Royal Indian Raj Cleared of Fraud

British Columbia Securities Commission dismisses fraud investigation into Royal Indian Raj International Corporation

Canadian proprietary township model to proceed in India as result of clearance by the BCSC

Vancouver, BC, November 25, 2011 - As of April 2010, the British Columbia Securities Commission (BCSC) has formally closed their investigation into Royal Indian Raj International Corporation (RIRIC).

Allegations of fraud and irregular land acquisition processes surrounding RIRIC's township development activities in India were brought against the company in early 2005 by a former local employee looking to undermine the hard-earned reputation of RIRIC in both North America and India. In addition to RIRIC's early brand incubation of such names as Choice Hotels (15, 000 rooms), Century 21, and Caldwell; exclusive rights to the Jack Nicklaus golf courses and Academies; consultancy associations with Jones Lang LaSalle and CPG Corporation (former Singapore Public Works Dept); and financial relationships with Global Emerging Market Fund on a 300, 000, 000M (GBP) Equity Line of Credit the following townships were presented to the Indian government and proposed for development subsequent to land negotiations and Township master plans submission:

Royal Garden City Bangalore (2004) - 3, 000 acre (146.36 million sq. ft. built-up) "Smart" City, Bangalore, India
Royal Garden City Mumbai (2004) - 5, 000 acre (217, 800, 000 sq. ft. built-up) "Smart" City, Mumbai, India
Royal Garden Villas and Resort (2005) - Phase 1: 17 gated communities (600, 000 sq. ft.buildable), proposed expansion to 137 acres (5- 7M sq. ft.) Bangalore, India
The Italian Village (2007) - 1, 136 acre gated community, Bangalore, India
Golf India (2007) - a series of prestigious, planned golf course communities across India by golf legend Jack Nicklaus
The Special Economic Zone [protected], 500 acres for commercial development, State of Meghalaya, India

After an exhaustive review, BCSC lead investigator David Martin determined there were no grounds for prosecution.

"At the end of [that] process, we concluded that there was insufficient evidence to sustain allegations, " said Bob Abrams, BCSC Investigations Manager.

"We are very pleased with the BCSC's decision, " says RIRIC's chairman Manoj C. Benjamin. "As RIRIC is very vigilant at keeping well-documented records of its cross- border activities in the new emerging market of India and elsewhere we remained confident with the investigation's outcome. The process has nevertheless delayed our progress.We are eager to put the last few years behind us and get our inaugural township project in Bangalore, India, off the ground in mid 2012, move on to other proposed townships as well as internationally incubate big name brands through our vertically integrated development portal.".

The Asia-China-India markets will make up 50% of the world's economy by mid-century; a transformation which, in India, will be "the scale and speed of which has not happened anywhere except China" noted a recent report from Morgan Stanley. RIRIC is well-versed in the risks and challenges inherent to developing Eastern markets and is readily equipped to handle the multiple facets of its projects.

"Our vertically integrated proprietary "Smart" township model is unique - and a significant undertaking by any company's standards, " notes Benjamin. "It requires vision, the pursuit of excellence and a hard-headed business acumen. In India it requires additional mastery over many complex risk factors and procedures prevalent in these types of emerging markets such as poor regulatory environments, undefined real estate laws/practices, prolonged re-zoning issues, continuously changing governments, and excessive governmental red tape for project permissions with average approvals taking up to six to eight years. It takes patience, perseverance and personal contacts at the highest political level. RIRIC has all three in abundance."

RIRIC initially entered into their township development projects in 2000. They received Indian Foreign Investment Promotion Board (FIPB ) approvals under India's newly created "Integrated Township Sector" programme in September 2004, and became the first Foreign Direct Investment (FDI) permitted under this initiative. However, government delays of five to ten years, the aforementioned employee's internet sabotage campaign, and other influencing market factors reversed the precision planning and effective advancements to date; it was the perfect storm to stall the company's stellar reputation, integrity and project validity.

The clearance by the BCSC, combined with finalized Indian government permit clearances at the central and state levels, will allow RIRIC to commence phase one of its inaugural Royal Garden Villas & Resort (RGV) Live-Work-Play community in 2012 with phase two and its proposed 3-4 million square feet development anticipated to follow. The RGV project has received over 12, 000 sales inquiries in its pre-launch stage. The entire project will be completed in several phases over approximately 5-7 years.

Royal Indian Raj Ex Employees posting Internet Liable

Royal Indian Raj International Corporation launches multi-million dollar lawsuit against against former Vice President of Communications, William Zack for print and internet liable.

VANCOUVER, Apr. 22 /CNW-AsiaNet/ --

Royal Indian Raj International Corporation (RIRIC) announces today a $100M
USD lawsuit for Slander, Liable and Defamation of Character against RIRIC
former Vice President of Communications William Zack. The suit was filed in the
United States District Court for the Southern District of New York.

The RIRIC lawsuit, initiated in May of 2008 in New York, alleges that Mr.
Zack stole proprietary information, confidential data and contact lists from
RIRIC then, waged a slanderous smear campaign against the company in North
America and India. RIRIC alleges that in or around March 2008, Mr. Zack used
various fictitious anonymous aliases to communicate misinformation about
RIRIC’s business to the public through postings on unethical websites and
through a direct interview with a Canadian newspaper which was then later
excerpted by the Times of India newspaper. He also used the stolen lists to
communicate directly with shareholders, customers and alliance partners. RIRIC
contends this damaged the RIRIC trade mark, caused millions of dollars in
financial loss and a huge loss of client goodwill.

The lawsuit alleges that Mr. Zack misled RIRIC's principals and the public
to believe that delays in developing the inaugural Royal Garden City Project
and the Royal Garden Villas & Resort in Bangalore, Karnataka
(www.royalvillasandresort.com) resulted from mismanagement at RIRIC as opposed
to India’s notoriously bureaucratic land development process, specifically the
delay of the [protected] Bangalore Regional Master Plan (approved only in Jan
30th, 2009) and India’s government upheavals. India has seen five failed
governments collapse in Bangalore since 2004. These factors have delayed
developments for over 400 Indian real estate developers in the vicinity,
including RIRIC. Mr. Zack also claimed that RIRIC exaggerated its developments
and wrongly used celebrity endorsements. RIRIC vigorously maintains that both
claims are invalid and untrue. In addition to filing the lawsuit in US courts,
RIRIC intends to prosecute Mr. Zack in India under Indian criminal law.

"Not only is this campaign un-factual and unethical, it has harmed our
company and its principal's reputation as a leader in the Indian Realty sector
under the Indian Government's Integrated Township program, " states RIRIC
Chairman; Manoj Benjamin. "Court systems provide legal ways for dispute
mediation and regretfully, Mr. Zack opted to air his grievances against us
through this online smear campaign. Annoying someone anonymously via the
Internet, through a website or even by email; however is a federal crime with
stiff fines and prison time. And beyond being illegal, this is a great shame.
Our business practices remain and always have been transparent and sound."

Mr. Zack's grievances began in November 2007 when he filed a lawsuit with
RIRIC and the company, in turn, filed one against Mr. Zack. Negotiations failed
and when an arbitration date at a Colorado court was set for February 2008, Mr.
Zack did not appear. In February 2009 his lawsuit against RIRIC in British
Columbia was dismissed, and yet his online defamation campaign continues.

