Recently stayed at the Taj Mahah rented through American Patriot Getaways The cabin was nothing like advertised and it was in unhealthy living conditions We contacted the everyday about mainly the Water It smelled so bad and left a film on your skin if you were brave enough to shower Had to wear masks in the shower and it left a lingering smell afterwards We asked to be moved to a another location was told there were none available but we could go home Very unprofessional and also only offered a $600 refund which I feel is a slap in the face The A/C unit was leaking as well, myself and another guest got very ill from the mold and mildew This cabin should be removed from rentals until all repairs are made. Also the web pictures need to be updated for nothing looked the same when we booked the vacation

My wife and I along with one other couple rented the "High up in the Smokies Cabin" from 11/11-11/14. What a great place! Kitchen was well stocked with plates, pots, and pans. The 2 master suites suited us perfect too since it was just the 4 of us. Internet and TV worked great and we especially loved the pool table and hot tub. The house is on a hill and very steep grade but the view we got was amazing. With one suite on the 1st floor and one in the walkout basement, privacy was allowed when we wanted it. There was a washer and dryer which was nice to have after a side by side rental about 20 minutes away. We highly recommend The Greenbriar restaurant which was 8 minutes away if you're looking to splurge on dinner, best Old Fashioned I have ever had. I give the weekend 5 stars, house was clean and they even gave us the code early when we called for an early check in.

My husband and I rented the Panorama cabin and it was great. The cabin was beautiful inside and out. The view was amazing. We were there from 11-8 until 11-12. The fall colors were spectacular and on our last day a bear walked by in the back. We will definitely stay here again.

At first glance American Patriot get away seem like the perfect place to rent our cabin for vacation in 2021 after the covid-19 pandemic. However due to life happening as it does to many of us we had to cancel our vacation in doing so my husband and I quickly realized that there was no way we were going to be refunded our deposit of $400 plus dollars that we put down they did however send us $40. And instructed us to contact Red sky insurance w where we purchase travelers insurance. The issue is that American Patriot getaways States on their website that you will be giving a discount for dates that you book in doing so you are not allowed any cancellation or refund for any money that you pay and that you should purchase the travelers insurance instead which we did and still was not refunded our money as that company like American Patriot is just there to protect the owners of the cabins so that they make money even when you lose money no resolve

Great services, clean comfortable cabin. When I was unsure how to get the fire place started, they were willing to send someone out. They make they stay the easiest part of the vacation.
This was our first time using American Patriot Getaways and we were very pleased. Customer Service was great! Heaven's Hill was beautiful and very clean. It also had a great view. We plan on renting this cabin again.
Initially customer service was great! When we arrived at the cabin, the drive was so covered with wet leaves that we were unable to get up the drive; no traction; spinning wheels. It was very dark; could not tell where the cabin was sitting. Were told we could get out and walk up or call the police. This was not an option as we had a weeks worth of luggage to carry uphill as well. We did call the sheriffs department after finally getting out of the drive but getting stuck on the road, also covered with wet leaves. The offer to clean the drive later was made; however, after having to get a hotel for the night and a busted tire, the stress of having to face more leaves (it is fall and they continually fell all week), we did not feel safe to be able to get in and out safely or have to schedule everything to be back before dark. We have waited 4 years for this trip. Had our cousin drive us back over later in the week; drive still not cleared and he barely got to the top of the drive (backing up); he felt unsafe w/4 women in the car and the fact he could not tell where the drive went. His concern was that if the car lost traction and begin to slide, he would not have any control, risking damage to his vehicle and possibly to passengers. He drove professionally for 15 years with FedEx and lives in NC. Mountain driving is something he does regularly. Just felt there was no concern for safety.
Had a fabulous vacation at one of Patriots cabins. Clean and the description was perfect to describe this home. Will definitely stay here again. All the staff was friendly and helpful whenever I had a question they replied promptly. Thank you for a wonderful vacation Patriot.

We booked a cabin for our Anniversary for this weekend and have obviously been advised by our governor to not travel to TN during the coronavirus outbreak. The only reason we were taking a trip was for our anniversary. My husband is currently out of work due to the coronavirus and I have been cut to part time. So I just wanted my money back to help us through our National crisis. However, they will not return our money. They will just give us an inventory certificate for the amount that we have already paid to use later. Unfortunately, an inventory certificate will not help us buy groceries for our 3 kids while we are out of work. We could and would have booked with this company at a later date, but I would never recommend or want to use them again. I think this is very wrong and will never use this company again when our whole country who is in a pandemic and people have lost their jobs and they will not return your money. Be careful what company you rent from.

