This group will fleece you till your financially bone dry - do what we did not do (we were referred by broker in on the scam) these heathens cherry pick the weak and slowly begin to spin their black magic, which is to part you from your hard earned money. Stay away. Fool me once, shame on you. Fool me twice shame on me. I know I am not the only one conned by this group.
Rushmyfile has a policy of never charging upfront fees. Rushmyfile believes that you must only do work on files that you believe can close, not work on everything you get a fee for. Thus, Rushmyfile does not charge upfront fees.
Lying piece of crap, you charge upfront fees and interest which is 45% of the loan amount. Go to jail

These crooks have another crook named Ben Lucas. They are not registered with the state it is a felony in California. If their are enough complaining they will get prosecuted
No one charges up front fees there. They ever charged upfront fees. Your broker who you used and then took your loan to rush my file is the one who charged you upfront fees. We close loans with them and have had zero issues. They are amazing in my book. People who are very uneducated are writing in this forum.
These guys don't even use their own names, (LMFAO). What fake names does either Vladi Yelnin, Andrew Dioli, and Marc Palazzo go by these days? Up front fees, or no up front fees, they are not direct lenders and rather go through brokers adding excessive fees and little value through an extensive broker chain. Big time suck with these guys and their companion real estate agent, Milana Ostroy. She brings unknowing investors that get fleeced too. Stay away from this group !
Contrary to what anything thinks. This is not a game that anyone should take lightly. I will have FMC Lending investigated for misrepresentation as well as for their bait and switch scams. So you can continue to LMFAO as if this is some joke, but I am committed to putting this group of individual and their sister companies that have not been mentioned behind bars.

They are violating the State of California Usury Laws. They will land in Prison. I have called the FBI on these people. Just a matter of time before they are all in Jail. They have so many different names it is just a straight fraud
There are no usury laws with commercial loans. You are not supposed to be doing loans with your primary residence. If you did that then you lied on the paperwork you signed. The only clients I put with Rush my file are for investment properties which are considered a non-consumer business loan and in that case, there is no usury laws. You should check with an Attorney.

We've got to get the word out on every social media and every complaint board. It is a scam. FMC in Bayshore, CA are together. They claim Bart at Lone Star Hardmoney in TX handles all of their out of state loans. They give you a false sense of hope by giving you a rate/term sheet and then ask for an appraisal, title commitment. They sent 108 pages of docs to sign and still you receive nothing. Luckily our title company here in IA aren't dummies so they did not receive the docs to file a lien against the property as mortgagee clause holders otherwise you may have a heck of a time getting a lien off your property. Everyone BEWARE! Dont let your act of desperation make you make mistakes like this. Turn these people in! We dont need this during this pandemic and im sure there are more victims and future victims!
We close many loans with Rush my file. We close many monthly. Out of 50 possibly we have closed with them to date only one or two they could not find a home for because quite frankly they were bottom-of-the-barrel borrowers. However, all of the other loans they closed for my brokerage I would never have had closed with regular lenders, and rush my file gave me the resources to close these deals for my clients. Rush my File has been amazing to my company! I work with many banks and all banks turn down loans it's funny the people who can't get their loan closed tried to blame it on other people.. Let's talk about why they came to rush my file, to begin with, they have horrible credit and/or no tax returns. So don't you think this could be the reason some of the loans can't close? Maybe they are just too crappy deals to close. Hmmm, think about it. If I were them I would get on this forum and sue people for libel and slander. I guarantee most of these people are only made because they are one-hit-wonder brokers with no deals and the one or two deals they have are so bad when no one can close them they point a finger because they are desperate OR it's a borrower who stops making payments and he is mad his property went into default. I hate to break it to you all lenders foreclose on you if you stop making payments.

Rush my file/hard star lone money are complete fraudsters and scammers.
Do not trust them with your time and hard earned money they make you pay $3000 appraisal money and then they never give you the loan but play waiting games and in the end after several weeks and months of making you wait after closing,they end up telling you go somewhere for loan if you can’t wait.
They are extremely pathetic/fraudulent/liars so don’t waste your time and money with them.

We close tons of loans with rush my file. I have made a great deal of money with them. It is true if the borrower does not make their payments you get foreclosed on. It's funny this person is saying they had black magic on them I will make a bet they defaulted on their loan and they are just upset and want to point the finger. Chase, Wells Fargo, BOA; all take your property if you stop paying. Not one lender is going to let you get away with being in default. Our business made it through the Pandemic by closing deals with Rush My file. They close deals my brokerage could never close without them. There is only one true statement from above... they are magic and they fund deals no one else can. They are AWESOME IN MY BOOK! They have also saved some of my customers from losing their properties due to foreclosure and through rush my file; they got a 2nd chance and kept their property. RMF made me look like a hero.
