I have used several real estate agents and most look out for your interest.
When you tell Jim that you want to spend $450, 000... he pushes you to spend $500, 000 and talks you into a bad loan. (he must get kick backs on the loan).
Also did you know some real estate agents - want you to overbid on a house, tell you the other agent has multiple offers... want to know why...? Because they get commission on the total sale.
Why would you offer $500, 000 on a house... and ask for $10, 000 back on repairs? Why not offer $490, 000. Because the agent gets commission on the $500, 000 sale.
I wouldn't do business with this guy. Unless you want to overspend and later get foreclosed on.

To respond to the complaint, this is another fraudulent action by David Prandi. I recently dealt with this guy, who sells tickets online with E-Bay and his own website www.FriendlyTickets.com. If you check the below information link to the complaint, he's a little pissed that this website works. Disregard his lame attempt to distract the attention to his frauds. If I did anything like 'Thalia' mentioned in the complaint, 'she' should absolutely turn me in to the Department of Real Estate.
It's funny that my complaint was about buying fraudulent Shakira tickets, and the user name is "Thalia" another famous latin artist. Not as good as Shakira though. I'm sure it's David Prandi's way of letting me know where the complaint came from.
Please check the complaint posted on October 24, 2010, and you be the judge.

FriendlyTickets.com is in the business of selling events Tickets, concert, sports, theatre and other special events. This guy buys tickets and resells them for a profit. There is nothing against selling them them for a profit. The problem is when a business is in the business of selling concert tickets, they must stand behind the purchse.
My purchase: 2 Tickets - Front Row - Shakira - Staples Center, Los Angeles, CA for October 23, 2010.
I purchased front row tickets to the Sharira Concert on August 31, 2010 from http://www.friendlytickets.com . These were e-Tickets with a purchase date of May 10, 2010. The purchasers name on the tickets was David Prandi, same as the owner for

Today is October 23, 2010. This morning, the seller, David Prandi, calls me to tell me that the tickets that I had purchased on E-Bay.com from him on August 31, 2010, and paid for them immediately via PayPal...
He calls to tell me that the tickets I purchased 7 weeks ago are not valid. On the Fricken Day of the show!
I received a call from him on September 30, 2010. I returned his call, he did not answer, so I left a message. He never called back until TODAY, the DAY OF THE CONCERT!
He said that he would provide a similar replacement ticket, but there are no FRONT ROW TICKETS ON THE DAY OF THE CONCERT AVAILABLE!
He had my money for 7 weeks and tells me on the day of the fricken show, Sorry. I can give you a refund.
The tickets he sold me I could not use, and I put them for sale on StubHub.com. I then had to call StubHub and explain to them that I unknowingly sold them fraudulent concert tickets to Shakira. They then had to call the buyer of these tickets and let them know that they got screwed by this [censored] from Friendlytickets.com.
Because he had no choice and he had not replacement tickets for the fake tickets he sold me, he had to refund me for the purchase price, but he refuses to pay for the charges that I incurred for his fraudulent actions.
This is his response word for word:
"take it up with the courts, or ebay or paypal. (ebay and paypal will force me to refund you in full) already did
The court must be filed in the County of Sonoma, and you will have to come here to have your case heard...
take it to court and we will let them decide. I am not going to spend more time on this."
So, if you do business with him, you have to decide whether or not it's worth driving to Sonoma County Court House to sue is lame ###. Here's their address for the court house... 3055 Cleveland Ave, Santa Rosa, CA 95403
Please do not do business with this company. Corupt, lame, and not friendly at all.
Report him to the Department of Real Estate asap. www.dre.ca.gov. He gives this business a bad rap...it's not ethical and should be fined or license supended. As for psuguy58...I hope you are NOT in real estate!
I wish i could be sympathetic but no one told you to go over your budget. You should have stuck to your guns and bought in your price range or changed real estate agents
