They have been bugging me by email and phone wanting to set up an appointment, oh, but "don't forget your payment" They are WAY too eager for my business. After doing some research and speaking with several different people, these companies are scams.

I found the original complaint posted here on July 10th, 2 days after I gave Delkash & Assoc. a check for $1, 000 and committed to $3, 000 more in 45 days. I called to cancel after I read it. I wanted to look into the company a little more. I had previosly requested some more recent testimonial letters than the ones they had in their notebook, and they hadn't showed them to me. I stopped payment on my check as well. A few days later I got a call from Omid "Ed" Delkash himself. He was annoyed with me and accused me of posting the original complaint here myself. He accused me of defamation of character, etc. He admitted to the incorporation date (not that it's a crime) but it annoyed him that I asked.He told me he'd "gone all out on spending for his new office, only the best - and I was really missing out on a good thing by cancelling my contract". He said "as much time as he and his staff had spent with me thus far, he should charge me $1, 000". He promised to return all my paperwork, he said "would even pay for the postage". Gee thanks - I guess. He left a bad taste in my mouth and I was glad I'd cancelled after I talked to him. He's not an attorney, but I guess the Attorney from Ill. who passed the Ca bar last year makes it a "Law Office". The other people I talked to seemed very nice. I believe Nancy and Rob whould have done a good job if given the chance. They probably should keep Delkash out of the public eye and maybe consider a DBA. Delkash doesn't seem to have the best reputation. I've seen posts from people he screwed at Liberty Mutual, as well as posts from people who knew his exwife well enough to say some pretty nasty personal things. Maybe use the name of a real lawyer.

Omid screwed me for 3, 000 on some Office Furnitrure four or five years ago. If you google his name all it that comes up is what a crook he is. Even took him to small claims and got a judgement against him. Still have yet to see a dime. Yo Ed, if you read this, call me and pay me. I'll be waiting by the phone you [censored].

Del Kash and Assocates, a "Professional Law Firm". OMG! This is the biggest joke in the world. Omid (aka: Ed) AND his scummy little wife Annette are both cons but mostly Omid. Omid has pulled off some of the most successful Mortgage scams in and around the LA/Orange County area for years. Fraud, forgery, scams, cons, you NAME it and the ### has done it and continues to get away with it. He has even screwed his family over in the name of MONEY. For anyone who wants to find the little dick he is usually at Pala Casino or ###go Casino spending the money that he screwed you out of. Management knows the little ### well and caters to his ### with suites and freebies. As for his wife Annette, she will play the victim role against Omid to anyone who will listen but it is part of the game the two play for the most part. He has in fact beaten her a few times and has done jail time for domestic violence but she always takes him back. ALWAYS. Do NOT trust her. Let's get real here, Omid has probably 50 people who wants to break his legs and/or flat out kill him for the financial ruin he has left upon so many people. Do not trust him with even lending him a dollar. You'd never see it again. And who the hell is this IDIOT attorney that is backing Omid? What a sucker!

My neighbor sue Oimd Delkash and filed the reatraining oder against him. The hearing date is on September 11, 10:30 am in Newport Beach Justice Center. If you would like to witness the hearing, please come to the hearing. He might not like what I am doing, but Omid Delkash deserve the publicity. My neighbor also filed a Small Claims Court against his parents. Additionally, my neighbor told me that Omid Delkash called him ###ing Oriental and threatened to ### his wife and two daughters. Omid Delkash can get away so far. But for how long Omid?

You seriously do not expect Omid to show up at court do you? There is no way in hell unless there is a warrant for his arrest that he'd show up. NO WAY. Omid and the court systems do not get along well at all. Have any of you ever run his rap sheet? Just go to the OC Sheriff department website and punch in the name OMID DELKASH and you will pull up so many cases against him that your head will spin. Most are felonies and some are domestic violence cases when he goes ape ### on his stupid ### wife who continues to take the abuse with a smile on her face. I wonder when she is going to smarten up? When she is dead? Those two put far too much coke up their noses. As far as Omid screaming raping kids and other women? That's him for sure. ive known this guy for about 15 yrs. hes always gone out of his way for peope in need. regardless of race, religion and beliefs! he has give alot of people a helping hand. there are numerous people that can attribute to making thousands of dollars in business ventures, thanks to him. sooo, you people are few and bitter. you were not taken advantage of, you werent swindled or scammed! u were just plain dumb. u didnt look at the numbers right, or missed a word/stat, sentence etc. i review all my investments carefully & after 15 yrs, ive lost only 1 time! i thank ed for getting me in on some of the great investments. me and my family owe him soo much. we can afford nicver vacations, i have my first home because of him, we have nicer cars, i can afford health insurance now, etc, etc, etc. do you people want a list of friends of mine, that have invested in ed and come out making more $ than they originally thought? grow up. youre probably those ugly, sickly people that need to whine about how life isnt fair and u dont have looks, money or anything other than a fat ugly wife at home that just eats and complains to you. grow up already!
p.s.! drugs are an addiction that just like gambling, shopping, eating disorders, etc are take control of your life. omid used to drink too much but went to an aa meeting 7 yrs ago and has been sober ever since!

My Loan Mod papers are about to get signed off on as I am typing to you this very moment. I too had my doubts, and had it not been for a friendly neighbor that actually worked for the company, I probably would not have known or gone with this company. However, Nancy was my account manager and I assure you that she worked her tail off to get me my loan mod. It did take a solid 7 months to get to this point but I never expected it to be easy.

As for Delkash himself, I cannot speak for his reputation or the negative connotations that accompany it. But if my rep Nancy is any indiciation of the quality behind the company's dedication to it's clients, then my personal opinion is that it is worth the money. I was given a money-back guarantee (full, not partial) when I signed off on the contract, so for me, it was well worth the hassle of dodging harrassing phone calls and notices.

Do understand that as a business, they are going to try to sell you as best as possible, as would any other business. The results will vary, and there is a chance you won't get the loan mod. It is definitely judged on a case-by-case basis and without sitting down with the company and hammering out EVERY SINGLE DETIAL, it might not seem worth your time. My loan mod approval took 7 months, others took 4 months, and I did come across a handful of people that got flat out denied. So I implore you to take a look at this company but also to proceed with cautious fervor and make sure you CYA. Request Nancy as your account manager and you should very likely be in great hands. Hope this helps all of you out there.

Last month july 2016-drinking at the bar, overheard this man talking about omid 'ed' delkash> said he was asking to borrow $ from him and should he do it? asking his friend. Friend didn"t delkash- i was cringing. This man at the bar is older. Trying to scam an 80 year old man out of thousands. Delkash told the man it was for a preacher friend of his - like 60k "loan" for a church in the midwest... How much ### is that? asking an 80 yr old if he's lend money to a church. A church that would pay back 80k in 6 months or some bs. Wtf delkash? could you be any slimier!? using a fake church to con an elderly man out of money. The man was telling his friend- delkash had never showed him any ligit paperwork or any proof of any real church so the older man was saying he didn't think he could lend money without proof of it being real.