Mr. Benjamin states that whilst this campaign was designed to hinder and
harm RIRIC's operations, development and sales in India, the company remains
focused, growing and strong. Soon RIRIC will be clearing permissions from State
and Central authorities not only on the inaugural Royal Garden Villas & Resort
project but larger projects including a new affordable housing project and a
special economic zone (SEZ).

estate market would open and thrive. Presently India's real estate market lacks
regulation and is therefore highly unstructured, disorganized and far more
challenging than anything that has been encountered in the West. Despite this,

Paid 30%advance for an apartment/villa in 2007 with a clear statement of refund if no construction start in 2yrs of advance payment.2009 we asked for the refund of $$39, 558&we have not heard since.Sad to note INDIANS resorting to FRAUD&false advertisement in USA&CANADA&go unpunished&unable to refund the customers their hard earned money.

Royal Indian Raj Fraud Allegations - new lawsuits

Looks like Royal Indian Raj and it's associates (Manoj Benjamin, Ravi Benjamin, Collins Benjamin, Anjula Benjamin, Sherri Vaters, Patrick Hinds - to name a few) are also being sued in Florida. Just another lawsuit to add to growing list of other fraud charges.

Here is a link to one of the suits against Manoj C Benjamin, and Royal Indian Raj. Court is in progress, and has been for some time. Here is the lastest documents from the trial, parts of which are in favour of the victims, and unfortunately, some of which are in favour of RIRIC

Paid the downpayment for a villa in RIRIC in 2008. Still waiting for return of the money or construction to begin. What are my options now. Can we all come together and file a class action suit against. I am now in California and approaching a lawyer on my options to get the money back. If all of us in this situation come together, we can file a suit against the RIRIC in California and elsewhere in USA and also advertise in paper on this lawsuit. Please reply and get active on getting your investment back.

Krishna R. please email as I have many concerns and questions.Does anyone know of involvement of parties listed.I must have information to present to counsel.Can salesperson be personally sued for selling fake properties in royal garden villas in Bangalore?Manoj Benjamin is CEO.Director is Collins Benjamin.Other names are listed but what involvement have they in royal garden villas maya Benjamin Anjula Benjamin ravi Benjamin sherri vaters.Let us cooperate together for justice.

this is not a shock.what is confusion to my mind is why there are not more lawsuits against manoj benjamin and his father collins benjamin and the evil persons who are in league with them.they are in my mind crooks.

Royal Indian Raj Tax write-off

Can I do a tax write off for the investment losses I had in Royal Indian Raj corporation? Will it get complicated since the property was in India? Since the investment was made in US dollars and the company is based in Nevada, i think it should be feasible?

OR should the invesment be first declared as a ponzi scheme before we can do a tax write-off?

Manoj Benjamin is scrounging for money to prop up his ailing scam operation. Among other absurd claims, Manoj Benjamin claims to have already received the Pravasi award of achievement and has now made a 2nd claim that he is again receiving the award. The NRI institute ( NRIinstitute.org ) denies that Manoj Benjamin has ever been nominated for the award and states that he never will be nominated for the award. Manoj Bejamin is a career criminal. Manoj Benjamin tells the most outrageous lies to take money from the innocent. Do not be fooled by his sociopathic charm.

Royal Indian Raj RG Villas - helpless situation

I have also invested lot of money in Royal Gardens project for last 2 years with absolutely no returns. Its been more than a year since I have requested the refund but no luck. I have hardly been able to get in touch with them but whenever i did, I had to listen to their ever growing lame excuses. I have talked to many people in their canada office.

I am sure there are lot of people in the same boat. Why is it that we are not able to do anything to get our hard earned money back except hope that they refund one day or just wait for them to run away with our money. I feel helpless and surprised that I cannot do anything.

I don't have much knowledge or time to take this matter legally and personally I think that it will take forever before matters get settled through legal route. But how about media? there's got be ways to get some help and put a closure to this fraud and help everything get their money back.

I have been reading articles about RG villas and their fraud scheme for last 2 years on a regular basis. I only wish I had similar research before investing the funds.

I am not sure if everyone is as puzzled like me, but would imagine some of you have taken certain extreme steps (not like me just hoping and hoping) to tackle this fraud situation and deal with liars like Manoj Benjamin and his brother Ravi Benjamin.

Just wanted to get the ball rolling and see what we can do together...

indeed good men must come into action to stop force of evil benjamins.police in india and united states authorities have power to supress but persons must speak in confidence with such authorities and bring supportive documents to their complaints.civil lawsuits are good yet only criminal charges will serve ultimate justice.

Its just a matter of time before Manoj Benjamin, Collins Benjamin, Ravi Benjamin, Maya Benjamin, Anjula Benjamin and Sherri Vaters are brought to justice. The Bangalore India police seem to be taking the matter quite seriously with the arrest of Collins Benjamin for Cheating and Breach of trust in the "sale" of luxury villas in Bangalore India. Any complaints or evidence would be useful in their prosecution Collins Benjamin. The charges brought against Collins Benjamin also implicate his sons, who are Manoj Benjamin and Ravi Benjamin.

You can choose to sit by and hope that they are brought to justice or you can act and ensure that justice is served against the Benjamin family.

Royal Indian Raj Investments Going Nowhere -- that much is for certain. Great advice in your User Name "Think". Yes due diligence is the key to dealing with investments. 10 years ago the internet isn't what it is today but even so Google cannot be relied on to tell the full story. A search in the court systems in the jurisdiction of all listed offices of the companies and the local residential jurisdictions of the corporate principles is also a must. As it turns out Royal Indian Raj and its principals had set up numerous companies. While a few child companies are the norm, RIRIC and Manoj Benjamin went overboard in setting up companies with which to weave a tangled web. A search through the civil courts also shows court records on Manoj Benjamin and numerous records indicating that trade-workers for Collins Benjamin and previous companies had many legal complaints to do with the Benjamins selfish business style. Following the example of Collins, Manoj Benjamin and RIRIC have likewise failed to make good on accounts payable -- the very reason they were kicked out of Suite 610 375 Water Street Vancouver, BC, Canada V6B 5C6 in the summer of 2009, despite continuing to use that address after being removed from the premises.

Well I am sorry you lost your money... and trust me I wouldn't hold your breath to get it back. But my question to you would be WHY in earth would yo invest in a company that boosted building a 10 billion dollar project in 1999 and at the time of your investment had accomplished nothing ! Wouldn't you wonder ?Did you do NO resarch ? What did they promise you ... great returns on your investment ?
Sometimes greed overpowers logical thought ... lesson to be learnt here... don't get me wrong I still hope Raj gets what they deserve !

Royal Indian Raj RG Villas Developer ( royalvillasandresort.com ) Reacts Illogically To Legitimate Inquiries

Points to Ponder:

If you're near the exit of a store and hear the security alarms go off as a customer exits, what is the normal ensuing scene that typically develops?

Does the customer:

i) Protest loudly and repeatedly to the security officer (and everyone else within earshot) that he had undertaken a legitimate transaction, but not bother to show the security officer his receipt?

Or does he simply produce his receipt; the proof of purchase?

ii) Run off to his lawyer and launch a multi-million dollar lawsuit against the security officer and possibly the store, without bothering to show the security officer his receipt?

Or does he simply produce his receipt; the proof of purchase?

iii) Tell everyone who might have any concerns about the legitimacy of his transaction to call him on the phone so that he could talk and talk and talk about the transaction?

Or does he simply produce his receipt; the proof of purchase?

The customer immediately produces his receipt; his proof of purchase, then merrily goes about his business.

Even a very young child, when accused of theft will turn his pockets inside in an effort to produce proof. Proving innocence with proof is an inborn human instinct. So why is it that all RIRIC offers to its inquiring investors is lip service? "Call us so we can talk."