I was very pleased with our cabin. It was a three bedroom with each bedroom having it's own bathroom. All were very spacious. The bed's were wonderful, all king's and very comfortable. The living room and kitchen were very large for a cabin. The road leading up to the cabin was a bit scary (sharp turns and small), but that's what you should expect for a cabin in the mountains. We interacted with customer service a few times - they called to let us know the previous guest reported the microwave was broken and asked if we minded if a person came to install a new one or they could wait until we departed if we rather. I agree with a comment I read in another review that a few extra bath towels would be nice. All in all it was a good cabin and we would definitely stay there again.
Best customer service! The cabin was so clean and cute. Had everything I needed to have a great vacation in the Smoky mountains! Will definitely be using them again and would recommend them to everyone. Thank you American Patriot Getaways for making my first visit to the Smoky Mountains awesome

I am EXTREMELY disappointed with American Patriot Gateaways and their service, or lack thereof. My family was staying at the Don't Blink! Cabin during Christmas. The cabin was beautiful but we had a very poor experience after the power outage as the cabin was ill-prepared for the snowstorm and events that occurred. Now, I'm trying to contact them via email as I was told to do so, requesting assistance in reviewing our situation, and have attempted THREE times to reach someone and have yet to receive a response. While acts of God are not under anyone's control, management of the situation and taking care of your guests IS. Am I going to get a response from anyone ever?! I'm really just trying to be cooperative and communicate with the team, but it's unfortunate that I have to take it to the web in order to hopefully get someone to reply. Highly DO NOT recommend them for their extremely poor quality of service, especially when you're already paying a lot of money.

The Sugar Shack I don't like to put negative things in a review but when you expect to have a perfect vacation that you save up for a year to go. People tend to have high expectations. We stayed at the Sugar Shack in Sevierville, Tennesse. We were so excited to have a relaxing 5 day vacation at our cabin. The inside of the cabin was clean and kept up nicely. The beds were super comfortable. Unfortunately our view that we thought we were getting from the pictures we saw when renting the cabin wasn't what we expected. There were new cabins being built on all 4 sides of our cabin. The straight shot of the mountains we thought we were getting was no longer there. Also our hot tub was leaking pretty bad onto the lower deck where the grill was. We called twice to finally get someone to come out to look at the hot tub. It took 2 days but they finally fixed it and patriot cabins did give us a discount. Also when you have someone staying at your cabin for 5 days make sure there is more propane for the grill then a half or a tank.

Horrible business practices!
Horrible business practices! Lost 2 days of our 5 day vacation. When we arrived we were told our cabin was damaged so we had to stay in 2 different cabins over the course of 5 days. The first night we had to drive out of our way, basically turn around, to get to our "new" cabin. It was supposedly an upgrade, though it didn't have a pool or hot tub which is what we had requested and paid for. We had to call for updates, mgmt didn't reach out to us, we had to reach out to them. We never received an actual confirmation of what they were supposed to accommodate us with and then tried to tell us the second cabin that was promised was too risky to get into, but yet the website stated easy access. They later admitted they rented it to someone else and were going to give us a cheaper option. We were told we would not have to leave the first cabin without notice, and then yet again we were lied to and told we needed to leave after we were pretty much in Gatlinburg. So, 2nd day was wasted on moving and driving. Horrible place. Stated we would get $300 back, that didn't happen.

Our team has been working daily with our private homeowners to secure more flexibility and rescheduling exceptions for our guests who booked No-Refund reservations. Any guest scheduled to check-in on our before May 20th for Covid-19 concerns can now reschedule their stay though the end of 2022. On the weekend beginning Oct 15,2021 we rented the Bear's Lair cabin located at 1815 Foothills Forest Way. We rented this property through American Patriot Getaways. (patriotgetaways.com) The cabin itself is very nice however upon our arrival we went to turn on the TVs per the instructions in the instruction binder in the cabin and per the instructions located in each separate bedroom. To our surprise this cabin NO longer has cable (Direct TV). Thus No TV at all.
In the cabin amenities on line it lists the following:

• Multiple LCD TV'S
• DVD Multiple Players
• BLU-RAY/DVD Player
I contacted guest services and was told that the cable was removed due to bad reception. Yet the guest services folks to include Ashly, a supervisor, had no problem with listing multiple LCD TVs on the amenities. The amenities didn't list cable TV just the fact there are TVs in the cabin. Most people would think that if you list LCD TVs as an amenity they would actually be TVs that work as a TV. Rather the folks at Patriot Getaways think it simply mean the TVs turn on and you can use them with a DVD players which are available. In other words they are simply a monitor - NOT a TV
To say this is misleading and down right fraudulent is an understatement. They did offer to come out and remove all the "old information" in the cabin regarding the use of Direct TV. Thus this property has no phone service, no internet, no cable, and absolutely no TV service.
I can assure you we will never again use American Patriot Getaways. If this is the kind of games they play you can be assured they are dishonest and a poor company to deal with.

