The only part i would change is the addition part
The only part i would change is the addition part. We put in a new porch, sunroom, laundry room, and Windows in the past. We have added a new fence, fence, fence, ac unit, water heater, 4 sump pumps under the house, redid both bathrooms, put in a new toilet, and added 11 jacks under the house. We will be adding a new storm door and fix a couple of Windows that do not close properly.
Easy process
I saw the ads on the television. We have two individuals that are interested in buying but wanted to list also. One is the developer that is buying all the community property because land is rich right now with so much development. The other is also a developer starting out and has been successful buying and selling. We all know each other but we as siblings did not want to decide between the two

We are closing on a house the day after tomorrow, which we want to renovate, so we were not going to worry about our current house until we are moved, but this was prettt easy and simple, The people who bought the homes next door and across the street did not have children, so I don't think it start of school would be too much if an issue, although I realize spring/ summer is the busiest time for real estate.

My sellers of the property at 531 S Pine Meadow, John & Peggy Capps have put an offer in to purchase offerpad listing at 59 Fairway Drive, DeBary Florida 32713. Their purchase would be cash, they are not asking for closing costs and I am waiving the bonus, I am hoping this could go smoothly for them. John was still in the hospital when he signed the offer, they need to scale down and are trying to stay in the neighborhood

I did not edit the pictures. Sorry, As you can see in the basement we have some finishing touches to complete. Right now, as you can see we are using it for storage. The back wall has two windows, a large tv area and two areas that could be made into bookcases. The experience has been fine and interesting. I do hope the pictures uploaded. If they did, you made it easy for a person that is not very savvy in regards to photos or other computer areas. Thank you.

I had a great experience last time I used you. I hope you do mobile home parks if they are very upscale as this one is. I have an opportunity to purchase another one in the park. This one is fully renovated: total new appliances, new 90% solar screened side porch, 2 bedrooms, 2 baths, 1200 sq ft. New hot water heater, new programmable thermostat. New fireplace, and more. Only thing not replace is the heating/air - works fine - doesn't seem that old. Still needs new roof - that was to be my next project in my total renovation.

So far so good! However, since you likely get a lot of automated responses, (great! So far so good! Easy peezy!) you should replace this question with a better discovery question; "In a perfect scenario, if you were given $10k, what would you do to improve your current home?".
I would then tell you the home could be cleaned and is move-in ready, however with $10k, I would replace the flooring, and minor cosmetic updates with the counters. Majority of it I'd spend in the master bathroom, that area could be a sanctuary if it wasn't so generic. It's my least favorite place of the home.

A trusted new friend of mine suggested Offerpad to me. I just lost my significant other and I wanted to move back North near my family and young grandchildren. It was the right time to sell in today's market. I never like to fill out my information online. I decided late at night to give it a try. When Offerpad mentioned photo's I just signed out and went to bed. Shortly after, one morning I received a phone call from a polite cheerful lady who introduced herself from Offerpad. She ask if she could come by and take some photos. Well let me tell you, I hit the cream of the crop. I told Ms Kim Nestor my financial situation because I'm retired and on a limited income and moving back north will be very expensive (the very reason I moved to FLin the first place). I needed every penny I could get). She listen to my story and my encounter with another realtor whom I didn't trust. I ask her if she would be able to act as my personal realtor herself. I trusted her from the get go. I don't make many new friends but I will never let this new one go. She is a GEM! Thank You Offerpad for sending her my way. If you had more Kim's you'd be booming in the business. We had 6 offers in record timing, I went with a cash offer and I had to to pack in thirty days to get it. Thanks a million Kim. I placed 2 offers on a home listed by Offerpad . The first offer was almost 20K over listing, I too late and was told they countered with someone before receiving my offer . I had a feeling that the home would be relisted which it was a few days later . 2nd offer which is the first actual offer that was considered, I went a couple grand over asking because I feel like the home is only worth what their asking or ***be a little less . I was told a better offer was selected , them the home gets relisted again a few days later . I didnt offer under their asking price . So Im not sure why they didnt counter my offer and the supposedly better offers arent going through ! If theyre looking for a certain price why not list the property at that price ? Why would they want someone to over pay for a home that *** not be worth it ? This buyers market has everyone going dumb . Sad that this is the market Im shopping in .

R Please do not waste your time or money dealing with these people. They offered me a great price for my property. I was going to use this for my retirement and had found a place that I was going to put money down on. I had already got a dumpster and got rid of allot of items that I cannot afford to replace and that had sentimental value. A month before closing, they called me to cancel. They not only cost me money that I didn't have but, crushed my dreams for my retirement.If they make an offer that sounds good, beware. I have heard before that they pull out at the last minute or change offer later.
This is a warning to anyway with an offer through Offerpad, get out now! Offerpad made everything sound great and gave us a contract on our house for us to begin building our new house. Offerpad has now pulled out of the contract without a care in the world. The claimed raising interest rates, but they are full of it. We live in one of the hottest markets in the country and Im sure offerpad is on Its way to bankruptcy. This is one of the most unethical companies I have ever seen and dont find yourself stuck in this situation like we did.
Worst experience ever. I got an offer and wanted to go into contract since I got my closing date on my new build. My rep called on a Friday afternoon and I asked for an addendum to waive the cancellation fee. She said she would call back in a short while. My offer expired the next day. She called about 4 days later. My new offer was $17000 less. Spoke with her director. He put together my offer and both told me not to worry about the inspection because they dont ***. I put about $20k into the house including a new roof. After inspection I am hit with $5k in repairs including painting the whole house and a $10k fee for market adjustment. One lie after another after another. And they get away with it as long as people use them. I had no choice but to move forward but if you can avoid using this dishonest and untrustworthy company please do. The less people use them the quicker they close shop.
Worst experience EVER! Period! I should have known that there was something amiss about their offer, when their competitors offered significantly less. I was under contract on a house that needed to close on July 22nd. We decided to accept OfferPad's offer on June 24th. An inspection was conducted on the house on June 28th. I knew something was starting to go sideways when the OfferPad inspector said to me that they offered "too much", and if we were willing to work with them then things should work out. We asked our transaction manager if we would hear something back before the 10 day review period. The response was sure... sure... shouldn't be a problem. Their communication was abysmal. On day 10 which was July 8th, I had to call them to find out the results of their inspection. They finally called back mid-morning on the *** was told that they could not purchase the house and needed to cancel the contract. No reason why. Nothing. Just, per the contract we can do this -- sorry -- bye. Now I was stuck with trying to sell my house in 14 days. Luckily, I have rock star real estate agent that was able to sell and close my house in 5 days. My OfferPad experience caused me to become the ultimate evangelist against them in every possible way to my friends, family and neighbors. In my opinion, they have a "bait and switch" business model, a lack of ethics, and are incredibly untrustworthy. I wish I could leave zero stars -- if you are thinking about using them -- don't!