If Royal Indian Raj wanted to simply and quickly silence its critics it would have offered immediate proof, and thereby made fools of all protestors in short order. Instead it posts "Corporate Statements" and other posts under aliases praising the integrity of RIRIC, while villainizing inquiring parties. It trumpets itself as the righteous party by launching a preposterously large lawsuit against it former Director of Communications, who their numerous search-engine-loving press releases fail to mention is also an investor in RIRIC.

RIRIC's representatives post libelous remarks on the internet about me, a former consultant, and while doing so conveniently neglect to mention that my company is also a RIRIC investor.

Questions to Ponder:

1) Why did RIRIC choose Nevada to incorporate? Was it because Nevada law offers maximum protection to the corporation and its officers, while affording very little protection to its investors?

2) Why doesn't RIRIC provide its investors with financial statements?

3) Whay doesn't RIRIC hold Annual General Meetings?

4) Why hasn't the Royal Garden Villas Developer built a single thing in over 10 years? Knowing that permit issuance often is delayed, why didn't RIRIC foresee the delay issue and use a small portion of the millions acquired from investors and villa customers to purchase land available in the Bangalore area, which already had permits in place while awaiting permits on the RGVillas property?

5) How could RIRIC reasonably believe that it could enter into the public stock market without audited financial statments in place?

6) Why did Royal Indian Raj wait nearly a year after lauching a lawsuit against its former Director of Communications to issue a press release on the lawsuit? Is this just a psychological ploy to regain consumer confidence and boost RIRIC's voice in the search engines? Is it intended to intimidate others who would voice their legitimate concerns? And why did the press release omit details about the countersuit launched against RIRIC by the former Director of Communications? Why did it not mention that the former Director of Communications is also an investor?

7) Why has RIRIC shrunk from over a dozen employees in its Vancouver head office, to a mere 4? And why were staff let go without proper notice and proper payouts? Why did the former employees and associates choose to leave and to cut ties with RIRIC?

8) Instead of sending out a newsletter announcing an absurdly large lawsuit against the former Director of Communications, why didn't Royal Indian Raj spend the time and money more productively by sending out an investor newsletter with supporting documents such as: past financial statements, past Annual General Meeting minutes, an invitation to the next AGM, and other various documents that RIRIC should be producing as proof of its transparency.

9) Why did RIRIC spend hours and hours formulating a slick press release announcing a year old lawsuit and then waste more time and money deliberating over it with a lawyer, but not spend 1 single hour compiling documented proof for investors?

If you were a prinicple in RIRIC would you:

i) spend hours on internet posts?

ii) spend hours talking talking talking?

iii) spend lots of investor money launching and fighting a lawsuit against a RIRIC investor?

Or would you simply flash the proof, thereby immediately silencing your critics, then get on with business?

British Columbia Securities Commission dismisses fraud investigation into Royal Indian Raj International Corporation

Canadian proprietary township model to proceed in India as result of clearance by the BCSC

Vancouver, BC, November 25, 2011 - As of April 2010, the British Columbia Securities Commission (BCSC) has formally closed their investigation into Royal Indian Raj International Corporation (RIRIC).

Allegations of fraud and irregular land acquisition processes surrounding RIRIC's township development activities in India were brought against the company in early 2005 by a former local employee looking to undermine the hard-earned reputation of RIRIC in both North America and India. In addition to RIRIC's early brand incubation of such names as Choice Hotels (15, 000 rooms), Century 21, and Caldwell; exclusive rights to the Jack Nicklaus golf courses and Academies; consultancy associations with Jones Lang LaSalle and CPG Corporation (former Singapore Public Works Dept); and financial relationships with Global Emerging Market Fund on a 300, 000, 000M (GBP) Equity Line of Credit the following townships were presented to the Indian government and proposed for development subsequent to land negotiations and Township master plans submission:

Royal Garden City Bangalore (2004) - 3, 000 acre (146.36 million sq. ft. built-up) "Smart" City, Bangalore, India
Royal Garden City Mumbai (2004) - 5, 000 acre (217, 800, 000 sq. ft. built-up) "Smart" City, Mumbai, India
Royal Garden Villas and Resort (2005) - Phase 1: 17 gated communities (600, 000 sq. ft.buildable), proposed expansion to 137 acres (5- 7M sq. ft.) Bangalore, India
The Italian Village (2007) - 1, 136 acre gated community, Bangalore, India
Golf India (2007) - a series of prestigious, planned golf course communities across India by golf legend Jack Nicklaus
The Special Economic Zone [protected], 500 acres for commercial development, State of Meghalaya, India

After an exhaustive review, BCSC lead investigator David Martin determined there were no grounds for prosecution.

"At the end of [that] process, we concluded that there was insufficient evidence to sustain allegations, " said Bob Abrams, BCSC Investigations Manager.

"We are very pleased with the BCSC's decision, " says RIRIC's chairman Manoj C. Benjamin. "As RIRIC is very vigilant at keeping well-documented records of its cross- border activities in the new emerging market of India and elsewhere we remained confident with the investigation's outcome. The process has nevertheless delayed our progress.We are eager to put the last few years behind us and get our inaugural township project in Bangalore, India, off the ground in mid 2012, move on to other proposed townships as well as internationally incubate big name brands through our vertically integrated development portal.".

The Asia-China-India markets will make up 50% of the world's economy by mid-century; a transformation which, in India, will be "the scale and speed of which has not happened anywhere except China" noted a recent report from Morgan Stanley. RIRIC is well-versed in the risks and challenges inherent to developing Eastern markets and is readily equipped to handle the multiple facets of its projects.

"Our vertically integrated proprietary "Smart" township model is unique - and a significant undertaking by any company's standards, " notes Benjamin. "It requires vision, the pursuit of excellence and a hard-headed business acumen. In India it requires additional mastery over many complex risk factors and procedures prevalent in these types of emerging markets such as poor regulatory environments, undefined real estate laws/practices, prolonged re-zoning issues, continuously changing governments, and excessive governmental red tape for project permissions with average approvals taking up to six to eight years. It takes patience, perseverance and personal contacts at the highest political level. RIRIC has all three in abundance."

RIRIC initially entered into their township development projects in 2000. They received Indian Foreign Investment Promotion Board (FIPB ) approvals under India's newly created "Integrated Township Sector" programme in September 2004, and became the first Foreign Direct Investment (FDI) permitted under this initiative. However, government delays of five to ten years, the aforementioned employee's internet sabotage campaign, and other influencing market factors reversed the precision planning and effective advancements to date; it was the perfect storm to stall the company's stellar reputation, integrity and project validity.

The clearance by the BCSC, combined with finalized Indian government permit clearances at the central and state levels, will allow RIRIC to commence phase one of its inaugural Royal Garden Villas & Resort (RGV) Live-Work-Play community in 2012 with phase two and its proposed 3-4 million square feet development anticipated to follow. The RGV project has received over 12, 000 sales inquiries in its pre-launch stage. The entire project will be completed in several phases over approximately 5-7 years.

Royal Indian Raj Fraud and Deception!!

TO ALL RGVILLAS CUSTOMERS,

I am customer with Royal India Raj and have invested a lot of money with there rgvillas project which I doubt will ever take of. I bought the property Medina in 2006 when the company was promoting Vijay Amritraj heavily. Being naive I got sucked into buying the property and paid the money in full to avail the 30% discount. Now there is no Amritraj/Nickalaus/Steven Seagal and the company is even banned from Marketing in BC CANADA. Read articles below:

I had asked RIRIC to refund my money in August 2008 and they bluntly refuse to do so. I am warning all potential investors out there who want to invest in this project or are going to start their installment payments.

