AbsoluteMortgageCo.com No response - can't anyone respond

Not sure what has happened to this place. Dealt with them a number of years back and service was quick/responsive and competitive. Now, have a loan in process and can't even get a response back and based on other feedback, not sure if one will ever get processed, paid the fees but now feeling hung out to dry. If anyone from absolute monitors this website you should really overhall your process.

I am in exactly the same situation. Dealt with them in the past - used to get phone calls and emails answered. Now - in process with a refi - no one will return my call or email. Starting to feel they do not exist as a real company and have sold my info to someone in Russia. Is there anything we can do?

They make me so mad that i start to thinking about driving to this idiots and meet some of them face to face.They cost me $400 and a lot of nerves and times collecting what they need.My case is clear 800 score doing same work for 14 years and have 100000 equity in my house but they just stop responding on any way of communications.I do not understand way they do stuff like that and way bankrate.com listing company like that on theirs website.Such a shame and waste of my time.Please run away from this company do not make same mistake i did and shame of you bankrate, com.

AbsoluteMortgageCo.com Failed to deliver on Mortgage rate

In September I locked in a rate, which other lenders were offering at the time also. Absolute Mortgage took my money and I had a lock on the rate, and then ultimately because of their incompetent team failed to complete the loan. Long story short, they lost documents, failed to pull all necessary documents together for the lender, and ultimately ended up missing the rate lock. They then called me and asked for money (points) to extend the rate lock, even after admiting that it was their mistake. Their management said "I recognize that this was our fault, but we are not going to lose money". So basically I was stuck, lost my opportuntity to remortgage because rates had climbed over .5 a point and would not stand behind their mistake. If you are thinking of using them I would think twice because they are not worth taking the chance, you could potentially losing the rate like I did. They are incompetent and will not stand behind their promises/product.

I'm currently [protected]) processing a refinance mortgage through Absolute Mortgage and we now have ran through our 45 day rate lock. All documents have been in hand for 3 weeks +, credit score 799 on a $171, 000 mortgage with a verified income of $180, 00+. Communication as been poor. I requested a rate lock extension that has yet to be confirmed (10 days past due) and daily requests for status have yielded a lack of "progress". Emails to site manager have gone unanswered. I've received 2 weeks worth of "we are working on it", this is not progress. I'm not aware of any issue to hold up the process (I've repeatedly asked if something is missing...what do you need?). I would not use Absolute Mortgage for any future refinancing.

AbsoluteMortgageCo.com Mortgage

After being told by their competitor that their rate was too good to be true, we chose Absolute Mortgage anyway. What we got was horrible service, bad and untruthful information. They appeared to delay and stall by requesting unbelievable amounts of information only to turn around weeks later to request the same information. After weeks of delays, the home seller lost confidence that we would ever get this mortgage and withdrew our contract. Stay away from this mortgage company, they are not a reputable company. I don't think they could truly offer the rate they gave us in a GFE and just endlessly stalled until the deal dissolved as all deadlines passed.

AbsoluteMortgageCo.com deceiving pratice

The so called company is out there to cost your money and headache. Three months "working" on the loan, it was never closed, but to be terminated. Would you ever get the rate you wanted in first place? No. They will only cost you big time. Another scaming company, be careful and stay away from them.

i use to work in the industry. i am looking for a mortgage and found them online. reading your complaint is all just industry guidelines. nothing you mention is in the control of the broker. sounds more like you are just an angry person.

I have been dealing with Absolute Mortgage Company on a refi of my condo since August 2012 (6 months!) and it has been nothing but a series of broken promises, delays, changes in requirements and I place most of the blame on my loan processor's incompetence and his poor understanding of my property location and the lender's requirements. My LP (loan processor) selected a lender in August, and after I paid for the appraisal, a 3 month long battle ensued with the lender who had all sorts of absurd requests, many of which involved my condo association and all of which were satisfied with documentation. The requests continued on and on until in Nov 2012 my LP finally said let's select move on to another lender, one with which the LP assured me he had great experience with and would be no more than a 2 or 3 week process to close. Of course another appraisal and fee was required, but I was promised a refund of 1 appraisal fee at closing. Foolishly I was convinced Absolute would come through the second time (shame on me). They charged my credit card for the second appraisal without my authorization to which I wasn't aware until I noticed the charge on my bill (they just used CC info collected from first appraisal). And so the antics continued from November to February 2013 with the second lender, no better than the first. In January they required I pick up flood insurance and pay for it up front. Finally in Feb I was presented with Final Figures form for closing, and the numbers were nowhere near what was shown on the "Good Faith" (ha!) Estimate that I received in December! In fact over $5, 000 worth of credits had been slashed off the figures. The deal is so much worse now that it is no longer financially beneficial to go through with. So here I am 6 months later, mentally exhausted, $800 lost to appraisal fees, $1, 300 in flood insurance costs which I will need to file for cancellation and refund, and watching my refi which was originally locked at an excellent rate to go completely down the tubes. Take my advice, STAY AWAY FROM ABSOLUTE MORTGAGE!