This was my first time using American Patriot Getaways 11/11 thru 11/14
This was my first time using American Patriot Getaways 11/11 thru 11/14. When rented Lake Life cabin. When we arrived at this location around 4:30 pm inside of cabin looked good. First issue we found 2 roaches and then dog hair on the living room furniture. According to the rules, no dogs allowed but someone had brought a small white hair dog inside the cabin. Also in one of the bathrooms a dog had scratched and bitten the bathroom door. I was upset. We decided to leave and get supper for the evening. There was a total of 7 people with us. Cabin suited for 10. When everyone got ready to wash. There was only luke warm water (no hot water at all). No one received a hot shower. We allowed enough time between each wash. I told my quest that I would be calling in the morning to get these issues addressed. At 10:00 on 11/12 I did contact customer service and informed them of the problems we were having. The young lady told me they would be sending someone how to fix. Our family got ready and went into town to shop. Received a call later on and said someone had been at the cabin but we didn't leave the key. Informed them that no one told me to leave key. Why does a company only have one key for there cabins? So I did inform them on our way in we would definitely contact them so someone would come by and fix. No one came. Later on that evening I did receive a text and told me to leave key for 11/13 and we left it in the lock box. Came home later that afternoon and looks like maybe housekeeping had come by about the dog hairs but still no change in the water temperature So once again, we had to wash with luke water (to cold water). Needless to say I won't be staying with American Patriots again! Having to pay all that money and get no HOT shower is crazy!

My family and I stayed at Lincoln Logs. The pictures looked beautiful so we booked. When we arrived we noticed some wear on the cabin but didn't pay much attention to it. When we took a shower in the morning the shower curtain had black mold all over it. I have two small children I wouldn't put in the shower. After I realized this I started looking around more and paying attention to the cabin. The bed we slept in was horrible and broken. The upstairs bathroom looked like it hadn't been cleaned in months. The toilet had a film in the water bowl and staining, the tub upstairs was cruddy and the mirror hadn't been cleaned. There was dog hair everywhere and on the carpets. There was human hair in corners and under the beds. The cabin was dusty and had cobwebs everywhere. The cheap blinds were missing and broken on several windows. The pool table they had wasn't functioning as it was broken and was duck taped. The balls would get stuck in the table and not come out. The downstairs bedroom door wouldn't close because the door latch was busted. The bathroom sink drained super slow. The outdoor rockers were very worn and gave splinters. I tried to call on Sunday morning but I couldn't reach anyone. So we went on about our day as it was the only full day we had. I finally got ahold of someone on Monday when we were checking out and they told me because I didn't call they couldn't offer me any refunds. Shame on them and I will not be back. I will be telling everyone I know not to book with them and all outlets I can I will be warning other customers. This is clearly a money hungry company that doesn't maintain their properties but puts pictures up on their website like it's the most amazing cabin you have ever seen. False advertising, poor customer service, and poor property management.

Upon arriving 3 hours in I noticed the button to turn on jets wasn't working. Called customer services, they sent out a maintenance guy who was not wearing a mask. He showed us a timer behind our door and said the button prob broke at one time and they fixed it by adding that. If there had been communication about that they could have advised me of that over the phone and prevented a unmasked stranger in our cabin. Then I went to draw a bath, prob #2, noticed tiny black or grey WORMS in the bathtub after running jets! You could see them wiggle. So I called back. They said they'd send housekeeping out tomorrow morning(meantime hubby ran it 3 times to see if it still happened and it did). He came Out this morning w his 2 kids. None wore masks! So now we've had 4 unmasked people in our cabin w my son and hubby. He ran it once, saw them. Ran it again and filled it up w bleach and jet cleaner. Tons of chemicals! After the 3rd time I noticed a lot less worms but still had dirt and tiny tiny bugs. The guy acted like he couldn't see them, maybe he needed glasses I'm not sure? I caught one in a cup and it's still there. Called again after he left and explained all that, they said they wanted to send out another maintenance guy to see if he can assess it further. Here it is 4:20 and no sign as they said they'd have him call before he came. I called to check on it before we got back to the cabin, She said he came at 12. Turns out (I can tell bc the dirt that was left after the tub drained when housekeeping was here is still in tub) they meant housekeeping and not the other guy. I asked if I could speak to a supervisor and explained that it's almost halfway through my 2nd day (out of 3 that we're staying) and I haven't been using the tub and probably won't get to. She said she could send out pest control and then housekeeping to clean AGAIN. I said by the time that takes place I'll have one day at best if that takes care of it. I asked if I could just have compensation back due to the lack of use because I could have gotten a cabin that had a hot tub without a Jacuzzi tub and paid less with a bigger cabin. She said no. She could give me 25% off a future stay! Why on earth would i wanna stay again?! I declined. Or she said an hour later checkout time. I said no. She said that's all She would do. The hot tub is fine, I don't THINK there's any worms but there is dirt. DONT STAY HERE!