PLEASE DO NOT SPEND YOUR HARD EARNED MONEY ON THIS PROJECT! YOU WILL NOT GET ANY RETURNS AND WILL LOOSE THE PRINCIPLE AS WELL. ONCE THEY HAVE YOUR MONEY KISS IT GOOD-BYE.

If you want any further information and still have doubts on the validity of the post please contact me at [protected]@yahoo.com. I can provide you 100's of email exchanges I had with the company executives to refund my money and their continual refusal to do so.

Again I am a customer of RGVILLAS who has been duped of his blood sweat money and want to help others customers from getting duped.

Royal Indian Raj BC Commission bans RIRIC marketing

The British Columbia Financial Institutions Commission, citing a variety of violations by Manoj Benjamin and Royal Indian Raj, has ordered the company to stop marketing Royal Garden Villas in British Columbia.

Included in its list of violations, FICOM cited RIRIC for taking deposits from customers when "they had neither a building permit for the construction of Royal Garden Villas & Resort nor a satisfactory financing commitment in place."

FICOM also cited RIRIC for accepting deposits from customers "without placing those deposits in trust."

FICOM said Manoj Benjamin and RIRIC "have used or intend to use funds from purchasers in British Columbia for purposes related to the development without entering a deposit protection contract."

They said they would build this 5 star property and took money from me almost 18 months ago but nothing of that sort has happened yet. I am planning on visiting their bangalore office in a couple weeks and I will probably request them for a full refund in writing. I will also check with BIAPPA to see if they have applied for a permit. Has anybody received any refunds? If so, please let me know the procedure you followed.

OK Truth which one of you work for the company? How long did it take you to write up this article - probably a whole week I would imagine.
Well I guess you got nothing else to do these days ... except of course sending the $$ you falsely led people to give you.

I too am an investor/customer that is concerned about the rants and lies that this Zack fellow is spreading in his campaign to destablize this project and threaten our investments. For the record; prior to booking my investment I visited Bangalore, touched the soil of the land and visited the advocates office to confirm all legalities, you can be assured this is not a scam or fraud.
However, I am concerned about the time it is taking to get started, my investment is now over a year in process and I was of the mind I would be receiving my Villa by this time next year. That said, it must be noted that the delays are out of the Royal Indian Raj controls. The common knowledge on the ground is that the entire area has been in a permitting freeze for years now awaiting the finalization of the north bangalore area development plan. The Royal Garden Villa project is merely one of hundreds of projects in the same situation. The positive news is that the airport is now open and the government has extreme pressure to pass the development plan. My fingers are crossed...

I, also, am an investor. Recently, I was told that all of the accountants had left Royal Indian Raj because none of them was willing to take any responsibility for the questionable actions of the Benjamins and Royal Indian Raj. I checked; I called the offices of Royal Indian Raj to verify the credentials of the Chartered Accountant and it is true, there was no accountant to provide credentials.

This is not good news. This is very bad news. This is the worst.

No Worries. What the Benjamins don't know is that their phones have been tapped for many months and despite what it seems the authorities have had them under survellience. Good thing the FBI is an international organization. They have nowhere to run. They will never be safe.

Royal Indian Raj Corporate Statement

Hello to the infamous "anonymous" Mr. Bill Zack. The owner of the website he often boasts in his many anonymous names and fictitious characters he has posted around many blogs through out the web. What he doesn't boast is the fact he is in a legal lawsuit the company Royal Indian Raj for Slander, Defamation along with many other charges. What he doesn’t boast is his first website he posted was hosted in the USA and was ordered to be removed from the web at which time he decided to develop a new site with a new name in an Asian country (Do not want to name the country in an effort to not offend) that does not abide by Western laws. This country is popular for hosting websites of an illegal nature where the cowardly persons hiding from the laws of western society can post their unwanted business and lies. Mr. Zack is forced to host his website next to the illegal likes of child pornography and other low life beings.

Royal Indian Raj and Royal Garden Villas are extremely well documented and anyone is welcome to visit our offices and do their own due-diligence to verify the facts. The company has been stuck in the same quagmire as over 400 other developers owning land in the North Bangalore quadrant. The governments that rule this area have been challenged to finalize the area development plan for well over 6 years now with the effects being that building permits have also been frozen and the development in the quadrant has been at a virtual standstill. These are the delays that have a few investors uneasy and some have chosen to fall into line with Mr. Bill Zack a former disgruntled communications officer of the company. The company is now happy to announce that after 4 years and 5 state governments the North Bangalore area plan is passed and the wait is almost over. Construction will commence this spring and all negative blogs posted by Mr. Zack and his few followers will become mute. On a final note, please be advised that if you follow the negative blogs of so called fraud and scamsters posted by Mr. Zack, you will find it goes at times back as far as spring of 2008. The company is in full operation, the doors are open and the company is not hiding. If the fraud and such that Mr. Zack is promoting was true and as one might say exposed, how is it that the company is in the open and not hiding?

To the Benjamin Family and those partnered with Royal Indian Raj:

It saddens me to see such unprofessional and malicious behavior, from any party. RIRIC, you have not told the truth. You assume all those of anonymous postings over the world wide web are from Bill Zack. You've crippled the bank accounts and lives of too many people for only one person to be upset and vocal about business dealings.

Billion dollar companies often don't post statements such as this on a blog. Your lawyers would handle such responses privately, as to avoid further instances of public record. But Royal Indian Raj and its associated entities are NOT billion dollar companies with histories of success. RIRIC and its affiliates are broke, have been previously been brought up on fraud charges, continue to be, and have also been bankrupt. The opulent lifestyle and seemingly well mannered hosts of Royal Indian Raj are crooks. Plain and simple, just as they are beneath their magic cloaks. With such simple minds, It's truly hard to believe that so many people gave you their hard earned money in trust, and with faith. Meanwhile, you spent it in on luxurious material items and entertainment, shmoozing more unfortunate suckers with your sweets lies. So distasteful. It's hard to believe a family can live behind so many veils, and get away with it for so long.

How is that you all have new homes, fancy cars, and 'junk' to fill them up with, and yet were all poor and desilute just a few years ago, living with mommy dearest, Maya Benjamin, in a one bedroom apartment in New Westminster? Manoj Benjamin along with his younger siblings, Ravi and Anjula, had to run away from the East Coast to Mommy and Daddy, Mr. Collins Benjamin, on the West Coast, to start fresh after bankruptcy and fraud in the 90's

Manipulation masters, and so called masters of disguise. Please, just turn yourselves in, declare bankruptcy and leave the innocent and hardworking individuals alone. The only prayer I have for this situation is that people often receive that which they put out into the world, and I know the Benjamin family is familiar with the motto. I guess they just don't believe it. Sad to see so many people hurt in their path.

What have you really built that even COMES CLOSE to the magnitude of what you claim to be building - nothing of any real importance is the answer - and what do you know about a Tuscan village and how much is that going to cost ? - where is all the extra money going to come from to build the 7 star hotel, the equestrian stables etc etc ?

There are SIX lawsuits on file against Royal Indian Raj at the Vancouver Law Courts dating from 2002 to 2007. Manoj Benjamin was bankrupt when he incorporated RIRIC in 1999, that's a fact. His father, Collins, fled Canada rather than face lawsuit...

Royal Indian Raj Truth

I certainly was a little upset until I investigated the Bangalore Airport Authority and the status of the BIAPPA Regional Master plan holding up the Royal Garden Project and the release of over 400 other projects in the vicinity. I am also advised of two articles posted by the Times of India in Dec, 2008 announcing the Master Plan approval date mandated by the Supreme Court and the 2ND announcing the notification of the Master Plan in Jan, 2009. Upon which permissions are given at the Royal Garden site. The Delhi Development Master Plan took about 8 years to clear with all the Indian Bureaucracy and the Bangalore North Master Plan stalling with a history of 5 failed governments over 4 years in Karnataka more than explains the malaise clearly beyond any ones control.

