 if i'm out in thirty days or $2, 000 if i'm out in sixty days.. Big delema...
I have decided to take the sixty day option.. But i'm not cleaning anything up, in fact i'm leaving a huge mess.. They can shove thier money!
I would like to know is there any legal recourse for what they have done or does anyone have any good advice?
Thanks for reading my nightmare

I loathe Wells Fargo
We also went thru a similar nightmare with Wells Fargo. Being told not to make our payments, to use these payments for our appraisal for a reverse mortgage. Our home was not appraised correctly and values dropped causing us not to qualifyfor reverse mortgage. Now 2 months behind they could not re-finance. We applied for re-modification. After 8 months of 2-3 calls a week to Wells Fargo, never speaking to the same person twice and never being able to speak to a neogotiator. They would never accept partial payment, I was putting our payment aside every month. We got behind because I was 61 yrs. old unemployed and my husband has suffered a number of strokes and disabled. Finally they wanted $6700. (double the amt.due)and they would stop the foreclosure. We would not be guaranteed we would keep our home. We told them the keys would be on the island in the kitchen. We cancelled homeowners insurance since it would not cover a vacant home. They have put insurance on the home charging $1800. double the amt. we were paying. Now they cannot find the title for the home and hired a private investigator to find us and offering us money to sign for a lost title. We sent a fax giving them new address and phone number when we moved. It remains to be seen how many charges we will have added before this is over. Seems like they would have been much better off settling for back payments and not having a home setting empty. The home has been empty since Aug. 09. We took everything we had added to the home of 12yrs. leaving only what it came with. These people need something done to them . I never wish bad on anyone but I hope justice is served and the whole company collapses for what they have done to everyone involved.
they ###ing work too slow .everytime i make them a call to check up my loan mod statuse .the only thing that they said was your loan mod in final review ...think one thing that the ###ing this bank when you behind your mortgage payment or your missed to pay for a couple months .you will receive a phone call from them and they try to harassing your ### to collecting money that you own them or you missed .but when you need them to helping you .they alway disapear ..or never return your call trust me..### you this bank .i think the hook..e...r. are do blow job faster than them work...

Wachovia Bank Forms were signed dated 2/28/2007 =3/20/2007. My partner Sandy Nash, was present. I had been receiving SSD About $1250. a month in 2007, now $1300. This includes 'Widow Benefits." I couldn't afford a "Interest Only Home Equity Loan "Aka by me Bridge Loan. [Whatever that is?] Am I responsible? My partner Rev Sandy Nash of 6yrs, just left me in June 2009; another case. I was used for sex/cash/car/property.
Previous to this, I was granted a Wachovia home equity loan for a car for Nash-$18, 000. I did not qualify for that. Sandy Nash was in bankruptcy; told me she paid my car payments. I don't know if she did. Aft. Sandy left suddenly, this year, my son/friend had helped me make some sense of this. I tried H.A.M.P. of Obama. It is a joke along with HERO & FHA; HUD; HFA; $1500.scams to help w/modification of bank loans/mortgages; consumer counseling; senior centers; & other hardship agencies. I am in touch with an Attorney Keith D Cacciatore [protected]. Representative Doug Reichley & Senator Charlie Dent have not helped. Free Legal Aid has not responded. I believe there is no one familiar with the legal issues of banking fraud & discrimination. Wachovia was negligent. My partner of 6years just ran to FL. The Reverend Sandy Nash no longer needed my mortgaged PA condo, a car, credit cards, a trip to Turkey, or cash. Sandy was accepted into her 91 yr old Mom's Condo in Bradenton FL. My FL Condo is sitting in Sarasota FL. Could Not keep a tenant. I paid $250, 000. for it, added a new a/c & Heat Pump, Shields & Garage Door. No jobs in Sarasota, FL, no buyers and a listing price of $169, 900. was going lower. I quit. I need someone who will work with me to resolve, at least, the Wachovia Loan Money. The Loan #[protected] & the payments are on schedule to Wachovia Bank, N.A. P.O. Box 13327 Roanoke VA. [protected]. The Interest has been $10, 000. a year. My savings in the stock market has been lost. Sandy Nash was & had agreed to help with payments. Without a Marriage contract I have very little chance of recovery. But Wachovia Bank committed "Liar's Loans" twice with me. Now they won't do a modification claiming it is against their policy to modify "Interest Only, Home Equity Loans." I did not understand the contract
I even had to write my other Attorney, who had drawn up my "Joan Wielgus Trust." Attorney Nancy K. Busch of Allentown PA just sent Wachovia Bank, Dwayne Booth, that my trust was named "Revocable Agreement of Trust" in full force Mar 5 2007 .