This trip was for my 30th birthday. I was extremely disappointed in the issues we experienced and awkward late night encounters with staff(not wearing masks into our cabin). We came to attend dollywood and other activities in pigeon forge and the only main reason we chose this cabin was for the hot tub. There was a 3 inch brown ring of scum around the entire tub that wiped off with the touch of your finger, could have easily been cleaned within the 12 hours between last check out/next check in. The hot tub was leaking rapidly fast the first night when we initially tried it out. There was a loud beeping under the house kept my 6 YO son up half the night due to his sensory issues. I called and talked to jennifer she assured it would be fixed and put a work order in and when we returned back saturday night from dollywood the cleaning lady donna(very nice) had just gotten there to clean it. She said maintenance had already came and there was no work order for the beeping that I needed to call office. This was around 830 pm. I then had to call office again and ask about the beeping. I was told they were still coming. After two hours I called back and the man finally showed up around 11. Couldn't shower bc of hot tub refilling after a long day. No masks on employees he came right into the cabin but had no keys to room under house and had to loudly bang off lock with hammer. We thought it was alarming the maintenance man didnt have a key to that door and werent entirely sure if he was the maintenance man at one point. Hot tub never heated up for use and when I talked to the"supervisor" she said there was a cleaning log stating that they cleaned the hot tub and emptied it but there is no possible way in twelve hours that much iron was left on the tub. From the time the cleaning lady cleaned it Saturday night to Sunday morning when we checked out(also twelve hours) there was no ring of "iron". She told me there was nothing to be done except 25 percent off a future stay. To spend almost 500 dollars for a weekend and be 20-30 minutes away from attractions, deal with a filthy cabin and really dirty under the bed area as well, unprofessional management who should have oversaw these things prior to a guest stay. We come to TN regularly and you just lost a customer. I simply asked for half off our stay. I was polite and thankful to employees. Didnt deserve this treatment and neglect of the matter. We appreciate the lady Donna that came to clean the hot tub and the lady I spoke with over the phone in guest services(Jennifer) were both very polite but it in the end was the management that did not step up and take responsibility for these mistakes. I work in customer service management and felt like I honestly should have been coordinating all of these things instead of being on vacation. Won't be back.