I am extremely dissatisfied with Offerpad and how they conduct business. I received a cash offer on my home for $642,000 just 3 weeks ago. My offer expired so I requested an updated offer which was sent to me at $640,000. A little lower than previous but still ok. I called the Offerpad designated agent for next steps only to get another offer minutes later for $623,000. I accepted the offer the next day and signed my contract. The following day I got a call stating they were no longer interested in buying homes over $600,000. Two days later after several calls and emails, I get a call from an agent stating that there is nothing they can do and are no longer interested in buying my home. I made it very clear to them up front that I was needing a quick cash sale and was under contract on another home and now I am at risk of losing the new home and my $10,000 *** Money Deposit. Do not trust Offerpad. That was my mistake!
Worst experience ever! I would never in a lifetime refer them to anyone I know. Please stay away. There customer service is annoying they try and nickel and dime you out of your property and then they ask you to jump through fire hoops and ask for things not in the contract. They dont even understand the principal of writing the contract properly. I am so frustrated and upset I worked with them. Please do not use offerpad. I hope everyone see this and beware
Just like many others on here, offerpad gave me an offer on my house back in june when housing was booming...they then took me all through the paperwork and paying 500 dollars for HOA disclosures. After all that they called 2 days before closing and canceled. We were in the middle of packing. I paid for a Pod and uhaul as well as somewhere to live before *** was built. It is tentative from sept to nov before complete. I have spent tons of money. For a company to do this to someone is awful. They should be sued and put out of business...
Terrible experience. Site claims you will have an offer to make repairs yourself or give a sellers credit, but my contract was canceled 48 hrs before the close of the due diligence period without the offer of doing either of these options.The only reason given was they do not have the renovation resources in my area at this time. So I am not stuck starting the process over and trying to save the contract on my new home. And spare your time leaving the reply that Offerpad could do this by their contract. I'm aware you could, but you really shouldn't. I should have atleast had the option to make repairs myself, or get a home inspector that took more than 45 minutes to get a second opinion. I was lured in by the convience. Do not let it happen to you.

Beware! We have just purchased a home from Offerpad. At first after the move in, we've noticed a few things just not right. The master bedroom appeared to have fresh new tiled tub and walls. After a couple of showers the paint started to peels of the bottom of the bathtub. Yes "PAINT". They actually painted over moldy grout and to the naked eye you would have never known. Next, one of the toilets started to leak into the flooring they had put down. Whoever did the floor must have not used a new wax ring. Now it smells like a sewer in the bathroom. Then after the first rain, water is leaking through the patio roof. The drywall is starting to separate from the beams. I'm left baffled that anyone could just cover up conditions that need to be fixed correctly. My whole family was so excited that we have found a beautiful home and it was just a partially rotten hose covered up with paint. This wont be the first time I write a review and will make sure to let everyone I know hear about it.

WOULD NOT RECOMMEND! After 10 days cancelled our contract. I would not recommend Offer Pad to any of my friends. After the 10 days they called us and they said they did a market research of our area and they decided against doing business with us. You would have thought they would have done this beforehand. Again, we thought we had a signed contract. Then, after ten days they decided against doing business with us.
Dealing with Offerpad was a horrible experience. They gave us an offer on our home and 2 1/2 weeks before closing decided they didnt want to go through with it leaving us high and dry. Very shady company.

DO NOT DO BUSINESS WITH THEM. They will give you a high preliminary offer and then after a so called inspection come back with a very very high deduct amount but I will let you know how to get out of their offer that you sign. IF you are within 10 days of your inspection you can cancel at no obligation of paying their 1% fee that they tell you, you have to pay if you cancel. OP came in at a $440,000 offer on my home, after inspection I was send an addendum change of $47,111 due to extreme repairs that need to be made as well as lower home values in my area. I asked for an itemized breakdown and cost per item they had on their report and was told that was not available to me? WHY NOT, I am in construction myself and know if i give a subcontractor a change order, I then in fact have to show the reason along with the amount of that deduct, why are they any different. I will say this would had been the 2nd time i've done business with this company and the first time was seamless, but i think it has to do with the persons you are dealing with and due to the guy i dealt with the first time quit and now i had a person with obviously no customer service experience who title was Success Manager (BS). I will explain more, the major issue is during inspection my inspection company missed there was outdated piping in the home, but once found he offered to pay the have the home repiped by a professional plumber, not him or anyone he even knew but OP said NO we do not trust him. WHY is that, he doesn't know the plumber it was issued through his insurance company in which he filed the claim but OP wasn't hearing of it. They had also listed pool safety as another issue in which i looked up all *** pool safety laws and i meet them all. There were a few minor other issues but once the piping would be fixed, I figured maybe a ***K deduct and that would have been ok but nope. HER TEAM was dead set on the offer of $392,889 but factor in they take 5% off the top of that!