Please help me. I can't find anyone to get me through this catastrophic event I have discovered myself in. I am disabled but got a M.S. in Management in 1985. After the Drunk Driver Fatal Accident, of June 10 1989, I was vulnerable to these types of people. They are criminals & should be treated as such. No one wants to take my case because I have no more money. My pay off figure is $226, 600. I'll get some money, somehow, for your fee. Thank you for reading.

Wells Fargo STINKS! My husband lost his job of 21 years and I applied for the Home Affordable Modification Program. I sent all the paperwork they requested (at least a dozen times). They finally sent me a letter saying I was accepted into the program on a 3 month "trial period." It has now been 3 months and they are sending me letters threatening foreclosure. How can they do that? They chose my new monthly payment and they are the ones bank drafting my payment monthly! How can they say it is late when they bank draft it monthly! I get all kinds of excuses when I call, but never an answer. One honest rep finally told me I needed to call constantly if I wanted to get anywhere. I am going to start calling them daily! If they didn't want to modify my loan they shouldn't have lowered my payment and put me on the trial period. I'm beginning to think I've been totally scammed and that this "trial period" is a hoax! When my husband gets another job, I am seriously considering suing them! I thought this program would bring relief, but it has brought me more stress than I could imagine. I am going to complain anywhere and everywhere I can! WELLS FARGO STINKS!

Wells Fargo pulled the same stunt with me! I am a seasonal construction worker in minnesota, so i am off in the winter months. I made all of my payments, but wanted to pay off a few small things before lay off. Thats when i called wells Fargo and asked if there was a way to skip a couple payments to have the extra money to pay off those other debts before lay off, when money is tight. They said yea no problem they can do a loan modification, now this was all greek to me so i took there word for it that was as simple as just skipping up to 3 payments and they would add them to the end of my loan, which in turn would take 3 months longer to pay off the loan. Sounded like a great idea, plus the fact i was told it would'nt cost me anything but to fill out some paperwork. So my next payment comes due and i skipped it (like i was told) and continued on till the next month, in this time i received the paperwork i needed to sign, i continued on and skipped the next payment. This sure helped out with paying off that small debt i wanted to take care of. At this point i though i would get by without skipping the next payment, on this so called loan modifacation. I then call Wells Fargo to let them know i would be making the next payment, and was wondering what elso th do in this loan mod. At this point the person i talked to told me it was going to cast $800 to process the loan mod. (i was told it was free) I explained to them that i only skipped two months like i was told and was not going to pay $800 for the loan mod. when my monthly payment is only $836. I then called back later in the day to make a payment over the phone because my next payment was due in a few days. I explained to that person what was going on and was told i was misinformed, and that it was'nt going to cast me anything. I said ok go ahead then. I then tried to make a payment over the phone so the next payment would be paid on time, they told me no because of the loan mod. OK! The next months payment is coming up and still no word from Wells Fargo, concerned i call them. At that point they told me the reviewed my loan mod. and i was denied because it was'nt in their best interest. Now keep in mind i could of easily made these payments, they told me this was what i could do to skip up to three months at no cost. At this point i was behind three months, i tried to make a payment over the phone when i was told they denied the loan mod. which from the get go sounded like it was a done deal. I was told they could not take my payment because i was 3 months delinquent, so i took the bill and mailed it to them. (that check cleared the bank) Two weeks later i mailed in another payment trying to catch up before the next months payment was due. (that check cleared the bank) I made the next months payment before it was due. (that chek cleared the bank) I heard nothing from wells fargo and assumed i was slowly catching up, hoping at best that my excellent credit would only be hurt a little. The next months payment is coming up and i sold some stuff to get the money to pay it on time, because i am broke trying to make double payments to catch up. I mail that payment, and 3 or 4 days later was served forclosure papers my the sheffif! W.T.F! How can that happen when i made payments and the checks have cleared the bank? I was still two payments behind, but was catching up. The payments i made were for the full amount of my payments, not just a partial payment. And i knew people who were in their house for over a year and never made a payment? So why me? I started making calls, and all i could do to save my home was to pay what i owed, plus charges, lawyers fees, ect. ect. Turns out wells Fargo cashed my checks and never applied them to my loan! (found an employee at wells fargo who was honest, thats how i found this out) They continued to cash my checks and not apply them to the loan till i was behind enough to proceed with forclosure! Needless to say i was able to keep my home, after spending several thousand dollars above and beond what my payment were! (that i could of paid in the first place) No my credit is completly ruined! I would like to sue these scam artists, but have not stooped to their level! So Wells Fargo THANKS FOR NOTHING! mudtruck383@yahoo.com
