I just received an notice that my mortgage was sold from Mortgage Lenders Network to ASC. I understand that selling mortgages is common and have never had a problem in the past. However, after receiving the mailing I went on line to find ASC's web site and it came back 'unreachable'. I also noticed that before their home page was listed on Google were many, many complaints about this new mortgage company. I called my former lender and left a message with Sandra Jarish, VP. I hope I receive a reply and I hope they can switch me to a different lender. It concerns me that MLN would even deal with a company with such a negative reputation.

I hate this company. For the past 3 weeks, they have been calling me about my payment, then in mid sentence, they say disregard the call.

I have never been late with my mortgage payment, NEVER, and the people who are calling as very nasty. No one can tell me why they show my payment in "holding", it is just one thing after another with them...I hate them and I am currently seeking a new mortgage company.

I beem trying to make my payment over the phone 09/27/07 10. 00 am is beem inposible for 2 day to make the payment not eveemt automatic sisten work I call costumer servises they put me in inphone (2:45) minutes tha is to much gime call back [protected]

My condo was just auctioned off last Friday for non payment of mortgage, I have all my canceled checks and my taxes are paid in full. I can not reach any one, what is going on? I was financed by new century mortgage corp, they went chapter 11, and then my mortgage was passed over to America's service company. This really sucks and I can not afford a lawyer to help me. Anyone out there have any suggestions or phone numbers or e-mail addresses?

America's Servicing Company is a homeowner's NIGHTMARE! Please, Please find a different lender if you can. When asked about the misc charges, they told me that was for someone to drive by house to see if the house was continously occupied... UNBELIEVEABLE!

Amaericas Servicing Company is WellsFargo Bank. I agreed with most comments on this posting. I'm currently going throug the same issues about late payments and such. This lender has two contact numbers to diferent departments. Do not dial the number listed on your bill, such department will most likely screw you over and demand payments in full or come up with very unreal payment offers. You need to dial the "Lost Metigation department" at [protected] option 4. This department will listen to you and will send you the proper paperwork to start your "LOAN MODIFICATION". PLease remember this phrase "LOAN MODIFICATION" and ask for a fax number to fax all your documentation suca as: Financial Work Sheet, Financial Hardship letter (explaining the reason of you delay payment and how you wuold like to resolve them) and Prove of income (Last three pay stubs, etc). Once you provided all documentation, you need to keep on calling (If possible every day) to check on your case, in most cases it takes 10 working days. Do not feel intimidated to call, it is tou best interst to resolve as soons as possible. If you need help to type your letter ot to complete your package, seek for professional help to help you fill out the forms. All of you can do this but will need to be persistence - persistence is the key. If you have friends in the industry, I mean good friends or relatives, ask for help and coaching. I see so many people here listing their services but no advise. Please be carefull for companies ofering help as they could harm you more. If you decide to go with someone to take action, make sure to check the Goverment District Attorney website, to make sure such office is legal and licensed to help. Remember, it is your invesment and nobody will have more interest than you. Banks do not want your house if can pay, they will loose more money by taking it away, banks are willing to work with if it makes sense to both parties. I hope this help and remember "you can do it". Do not let your house go.

YES I HATE THEM..i ASKED FOR MY LOAN TO BE MODIFIED OR STREAM LINE MODIFICATION 1 MO. BEFORE MY ADJUSTABLE CAME DUE BECAUSE I NEW THIS WAS NOT GOING WORK..SO i FORWARD ALL DOCS THEY SAID THERE WAS 60 DAY TURN AROUND OK.. NOT BAD THIS WAS IN DEC..SO I DECIDED THAT I WOULD CONTINUE MAKING MY REG PAYMENT FOR JAN, FEB THIS MINUS THE ADJUSTMENT NOW..CUSTOMER SERVICE KEEP TELLING ME THAT I DIDNT HAVE TOO.. BUT LOGIC TOLD ME YOU GONNA OWE THE MONEY SOONER OR LATER.. SEND WHAT YOU NORMALLY SEND.. FINALLY IN MARCH THEY REFUSED MY PAYMENT.. THEY DIDNT WANT IT.. OKAY I PAYED SOME DEBT OF.. I think it should be illegal for a mortgage company not to have a working web site for its customers to make on line payments or e-mail them with any concerns they may have the attorney general in all states should be looking into this company business practices.

This is one of the worst companies I have EVER dealt with. I am a 57 year old widow, who has owned several houses and dealt with many other lenders. These people (and First Franklin) are the absolute worst. They don't pay my taxes on time, they claim not to have received my payments, and they are just plain nasty. I don't have any problems with other debtors, but they treat me like I'm a deadbeat who doesn't pay my bills. I am in the process of obtaining another mortgage. Nothing will give me greater pleasure than to have them paid off and not have to deal with them ever again.

ASC was not to pay may property t axes. They took out es crow and I paid my property taxes. They cleared the books and said that the notifications will come to me and not to them. They did not change the address. My ta xes were late, I paid a penalty. When I called they told me I was responsible for my taxes and changing the address. The notifcation still went to them that my taxes were alllegedly in arears. ASC told me to give them verification that my taxes had been paid. I told them to call the tax people themselves and to stop bothering about information the are not to receive. They also told me notification of my mortgage payment was a courtesty! Now, I don't get notifcation of my mortgage or what the balance is. They are always rude in writing and on the phone and take their time about responding...They need investigation in terms of unfair mortgages practices and I feel they are trying to set me up to lose my house!