I also did a legal check they have been in the same place Vancouver for the last ten years. There’s no lawsuits on record with Royal Indian Raj except the one with the fired media guy Bill Zack out of New York and that's on line and clearly outlines what Mr. Zack is trying to do on line with his allegations/frustrations and theft of confidential customer and shareholder lists to which he sends information. The lawsuit by RIRIC is for Slander, Liable, defamation of Character, Theft of Confidential Data lists and other Proprietary Matters etc and the people helping Zack .It seeks damages in excess of 100M(USD).

A police check was done in Canada and in India they came out clean. I also tried to contact some of the compliant authors and many remain anonymous and aren't even shareholders or customers. I cant say that about DLF which has over 3000 lawsuits, Unitech with over 2200 lawsuits and mounting and Prestige in Bangalore with hundreds of law suits alone with there recent building issues including collapsing of buildings resulting in the entire top management getting arrested last week.DLF market cap went from 38B(USD) to 7B(USD) in less then 15 months with Unitech suffering a similar fate. So remaining private and having only ONE lawsuit with a fired disgruntled employee over here doesn't look to bad it actually tells me a story of how clean these people are.

Its pretty clear from my investigation that the Benjamin's and Royal Indian Raj are caught in the Indian and Karnataka Government bureaucracy nothing more and are the victims of a western individual who worked as the media director at RIRIC quarterbacking a misinformation campaign this last 7 months trying to defame there name and assassinate there character and trigger refunds among the customer base actually depriving customers of there profits. I also have found documented history of large land assemblies in Bangalore and other parts of India including Mumbai over there ten years as pioneers in the Indian Real Estate Sector both on-line, from the Government of India and from there lawyers including ownership of the RGV site by the principals. Its easy to see on a Google Search of there name under Royal Indian Raj International Corporation many recorded achievements including the Royal Garden City development in 2003/2004 as well the Indian Government giving them the 1st Foreign Direct Investment approval in the Integrated Township sector in 2004. That’s even on the Indian Government website. I even went to the Zack site and found plagiarized press releases with dates different from the actual Royal Indian Press releases on Google and on their company sites. Zack is also using his friend Mike Malette mentioned in his site whos quoting on this site.In light of this I went from negative to positive as its clear there’s a play to tarnish the firms’ image and its founders with a bad case of sour grapes.

Finally the people I contacted at the firm are more then straight forward and put me thru to the relevant Government ministers and senior people who have been diligently working with Royal Indian Raj including the Chief Minister of Karnataka and the Chairman of BIAPPA who have more than satisfied my inquiries regarding RIRIC’s application and the status of the Govt.s stalled Masterplan in Bangalore North. Royal Indian even shared with me binders of Due Diligence Documents evidencing there entire ten year history and all the contracts signed it is very well presented. The initial 17 acres is to be expanded to a larger land assembly on the Government Master Plan finalizing which makes perfectly good sense who would do other wise with out permissions. There are even other Royal Indian land assemblies in Bangalore north which are legally documented as alternatives. As well I was given names of many people who sought refunds and were paid out. It is only recently that the unprecedented recent world wide events resulting in 10 trillion in losses in USA alone among the biggest firms in the world including Freddie Mae, Freddie Mac and the Bill Zack misinformation campaign disseminated to RIRIC customers/shareholders/alliance partners that the firm has postponed retirement of the handful of refunds until the site permissions get in and structured finance is placed on the site. That makes sense as well Bill Zack doesn’t want the firm to get permissions and build the project.

So I am excited with the Times of India articles reporting what the Benjamin's and Royal Indian Raj have been saying all along about permissions and hanging projects. The Bangalore North Master Plan has been signed and is going to be notified in the papers and passed to law in Jan and the RGV project gets provisional permissions automatically. The project will be sold out on approvals and with the opening of the New Bangalore Airport in June after an 18 year journey with the Government of Karnataka. Land values have skyrocketed in the vicinity and so has my investment so after waiting this long seeking a refund makes no sense on a substantially sold out project where I actually have an appreciating asset and am making money. Soon Bangalore north is to become what Gurgaon is to New Delhi.

In my opinion Royal Indian has been bang on. On there pronouncements and there reporting on the market hang ups and Government position regarding the delays has been accurate and I thank them for there co-operation.

Royal Indian Raj Lies and Deception

I put in an enormous amount of money as a share holder of Royal Indian Raj on the basis of CEO Manoj Benjamin's word that he would get it to the market trading within two years at the most. Well, it has been 8 (eight) years later and the only thing he has truly accomplished is stealing money from more suckers like myself. This man is truly a scam artist personified. He drives fancy cars and lives in a high end home while picking up bills for everyone at the bars. I would highly recommend any one NOT to invest in this crook. It will be a cold day in hell when anyone sees any of their investments or deposits from this company. There's a reason they are not getting their permits! Can anyone say "unprofessional, pompous and rude?"
I will be holding my breath for a long time before I get any of my money back - buyer beware.

Manoj Benjamin, you said to call you. So I did. I tried numerous times of day, various days. Why doesn't anyone answer the phone at 1.604.685.7442 ? Not even voicemail. So how about the claim that Royal Garden Villas and RIRIC are operating out of 610 - 375 WATER STREET VANCOUVER BC CANADA V6B 5C6? Checked that out thoroughly too. Nope! Looks like the company is not open and is definitely hiding. Is it true that Collins Benjamin is in hiding in India? Is it true that people who are incapable of feeling shame also lack the ability to feel love too? If so, yours is the greatest of all the losses.

Royal Indian Raj FRAUD AND DECPTION

To all rgvillas investors and potential investors (www.rgvillas.com) BEWARE:

This company is playing with peoples hard earned money. I had invested with the company in september of 2006 a sum of $147, 820 US dollars.
Till date the construction on the project has not begun and the company does not even have the BIAAPA approval it needs for the 17 acres of land it claims to own. Interestingly the land is not owned by the company and is owned by an individual who might not even work for the company.

I had asked for a full refund of my money 3 months back and till date I haven't seen any part of my money back. The company and it's employees simply refuse to answer my phone calls or reply to my emails.

To all potential investors out there if you care for your hard earned money please don't invest with RGVILLAS / RIRIC / RGCEPL. This company has many names but the goal is the same defraud unsuspecting investors of there hard earned money. BELIEVE me once they have your money kiss it good bye.

British Columbia Securities Commission dismisses fraud investigation into Royal Indian Raj International Corporation

Canadian proprietary township model to proceed in India as result of clearance by the BCSC

Vancouver, BC, November 25, 2011 - As of April 2010, the British Columbia Securities Commission (BCSC) has formally closed their investigation into Royal Indian Raj International Corporation (RIRIC).

Allegations of fraud and irregular land acquisition processes surrounding RIRIC's township development activities in India were brought against the company in early 2005 by a former local employee looking to undermine the hard-earned reputation of RIRIC in both North America and India. In addition to RIRIC's early brand incubation of such names as Choice Hotels (15, 000 rooms), Century 21, and Caldwell; exclusive rights to the Jack Nicklaus golf courses and Academies; consultancy associations with Jones Lang LaSalle and CPG Corporation (former Singapore Public Works Dept); and financial relationships with Global Emerging Market Fund on a 300, 000, 000M (GBP) Equity Line of Credit the following townships were presented to the Indian government and proposed for development subsequent to land negotiations and Township master plans submission:

Royal Garden City Bangalore (2004) - 3, 000 acre (146.36 million sq. ft. built-up) "Smart" City, Bangalore, India
Royal Garden City Mumbai (2004) - 5, 000 acre (217, 800, 000 sq. ft. built-up) "Smart" City, Mumbai, India
Royal Garden Villas and Resort (2005) - Phase 1: 17 gated communities (600, 000 sq. ft.buildable), proposed expansion to 137 acres (5- 7M sq. ft.) Bangalore, India

After an exhaustive review, BCSC lead investigator David Martin determined there were no grounds for prosecution.