Never buy an OfferPad home unless you have a lot of money for surprise renovations. Too little too late, I was informed that this company has a reputation of hiding things before closing. This was certainly the case for until husband and I. It would appear that this company understands the market and how quickly people must walk through a home and quickly put in an offer. So their renovations (if you even want to call it that) are completed in a manner that supports this. Just enough to look decent online and in a quick walk through. Once you close and get inside for a bit longer, is when you notice how youve been duped into buying a dump! Painting over dust and dirt, painting over wallpaper, using latex paint over oil based paint that is peeling off on day one. Not sure what paint they used on the bathtub, but its a sticky mess that wont scrub off. A MAJOR *** infestation, mold and water leaking through a door into another area of the basement that wasnt sealed correctly. NEVER AGAIN. Buyers beware!

I strongly encourage home owners trying to sell to offerpad to reconsider their decision. They only pay one thousand *** money and will back out any given day. Please do not trust this company. I have text messages and emails that says offerpad does not back out unless there is any major issues with the home. But my home is in a very good condition and Offerpad decided to back out citing high interest rates. Seriously ? That is a lame reason. Wish we common people are not cheated by these big firms. Again DO NOT TRUST OFFERPAD.
For those who are wondering, this is a great company to work with if you want a good clean sell of your home. I would highly recommend them to you.

Enter the Meritage site supervisor in cooperation with Offer Pad and they resolved the delimna. With a contract for a buyer the house we wanted was held pending completion of the building of the home. In this case the buyer was Offer Pad. So we had the house ready for sale and the amount offered was a little less than a regular sale, but it put us back in the game. Next problem - where to stay until the home was completed since Offer Pad would be ready for closing before the home was available. That would have left us to spend a fortune on a place to stay..So Offer Pad's options are many and they help buyers get the home.The solution? Make arrangements for us to remain in the home we were selling until it closed after the new home was built. We are in our new home now, and Offer Pad bought the home we were selling. And Meritage was always along on the ride to help where needed. Thank you Offerpad and Meritage.

I was selling my rental property. The Offerpad experience was top notch. Everything that was promised happened on time, as described and with excellent communications and supported by a great team of experts. The offer on buying my house was very quick and very accurate. The inspection process was very professional and detailed. The corrections / repair offer was reasonable and very close to the amount anticipated and communicated prior to the amendment offer. The Offerpad team even negotiated on the repair claim to fit it into both party's expectations. The clearly communicated next steps were presented quickly and the action taken was exactly as promised. There were no hidden strings or issues brought up. The experience was seamless and very professional. While I did not take advantage of the free move offer through Bellhop, this is a huge plus for people to take advantage of. While the title company selected could have provided better communications, in the end the closing was painless and everything was accomplished remotely and by mobile notary. All in all, a very good outcome and experience.

Offerpad posted a home in *** for well above appraised value. The home needs a new roof and new ac unit. We found this out after inspections. Offerpad did not offer to do any repairs, so they provided a repair allowance. At this point we verified with their repair team that if the house did not meet VA appraisal what their intention was. They informed us that the repair allowance had nothing to do with the appraisal and they would cross that bridge when we got there. So we move forward purchasing a VA appraisal. The appraisal came back well below the appraised value. Offerpad was contacted to try and get their comp prices in order to figure out where they got their posted value. One of the comps used was across town and not acceptable, it was also a home that was 14 years newer. The only other comp they had was closer to the actual appraised value. Offerpad tried having us pay half of the difference of their mistake in posting the value of the home. Additionally, they were trying to require us to give back the repair allowance. These are highly inappropriate business practices that are costing a lot of people money for inspections and appraisals. I would recommend everybody stay away from doing business with offerpad.

The inspector had alot of mistakes lie saying there were no smoke alarms and there was and said many outlets weren't grounded but his pictures said there were. Then it was a day after our deadline the realtor called and said they are canceling because they wanted to take the credit for the repairs and not me fix it, they sent me a canceling of contract due to there inspectors report, even tho I had everything fixed or was in a paid contract for work to be done before we closed. I believe they make up things wrong and never plan to pay their original offer, so either you take the lower amount or they cancel, it's fraud and I'm reporting it to the Attorney general and plan to see a attorney. I paid for foundation engineers, electricians to show either there wasn't a problem at all or it was corrected.they lie to pull you in from the start and prey on you being vulnerable or they cancel. It's breach of contract. They knew my sister just died and I was having to empty her house to sell it and pay her mortgage. They are scammers and I can prove it.

RUN, DON'T WALK AWAY FROM THIS SHADY COMPANY. DO NOT BUY FROM THEM. IF YOU DO, MAKE SURE TO INSPECT THE HOUSE THOROUGHLY. We are binding on a contract with them to purchase a house they are selling, but since they did not respond to our amendment to contract in a timely manner, we are withdrawing our offer. They have been terrible at responding to inquiries by our Realtor in a timely manner. They probably lied about having multiple offers on the house and that one was a cash offer. We went up on our offer because of it. That was just the beginning. After our inspections, multiple serious problems were revealed that they probably knew about. The furnace in basement is a carbon monoxide hazard. The heat exchanger is severely cracked and our HVAC inspector actually said he had to disconnect it because it's unsafe to operate. The water heater has a leak and is rusted out and was also a CO hazard. The main floor A/C is undersized and has terrible leak with old Freon that isn't made anymore. The upstairs furnace does not work and is also in need of replacement. The stove door won't go back on and a burner is out. The house also has elevated levels of radon. We have spent nearly $1,000 in inspection costs that we will have to eat because we are moving on. I hope they will disclose these safety hazards to the next potential buyer before trying to sell a piece of s*** like they did us, but I'm not confident that they will because of our experiences with them.

