When our association hired New Concepts, we were promised many things that were not delivered. For example, they said they were going to set up a website that owners could use to see meeting minutes, agendas, party room reservations, etc. None of this was done. The beta version of the website showed pictures that were not of our property and it was a struggle just to get one picture of the property on the site. Plus the website was so buried within New Concepts own website that it was not easiely accessible. Board packets were poorly photocopied (pages at an angle) and the majority of communications were littered with grammatical errors. It was embarrassing to have New Concepts represent the property. New Concepts never guided our board and constantly left decisions up to board members, who were volunteering their time. Consequently there was a huge turnover in board members who did not have the time to "babysit" our management company. New Concepts offered no expertise when it came to handling issues like putting work out to bid. In board meetings they would ask homeowners if they knew of a vendor they could contact for a quote rather than using their own contacts. New Concepts uses Start to Finish for a lot of their maintenance projects. In hindsight, we found out that Start to Finish was extremely high, but again for a volunteer board, these members did not have the time to search out other resources. The property managers we had always appeared disorganized in meetings and did not represent their own company very well. It seemed that they hadn't even looked at the board packet before the meeting as they were constantly flipping through pages to find the answer.

New concepts claims to provide a ease of living experience, the only experience I encountered was fear to live in my home without being penalized. On top of the over prices dues, they charge excessive "fees" for interference, not by your neighbors, but the letters of complaint are from members of their staff themselves from drive by reviews, of which they have no information about the individuals in their association. They claim to have an appeal process, which is a joke since their association rule of a 5 day feed back is closer to 3 weeks and they don't send you information on how to do so or where to do so in hopes that you will drop any argument, not that they listen to it anyway. They do all this to charge ridiculous fees in order to further their pocket line, and drive out any owners they deem. I would never recommend anyone work with them, as they ruined my first home owning experience.
