I have found the advertisement of Land Ho Inc. that they offered to buy a piece of land in Miami. It was a good place as well as I could start the building after I would get all the papers about the purchase. I spoke with the representative of this company and he assured me that this land existed and I simply needed to pay the deposit. I paid and when I needed to contact another authority to confirm the payment, this lady said that it was strange that someone purchased a piece of land situated in the middle of nowhere.
I will mention that I do understand how you feel but as far as I can understand now, a piece of land in the middle of nowhere does not mean that it does not exist.
I myself own landlocked property so I probably understand your situation for this reason too.
landlocked in my case means completely surrounded by private property.

You guys need to check who your sellers are. Many of these sellers not only don't own the lands they are selling; but also, they don't live in the USA. And USA is a big land that does exist.
So, before you release money to these crooks, check their credentials. For example, check their website through whoiswho.com who will give you pertinent information.
You can also use https://www.urlvoid.com/ to find out if a site is trustworthy or not.
More importantly, crooks always try to make their business legitimate. They always add "inc", LLC" or "Ent." at the end of their fake business name to show they are registered as a business.
All you have to do, see where their address is and check with that State Corporation Commissioner and you will get good and reliable information from them from the business.
After you do your due diligence and If all these information come back OK, then ask seller to open an escrow in order to purchase the property. You pay half the cost, seller pays half the cost. Sellers charge buyers $300, $500 or may be more for documentation; so why not pay that to a reputable escrow company and close your deal safely with piece of mind that property would be yours after closing.