I just got off the phone with WF after finding out that my loan modification was denied for the 5th time. Each of the other 4 times, I was given various reasons why. One of them was that I did not make enough money! Isn't that part of the purpose of the loan modification? Anyway, I have done everything I could to do what they wanted and submit what they wanted. The first time, I was given a trial plan payment amount for 3 months. I made the payments. The application was denied and I found out that I was now over $1000 past due, plus owed my next month's payment of over $1100. I applied over and over, each time getting denied. I would submit more paperwork as well. I borrowed against my 401K to get caught up on my payments since WF threatened to foreclose. Now, this last time, I was denied again. The reason? Since I had caught up on my payments, I had reinstated the loan and demonstrated ability to pay the full amount. I called Freddie Mac and they they told me that WF has the ability to offer an in-house modification. I have never heard a word about that from WF. I have exhausted all of my resources and believe that I will have to live like a pauper for a while until something changes in my income. In the meantime, I have read many articles and posts about WF alleging that they take the government stimulus money and then give applicants the run around so they can collect interest and also try to keep as much as possible.
Anyone know of a class action suit against WF, or a good lawyer?
We are in contact with a writer at the Associated Press in Las Vegas. We need as many complaints against Wells Fargo and the HAMP program as possible. There are alot of people dealing with this and the more information I can give this guy, the more likely he is to write a story on it. The AP goes to every other media outlet as well, so it would be a big deal.

These lenders (Wells Fargo in particular) are taking advantage of the HAMP program by deceiving customers. They literally lie throughout the entire process so that they can make money off of your foreclosure. The mass media needs to get on this! This is fraud and it is happening to thousands of people nationwide! They put you on a "three month trial" they tell you to if you continue making the modified payments and submitting your paperwork you will be approved for the mod and done. Throughout several months to even years they string you along telling you to just keep making your payments and we will get you on the mod. They did this to us for 10 months, constantly losing our paperwork. They tell you their will be no fee's while you are on the program. What they fail to tell you or simply lie to you about as in our case is that after the 3 month trial period they put you back onto your original payment - while you are making modified payments that they tell you to make they are tacking fee's and penalty after penalty. You find out (in our case $40, 000 later) when you get the sudden foreclosure notice on your door that your loan has been penalized the whole time you were supposed to be on a modification. They then tell you you have been kicked off your modification and you have a few weeks to vacate your home, when it goes to auction. They auction your home at a fraction of the price owed and then are reimbursed for the remaining amount by the government. They then come after you for the back fee's and penalties after everything you have gone through. They are taking advantage and making money off foreclosure's, the more money they get out of the loan, the more money they make from the government. The gov. is encouraging and supporting this. This is pure, outright fraud by the people that are supposed to be protecting us! These lenders are pure criminal. Journalism excellence is the efforts that go towards helping the people, this is your job, to be the watch dog. This needs to stop! (read less)
Wells Fargo did the same to me - 3 month trial period after 9 months of having them ask me for the same documentation. They called me this morning and said that the 3 month trial is over, that I did not meet the investor GUIDELINES and therefore that I did not qualify and that we needed to catch the payment up within two weeks. Wells Fargo is the worst - it is just a scam, now I'm scrambling to figure where I will get the money to send them on top of my mortgage payment.

