stinky rental
WOW where do we start. Very very very long story short, we moved into a home represented by Mauzy Properties that had previously been occupied by a hoarder. The owner of the property did not do a very good job of preparing the home despite it being vacant for about 6 months. Several contractors were hired to eliminate the smell of animal feces. One even told the neighbor "We did the best we could". When we looked at the home the bad smell was disguised by the smell of newly finished wood floors. We went forward and signed a 2 yr lease took possession 3 weeks later only to discover after 1 or 2 days in the house it was not very clean and that the basement wreaked of animal feces.
We want to let everyone know that we are so so so disappointed in how this whole situation was handled by Mauzy Properties more importantly the property owner. Mauzy claims they only had access to the home less than 30 days prior to our visit. Even though we were given all of our money back it cannot erase the experience we have been thru. That home we leased should have NEVER been rented to anyone in that condition. I know for a fact the owner knew there was an issue and the Mauzy staff failed as well. It appears it was not inspected thoroughly by Mauzy before it was put on the market for rental under the Mauzy company name, ultimately, dragging them right into the middle. Even after the fact the communications with Mauzy was poor at best. There were numerous times I had to reach out to Jill (Dir of Comm/ Ops Mgr) only to get no response for several days if at all. At one point she told me to never contact her on her cell phone by text or call even thou the number is on her business card which she gave to me. We had to threaten going to court to get some real action. The resolution process was not inclusive based on the plan that was formulated by the property owner and Jill. It did not address the most pressing issues and for the most part just guaranteed more inconvenience for us with no compensation for the clear deception by the property owner. Yes, we know Jill is one of the companies most trusted employees, she initially appeared to be a nice person, but her communications skills are due for a review and refining. There was a lot of disrespectful communications from her including a statement that the owner is gracious enough to let us stay in the home an extended amount of time...?
At no time during this whole ordeal did Chris Mauzy / Owner or the property owner Nicole Klussman of Coon Rapids EVER reach to apologize for anything. Imagine living in a home that smelled of animal feces? We were there for over 2 months not being able to sleep well, no cooking, fighting bugs, hating every second and a PM company that didn't care. There is tons tons more with photos, texts, emails and letters clearly justifying our statement.
Landlord/Tenant
Mauzy properties is literally the worst property management company to work with. Anywhere you see Mauzy properties, know there is trouble for you. They are very unfair in how they do business. They are very rude and will try to take as much money from you as possible when you move out of the property. When you move out of the property, Mauzy properties will find ways to charge you for replacing carpet that has normal wear and tear. They will also charge you for fixing things that were wrong with the property before you moved in. They will even charge you for painting the walls, etc before the new tenant moves in. Please make sure to take many pictures of the property before you move in. But they will still find ways to take money from you. Stay away from Mauzy properties. They are bad news. Chris Mauzy is very rude, arrogant and disrespectful.
This is my story.
We moved into one of the properties they manage in Shakopee, MN in January of 2015. The walls were not painted nor were they in perfect condition. They were ok. Also, there were dents and holes on some of the walls and a few patches. The house was in good condition but there was a lot of dirt in the kitchen and some dirt in other parts of the house. I asked the agent to send someone in to clean the kitchen and the places that needed cleaning and to fix the doorknob, which was not working well. They did not clean the kitchen and they did not fix the doorknob. Also, the blinds in the house were all old and ready to fall off. I sent for them to help me with the blinds when we first moved into the house. They did help lower the blinds, but we made sure that we did not touch the blinds much since they were old and ready to fall off.
Then when the lease was about to end, an agent of Mauzy properties told me that since we were very good tenants, they wanted us to renew our lease. When we decided not to renew the lease, the nightmare begun.
There were a series of problems with the house when we moved in. The microwave was not working well and had to be replaced. Also, the dishwasher was not working. We could never use the dishwasher throughout our stay in the property. We asked maintenance to fix the dishwasher many times, but it was never fixed even though people came to try to fix it. So we did not bother using it and left it the way the person who was supposed to repair it left it. Also, the bathroom fixtures were very weak in the house when we moved in. We asked the maintenance to fix the bathroom fixtures but they did not. They just found a way to put the bathroom fixtures on for a temporary fix. The fixtures came off the same day they were fixed, so we just left them off. We were always having plumbing problems and spent a lot of money on draining supplies, but the problem still remained with no help from the property manager.
When it was time to move out, they forced us to move out by 12noon. We told them that we had to have the carpet professionally cleaned and the walls painted and so 12pm would not work. But they told us that they had Tenants moving in on the 1st of June so we needed to be out by latest 3pm. I told him that I thought I was supposed to hand in the keys at 11:59pm on the 31st. I told them that if they don’t give me more time, I would not be able to paint the place. So we were forced to move out by 3pm with the carpets professionally cleaned, the house cleaned and all the light bulbs replaced.
After moving out, the landlord charged us for cleaning the whole house, replacing the light bulbs which were already all replaced, fixing the dents and breaks on the walls that were already in the house before we moved in. and fixing the fixtures that were already weak and were never fixed. The agent who showed us the property before we moved in acknowledged the dents and breaks on the walls. Before we moved in, I pointed these dents and breaks out to her, she told me that we would not be charged for their repair. They also replaced all the carpets in the house, cleaned the house and painted all the walls. They charged us $4, 829.65 for all of this. So after taking out my security deposit of $1, 395, they are charging us the amount of $3, 434.65. This is very unfair. They replaced carpet, which was already in good condition with normal wear and tear and a minor spot in the living room and a spot in only one of the bedrooms. They charged us for $2, 800 for this. They painted the house for $1, 295 and charged us for it. They charged us $375 for cleaning. We were also charged for all the things that were wrong in the house before we moved in, like the dents, doorknobs, breaks in the walls. This cost for this was $880.
Worst landlord ever