"At the end of [that] process, we concluded that there was insufficient evidence to sustain allegations, " said Bob Abrams, BCSC Investigations Manager.

"We are very pleased with the BCSC's decision, " says RIRIC's chairman Manoj C. Benjamin. "As RIRIC is very vigilant at keeping well-documented records of its cross- border activities in the new emerging market of India and elsewhere we remained confident with the investigation's outcome. The process has nevertheless delayed our progress.We are eager to put the last few years behind us and get our inaugural township project in Bangalore, India, off the ground in mid 2012, move on to other proposed townships as well as internationally incubate big name brands through our vertically integrated development portal.".

The Asia-China-India markets will make up 50% of the world's economy by mid-century; a transformation which, in India, will be "the scale and speed of which has not happened anywhere except China" noted a recent report from Morgan Stanley. RIRIC is well-versed in the risks and challenges inherent to developing Eastern markets and is readily equipped to handle the multiple facets of its projects.

"Our vertically integrated proprietary "Smart" township model is unique - and a significant undertaking by any company's standards, " notes Benjamin. "It requires vision, the pursuit of excellence and a hard-headed business acumen. In India it requires additional mastery over many complex risk factors and procedures prevalent in these types of emerging markets such as poor regulatory environments, undefined real estate laws/practices, prolonged re-zoning issues, continuously changing governments, and excessive governmental red tape for project permissions with average approvals taking up to six to eight years. It takes patience, perseverance and personal contacts at the highest political level. RIRIC has all three in abundance."

RIRIC initially entered into their township development projects in 2000. They received Indian Foreign Investment Promotion Board (FIPB ) approvals under India's newly created "Integrated Township Sector" programme in September 2004, and became the first Foreign Direct Investment (FDI) permitted under this initiative. However, government delays of five to ten years, the aforementioned employee's internet sabotage campaign, and other influencing market factors reversed the precision planning and effective advancements to date; it was the perfect storm to stall the company's stellar reputation, integrity and project validity.

The clearance by the BCSC, combined with finalized Indian government permit clearances at the central and state levels, will allow RIRIC to commence phase one of its inaugural Royal Garden Villas & Resort (RGV) Live-Work-Play community in 2012 with phase two and its proposed 3-4 million square feet development anticipated to follow. The RGV project has received over 12, 000 sales inquiries in its pre-launch stage. The entire project will be completed in several phases over approximately 5-7 years.

Royal Indian Raj Permissions Approval is Meaningless

I think everyone realizes by now that THE APPROVAL OF PERMISSIONS IS MEANINGLESS as the real question now is about FRAUD and how to get our MONEY BACK? It appears there are many legal cases ongoing, in process and oncoming so giving any further money would be lost to those legal costs and settlements or redirected otherwise as in the past. I think all agree that anyone crazy enough to provide more money to Royal Indian and the Benjamins would clearly be a complete fool. Nobody could be that brainwashed by Royal Indian Raj and the Benjamins? Providing more money to Royal Indian Raj and the Benjamins is like leaving the “fox in charge of the hen house.”

We know all the money is gone from Royal Indian and Royal Garden Villas as customers who have requested refunds and waited the applicable waiting period, have not been able to collect the refunds they are entitled.

We understand that although deposit monies were only to be used for the RGVillas project that those deposit monies were, in breach of trust, redirected to other unrelated activities such as buying land in someone else’s name. This land is completely unrelated to RGVillas and with no connection to us and hence misuse of our deposit monies.

We know that Royal Indian and the Benjamins falsely exaggerated Royal Indians Raj’s land holdings which have now dwindled down to 17 acres. However, those 17 acres are also not even owned by Royal Indian Raj, as was claimed. Those 17 acres are owned by Collins Benjamin and not the company with which we have the purchase agreement. Which means we were falsely misled to believe that Royal Indian Raj owned that 17 acres. This means we were duped so Collins Benjamin could walk away with the land once all the deposit monies were redirected or ran out or otherwise.

We know 17 acres is not enough to build a 18 hole Jack Nicklaus Signature Golf Course which requires approximately 200 acres. We know Royal Indian Raj and the Benjamins falsely claimed that Royal Indian Raj had the required land under agreement when it did not, which was confirmed by Jack Nicklaus terminating its agreement with Royal Indian Raj. We know the same applies for winery lands, equestrian lands, hotel lands and the other amenities for which Royal Indian Raj falsely claimed it the necessary lands under agreement which it did not.

It appears all the accountants have left Royal Indian Raj due to questionable maneuvers by the Benjamins, which is a bad sign that unquestionably raises a very large red flag.

Since Royal Indian Raj and the Benjamins have been selling real estate without real estate license or prospectus in many jurisdictions we expect many legal actions by the authorities to follow.

We know Royal Indian Raj and the Benjamins have also made many false claims, false representations, false marketing and many other very questionable actions.

It is expected that there will be a landslide of many many legal actions ranging from: securities infractions, breach to trust, false marketing, false representations, unpaid creditors, real estate license breaches, organized crime, civil actions and criminal actions. In this situation, it is apparent that Royal Indian Raj and the Benjamins will URGENTLY REQUIRE A GREAT DEAL OF FUNDS TO PAY FOR LEGAL COSTS AS WELL AS ANY SETTLEMENTS!

WE UNDERSTAND THAT THERE IS A GOOD POSSIBILITY THAT THE BENJAMINS MAY DO PRISON TIME. HOW WILL THEY BUILD ANY PROJECT IF THEY ARE IN PRISON?

The approval of permissions greatly benefits Royal Indian Raj and the Benjamins ONLY! WHY?

Firstly, they will NO LONGER VOLUNTARILY OFFER REFUNDS!

Secondly, Permissions allows Royal Indian Raj and the Benjamins to DEMAND FURTHER PAYMENTS! Where will these further payments go?
Well, there will be VERY LARGE LEGAL COSTS for the many expected legal actions. The remainder, IF ANY, would probably go the same path of the deposit monies already paid. WHERE WAS THAT? Oh, Yes, IT JUST SEEMED TO HAVE DISAPPEARED TO MAGICALLY BUY LAND ELSEWHERE IN SOMEBODY ELSE'S NAME!

NO WONDER THE BENJAMINS WANT EVERYONE TO WAIT UNTIL PERMISSIONS!

Last week, under one of their alias pen names "simple truth" they posted an article here which stated the government would approve final permissions before December 18, 2008 (Dec 17/2008). BUT THEN THE POST WAS QUICKLY REMOVED AGAIN BY THEM. WHY? Before, Royal Indian Raj always wanted customers and investors to know how close the permissions were to being approved. WELL, NOT ANYMORE, Royal Indian Raj and the Benjamins would NOW rather see the approval of permissions QUIETLY SLIP BY WITHOUT ANYONE KNOWING. This way everyone UNKNOWINGLY PASSES the voluntary refund date.

Royal Indian Raj and the Benjamins want everyone to be DISTRACTED AND NOT PAYING ATTENTION so once the permissions are approved YOU MUST PAY MORE OR LOSE YOUR DEPOSIT. This is what they want. They win either way - get more money or pay no refund. Just WIN, WIN, WIN, for Royal Indian Raj and the Benjamins!