loan modification/h.a. m.p.
I was given a 3 month temporary loan by Wells Fargo for Sept, Oct & Nov. @ $1151 mo. from $2282 but by the 2nd moth i started getting calls to pay my loan payment of $2282. I was surprised & told the the rep. i was making the agreed upon payment on time that was offered to me. i soon got a statement that i had not paid for 2 months & i owed $4564 plus late fees. I also was REPORTED to Experian ...then Equifax AS IF I HAD NOT PAID ANYHING!? I called & spoke to a rep who send it was going to be fixed as soon as the loan modification evaluation was done. I was turned down & never told why. JUST THAT MY INCOME WAS SHORT OF WHAT WAS NEEDED. I never was told where or how much income was really needed. i cut my expenses & resubmitted the updated financial work sheet. In the end i was 3 months deficient in my loan(which was current) prior the being offered the help of a temporary loan modification & now have 30-60 day lates on my credit reports! i am also being sent short sale & foreclosure letters from wells fargo (2 copies) each time & i feel that is also to intimidate people as well. ALL OF THIS SOUNDS, LOOKS & SMELLS SCANDALESS! now i really know what Organized Crime looks like!

Their Management team which is their Store Manager Nickie Collier and Manager Yolanda their Teller and Witness reported hateful things about me as a customer to their Corporate Division while having issues and discussions about my behavior with a loud mouth rude Black Older Male customer telling me they allowed to ask me specific things to deposit a check. I cursed the black man out because he specifically kept monitoring what they listening to me bring up to resolve my issues with their normal shady comments they bring up like a person asking where you going every 5 minutes and don't know you from square one. Their employment agency workers act like they were so concern but they discriminated me by allowing the Store Manager to continue to monitor my issues and complaints with the comments they have made and customers joining in to say how they feel with the services being provided themselves. They better get it together because their customer service Bankers and Supervisors and Local Agencies love bringing up my Free Business Account showing in their system as a bad account with bad transaction history when the Bank was Wachovia and I was keeping a active account.
I recently applied for an mortgage loan with Wells Fargo. I knew the mortgage would be difficult to qualify for due circumstances surrounding the collateral. What I had not expected was how rude the loan originator turned out to be. I will admit that I got angry and frustrated and took it out on him and I should not have done so. However, I did not appreciate that he hung up on me. Especially since I never cursed at him or attacked him personally. He did call back and I apologized for my behavior. As I continued my conversation with him it quickly deteriorated again. The final outcome was they were too busy to really need my business. I'm guessing he didn't like the fact that I told him that I didn't appreciate being hung up on and that if he ever did it again I would make sure he did not receive payment on my account. Guess he figured my little $100K loan wasn't worth dealing with because they are so busy. I know was relieved when I withdrew the application. Sad thing that the big boy "banks" don't get that they still need us little consumers to continue operating.
Wells fargo did not disclose information regarding the readiness of online depositis made from another wells fargo account to my wells fargo account. My friends had to redeposit more cash because the online deposit did not post until next business day. After cash was deposited again. I withdrew money. It then said it was negative because really the transaction was pending... It just showed I had cash available! Wtf!16 customer service reps later, I ended up with another complete ### who basically said to bad. And "why should he apologize" awful service.