I GOT SCREWED
Open App to an offer to purchase my home my home. My home is 103 years old and passed down 3 generations to me. I have lived here 24 years. Over the years many keepsakes were collected and with my plans to live in Retirement on a houseboat it seemed like the perfect. Time to accept offer and begin selling off my collections and furniture. Keep in mind if it didn't fit on the boat i didn't need it in which this was just about everything. What was hard to give up or personal i put in a storage unit.
As Offerpad began its process of closing there was information I gave them and surveys and title searches were completed i was reassured this was really happening. In turn on my side this reassurance accelerated my downsizing. I sold off living room, dining room and 3 bedrooms of Furniture. I planned to leave a brand new refrigerator and the one year old stove, and washer and dryer for the new owners. I listed many keep sakes on line and accepted on many things way less in value but Offerpad was moving fast and I wanted to be ready. Thier movers were messaging me constantly in turn with demands to begin closing and telling me there would be deductions of sales price if clean up was involved I emptied the home of near everything and began cleanup on the yard. I sold off three birthbaths, statues and dismantled unfinished projects for an example my Greenhouse and Outdoor Shop. My home was now empty and clean inside and out. Keepsakes in storage and my Houseboat purchasing had begun. I was excited in this new way of life i began redirecting my future i began purchasing things for boat such as new dishes and towels all with Nautical themes to coordinate with water living and my excited grew even more. With the deaths of my wife, my mother and very best friend all within recent months I was all in and excited in my new direction in life to heal and spend time alone with the Lord.
I lived in a complete empty house and was waiting on closing. I was told there would be inspectors coming and set up with a closing date. We set inspector appointment and with little to no worldly items to move i cancelled movers assistance due to only having possesions i placed in my storage such as tools and persoal keepsakes i could carry to the boat myself.
Then i received messeges of Inspecting coming and here they come. Inspection was completed and before the lead inspector lest he tells me " We dont really purchase home more than 50 years old and i responded saying that i told the their man and woman lesding the way to close from the very beginning this home was 103 years old and solid.
The inspector then said well i will be turning in my report and wait to see what they say.
I was denied and the sale of my home was over because it did not pass inspection. I was never what failed this inspection nor did i understand why. I just had some work completed like $8000 worth of floors, completely new roof and electrical breakers and breaker box and wiring and. Much much more. All the lights go on, all the water works, theres no rotten wood anywhere. Except for three window payne with a crack in them and exterior painting that i was doing when the offer came already completing the hardest part, the make ready and just the other dsy repaited the exterior of my home which is beautiful and. Damned near perfect. OK
If this inspection failed because of the age of the home why wasn't this told to me from the very beginning when a few times i was bragging to the two main people about getting a. Historcal marker and how solid and well built my. Home was.