MICE MICE AND MORE MICE! Let me start by saying I have never had to write a negative review but this company deserves it! Firstly I rented the Seclusion cabin Dec 26 online. And received confirmation emails to our cabin rental. Knowing we were heading up that way the following morning I called to confirm everything was a go. The gentleman I spoke to broke me the news that he wasnt sure why it had been listed because the cabin was without power and inaccessible due to a snowstorm. And he was glad I had called! So he told me i would need to wait til Monday to receive a refund that could take upwards of a week or more. (5 days it took). We decided to head up anyway and stay in a hotel until the cabin was back available or find a different place to stay. After calling each morning the cabin was back available Monday. So we rented it for Tues Dec 29-Fri Jan 1st. Upon arrival we were excited everything was great. As we unloaded our belongings we noticed small dropping on the counter tops and in the cabinets. Not sure what they were we just kind of ignored it. After the 2nd night we awoke and were in the kitchen when a mouse ran out under the couch then proceeded to disappear into a hole by the dishwasher. We immediately knew what all the droppings were throughout the cabin. We then inspected all of our food in our tote to find the mice had been all in our food and all over the counters that night. With droppings and urine on it all. We threw out over a $100 in food. Because MICE DROPPINGS AND MICE URINE CAN CONTAIN DISEASES! AND THIS NOW WAS A MAJOR HEALTH LIABILITY! We called and spoke to a woman named Devon who said they would sent pest control. Which I said was not solving the issue. Because the cabin was infested with them. And needed to be shut down to do a full cleaning and mice removal. After looking in the cabinets to find rat traps and poison they obviously knew it was a problem even tho she said its a preventative. THERE WAS NEVER ANYTHING SAID ABOUT MOVING US TO ANOTHER LOCATION OR SENDING SOMEONE TO CLEAN OR THE FACT WE HAD BEEN STAYING NOW 2 DAYS IN THESE CONDITIONS. Pest control arrived hrs later to tell me he would set traps and that hed been to the cabin before for the same issue but not recently. Which confirmed exactly what I had thought. I was told if we trap one to take the trap and toss it off the back porch onto the mountain. So now i became the pest control! I couldn't believe what i was hearing. After speaking to Devon again she offered us a %15 discount. I said I threw that much away in food we could no longer eat. It was then decided after and I quote she said! Ive been here 4 yrs we dont do full refunds. And we can refund 1 night and be lucky I got you that! Or leave now on New yrs day and well offer another night. Wow! Unbelievable! After making several calls with no hotel availability we had no choice but to stay. Friday morning arrived and we couldn't get out fast enough. We were up half the night to the sound of 2 mice that had been caught clanging and banging in the cabinet. We packed up our stuff and hit the door! This was absolutely a joke! No one ever showed up to clean. We got 1 day refund. THERE WAS ABSOLUTELY NO CONCERN THAT WE HAD BEEN STAYING IN A MICE INFESTED CABIN WITH HEALTH RISK THE ENTIRE TIME! THIS COMPANY ONLY WANTS YOUR MONEY! I contacted the local health department and made a report. Because I knew another family was checking in hrs after we would be leaving and I can guarantee they would not have said a word to the next family. They just want the money! Our neighbors were absolutely pissed because they had been there previously while the snow storm had come through and were without power for 3 days. They said that no one had called, no one had come by to check or help. They were stuck in the cabin with no electricity and could not get off the mountain do to road conditions. They were told its not the companies problem. They lived off the bbq grill and huddled by the gas fireplace for 3 days. ABSOLUTE HORRIBLE EXPERIENCE! DONT NOT RENT FROM THEM!

Cabin is fully furnished and I am concerned about bedding (pillows for example) anything in which the virus may be spread from previous renters or transmission from my friends and family, some of which are in a high risk group and some are being ordered to shelter in place. I am a repeat customer but in this case, I do not want to take the risk given the fact that no one can predict the course of this virus.

I rented a cabin that didn't match the rental agreement description. We rented a cabin and upon arrival, we inspected it for any issues. We discovered the hot tub wasn't working and reported it the next morning. Maintenance was unable to fix it, and a specialist confirmed the hot tub jets were frozen from disuse. We couldn't use the hot tub during our stay and requested a cabin change, but received no response from management, except to offer a late checkout. This was unsatisfactory, considering the amount we paid for an enjoyable cabin stay. A relocation should have been offered.

On 9/16 we arrived at 3045 Engle town rd seveirville TN and entered our cabin rental. We observed the rental to not be as clean as it should have been. There were big spider webs hanging on the outside columns of the cabin, thick layers of dust on the ceiling fans, bathroom tubs were dirty as well. The hot tub on the outside of the cabin was terribly leaking water. We had to continuously add water to the hot tub. The biggest issue was the water. We noticed that running the water created an extremely foul odor. So we attempted to run the water for a few minutes to rid the odor but the smell only got worse. The smell was so bad we all had to sit outside the cabin and open windows to air things out. We contacted management and was told that someone would be out the next morning at 10 to install a filtration system. 9/17 we contacted management to inform that no one had come only to be told that there was nothing that could be done.