Certainly, if anyone feels they were misled they can still force a return of monies after the permissions approval date but it will require proving how your were misled. Although proving how you were misled would be fairly easy as it would be like shooting fish in a barrell considering all the documention of false claims, false representations and false marketing, BUT WHY DEAL WITH THAT HEADACHE?

IT IS MUCH EASIER TO JUST SUBMIT A REQUEST FOR RETURN OF MONIES BEFORE THE APPROVAL OF PERMISSIONS.

The PERMISSIONS APPROVAL IS MEANINGLESS except to Royal Indian Raj and the Benjamins as THEY URGENTLY REQUIRE FUNDS TO PAY FOR LEGAL COSTS.

The Government has stated that it will approve the Permissions on December 17, 2008. In order to secure refund of your investments, YOU MUST SUBMIT YOUR REQUEST FOR REFUND BY ****DECEMBER 16TH, 2008**** AS PER THE DIRECTIONS IN YOUR PURCHASE AGREEMENT.

****TO BE SAFE****, you should have your request for refund delivered to Royal Indian Raj by DECEMBER 15th, 2008. **by DECEMBER 15th, 2008***

He is fully aware that false marketing is fraud. He is fully aware that sales or investment obtained from false marketing is fraud. Although it is true that RIRIC did have a contract with the Nicklaus Group, Jack and his company ended the contract due to unfulfilled obligations by RIRIC. Yes, there was a visit to India. The fraud and misrepresentation comes in the form of RIRIC continuing to use the media footage and press release to promote their so-called relationship with Jack Nicklaus, when, if fact, the relationship was terminated. Royal Indian Raj continues, to this day, to promote a false relationship with Jack's name. Royal Indian Raj to date, has not informed it's investors or the public that the contract was terminated. They continue to mislead the public.

Jack did not cut ties...his 2 year contract ran out. When I contacted his group they said they would re-visit the deal when the permits come in. How can it be fraud if he had an agreement with them ? I sawa special on Jack in India visiting this course...

Stop making mountians out of molehills...Half of Jack's golf courses are in trouble worldwide..it's called the world wide recession people...I know Wind and Sea course in British columbia is in Chapter 11 right now..

Thank you Jack! It's about time he cut his dies with the Benjamin Family. I would have hated to see him get mixed up with the likes of Mr. Manoj Benjamin, Mr. Collins Benjamin, and Mr. Ravi Benjamin. I so hope that those who invested will see some kind of compensation. It's so sad to watch the Benjamins and their cohorts outright lie to people on a daily basis. I don't konw how they keep up with themselves. I can't help but wonder why more people are not coming forward. Hopefully this new move, thanks to Jack, will spark more attention to the scam taking place. These fraudsters have lived the high life while others suffer. They have stolen from the poor, to create an image of the rich. A 3 billion dollar project - cities no less - being built in the slums of East Van. Shame on the Benjamins!

Royal Indian Raj Fraud and Deception?

We have noticed that on the Royal Garden Villas website ( www.rgvillas.com ) the image of Jack Nicklaus no longer appears on the website endorsing the project. We also noticed on the website that an 18 hole Jack Nicklaus Signature Golf Course is no longer listed as an amenity on the project. We are told that there was no contract for an 18 hole Jack Nicklaus Signature Golf Course on this project as there has never been enough land other than the 17 acres and that Jack Nicklaus has ended any association. However you should confirm this with the Jack Nicklaus Design group. Contacting the Nicklaus Design group rather than Royal Indian Raj may be the only way to ensure complete certainty that you are receiving the truth.

You may wish to contact Scott Tolley at Nicklaus Design to confirm why it appears that Jack Nicklaus is no longer endorsing the Royal Garden Villas project and why Jack Nicklaus ended association. You may also wish to contact Scott Tolley at Nicklaus Design to confirm if Nicklaus Design ever had a contract to build a 18 hole Jack Nicklaus Signature Golf Course on the Royal Garden Villas project site and if there ever was land for such a golf course. It may be prudent to get such confirmation in writing

It appears there is no guarantee that other amenities, if not all, will not be eliminated after permissions are obtained. Do you have a written guarantee?

We understand if anyone wished to secure and ensure a refund that the request should be made in writing before permissions as per the purchase agreement and without delay.

As we understand, after permissions further payments, as per the purchase agreement, will automatically become due regardless of what amenities remain, if any at all, and that it will be very difficult to obtain a refund after permissions.

As we understand, if anyone wishes to secure and ensure a refund you must must submit a written written request as per directions in the purchase agreement before before permissions and without delay, and failing to do so may require going to court to obtain a refund.

I am starting to realize that this Zack fellow is not the monstrous former disgruntled employee that Royal Indian Raj and the Benjamins have painted him to be. Whenever someone reveals some lie or questionable actions by Royal Indian Raj and the Benjamins, the Benjamins start ranting that it is a dastardly trick by this monstrous Zack fellow. According to Royal Indian Raj and the Benjamins he is like the Devil, he is everywhere. When the newspapers revealed that Benjamin was once charged with FRAUD, Royal Indian Raj and the Benjamins ranted it was a dastardly trick by the monstrous Zack. I’m sorry; it was Benjamin that was charged with FRAUD so how could that be a trick by Zack. When the newspapers revealed that Benjamin was a former BANKRUPT with many unpaid creditors, Royal Indian Raj and Benjamins ranted it was a dastardly trick by the monstrous Zack. I’m sorry; it was Benjamin who FAILED IN HIS BUSINESSES and had to declare BANKRUPTCY so how could that be a trick by Zack. When the newspapers revealed that Benjamin continued after his BANKRUPTCY to leave A TRAIL OF FAILED BUSINESSES & UNPAID CREDITORS, Royal Indian Raj and the Benjamins ranted it was a dastardly trick by the monstrous Zack. I’m sorry; it was Benjamin who left A TRAIL OF FAILED BUSINESSES & UNPAID CREDITORS so how could that be a trick by Zack. I’m sure this monstrous Zack fellow is going to become engrained in mythology and stories are going to be told to children in order to ensure they behave – “If you don’t behave Zack will get you”.

SORRY, I’m not buying it any longer. As every day goes by, I am more and more appreciating this Bill Zack fellow for what he truly is….a “whistleblower”. He warned us long ago of the false statements, false claims and questionable actions of Royal Indian Raj and the Benjamins and as every day goes by he is being proven right over and over again.

He warned us that Royal Indian Raj falsely exaggerated its land holdings and now we have learned that Royal Indian Raj owns only 17 acres and if that.

He warned us that there was no land for a 18 hole Jack Nicklaus Signature golf course on the Royal Garden Villas project and now we see Jack Nicklaus has pulled his endorsement from the Royal Garden Villas website (www.rgvillas.com) .

He warned us of the business practices of Royal Indian Raj and the Benjamins and now we have learned that firsthand with customers/investors not receiving monies due with no answers or communications.

He warned us, when Royal Indian Raj signed an agreement with Choice Hotels to construct 15000 rooms, that Royal Indian Raj had built nothing to date eluding that building anything with Choice was unlikely and now we have learned that Choice ended its association with Royal Indian Raj. And shortly after that, CPG (Singapore Public Works), the international constructor company that was flaunted as an Alliance Partner, also ended its association. Both company’s logos were removed from Royal Indian’s website.