(Closing date Nov 12,2019) I want to first start by saying that this review will be extensive but if you are interested in a normal, hardworking, responsible, Texas family's experience that may save you from the worst home buying experience of your life you should take the time. In addition, if you pay attention to the reviews most of them are from home sellers not home buyers, there is a reason for this. Sellers can get out from under their homes in a jiffy and since Offerpad doesn't ever live in the house it makes it easier to fall into a lipstick on a pig situation, no back story means lack of information and context to a potential buyer. In other words right out the gate, buyer beware. This review encompasses the whole Offerpad buying experience from realty, to broker, to mortgage, to title. From the start, working with Offerpad required that we jump through hoops, you cant use an FHA loan and you have use conventional and be pre-qualified to make an offer. The house had been on the market for two days when we jumped through those hoops to make an offer. We had to wait 7 days (we found ourselves waiting a lot) for a response when they said they had multiple offers and wanted our "best and final", similar to a foreclosure transaction only this wasn't a foreclosure. A side note - there isn't just one realtor, in fact, with Offerpad you get who you get and you may make it through a whole transaction and never speak to the same "agent" again like we did. This means you will get different answers from different people and your agent will have to spend hours seeking information that should have taken a single conversation. We initially offered only a few thousand below asking and came back with asking for our best and final; to this day I genuinely struggle to believe that multiple offers existed but that is something we will never know for sure. After our offer was accepted we were told about their. 25 percent "of total purchase price" incentive for using their mortgage lender, Offerpad Home Loans which is really Loan Depot. We opted to go with them because this seemed like a great incentive until we realized it was only about $800, I regret ditching our local trusted lender to do business with Offerpad, a regret we will have to live with. The house was inspected and like other reviewers we found that their repair work was sub par, laying laminate over un-level tile, literally flipping AC filters upside down instead of replacing them to make them look clean all the while clogging the vents with thick dust and debris, laying sod over the evidence of what we would discover was a massive swimming pool pipe leak that was not fixed, spray painting the inside of all of the cabinets to hide imperfections and grime, painting over nails, removing all window coverings instead of replacing them (a massive expense for a new home owner by the way), and more. The negotiation process was painful and ultimately we settled for far less than we ever would have because the process was just so frustrating. Fast forward to lending, I am a very organized person and once we opted to go with their lender I reached out and electronically submitted all of their required documents before they were even requested by the loan originator. We immediately produced any further information requested and were motivated to make this a quick and easy transaction. Offerpad offers an early close incentive (more on that later) and so we felt like we were on the same page with them to move quickly, the house was vacant. None of these people are local, if you try to call Offerpad Homes or Offerpad Home Loans as a buyer you will get a voicemail 100% of the time. I have NEVER received a call back from Offerpad Homes or their lending department, not once. When you are buying a home from someone or some thing, I should say, and going through a lender that does not and has not ever lived in your state expect for them to make mistakes. They dramatically under calculated the cost of homeowners insurance because they are out of Arizona and are unfamiliar with things like wind storm and hurricanes in Texas. I contacted them to address this issue because the amount was significant. We jumped through some more hoops to make things work and then days and days went by. My father passed away during this time and even then I was able to stay on top of it but my loan had been passed on to someone else without any notice or introductions. Finally, the loan originator responded told me that he wasnt really over this phase of my loan anymore and that is when everything went completely and utterly wrong, and it hasn't stopped. The loan company consistently dropped the ball, the loan originator wound up taking over the whole transaction which was ultimately overseen by the department manager; however, from beginning but it was a complete logistical nightmare which they admitted. Fast forward to early closing, the day before I called the title company who had no information regarding our loan and was actually going to be closed during the time closing was scheduled. I had to call the loan originators personal cell phone to find out how closing was going to take place. Offerpad uses First American Title who sends a mobile notary to you, if I hadnt asked I wouldnt have known. The day of closing, the notary calls 20 minutes before closing, she still hadn't received the documents. One hour later she shows up. In the meantime they send me a copy of the second closing disclosure for review, the early close incentive is less than half what we were quoted and 100% of the buyers credits for repairs was not listed. Again had to call the loan originator (because the manager who took over who promised she would "be with us until the end" never responded beyond our one conversation) to try to resolve these MAJOR issues with funding even though that is way beyond his jurisdiction. Furthermore, I never received any communication from the title company whatsoever, we didn't know how to pay for closing costs or what to expect during closing. We signed a total of 5 Closing Disclosures because there were so many errors, ultimately we had to print the final version ourselves to sign. We were given blank copies of our paperwork and have never received copies of the original documents. The notary had zero knowledge of our loan and was unable to answer any questions regarding our loan or to assist with the major errors that if I hadn't caught would have cost us thousands of dollars. We spent more than two hours along with our agent attempting to rectify the mistakes, meanwhile we received a call from First American Title (for the first time) and were legitimately yelled at by the employee on the other end. I had to ask the woman to stop yelling at me because she was upset that we told Offerpad that we had not heard from them. My guess is that the lender contacted them with their error but it was directly taken out on us even though it was the truth, we hadn't heard from them. She blamed it on Offerpad stating that they are a terrible company and that they hadn't even received anything from them until the last minute. We got wiring instructions and moved on with closing while we were waiting for the second set of corrected documents to be emailed. Offerpad stated that they would pay $50 a day for early closing, however when it came to closing they offered us only two days instead of 6. Their justification was that there was a weekend and a holiday which didn't count... really? I was in disbelief at their attempt to cheat us out of their own incentive. Based on the massive disaster our experience was our agent was able to make it clear that this was not acceptable and advocate for what was ours (he had to produce their exact verbiage of their own offer before they would agree to the correct amount). To add painful insult to injury we went through three excruciating hours of closing only to be told at the VERY LAST MINUTE that while we closed we would not be allowed to have our keys for another THREE DAYS. This was devastating, we were angry, frustrated, and put out. Moving plans and logistics had to be completely re-worked. NOT ONCE did anyone mention that we wouldn't get to be in our new home, the pain to close early was completely pointless! Since then we have discovered a "prolonged" bat and rat infestation in our home that should have been legally disclosed and addressed prior to the closing of the home. The cost to re-mediate this issue is substantial but besides that we have bats and rats in our home! It has been two weeks since our agent and I attempted to contact Offerpad regarding this issue, I have never received a response and my agent only heard from them today with no resolution as of yet. Furthermore, last Friday I received a massive tax bill for the portion of taxes that Offerpad was required to pay at closing. Thus far the title company nor the Offerpad loan department has resolved this issue, in fact, I was placed on hold while they were "investigating it" and was never re-connected with the customer service representative who was assisting me. I emailed and called numerous times only to be transferred to voicemail. When people ask me about our new home I genuinely experience distress because I have almost nothing joyful or positive to say about the experience. It has truly been an unbelievably horrific and unprofessional experience. Do not buy a home from a company who is only in it for the profit, who has never lived in it, who monopolizes the lending, title, and home warranty. Go with local agents, and mortgage lenders who care and know your market, buy from real people who have lived and loved in their homes, and learn from our mistakes... we wouldn't wish this on anyone!

Early October we signed a contract with offerpad to sell our house and without the respect of or courtesy call i contacted the title company today and I find out that offerpad cancelled the contract without cause or reason although the contract is to buy as is, we have brand new ac and heater less than a year old. The roof is new also a year old and all my plumbing been replaced and did I say we have a lifetime warranty on the foundation, me and my wife are out of hundreds of dollars storage and rental and we have not gotten a call back yet.

They scheduled their inspection on 07/26, and then said they need 10 days to get back to me, and that was 08/05 when they finally got back to me, the day before I am supposed to close, they hit me with a seller credit addendum for $21,700. They stated that i must credit them for market conditions, and three minor repairs( garage drywall patch, no more than 1 sheet of drywall, a dent in the garage door, and exterior casings on the entry door). Offerpad also offered me a free move if I sell my house to them, which I agreed to and scheduled my move for 08/07. I believe they knew all this and tried to strong arm me into signing the agreement otherwise I would not be able to close. I felt pressured into signing away a ridiculous amount of money. We had an agreement and they tried to change it at the last second. Totally crooked company.