I worked with Absolute Mortgage co for over 6 years as an underwriter for Taylor, Bean & Whitaker Co. We closed at least 75 loans a month for them on time and at the rates quoted, or better. In my position I had a choice of over 100 brokers to refer my family to and always chose Absolute because of their consistant quality of service and value. TBW closed operations 9/5/09 in the space of 2 days with no warning signs that even we employees saw. This should in no way reflect on the ability or integrity of Absolute Mortgage. They were as much of a victim as you were of circustances out of their control. Do not base your opinion of this fine company on this on small period of time.

I had a very similar experience. Paid $400 in appraisal fee in May and locked interest rate, waited for three months only to be told that the lender had stopped lending. The company is an absolute waste of time and money.

AbsoluteMortgageCo.com Horrible service/potential fraud

Company took so long for loan processing that lock expired combined with rates climbing. Then claim was that underwriters declined due to appraisal not being acceptable. Odd since underwriters "accepted" it few days earlier based on email of support staff. All seems like a scam, and months of waiting while rates climbed. Do not trust anything with this opperation let alone all of your personal information (W-2's, Tax returns, wages, ss #)! Absolute lies.

I received a check from them and took it by my bank. The bank thought the check was a fraud and would not accept it, so I took the check by the bank that issued it and they looked up the account. The account had been closed and the check was a fraud. Thank God I didn't cash or deposit it! The check has been turned in for evidence for a case of fraud.

I have excellent credit. Apply for refinance with absolute mortgage. Immediately approved and they ordered appraisal. I paid $500 for appraisal. Also submitted all the paperwork on or before due time.
Then I did not hear from them. Numerous emails, phone calls but no response. The Lock expired. I lost my $500. I think it’s a complete fraud. Are not they liable for this?. Can’t we take legal action?
I am thinking about small court claim. Any ideas ?

Stay away. These guys are incredibly incompetent and I believe they are cheats. No communication, not responding to any emails or voice mails. I believe they are delaying on purpose. Unfortunately already paid for appraisal and spent hours preparing all documents etc...I cant believe companies like Absolute Mortgage can get away with this kind of thing in todays's environment. Simply amazing.

Very negative experience. I set up a refinance with a 30 day lock. I am an excellent credit risk, so I completed all requirements for closing by day 22 of the lock (I was "approved" for the loan and underwriting was complete), except that the appraisal of the home had not been properly ordered yet by Absolute and had not occurred. I questioned whether we could still close on time, as I did not want to pay for an appraisal and not close due to an expiring lock. I was assured (in writing) that Absolute and the lender would cover the extension costs and I could close with my originally locked rate and terms, so I agreed to one appraisal. I was then charged for 2 appraisals and 1 appraisal cancellation fee and, needless to say, we did not close ("rates went up"). I have filed a complaint with the PA Dept of Banking and Securities and will need to continue to pursue a refund of the excess charges against my credit card. (I did dispute all 3 charges, and Absolute is fighting me with my bank, supplying them with false information.) I worked with John M and Terrance L and have escalated my many issues to the manager Brad M. Should I lose the battle with my credit card company over the fees, my next step will need to be going to court. Not a fun experience.

I agree- this company is HORRIBLE. I have called, emailed etc and no response. They started my loan, then they had to relock with another lender as they dropped the ball and the appraisal was never done! now we are supposed to close as the lock is running out and they won't return my emails or phone calls. what a joke! fortunately the rates are back down again and I believe I will just wash my hands, file a complaint with the better business bureau and refinance with my own bank. RUN -do NOT use this company!

I see you just posted your complaint I am sorry you are being asked for conditions.
As you know we are not paid in advance and sell the loan to FNMA and FHLMC by way of investors so we have to meet those loan conditions. Some customers have to provide more conditions due to the complexity of the loan and issues outside of the companies control.

I am dealing with all this BS now. Loan has been in process forever now. They review conditions, email me with what they need, I get and send in, then get another email of other items needed. Total incompetence. Its not hard, you review a file, get conditions, review and clear, then ask for what might be missing.
I will never work with this lender again, and have also told all other mortgage brokers i know to stay clear of them.