We booked the cabin, Shiloh, for July 12 through July 16. We paid a total of $1816 that included cost of cabin, admin/cleaning fee, security deposit and sales tax. If you break down the cost per night of the cabin only, it is $369/night. I believe that is a decent amount of money an owner makes on renting out the cabin. This cabin was BAD. We had 4 people in our party, two teenagers, me and my husband. The cabin has obviously not been updated in about 20 years (or more). Old, torn rug in master bed, old blankets that crumbled as we pulled them out of the 50 year old dresser. Millipedes EVERYWHERE BY DAY 3. Not to mention the gravel drive that was not filled prior to our arrival. The deck had nails sticking out on the railing. Leaky faucets, old bath mats. I took showers with my flip flops on. The place was disgusting! I called to complain about conditions on day 2. Gave me 10% off. NOT ENOUGH! WE CHECKED OUT A DAY EARLY! WE DESERVE A FULL REFUND! Confirm#XXXXXXXXXXXXX

I recently made a complaint with ComplaintsBoard.com. The last two cabins we had rented from them had multiple issues. Including the major amenities (the reason for renting) being broken as well as having to go without water in one cabin. ComplaintsBoard.com contacted the company which then contacted myself as a result to try and resolve the issue. They offered me a compensation certificate for one nights stay. Which at the distance I live from there is not visible for me to go one night. Meaning I would still have to pay for any additional nights. So not so appealing but I agreed to it anyways. However the certificate has deemed to be impossible to use through their company as it cant be used certain days certain months any holiday weekends and has to be a promotional cabin leaving it impossible to work with and a headache. And they want me to pay and reserve something over the phone without being able to see it. This is by far the worst and most disappointing company I have ever dealt with. Recommend not to use.

We leased a cabin from APG. It was dilapidated, filthy dirty, structurally unsafe. APG will not hear our concerns. It should not be renting The cabin we rented from American Patriot Getaways (APG). March 29-March 30. The cabin is in the Sky View area. It is the 1700 block of Orchard Dr. The name of the cabin is Sky way to Heaven. The cabin was unsafe and unsanitary. There are pieces of railing missing (this cabin is very, very high overlooking the mountains). The hot tub was not hot, old water, leaves in the bottom, with a bad Oder. The floor the hot tub sits on is not safe. It was water saturated There are nail protruding from the hot tub. There is mold and moss growing in the windows of the house. Windows don't close. All floors feel spongy and weak. The showers had hair and dirt in them. Toilet in master bath has come unscrewed from the floor. It is not stable. Toothpaste and spit on sink and mirrors in bathroom. Floors filthy. Something spattered all over walls in 2nd bedroom. Dirty towels in washer. Etc. Not to mention there were no CoVid19 protocols in place. We paid $704.73 for 2 nights. They did not meet the terms of their lease agreement. To lease us a clean, safe cabin. In addition, they do not put bad reviews on their website. Fraudulent. Please don't let another family come into this place prior to a total structural and public health inspection. I have photos and credit card receipts if you would like them submitted.

No Power and No Running Water. Tough Luck! Should have bought Travel Insurance, they said. Dec. 22, 2020-Dec. 28, 2020. 4 of the 6 days we rented a cabin we were without power and running water. I called and left voicemails, emailed and finally started and online chat on 12/27 in which I received a response about calling or emailing me back. I received an email on 12/28 which stated "We are unable to provide a refund for those nights due to the weather causing unforeseen conditions as it is something that we do offer travel insurance for just in case these things happen." I was aware of non-refund due to weather conditions that effect the roads. Power & No Running water was never disclosed or thought of. In this area generators or gas/wood burning fireplaces should be in place but I was told this is the owner of the cabin's responsibility. I received another email giving excuses and all the numbers of all the homes that were without power even their employees. This is not an excuse to not compensate for 4 days that we paid and were not able to utilize the cabin. I know of other companies that did refund without anyone having to file an insurance claim. This is a reflection of American Patriot Getaways and I wanted to report as much. I received a certificate good for only a 2 NOT 4-night stay BUT with all the stipulations around when you can come, they might as well - not have bothered! It is limited to ALL days around any Holiday. Mind you I paid and stayed around a holiday, which was Christmas. It was 14 degrees in this cabin and thankfully it had a hot tub so we were able to flush the toilets with the water from the hot tub! I feel under such circumstances this is more of a reason for the company to reimburse families that were under major stress while HAVING to stay in a cabin with no utilities. Not a good company to do business with.