I recently started getting only 10 hrs a week from my work place and making less then 200$ every 2 weeks. I had to take a loan from the bank as well as a payday advance place. Today I had got a charge from Netflix as well as another service like them when all I had was 2$ balance. Thank god the bank paid my 8.60$ subscription to netflix at a 35$ additional fee and the other subscription which was like 15$ for another 35$ fee, then they charged me a monthly service fee and another 35$ for not having the money for that. I explained my situation to the banker about how I'm just trying to keep my rent paid, the water, electricity and food in my stomach and how hard its been for me and maybe she could do something about the 115$ they now expect me to pay them for being short by about 35$ and was told "We are sorry none of this was a bank error, have a good day and thank you for calling!"
I Had been dealing with Wells Fargo for over twenty-five years then opened a new account where you had toOo maintain a five thousand dollar balance! After a year of this I went back into the bank and opened a new account transferring all the money from that account into the new account! I am anal when it comes toOo recete and have each and every deposit slip along with each monthly statement for every year! This happened in Oct. 2017! Since then I have been back toOo the bank to take care of a problem that they caused! The banker did not transfer my debit card from that account too my new account and was being charged thirty dollars every time I used my card plus I was being billed sixty dollars a month for not maintaining five thousand in that account? I went to the bank manager set down with her, she chewed the other banker out who opened the new account for not changing debit card to new account and for not closing the other account! She then went through and marked up to but said she could not exceed three hundred dollars saying that Wells Fargo would deposit the balance? She then deposited the three hundred dollars back in the closed account this again reopening the account! I have dealt with this banker and up to ten other bankers and nobody will do there job? They started taking sixty dollars a month from my savings account until they drained my savings account of over NINE THOUSAND DOLLARS, then my checking account of over two thousand then sent me to collections for another five hundred! They finally closed the account in Sep 2017? Nobody will help me collect my money? What can I do to get my money back?

An associate closed my account without following proper procedures. Each person that I talked to, in the chain of responsibility, said they couldn't do anything as the first associate had closed the account. The branch manager at the Bradley Park branch was rude and condescending. I asked for the name and number of his superior and he gave me a name and number that leaves a message that has yet to be answered after several weeks.
I was on time up to August of 09. I wanted to skip a payment and a rep tells me I can’t until September, also told me I can do 2 skip a payments (For September, October) I call back in September. Some other rep tells me that, I can’t do it till October 09 to call on Oct 21st to do the skip a payment, now I am behind a month on my payments. I get 3 to four cals every 2 days from them because I am late. I tell them that they told me to call on October 21 st. They say, Oh sorry to have called you. I call on the 19 th of Oct. because they called on the 16th 17th 18th and today 19th.
I tell the rep that I had spoken to the Supervisor who told me to call on the 21st and would request skip a payment for September and October. She says no such thing, doesn’t know who I talked to, no records I talked you anyone, and that’s they can only skip one payment September. Not only did I become late with my payments by their doing, she said that no Supervisor would take my call.
I cannot believe that a financial institution does not keep records of what they’re Supervisors tell their customers to do, It completely set my car payment off and now unless i double up a payment will be late a month every month. It’s they’re doing, I talked to 3 different Reps one supervisor and magically no one has records of it. I want them to make me current. I want what they said they were going to do, I do not have the money to double up a payment.
Wells Fargo now has employees who greet/stop you at the front door and ask the purpose of your visit. So whoever else may be walking in-criminal whoever can hear your business.