They called us and said we have two options to either withdraw our offer and get our $5,000 *** money back or don't and they keep our *** money. We had no choice. Withdrew it and resent an offer for asking price +***. They declined our offer and accepted another. However this offer they accepted has a closing date if 2/28 completely retracting their previous "sell by 1/31 claim" and also our offer was to close 2/7. The other offer is also for less money. This is complete discrimination against veterans knowing very well our names and that we were working with the VA home loan. I am thinking about filing small claims discrimination suit due to the known information of a veteran loan and the lies told about closing by 1/31. The address was ***. On 6/16/2022 I closed on a home being sold by Offer Pad. On 6/14/2022 the *** company was called due to unit not cooling the home. On 6/17/2022 while doing a walk through I noticed the ceiling was leaking which lead to the ceiling collapsing a few moments later. The *** company came out on 6/17/2022 (I paid $383.00) to complete a diagnostic, stop the leaking, add safety overflow switch and clear clogged line. The *** manufactured year is 2008. No service date was found on any equipment. I called to file a claim with my warranty company on 6/17/2022 that ultimately was denied on 6/30/2022 due to the unit not being in proper working condition at the start of the policy date 6/16/2022. After multiple unanswered calls and emails to Offer Pad we finally received a response on 6/30/2022 stating that after the close of the home they can not assist. *** company came out on 7/3/2022 (I paid $481.50) to complete a diagnostic, add refrigerant and easy seal leak stop.
I am a retired senior citizen living in ***, ***. I paid up front to Offerpad, a check for $209,000.00, and signed a contract for the outright purchase of a condominium, I agreed to purchase after their agent showed me the condo, located at: ***. The actual purchase price being $199,000.00. Offerpad then asked for $3,000.00 more to start escrow. At that point, I requested that Offerpad return the check that I had already paid them, which they did not return, nor did I get title or possesion of the property.

We were under contract with OfferPad as of 6/17/22. Our scheduled closing was 7/11 and our signing appointment with the title company for our closing documents was scheduled for 7/7. After a clean inspection report I followed up 7 days following the inspection to get needed updates for closing to which they informed me they were electing to cancel the contract as of 7/6/22. The reason stated was ourhouse no longer fits their buy box. They had provided numerous documented correspondence via email indicating a successful close was approaching within less than 7 days. Due to their gross negligence and poor business practices we have sustained sizable losses included an *** deposit on the purchase of a new home, the new home itself, inspection costs, appraisal costs, and moving costs resulting in over $20,000 of losses with less than 5 days prior to closing. Mind you, none of this had been communicated to me until I reached out to confirm our final closing details. This business model is a sham and they left us with no time to make other arrangements.

In December, OfferPad bought my home without my permission and without a notarized signature from me. I am a 72 year-old retiree who owned my home outright. A man I thought was my friend sold the house to OfferPad, took the proceeds, and moved all of my stuff out of the house. OfferPad did not do their due diligence and then sold the house three months later for $27,000 more than they paid for it. I want my house back or I want the $257,000 OfferPad sent to the thief.
This company offered me $125,000 - 5% for paperwork. After everything was signed, they did an inspection. Shouldn't that have been done before the offer? They came back saying that there was 20K worth of repairs that needed to be done and that they would take on that cost, but would reduce their offer to ***. I am a retired contractor and I know that there is no way the repairs that need to be made would take 20K to fix. I even went in with a contractor *** and he agreed with me. The company is now telling me that I need to agree with this or they are done with me. They signed the contract also, they should come through with the funds they committed to in the contract that was signed. In addition to being a retired contractor, I am a retired military officer, and have stage four cancer. I was hoping this would be a carefree way to make things easier on my sons when I am gone. I believe they are taking advantage of an elderly person that is already under duress.

We sent in an offer and the next day they signed it, accepted it and sent it back. I've attached that offer to this complaint. A few hours later they called our realtor and stated "that was a mistake, whoever signed the document wasn't authorized." Prior to putting our offer in we had our realtor call to make sure there were no other offers. We have received NOTHING in writing legally nullifying the contract. We want the house. We contacted our real estate lawyer in NY who has recommended a lawyer in the area. We plan to take legal action against Offerpad to cover the cost of the house and all of our travel expenses and emotional trauma. We are planning to also file a complaint with the relevant authorities. We're not putting up with this corrupt way of doing business. Offerpad picked the wrong New Yorkers to mess around with. Do the right thing Offerpad, honor the contract you signed.

Then the put us through a pool inspection. Came back clean. The day before their inspection period ended. They called us and informed us they were backing out of the deal due to market volitility. Hello, I just was notified that my contract is being cancelled by offerpad today due to official documents that state what the *** fees officially were. I am in the real estate industry and understand what disclosing information means. I disclosed what the *** fee was on day one of going under contract. I told my great tenant she could not renew her lease, havent listed the property on the open market, and havent listed it for rent(been vacant for a month) with the knowledge that offerpad would be purchasing this property. We are 6 days from closing and I could not be more unhappy with the unprofessional manner your company acted with this transaction.

But thats why i was selling the house as is. well offerpad first offered me *** than because they were aware of the hvac system they dropped it to 28***. which i was fine with. their inspector came and inspected everything. there was no leaks in the roof the attic was in good condition and the foundation was in good condition. I had already updated the bathrooms and put new doors on all the rooms and repainted and patched all the holes in the walls. a couple days after their inspector left they called and said that the house needed *** worth of repair! I dont understand where they came up with that bc the house passed alot of their standards. well they end up canceling the contract so we lost all that money and time for nothing

There is a dispute with Offerpad over a breach of contract. On May 1st 2022, I, ***, entered into a real estate contract to allow Offerpad to purchase my home. As the company states in their FAQs, they offer up to 90 days to close on the home with the flexibility to change the closing date as needed. Since I am in the building phase of a new home, the closing date of the new property had yet to be determined, but I knew the 90 day window would suffice. As the timeline progressed, I updated my first closing date time from June 30th (arbitrarily decided for the sake of the seller's contract) to July 15th, 2022. As of the 1st of July I found out that our new home's closing date would be July 25th 2022, only 10 days later and still falling within the 90 day closing period through Offerpad. When I asked to update the closing date, Offerpad informed me that they would not extend the date 10 days because they had already scheduled cleaners for our home. They have chosen to disregard their flexible closing date offering because of a scheduling conflict on their end. This is a breach of contract and should be reported as such. I am in the midst of consulting with my attorney and would like support from Complaintsboard.com if possible.Please let me know if I can provide more clarity or information.