We were told we would receive a full refund and they only refunded us for 5 of the 7 nights. We rented a cabin for 7 nights that started on Saturday ***. When we arrived we realized the water either didn't work or would come out black, the hot water wouldn't work, and the hot tub was black. We called American Patriot Getaways and they sent out a maintenance person, who couldn't fix the problem, and then they sent out a plumber. The plumber was able to get the hot water to work for a short time, but after a short time the hot water would stop working. We worked with American Patriot Getaways from when we arrived Saturday at 4:00 pm until Sunday night and they continued to send out different contractors to fix the problem. Sunday night, after not being able to take showers/baths we spoke to American Patriot Getaways and they asked us to give them until Monday, when they had a plumber coming out to fix the problem. They offered us another cabin, but it was too small and didn't have a pool. We had six adults and six children, all seven and under, so we had to have a certain size. I asked if they couldn't get it fixed on Monday if they could just give us a full refund and we could find a cabin elsewhere, in which they agreed. Monday the plumber came and he was just there to test the water and didn't think they could get it fixed in the next few days. We then called American Patriot Getaways to notify them we would like the refund and we would be leaving that day. We cancelled our plans for Monday and spent most of the day moving to the other cabin. When I saw the refund hit my card on Friday I noticed it was short, nearly $***. I then called and was told that we stayed there for two nights so they're keeping that portion. I have literally tried everything to get them to just refund us our money like they said they would. The best they are willing to do is keep $*** of the rest of the refund. I just want a full refund like they said they would. We have caught them in many lies during this time. Such as they originally told me they couldn't give me a full refund because they already paid the property owner, we have learned they pay their property owners on the 15th of every month. So we know this isn't true. Some of the children started not feeling well while at the cabin, we assume this is from using the water to brush their teeth. I did not ask them to cover the time we lost with having to move and not being able to bathe. I just want a full refund.

Patriot Getaway is in breach of contract, so I am due a refund in full. On ***, I reserved a cabin online through American Patriot Getaways in the amount of $*** and paid in full at that time. The name and property address reserved is *** at ***. The reservation was for *** through ***. Upon arrival on *** at 8:37 PM, I followed the instructions to receive the key code to enter the property. Once inside, I discovered there was no running water to the cabin, so I called the guest service number at ***. The Patriot Getaways service representative sent a maintenance man to the cabin to assess the situation and assured me that I would have water for proper sanitation and hygiene needed. He was unable to fix the issue, and I was told they would have a plumber out the next morning. The maintenance man left 4 gallons of water. I called the guest services number back that evening and spoke with Mel. I explained to her that their solution to proper sanitation and hygiene was not satisfactory, and she told me that was all they could do and restated they would call a plumber out the next morning. I explained they were in breach of contract, and I would not stay there with my daughter without proper running water and requested a refund. She told me I would need to call back the next day to speak with a manager regarding the refund. I followed their check out process and was checked out and left the property by 10:50 PM that evening, at which time I secured a room at *** and stayed there with my daughter for the weekend. I called the guest service number the next day around 1:00 PM and spoke with ***, which put me in touch with the manager by the name of *** after telling me another manager by the name of *** was not available. *** proceeded to explain there are no refunds given for any reason and that information is included in my contract. I explained that their internal policy does not supersede state/federal law when in breach of contract. At that point, she again refused my refund request and discontinued the conversation. She also stated at that time, the water had not yet been restored to the cabin and checked availability to put us in another cabin; however, she was unable, because they were all booked. I am asking for a full refund on the basis of breach of contract and will give them one last opportunity through the ComplaintsBoard.com complaint before pursuing further action.

I am writing to complain about the state of your rental cabin during our stay. I was advised upon check-in to be gentle with the oven door because it was "loose" and that they were waiting for a part to fix it. In actuality, the door was broken and would not close completely. I discovered this when I tried to use it Tuesday morning. We also found about the same time that the master bathroom toilet ran constantly, the shower diverter was missing and we had no signal on the only TV in the cabin (the amenities description makes it sound as if there is more than one TV). I called these issues into Guest Services about 10 am Tuesday morning. I was told by the service representative that there were some "weird" showers in some of the cabins and the diverter was hard to find. I explained that in our case it was easy to find because what was left of it was setting on the side of the tub. I was slightly insulted that she thought we did not know how to use a shower. At any rate, we were told that the service man would be out in about two hours. Two hours came and went; no service man and no call from Guest Services with an update. In fact, we made several calls during the day before the service man arrived about 8pm. He was able to fix the toilet. The shower needed a part that he did not have so he returned Wednesday and fixed it. The stove door could not be repaired and was unusable during our entire stay. He replaced the oven light that was out, and it stayed on the rest of the week because the door would not close. I have a feeling someone before us loosened it to turn it off. He was able to find a button on the TV that allowed him to correct the input and make it work. I could have fixed it myself, but the original TV remote control was missing. We were not able to use the fireplace. The service man said that many of the cabins were converted from wood to gas, but it looked like this one was started but not fully converted to electric. T Other issues found are listed below: Kitchen sink faucet leaks One of the light bulbs in the Kitchen ceiling light fixture is out Living room ceiling lights did not work (fan works ok) General appearance was dirty; grease in the oven, throw rugs filthy and the guest room bed spread was horrible, as if it was never properly cleaned. Shouldn't these things have been found and reported by the cleaning service and corrected before we arrived? To summarize, our cabin experience was sub-par. This is not our first cabin rental, and in fact, we have stayed in American Patriot cabins many times over the years. I will say that we may do so in the future, but I must also say I will be very suspicious of what to expect, based on our current stay. I believe we should be compensated to some extent for this rental, especially since we could not use the oven and had to eat out all week. We had planned to prepare most dinner meals at the cabin to save money.

