Only a few minutes after initially contacting Offerpad about the offer for my home they'd made to me via a USPS flyer, I received a phone call from one of their agents, Kristi H. She was very kind, helpful and not "pushy" whatsoever. We set up a date/time for her to visit my home. Kristi was exceptionally thorough in providing me the Offerpad sale options with details for each and just as thoroughly provided the area "comps" so I could make an informed decision regarding a sale price. She made suggestions on possible minor repairs that could be done at the home to increase the sale price. Over the next two weeks, I made three phone calls to her with questions regarding the process- twice she answered the phone and provided in-depth answers to my questions and returned my third call within one hour, again answering my questions with absolute clarity. Her knowledge of the buying/selling processes through Offerpad is most impressive and left me with a confidence in using the company to either buy or sell my home for me. Because of a change in moving status, I was unable to follow through having Offerpad buy or sell my home at this time. This had nothing to do with either the company generally and certainly not their agent specifically. Their agent, Kristi H was kind, helpful, detailed, responsible, quick to respond to questions and most important, honest. She is a credit to the company and more than deserves recognition from me, hence, this exceptionally positive review for her.

We used Offerpad because we were selling our house then buying in another state. The logistics of doing both was too much. Offerpad gave us the flexibility to do both without risking the many things that can go wrong in real estate transactions. Overall, we are pleased with the processes and final results. There were a few things that we didn't really like but I think since we had no realtor to represent us, there were things that we didn't understand. Most of all I didn't like that they went too far by requesting $30,000 for repairs when the inspection they did showed the house weas in good condition and had mostly cosmetic issues. The roof was replaced a month prior to the inspection and as we went over the report the lady tried to say it needed to be replaced. What the inspector actually cited was the gutters had leaves in them and some tree branches were too close. The worse issue with the house is it has aluminum wiring, but that's easily fixed and most of it has been done. I do realize it's all part of the game to try and get a lower price but, asking for $30,000 seemed to be way over the top and to be honest, disrespectful. I believe they expected a counteroffer, but we stuck to the price originally agreed to. The original guy that visited us said they'd credit an amount for moving expenses and when it was all said and done, they lowered that by $300.00. This really didn't make a difference, but they should have honored that. We decided to let it go.We are satisfied with the service and thankful for the final results. The team was attentive and handled any issues quickly. I wanted to give 4 stars, but the offer they came with was just too much. I hope the lower rating will actually help them improve what is actually a great service.

Leaving a 4 star review on our short experience with Offerpad. We singed an agreement for about $10,000 less than what a comparable home in our neighborhood recently sold for. It was for a military move at the end of the school year. The price difference was worth not having to keep the house show ready and deal with getting the dog out of the house whenever it was to be shown. Less than 24 hrs after signing the agreement I received notice that I was going to be promoted and my assignment was going to be canceled. I immediately called Offerpad to tell them to stop all efforts for purchasing my home. At this point I had received no other notice that actions were taken place. I was told that it would be a 1% fee to cancel the contract as they already spent money on the home. While true there was no where near $3,000 spend at this time. I also refused to let an inspection take place to help save money. I was told by customer service this was the only way. (actually, I could have let Offerpad inspect the home, then refuse to fix/credit any repairs and let them cancel the contract, but I was nice and tried to save some money). I was then told that I would need to wire the money then they would send an addendum to the contract for me to sign. I asked to see it and they refused (not a good sign). Long story short I was able to reach out to a higher level of customer service and they resolved my issue and was let out of my contract with no penalty other than I had to give first right of refusal to Offerpad if I wished to sell my home within 6 months.

They will give you a high preliminary offer and then after a so called inspection come back with a very very high deduct amount but I will let you know how to get out of their offer that you sign. IF you are within 10 days of your inspection you can cancel at no obligation of paying their 1% fee that they tell you, you have to pay if you cancel. OP came in at a $440,000 offer on my home, after inspection I was send an addendum change of $47,111 due to extreme repairs that need to be made as well as lower home values in my area. I asked for an itemized breakdown and cost per item they had on their report and was told that was not available to me? WHY NOT, I am in construction myself and know if i give a subcontractor a change order, I then in fact have to show the reason along with the amount of that deduct, why are they any different. I will say this would had been the 2nd time i've done business with this company and the first time was seamless, but i think it has to do with the persons you are dealing with and due to the guy i dealt with the first time quit and now i had a person with obviously no customer service experience who title was Success Manager (BS). I will explain more, the major issue is during inspection my inspection company missed there was outdated piping in the home, but once found he offered to pay the have the home repiped by a professional plumber, not him or anyone he even knew but OP said NO we do not trust him. WHY is that, he doesn't know the plumber it was issued through his insurance company in which he filed the claim but OP wasn't hearing of it. They had also listed pool safety as another issue in which i looked up all *** pool safety laws and i meet them all. There were a few minor other issues but once the piping would be fixed, I figured maybe a ***K deduct and that would have been ok but nope. HER TEAM was dead set on the offer of $392,889 but factor in they take 5% off the top of that!