We didn't have a home in mind and was just looking. The agent told us that we needed to sign a document for them to come take a look at our home and he'd put a date on it in the future, but if we ever needed to bump it we could call and they would without issue. They came out to look at it and wanted some amount off of the original offer, which I denied until it was 0 off - However, nothing further was signed. We attempted to get a home in May , but the market is crazy and it ended up in a bidding war that went over our budget. After that we didn't have much time because my wife had health complications from pregnancy and then our son was born to be in the *** for a month. Since then we haven't had much time, as it's difficult to do anything with a baby and needed to extend past the 2/28/2022 date. However, Offerpad refuses to extend further as they originally stated I could. I found out recently that Offerpad wants a 1% of the home price cancellation fee... If I had known this I would have never signed the document in the first place. We have been looking still but its slim pickings on the market and by the time I can schedule time with work or the weekend it's under contract (e.g. I can't make looking for a home a 40 hour a week job)

I recently contacted Offerpad and spoke with a Solution Advisor agent about my interest in possibly using them as a service for selling my house. I repeatedly told the agent I had not purchased a home and was just in the exploring phase. Because I wanted to make sure the company I decided to work with had my best interest in mind. After speaking with the agent and being told that I would not be obligated to sell my house. He encouraged me to sign the contract and assured me that since I had not found a house and had just started exploring the option of selling my house I was not obligated or bound by any means and would not be financially penalized by Offerpad. After I signed the contract, I reached out to Offerpad and all communication has been nonexistent with the exception of spam emails about selling my home. I left numerous voicemails and sent several emails because I feel as if the Offerpad Solution Advisor agent lied to me and that Offerpad is trying to force me to sell my home. On December 3, I spoke to the Transaction Manager and repeatedly explained to what I was told by the Solution Advisor. I would have never signed the contract if the agent would not have lied because I havent decided if I want to move and am only exploring the option. Again I canceled in a few hours online because my tenants have a hardship issue with the coronavirus pandemic and can't move right a way and eventually when they leave I have to move back to the property because I can't rent anymore because of apartment price increases. I'm disabled and a senior on social security disability a fixed income, my disabilities are becoming worse and they have tried to strong arm me into taking my property, Offerpad had title companies harass me trying to get additional information, I contacted the agent coordinator of offerpad on the phone and by email and she asked me to put it in writing about my hardship and she would have it taken care of and she never contacted me again. This company is a scam, they try to take advantage of seniors and people with disabilities. Their unethical practices need to be reported immediately! Also the company is demanding at the same time that they want 1% of my property worth because I cancelled in hours. This is not a few days after an inspection or disclosure or a title search this was cancelled a few hours online! This is how they do everything. Online. I have no money to give them because I'm poor and i'M NOT GOING TO LET THEM TAKE MY HOME.BECAUSE OF THEIR SCAM TACTICS! This is not Russia or ***. I have served this country and became sick over it and now this how a *** citizen is being treated and taken advantage up by an upstart *** real estate company!

They were offering the highest paying numbers at the time. I did the video walkthrough,etc and the real estate agent assured me who did the walkthrough that there are no fees for the process. I have done a quote with a few other companies and was never charged a fee for not accepting an offer. Now Offerpad presented us with numbers for our repairs but didnt present us with a final settlement until late in the night before closing that was scheduled the next morning. After seeing the ridiculous fees that they wanted us to cover we decided that we didnt want to go through with the process anymore and especially since they were only willing to negotiate and add 3k out of the 10k that we were asking for additionally to the final proceeds. Thats when we were notified verbally that we have to pay a fee. This is fraud and very misleading as I dont understand how Im being charged a 1% cancellation fee(that their rep clearly stated there wont be any fees/obligations) for a quote on my home. They are ripping people off and as a vet I am very disheartened and torn about this. They referred to page 7 and 8 of the contract stating that it says something about cancellation fees but page 7 says seller is satisfied with selling price or something of that nature and this is misleading I AM NOT PLEASED with this process and intend to take things further and report this company if I need to.

Offerpad's deceptive practices in home selling
Offerpad engaged in deception, if not fraud, as the seller of a home. Our offer was accepted, only to find upon inspection that serious foundation issues were overlooked. Offerpad either concealed or lacked evidence of floor measurements after supposed foundation repairs. The floor was warped, sinking in the middle, suggesting failed repairs or further foundation issues. Two windows and a door were so warped they couldn't close, signs that should have been caught in any thorough post-repair report. There was a significant height difference across the floor, indicating severe unevenness. We incurred nearly $700 in inspection and option fees to uncover these problems, which should have been disclosed. Offerpad may have been misled by the foundation repair company, who cut off communication when approached. However, it seems implausible that Offerpad was unaware of the issues. It appears they intended to deceive and transfer the repair costs to an unsuspecting buyer. After being dismissed upon contacting them, I am requesting compensation for the $200 option fee and $485 inspection cost, totaling $685.