My mom died and the house burnt down. I transferred the property via the small estate probate and became the administrator. Wells attempted to foreclose while i was going through probate. the loss draft department stopped payment to the contractor by saying i did not have authorization. After I became Administrator they wanted to keep the insurance proceeds and said it would lessen their security interest even though I offered to payoff the loan. I got the the loan contracts and they sold their interest a month after the loan was taken out and the application was not signed by the Wells fargo employee who SUPPOSEDLY took the loan application. They tried to foreclose then cancelled the sale, they are attempting to keep the insurance proceeds and continue to try to tie up the proceeds even though they do not have any interest in the property. I have made a video that i am going to distribute sharing all the information if they dont settle this quickly. I filed a lawsuit against them and have tried to settle but the attorney REBECCA SAELAO of SEVERSON & WERSON has not been cooperative. She told me she litigates for a living and will not settle. Hopefully someone from Wells Fargo will see this and try to help me out.. I have been fighting them over a year and this is going to get worse for them. The insurance company AMERICAN SECURITY INSURANCE COMPANY and their parent company ASSURANT issued a policy in my dead moms name even though Wells knew of her death 2 months prior and that has NO signatures yet Wells Fargo charged over $9000 (NINE THOUSAND DOLLARS) premium on a 860 sq ft house.
It is sad what WELLS FARGO is doing .TAKE YOUR MONEY OUT OF WELLS FARGO BANK! ASAP! Then tell a friend!
I am an Australian who opened a Debit Card account with Wells Fargo some 12 moths ago for when travelling to the USA, I have noticed in the past 5 months they have started charging me a $30 monthly account fee. I have checked the paperwork and online and there is nothing stated about this charge. I have contacted the person I opened this with in Santa Monica and he just tried to justify this charge without showing me where it states these on going fees. I pointed out to him I am getting no interest on my money and they are making money from my money, so why the charge. Along with point out I can get a debit card from pretty much ant bank in the USA for free. But noting and still the charges. Can anyone please advise if this is allowed in the USA or can I take this up with a Government Department? Here in Australia it is not tolerated and we can take up up with a couple of different departments. Appreciate any advice?
non compliant/hamp
I did not chose Wells Fargo, I had a Washington Mutual loan that was sold. I lost my job and contacted Wells Fargo as soon as I knew I was going to have problems. I applied for HAMP on the day August 15th 2009 that it was supposed to have started. I have been told 100 different stories and excuses every time I call as to where we are at on this, what to fax, the same old story everyone else tells. They had me on a forebearance I didnt sign up for and even told me to send it back unsigned and request the HAMP again. I could go on and on. I finally contacted FHA because I have an FHA loan. Wells Fargo told me I qualify for NOTHING even though FHA thinks I do and acccording to the guidelines for HAMP I do. Also, why wasnt I offered a partial payment throught FHA? They can't answer that! They would rather take my house. I am technically 2 payments behind. So an FHA representative is in the process of contacting them. In the meantime today, after I made the 3 payments they insisted I must make, that isnt good enough. They will start foreclosure Jan 12 if I dont turn over 4000.00! Which doesnt even add up to the amount I am behind! Is ANYONE GOING TO STOP THESE BANKS THAT HAVE TAKEN BAILOUT MONEY AND NOW ARE STEALING PEOPLES HOMES? I think I am going to call the States Attorney on Monday. Heres the kicker. Today after I received the letter, pay by Jan 12 of else, I called and told them I know I qualify for HAMP and that FHA will be calling them, they once again told me I qualify (I think because FHA is going to call) and to fax the documentation. WHO IS REGULATING THESE BANKS? I am going to contact everyone I can think of and expose the fraud that is going on. The same story is told time and time again. What is it going to take to regulate and hold these banks accountable for their actions?
CORRECTION! THAT WAS NON COMPLIANCE/HAMP.
The complaint has been investigated and resolved to the customer’s satisfaction.
My quest for a mort. mod. has been dragging on for 5 yrs., now. The problem began when my mother insisted on keeping her house in her name, even though she lived with me, so when she was diagnosed with Alzheimer's, she was not entitled to Medicaid. We had to pay for her care, out-of-pocket. Then, my husband lost his job. I asked for a mod., b/c we couldn't afford to pay a care facility for my mother, plus our mort. WF turned me down based on my hardship letter- they said I had too MUCH of a hardship. I retained a lawyer, and he hired a retired mortgage banker to prepare a mod. application, after my situation improved. I never heard from WF, and when questioned, they said that they "misplaced" the application.
