This company is a nightmare to deal with. They purposely make your life difficult if you own a home in this community, with the hopes that you will abandon your home and they can then take possession of it and resell it or rent it out. They tow your care within a few minutes of parking on the street, then charge you $300 to get it back, they "force mow" your lawn and charge you $40, they come into your garage/carport without permission and check the tags on your vehicles, then have your car towed if the tags aren't current, and charge you $300 to get it back, they don't plow the streets, they call the City Building Department and complain if you do home improvements, they don't even bother to respond to a BBB complaint, the corporate office takes a month to return your call, if you try to sell your house, they will push your buyer towards one of the "park owned" properties. Avoid this park and Kingsley Management properties at all costs.

i agree with that statement 100% plus they don't take care of the park either they raise your lot rent only with a short notice i notice that they are really rude to the minorities in the park well the african americans i've heard them tell cops that people were criminals and should check for warrants i talked to the family that this happen to if i were them i would get them for slander. me and a few residents heard the whole incident, plus a kid got hit by a car in the park they walk around the park and told parents that the cars have the right away so don't let your kids ride there bike basically it's ok for cars to speed and hit a kid on the street riding there bike. but overall this isn't a great community

They have also trippled the price of water with out notice, changed fees with out notice. It is cheaper to rent or purchase an actual home than to rent from this company. When you pay almost $600 to them for lot rent and NOTHING is included ie; water, trash, sewer, its pretty ridiculous. They sure know how to make people feel unwelcome and they know how to run people off, no wonder no one besides the crack heads stay at this place.

When John and Debbie where there as the managers things were good. Once they left ### went down hill in a hurry. When they first left there was 2-3 different managers before Dan and Alison showed up. Alison was ok, her husband Dan was a different story. This guy had a NASTY ### attiude. It was his way or the highway. I got a flat tire one day, pulled into a parking spot by the office to change it and he came up to me and told me "That I am not allowed to work on my car at all in the park. The only thing I can do a car in the park is put on windshield wipers." A few weeks later I got another flat and Dan came by my lot and said if I don't get done right then, he was going to have me towed. Now move on to last month. Me and my roommate have been vary sick and we were having trouble coming up with the rent. Went down to talk the new management (can't remember the ###'s name) she told us that we would have to pay before we got sent to the attorney for eviction. That only gave us 5 days to move out. She WOULD NOT work with us at all. We always paid out rent ON TIME this was gonna be only the second time we were late paying the whole 5 years we were there! BEAWARE OF KINGSLEY MANAGMENT and CASA ESTATES!

Kingsley Management is the worst. They don't care about the residents here. I filed a complaint with the BBB in Utah, which is where they are located, The weeds in the empty lot next to me were four feet high, I sent them pictures. They did nothing. The family across the street is horrible, They have destroyed my property on two separate occasions. I've called the police. Nothing. Even the police don't hold the parents responsible. There is supposed to be visitor parking in two lots at the south end of the park. It is always full. There is no where for visitors to park. Why do they allow this, they never used to. Now if I want to have two guests with two cars, they have to park at the office. The ignorant people they have moving in want to kill the wildlife. WE LIVE IN THE SUBURBS BACKED AGAINST OPEN SPACE. DUH!

Manager uses park resources for improvements to personnel property hired husband to snowing plow she discriminates and after I paid to sod my yard because was dirt now it's brown because water is jacked up so high they forcing me to 're-sod nothing gets done except what benefits her not the park worst manager I've ever seen

multiple lots are overgrown with weeds and junk in yards, city should condemn at last 3 of the homes in here, nothing getting done about them but water rates have tripled so no one can afford upkeep on their lots, more lots will turn into weed junk lots.

The manager is also very rude. She favors the Spanish speaking residence and treats the rest of us like we're beneath her. She is always giving me 24th notices when it clearly states in a flyer that she mailed to everyone that she will give a 7 day notice for landscaping issues. She hires her husband and his friends to do all the major work in the park, like fix her roof, cut down trees without wearing proper safety helmets, snow plow the road from her house to the office (doesn't plow the whole park). She evicted a black family so she could move into their house. I had to say hi first to get her to just acknowledge my existence, otherwise she would just walk by as if she didn't even see me sitting there. I have lived here for 3 years now and plan on moving within the next year. I can buy a house with a yard where I can do what I want without her permission and still pay less on my mortgage then we pay here. Not to mention the they charge almost $40 just for sewage. The park my mom lives in charges $12.

I was thinking of buying there. It would be so convient, just across the street from my grand daughter's school would allow me to pick her up from school. It looks nice from the outside fence. I am glad I read this. Casa Estates is now off my list. Thanks guys.

I agree totally, my husband and I moved into the park and I receive medical disability, social security changed the date that I receive my benefits and Maria said she would work with me until my direct deposit was straightened out and I was told that I could post date a check which I did and it was only for 3 days however the day that I wrote the check and gave it to Maria it was deposited which in turn resulted in a returned check along with a return check fee from the bank. I went to the office to talk to Maria and she said we do not accept post dated checks and that when she got the returned check from the bank that I would be charged a $50.00 returned check fee from the park along with late fees and the returned check fee from my bank which would result in me paying almost $1, 000.00 on a fixed income. Maria is rude and has her favorite tenants, Elizabeth has no idea what is going on with anything, every time I would talk to Elizabeth she would say oh I don't know you have to talk to Maria, why is Elizabeth even there if she can't help you with anything.

I have lived here for 4 years and I could not disagree more. This has been a great experience and my 3 kids and wife agree. Most places have rules, and if you follow them life is good. If you take advantage of them you will suffer consequences and then you will be pissed and write a bad review. There are hundreds of very happy residents in this park that need to share there thoughts.

I have lived here for 4 years. My wife and 3 kids have loved it. Most of what I see as complaints on here are people not following rules and blaming a management company for enforcing the rules. I know hundreds of tenants at Casa that love this place. Maybe you should try following the rules, and stop taking short cuts or asking for special treatment, more importantly stop blaming Casa for your problems. This is a great place to live and I hope other tell there positive stories.

Hey Casa Estates! I'm part of a committee in Front Range, Friendly Village of the Rockies, Kimberly Hills and Lamplighter, 4 other Kingsley parks. We're trying to get Kingsley criminally indicted for what they've done to us. Kingsley parks in other states are doing the same. If any of this sounds familiar, "purchase option leases", retaliation, a $1500 "move out deposit" illegal tows, coming onto your property with no warning, taking down your fences, mowing your yard, and charging outrageous fees? Demanding you take down dead trees or repair damages that were there when you moved in? Our group is on Facebook, Colorado Mobile Home Residents United. We meet with Adams County this week.

Do you have an update on this? I currently live in casa estates and have had issues with tow truck drivers coming into our driveway and towing our vehicles.

I think Casa Estates is a great place to live, the Managers are great also, all you have to do is follow the rules and management leaves you alone. For those who want to create problems like speeding, no takeing care of your yard or home you bring on your own problems a lot of the residents are trouble makers lookin flor a free ride, get off the managers backs and start doing what you agreeded to when you moved in to Casa Darrel Canham.