We sighed a contract on June 24th with a closing date on July 19th. Keep in mind with the closing date is so close, you will assume they will arrange the inspection asap right? Nope! Inspection was scheduled on July 6th which will give them due diligence period till July 18th (a day before closing). 1 of thing they offered is free move which we scheduled for July 15th (as per email we got, we need to gave 21 days notice to this moving company, so we scheduled it as soon as we can). Fast forward, inspection was done on July 6th. We sent email to ask few questions on how the process will be since the due diligence period will be over a day before closing. Which we glad we asked, they said they will try to escalate it. The next thing we know we got a call today to informed as that they want to cancel the contract. No reason provided, we sent email to know what is the reason and the only reason they gave is that they just don't want to move forward. Which I found it is ridiculous. We were wasting our time and packing the whole thing just because we thought we will be moving this Friday. Buying all new furniture for our new house and end up they canceling this. Btw, we did raise our concern at the beginning before we even signed the contract. We were asking if we cancel the contract we need to pay them 1% liquidation fee but they can just back out like that without any fee? So, they were saying yes, they can back out anytime they want. During due diligence period it is without penalty and after due diligence period they will only loss *** Money which is $1000. However, they also stated "we certainly don't expect that to happen with this transaction". Please run away if you can from this business and don't believe whatever they said.

On 1/26 we contacted offer pad to get an estimate for selling our house. We spoke with offer pad solutions manager *** who explained our choices and emailed us a offer two days later. As we are relocating for work in the next two months, we decided to go with the offer and chose to bundle services to receive the 1.5% discount. They promised to help us find a home. We chose no specific closing date, but they included a date of 3/29 in the purchase agreement. Two days later, we met with a realitor *** who couldn't meet earlier than 12:30pm that Sunday, who showed up visibly shaking admitting to over imbibing in bourbon with his neighbors the night before our appointment. We tried to view 4 houses that day, but after the third one he cancelled stating every one in the house was sick and that it was a bad area. These where the only houses we viewed with him. I emailed, and text him, sending him houses we wanted to see and asking him when we can see them. He never responded to me, speaking solely to my husband. He would send my husband houses at all hours of the night that where over an hour from our intended location and not make offers on properties my husband requested him to. He straight out told my husband he only works part time. Fed up, I called my transaction manager *** and asked for a new realitor. *** responded he will call the solutions team and have someone reach out to me. No one called, so we reached out to *** at the solutions team who said she will contact the *** regional manager and will be in touch. We have heard from noone. We tried again and it went straight to voicemail. Time is passing and I need a professional reality company I can trust. My husband left *** a voice mail asking how we can just cancel our selling contract. We no longer want to sell or buy a house with offer pad. We have gotten no results trying to reach out and resolve this on our own. What can we do?

On 7/11 less than a week out from closing Offer Pad (***) contacted me and told me they were pulling out of the sale. I asked for an explanation as we have already moved out of the house and he stated "I don't know". I told him that I signed up with flex plan so that the offer would be honored. on 05/31 Offer Pad made me an offer to purchase my home. *** contacted me and went over the offer and my options. Which was $523,000, which was good for 4 days, or sign up with the Flex plan this guaranteed their offer for 60 days while they listed the house for sale at $570,000. I was told via voice and email "I can go back to the cash offer at any point in the 60 days and they will honor it. It took Offer pad weeks to list the house because *** stated "I only like to list on Fridays". It was apparent after almost month Offer Pad wasn't really trying to sell the house so I informed *** I would like to go with the cash offer. Again it took weeks to get the inspection scheduled. On 7/6 the inspection occurred an Offer pad inspector, a 3rd party and a pool inspector showed up. I asked the Offer Pad employee questions, he stated mulpte times "the house looks great with no major issues", I asked him about reviews I've read about Offer Pad canceling at the 11th hour for no reason. *** (Offer Pad employee) state "we don't do that our reputation is important to us", "this house looks great". The 3rd party inspector told *** and I he found no major issues just minor cosmetics. His only recommendation would be to replace the roof which had 5 years of life left on it. Which I felt was reasonable, and *** felt the A/C which worked but was old needed to be replaced. *** made his notes in his app in my presence and even showed me the notes Offer Pad already had.Example: Offer Pad already wanted to change the carpets in the "family room" which was in reality the living room. I would only know of this error because *** showed me.

I want to file a complaint for unfair and deceptive business practices on a real estate transaction with Offerpad, LLC. On 8/11, We accepted an offer from Offer pad for *** with a closing date of 9/1. We accepted this offer as it was a marketable offer. Our *** Estate agent talked with them and we were told that they only look at LARGE issues when inspecting the home for repair. As part of the application for submission for the quote, our agent uploaded pictures of every room in the home including the unfinished basement storage area and also uploaded the square footage of finished and unfinished space for each floor. Our ***tor confirmed that he would get his 2.5% commission from them upon closing . Offer Pad required us to accept the contract and sign it locking us in prior to their first VISUAL inspection of the home.The inspector did not come out until 8/17 even though we were supposed to close by 9/1. They took until 8/26 to advise us of any findings. The inspection report included items that would not be considered LARGE items and also included items that we do not believe were even valid. Offerpad made a verbal offer asking for 40K in concessions with no written offer to support why. When our *** estate agent asked for a breakdown of the 40K, he was told she would send it in writing. The inspection report didnt justify the 40K requested, yet we decided in order to keep our new home closing we would accept and called back to accept the offer and ask for the written document to sign again. The written offer was 20K higher! It included a claim that they didn't know of the unfinished space (that was disclosed) and requested new flooring even though nothing was in the inspection as needing repair. As we either had to accept or default on our new home or take it we agreed to *** feeling as though we were being extorted. THEN they charged us the 5% fee on the monies we didn't receive at closing and refused to pay the realtor commission.