When my attn'y told them that they violated Federal law by not giving me an answer, I got the VIP treatment. They assigned me a Home Retention Specialist, who applied for a HAMP loan in my behalf. I was turned down. I expected to then be considered for an in-house modification.
But, without even letting my attn'y know, WF's attn'y went to court and got a date for foreclosure. If we hadn't noticed it in the newspaper, we wouldn't have known. I paid the retired mort. banker to prepare another application, according to Federal guidelines, 37 days before the foreclosure. WF sent a letter saying that they would not read my application and were going forward with the foreclosure. Why do they insist on foreclosing, when I've been a position to pay for the house? Between my husband and I, our yearly income is now $100, 000.00 yr., but they refuse to consider anything but foreclosure.
This must be Wells Fargo's policy. Now in 2017 Nothing seems to have changed for the better.
They are still making errors in 2016! I have had to sign and submit the FINAL modification package to them 3 separate times as they "made errors" on the paperwork. Each time I asked if they were going to be taking payments from my authorized bank withdrawal on the specified date and was told NO, they would take the first payment when the modification was completed through their settlement department. Next letter I get, yes, you owe all those payments, over $4K and they don't add up to the amount they were supposed to be taking all along. As of April 2016 the modification was approved, and they still haven't taken a payment per the instructions on the modification. I can't wait to be able to refinance completely to get away from this horror show. My health has been affected by the super stress this caused.
We had a nightmare with WF and I wish I had the money to hire an attorney to close them down. After all I have read surely there is enough legimate paperwork there could be a class action lawsuit to reimburse all the money everyone has been out plus all the pain and suffering it has done to people.
Absolutely unreal, 8 months ago I enrolled, same thing about outside lender, still in review. I can go on and on. I pulled myself out of the program today, and my acount is showing 2 months behind, due to their "trail program" which i completed 5 months ago. They are totally screwing your credit if you get in this so called government backed program. They take your payment put it in a suspense fund and then actually apply the money when they see fit, and making money off of it! Also they so not report to your credit agencies. Good fn luck getting a different loan or trying to refinance, given wells fargos lack of reporting you will not qualify! Regardless of how many people have applied it is their responsibility as a loan servicer to provide their consumers with information on the situation. No one there can give a straight answer and it is extremely frustrating. I plan to speak to my state legislature, and whomever else will listen. If you are in the same situation I strongly suggest you do the same!
Luckily we have not lost our jobs but our mortgage was recently switched to Wells Fargo without us being notified. We make our payments every month by the end of the grace period and they still call us multiple times a day looking for the payment. I agree these banks need to be stopped they dug their own hole and they should not be bailed out. Funny we never had an issue with our mortgage before and we were told my Wells Fargo that NOTHING has changed with our mortgage it is still the same as it was with the previous bank. We are starting to look to refinance which we were really hoping not to since we would like to sell our home maybe within the next 2-3 years.
Does anyone understand that Wells Fargo has millions of loans and that you're loan is not on the top priority regardless of what you may think. Wells Fargo was not prepared for the HAMP and HARP programs and are trying everything they can to get through the stupid homeowners that apply for these programs. First of all, I'm sorry to hear about your job, but you should have never bought a house that you couldn't afford then or 20 years from now. You should have enough money in the bank to afford any and all bills when/if you lose your job or get a cut in pay. You shouldn't blame someone else, especially Wells Fargo, for your problems that YOU obviously can't fix. You should be thankful that you were even qualified or looked at for help with your loan. Your loan is under an investor that has strict guidelines that you may not even be able to get out of. One suggestion, look over your original documents and educate your on your loan. Don't blog about how bad your company is, it adds fuel to the fire and makes you look desperate and sad.
