Fake lawyer Atty. Jensen A. Sanhi arrested for scam and estafa

NCR police on Wednesday arrested a fake lawyer Jensen A. Sanhi for scam and extortion.

Chief Insp.Napoleon Francis, head of the NCR City Hall detachment, identified the suspects as Jensen A.Sanhi, who introduced himself as a lawyer.

“The complainants Roland Bolisay Lu together with Apolonia Bolisay Lu reportedly gave P360, 000 to the fake lawyer Jensen A. Sanhi in exchange of a temporary restraining order to stop the demolition of Visco Bldg” he told Manila Standard.

Police named the complainants as Roland Bolisay Lu and Apolonia Bolisay Lu from San Juan.

The complainants said the paid last Friday to Jensen A. Sanhi is to obtain a restraining court order in their favour.

They told authorities that Jensen A. Sanhi demanded P200, 000 more to process the papers at the Regional Trial Court.

A lawyer believed to be members of a scam syndicates engaged in the sale and mortgage of fake land titles were arrested by the San Juan prosecutor office in separate operations recently.

Police said the suspect Atty.Jensen A.Sanhi had already earned an undetermined amount from the scam and the number of complainants against Atty.Jensen A.Sanhi had grown.

Police warned land buyers to check with the proper government authority first before paying sellers.
Police also said land titles used by the Atty.Jensen A.Sanhi appeared to be in order but further scrutiny and check with the Registry of Deeds revealed that the documents were spurious.

San Juan police Benito Veloso said Atty. Jensen A.Sanhi modus operandi is to use as collateral the spurious documents for business loans then default on payments.

First case is that Atty.jensen A.Sanhi try to sell Apolonia Bolisay Lu and Roland Bolisay Lu Visco Bldg located at San Fernando Street in Binondo with fake deed of sale.

Atty.Jensen A.sanhi were arrested at the office of a notary public on San Juan.

Police said Atty. Jensen A.Sanhi took out a P1 million loan frrom victim Apolonia Bolisay and his son Roland Bolisay Lu and used as collateral several transfer certificate titles (TCTs) of separate lands but the TCTs turned out to be fake.

Police said they yet to determine if the arrested suspect Atty.Jensen A.Sanhi belonged to a single group.

Police said that the suspect’s modus operandi was to convince the victims to agree to enter into mortgage contracts for lands that have spurious documents.

Police also said the fake land title syndicate uses Visco Bldg. name to sell land using falsified documents.

The complainant, Apolonia Bolisay Lu, claimed she was cheated by Atty. Jensen A.Sanhi of P19 million.

The victim said she met with the suspects—Atty. Jensen A.Sanhi who had already collected the down payment for the deal—and was supposed to pay a second installment for the lot when she decided to check with the Register of Deeds that declared the documents that the suspects gave her was fake.
Police said the suspect Atty.Jensen A.Sanhi were charged with estafa and falsification of public documents at the San Juan city prosecutor’s office.