I revisited Zack’s website - www.royalindiansham.com and I found it very well documented. In fact, I rustled through all the past communications or documents I had and I found many of those exact quotes that were on the website. I researched through past newspapers online and found many of those exact statements by Benjamin as quoted on the website. I challenged myself to try and find something, anything, on Zack’s website that was untrue and I failed. To the best of my efforts, I could not find anything that was untrue.

I found many newspaper articles on Royal Indian Raj that were much more damaging than anything Zack had ever said or warned. But yet Zack is being sued by Royal Indian Raj and not the newspapers. I guess it is easier to bully one single person than try to bully newspapers that are reporting fact. On the other hand, I really think he is being sued just to further support his image to us as the MONSTROUS ZACK who cannot be trusted. Afterall, he was an insider who would know alot of the transgressions of Royal Indian Raj and the Benjamins. Lawsuits take years and by that time they will probably settle quietly by paying Zack and none of us will ever know. My lawyer friend says that is the exact tact companies take in order to discredit the claims of whistleblowers and minimize the negative affect and damage.

I now appreciate Zack more and more as the “WHISTLEBLOWER” who warned us all long ago.

I have been thoroughly amazed at how well Royal Indian Raj and the Benjamins have been able to brainwash the investors and customers, including me, and redirect blame to the point of having a lot of investors and customers, including me, spewing their rhetoric – it’s a liquidity crisis, everything has slowed in India, its biappa’s fault. As of recent I have finally realized that this redirection of blame was more intended to distract us all from focusing on the real issue and the real issue is FRAUD! After closer examination it is clear the real issue is indeed FRAUD!

1. Why did the Royal Indian group and the Benjamin's FALSELY market and advertise a 18 hole Jack Nicklaus Signature Golf Course, approximately 200 acres, for the Royal Garden Villas project in Bangalore when they knew they could not and would not build a such a golf course? FRAUD?

2. Why did they FALSELY claim that they had the land of approximately 200 acres required for such a golf course under agreement when they did not? FRAUD?

3. Why did they FALSELY claim that they had the land required for the other amenities, like equestrian land, winery land, etc, when they did not? FRAUD?

4. Why did they FALSELY state in a newsletter that all deposits were being held in escrow when they are not? FRAUD?

5. Why did they tell everyone that the deposits would only be used for the project when they took the money from the deposits to buy land at a totally unrelated site to which we have absolutely no connection? FRAUD?

6. Why when customers have asked for refunds they are unable to get their monies back even after the waiting period? Nothing has been built yet so where has the money gone? FRAUD?

7. Why are they now not answering telephone calls from Customers now due their monies? FRAUD?

8. Why are they now not even answering emails from customer now due their monies? FRAUD?

9. Why are they not making any effort to communicate with the customers now due their monies? FRAUD?

10. Why did they ILLEGALLY sell real estate in jurisdictions in the USA and elsewhere where they have no real estate license or prospectus? FRAUD?

11. Why did they FALSELY claim they had more assets then they really did? FRAUD?

12. Why did they FALSELY claim that the company with which customers have the purchase agreements owns the 17 acres when really it is owned by a third party who has no legal obligation to us and could just walk away with the land if something goes wrong? FRAUD?

13. Why are they not willing to provide an accounting of the deposit monies? FRAUD?

14. Why are customers now filing for charges of fraud against the Royal Indian Raj group and the Benjamins? FRAUD?

And the list goes on. The more you verify the more you realize the real issue is FRAUD!

I was amused by the comments of DeepaM in the post below. DeepaM says, “Looks like a sign of the times.” What, FRAUD is a sign of the times? I wish to correct that. Stupidity is a sign of the times. With the allure of making an easy return I was stupid and ignored all the common sense signals. When I was given deep discounts, I ignored the old adage of “If it seems too good to be true it probably is.” I ignored the old adage “Buyer Beware” even though I was buying over the internet from a group that has a zero track record. I would guess that like all purchasers, I did not involve an advocate when that is the very first step you take in USA. I would guess that like all purchasers, I never had an independent advocate check the Land Titles or the contract prior to signing. Yes, I feel stupid. If anyone else feels the same, do not feel bad you are not alone. Yes, stupidity is a sign of the times and it is being proven daily in India by buyers running for easy returns that are too good to be true. Which they learn eventually are exactly that, “too good to be true”, as someone walks off with their money. Mind you I did not know then that Benjamin was once charged with fraud but I do now. They say tigers never change their stripes.

I got a great chuckle from Ranjeet’s comments in the post below – Legal Verification Completed. Ranjeet proudly comments how he/she visited the site, touched the soil and visited the advocate of Royal Indian Raj. My dear Ranjeet when buying real estate you do not take advice from the seller’s advocate, you take advice from your own independent advocate. If you had taken the time to retain a great independent advocate, your advocate would have advised you that you are signing a purchase agreement with “Company A” and the land is owned by an independent “Person B” who has no obligation to you and can walk away with the land if anything goes wrong and like magic….poof…your money disappears into thin air. Your advocate would have advised you to only sign an agreement if “Company A” owns the land and where you have a legal tie and right to the land. Their advocate probably said that the land was fully owned and clear title but failed to advise that it was not owned by the company on the purchase agreement. That is why you need a great independent advocate to advise you. Don’t worry, I made the same mistake and I only learned from an advocate after the fact. My advocate told me that this is typical to a scam where the land is used to lure in money from buyers and when the money is gone the selling company is shut down and the land owner walks away with the land. We know that the money is gone from RGVillas because customers that are due their monies are unable to get their money and nor are their calls or emails being answered. So what do you think is going to happen next…..magic…..and poof our money has disappeared into thin air? So how do we recover our money? Well, you can do like other investors and customers, including me, are doing and move to file charges of fraud against the Benjamins for any fraudulent actions and fraudulent representations and freeze their assets and recover the funds from those assets. There is a group at royalindianconcerns@hotmail.com that is helping investors and customers organize unified legal action and criminal charges.

I respectfully didn’t really pay much heed to DeepaM’s and Ranjeet’s comments as that is exactly the same rhetoric Royal Indian Raj staff gave me, almost word for word. If not Royal Indian Raj staff, then definitely the comments were influenced by staff in a half-hearted attempt to counter the growing wave of charges and legal actions mounting against Royal Indian Raj and the Benjamins. But the secret is out now and Royal Indian Raj and the Benjamins have no way of hiding it any longer.

My name is Maridev Ramakrishna. I live in Leesburg, Virginia. I had sent a registered acknowledgement letter to Mr. Bob Brown dated 27 February, 2009 requesting him to return my Deposit money of $5, 000.00 and sent two e-mails. As of today, he has NOT responded. If he is NOT Fraud why did he not return my money yet? I had booked the Apartment at Bangalore through Ashok Goyal who is an agent for him resides in California. I had visited his office at Bangalore and his Royal Garden Vila sight near New International Bangalore Airport. I was NOT impressed with the area and I was disappointed. God only knows how many people invested in this Development, I think most of them would loose their hard earned deposit money. I never ever invest my money in this RGV company. They are all Fraud people. If RGV is a good company and if he is a multi-millionair, does he need this long to return my Deposit? Already 6 months over. I strongly suggest not to invest money in this RGV company. It is a FRAUD Company! I don't beleive any one of them.

I 100% agree with this article. Zack is a whistle blower and everything on his site is accurate. To all potential rgvillas investors please visit the site http://www.royalindiansham.com before investing in the project.

The site saved me a bunch of money as I never invested with them.

They have taken money from me promising construction of villa (RG Villas) in Bangalore within 8 months. That did not happen. I have contacted them in Vancouver, Canada. They are not responding to my calls. I am planning on filing a police report and getting a court order to freeze their assets. ***Investors - Proceed with Caution***