My husband and I are going through the same thing. He lost his job and we applied for the HAMP in April 2009 before we got into trouble. We went through the trial period, no problems, sent in all of the requested paperwork etc. On
Dec. 11, 2009, we received the final Step 2 of 2 Home Affordable Modification Program documents spelling out our terms, etc. signed and sent them back and Wells Fargo received them on Dec. 14, 2009. Sometime between Dec. 14 and Dec. 30, 2009 some ### negotiator reported that our home was vacant and the nightmare started. We have talked to at least 30 folks at Wells Fargo (I call everyday) telling us all kinds to stupid thing, nothing makes sense. But never admiting to their error. You know this isn't a hard job, it is pretty simple, you apply, determination is made that you qualify or not, if you do qualify all the paperwork is sent in, it is processed, new terms are put in place, move on. These folks make it sound like they are doing something so special and they aren't. And they think that we, as homeowners don't understand what we are doing. I hate being treated like an idot. They are just stressing out good hard working people who are trying to save their homes. It would seem to me that we should be able to get some kind of class action suit together and show those ### that they can't screw with honest folks.
OMG ... I AM GOING THROUGH THE SAME THING WITH WELLS FARGO, THEY ARE TERRIBLE . I STARTED THIS PROCESS LAST JUNE 7 MONTHS AGO, STILL NOTHING, STILL FIGHTING . I WAS TOLD I QUALIFY FOR HAMP AND WAS RECENTLY TOLD THERE SHOULD BE NO PROBLEM, WELL AS OF TODAY JANUARY 11 2010, I WAS TURNED DOWN . WHAT THE HELL . OH AND I EVEN MADE IT TO THE OFFICE OF THE PRESIDENT OF WELLS FARGO . THAT HASNT EVEN HELPED ME . GET THIS I DONT QUALIFY BECAUSE I AM NOT BEHIND ON MY PAYMENTS (YET) .
I THINK WE SHOULD ALL MAKE A COMPLAINT TO EVERYONE WE CAN, NEWS, BBB, FEDERAL GOVERNMENT, HELL OBAMA HIMSELF . THEY ARE TAKING MONEY FOR THESE PROGRAMS AND NOT PUTTING IT WHERE IT BELONGS . THEY ARE STEALING THE MONEY .
We also qualified for HAMP but since our loan isn't freddy or fanny, we were told "our 'private' investor isn't participating in the HAMP" program. Kicker - Wells Fargo is my "private investor". Why couldn't they just say "as the investor on our loan, we are not participating in the HAMP program - only for freddy or fanny mae"? Instead they are trying to save face and mislead their customers, while keeping up their PR.
And after being in this process for one year, late on two payments, going through a 3 month reduced payment forbearance - our loan balance no long qualifies us for HAMP. They just shot us out of the ballpark. We've paid them over 42k in '09 while waiting for a solution, they in turn destroyed our credit, and will probably take our home. Lovely!
streamline refinancing scam
I have been contacted repeatedly from Wells Fargo managers to refiance my mortgage which has never happended and now I am out $455.00 for a damn appraisal that wasn't necessary and the manager now has "selective memory" in telling me if they could not do the deal, my mone y would be refunded. I started with one branch in Memphis, an online guy and now a branch in Collierville that totally screwed me. It is a shame the way our economy is today and the "fat cats" are getting richer off the least fortune. Maybe that is thet reason they have agreed to pay back millions TODAY> But anyway, something needs to be done about these creeps. A streamline refinancing does not require an appraisal which I tried to tell this young lady. (manager) At least, the other two didn't require it. And the appraisal would more than cover the first mortgage, but now that they have my $455.00 they won't do the deal. I am not through with you Wells Fargo and I am getting ready to go to the media and the newspaper. You really don't want to refinance anybody. You have tons of complaints and I know why and You don't care. You all only return calls when it is convenient and when you say you will get back with you.it could be days or weeks. I hate that you hold my mortgage because YOU SUCK and you will not prosper!