Arrived to an unkept up cabin with no hot water pressure to shower and a leaking ceiling with possible black mold. This has been the worst hotel/cabin experience I have ever had. It began with arriving at *** on *** to find the key to the cabin does not fit into the deadbolt lock because it is so old and rusted. We had to call the help desk with spotty service and it took 45 minutes for maintenance to arrive to let us in. During this time we had to stand outside in the dark woods at 10 pm in the wintertime with no lights. When let in the cabin appears like the pictures with decent decor but found out that the toilet in the master bedroom barely flushes and the one shower does not have hot water or water pressure. Also both bath faucets were about to fall off the wall and there are holes in the curtains in the bedroom. There was also junk like the outdoor welcome mat, a hose and the grill cover laying on the 2 outdoor rocking chairs. The driveway was very very steep and seemed dangerous to get up (we had the suggested AWD) but the bottom of our SUV was scraped on the cement everytime we had to turn around in the driveway, damaging the underbelly of the car. The worst part of all is there was a massive water leak happening though the ceiling in the downstairs bathroom where water was leaking through the ceiling from the shower above and about 5 inches over there is possible black mold. I was told maintenance had to come to confirm my statements before anything could be done so I had to drug my dog who has severe anxiety of strangers and men. There was no update all day of what happened so I had to once again reach out to the helpdesk. They said that plumbing had to come the next day and I could stay at the cabin... I was appalled that they thought it was okay for us to stay at the cabin when there was water leaking and possible black mold. I think the owners of the cabin would be equally upset to find out they were going to let people stay there and and cause more unnecessary damage to the cabin with the leak. I ended up asking for another cabin and they did move us(upon arrival to *** cabin on *** found an unplugged and broken hot tub). Upon checkout I called again to ask for money back for all of the inconveniences and the best they could do was one night back (we stayed 4 nights, 2 at the horrendous *** cabin). I do not review entirely based off the circumstances at the cabin because I understand things happen outside of their control but I rate them based on how they respond to the issues. I had to constantly call and check up on the maintenance issues even though I was told they would call me back "to make it right" but they never did. As I said on the phone I don't think it was fair to give anything less than 2 nights back plus fees since we spent 3 awful days at the first cabin which we could not take showers and the water leaking. The entire trip was me worrying about strange workers in the cabin with my fearful dogs and calling and bothering the helpdesk to help us since no one made an effort to reach out to help or update us on the situation. Not a relaxing vacation at all.

My wife and I along with one other couple rented the "High up in the Smokies Cabin" from 11/11-11/14. What a great place! Kitchen was well stocked with plates, pots, and pans. The 2 master suites suited us perfect too since it was just the 4 of us. Internet and TV worked great and we especially loved the pool table and hot tub. The house is on a hill and very steep grade but the view we got was amazing. With one suite on the 1st floor and one in the walkout basement, privacy was allowed when we wanted it. There was a washer and dryer which was nice to have after a side by side rental about 20 minutes away. We highly recommend The Greenbriar restaurant which was 8 minutes away if you're looking to splurge on dinner, best Old Fashioned I have ever had. I give the weekend 5 stars, house was clean and they even gave us the code early when we called for an early check in.

Had a great experience with American patriot getaways . The cabin we rented was clean and comfortable. Check in and out was easy . We had plenty of clean towels etc. The cabin was very comfortable and just as advertised. We cone every year and stay with different companies and this was by far the cleanest cabin we have stayed at. I will definitely book with American Patriot getaways again . I didn't have any issues and did not need to contact them during my stay.
Best value! Great accommodations and easy to find. Nestled in the hills of Sky Harbor area, close to Gatlinburg attractions. Well appointed amenities, not overly decorated... just right! Comfortable bed, clean cabin, spacious, amazing view of the sunrise and the best place to attempt a high score on the console arcade! Thank you for a wonderful and relaxing getaway! ❤️