This company is a disaster; ASC is not well organized, they are not able to help the clients; they do not have online information; ome of these days a representative told me that the only solution was to sold my house and I was only late 3 months; nobody over the phone knows nothing

ASC is a mortgagee's nightmare! They put my house into foreclosure because I was 2 payments behind. They said one payment was .10 cents under, therefore was NOT a full payment and it was "not applied". they can not find out where the money went to, however you bet your sweet ### that they take it out of your bank account! I was awarded my home in my divorce, and currently ASC will NOT give me a mortgage on the home I already am living in and "own". Its a disaster and you can NOT get ahold of anyone with any brains! They keep transferring you from one contact to another to another, and you have to explain yourself to everyone, OVER AND OVER AND OVER. I need a mortgage, can anyone help me?!

this is one of the most trouble some company in the world
God have mercy upon them, and upon us too. Because they have put many lives in trouble, marriege seperations. divoces, pain... this is not good and not acceptable.

My second mortgage was sold to ASC soon after my closing. I looked up ASC and saw all the horror stories. I was hoping not to experience the same and all was going fine until I decided to refinance a year later. OH MY GOD. After sucessfully getting a fixed reduced rate with another lender for my first mortgage, I was instructed to submitt a re-subordinate request to ASC. This would change NOTHING for ASC but would allow me to achieve a reasonable Refi. ASC's payments would stay the same and we would continue to pay the same amount but now with a new Primary lender at a reduced rate. Let me say this first. Our goal was to complete this transaction by the first part of June because the original rate was increasing on the primary loan. ASC did not respond to the Re-Subordinate request even after recieving the required payment to do such. They were called several times and then finally replied that it was being processed. They dragged thier feet until it was now into the end of the second week of June. After several calls to them by my loan representative with no response, they finally got through only to say that THEY did not agree with the loan terms! WHAT?!?! My loan rep. told them that this was putting the Homeowner in a better financial position. They (ASC) stuck their feet in the sand and said it had to be changed. Now we were in the third week of June. Let me say this also. The original plan would have had me close in the first week of June with no need for any funds. It was just a rate change that would have given me at least 2 months (June, July) of no payments. All to relieve some financial pressure. After all the back and forth with ASC was finished, The only way the loan could be accomplished was for the first lender to reduce their fees dramatically and the loan representative company to do the same. Basically preforming the services for nothing. Now since we were near the end of June I had to now pay June's mortgage payment. Now the closing was set for July and unfortunately the yearly county tax statements were just delivered. So that meant the taxes had to be payed upfront in order to close. So now I needed at least $3900 at the table. This of course is right after paying the June mortgage. THANKS again ASC. Some how some way the first lender restructured the loan that closing day and reduced my liability to $1800. I don't know how but thank God for people with a heart. So after all was said and done ASC terms did not change nor did their payments. They just were VERY difficult and non-responsive to calls. I was put in a very strained financial position just to refinance into a better fixed rate. I had to borrow funds from a friend who just happened to call me right at the time I was told how much I needed to close. Thank God again. None of this had to be this way. Where was the concern for the customer on ASC's end. There was none whatsoever. It was all about them. I can't wait to refinance them out of my life. Someone needs to do an investigation on them and Well Fargo mortgage services.

ACS is a nightmare, they do not know what they are doing and puts people into foreclosure for 2 months, then dont want to take any of your payments.
they do not sent any mail informing you of thier actions, you just one day come home and find a sherrif serving you the courts paper work.
I can't wait until this company gets investigated and they stop been so nasty and maybe shut down for misleading and not wanting to work with people that were making monthly payments and just went bad in this economy.

This is the worst company, my mortgage was sold 3 times, and these people gives me such a hard time, I tried to re-finance and they refuse to do so and I tried to do the loan modification and told me I am not qualifiy.My next step is to write a letter to President Obama.

My ex husband and I refinanced our home with Amercian Servicing Company and our mortgage skyrocketed. We are now divorced and I can not afford my mortgage. They have called me constantly and I have returned phone calls, but all they want is a payment. I was sent a letter to try to work a deal out and was told to fax a "letter of hardship" and they would consider if I qualified for a new loan. How the heck is a waitress suppose to afford a skyhigh mortgage plus back payments?

I've never met anyone who worked at ASC in person so I don't know faces but when I imagine what Satan and his minions look like I visualize the voices of the people I have dealt with at ASC and the imagined faces they have. ASC STOLE my home last May! Yes, they STOLE IT! My story is similar to many posted here. They would lose paperwork, told me to skip payments, tack on excessive fees, transfer me all over to have me explain the story to a new rep that had no clue what I was talking about. The home went to foreclosure once due to this garbage, I paid excessive fees to their "attorney" (around 20, 000) to get my house out of foreclosure. I begin short sale negotiations in July of 2007. I had a buyer that was ready to pay cash and I was told by ASC that I could get a result back within 60 days. 60 days later not only had no answer been given but I was told that I needed to resubmit my paperwork because it expires after 60 days! I resubmitted and of course my file got put back in on the bottom of the pile. Which meant that after another 60 days the same thing happenned. This happenned three times, each time they had to order a new appraisal the cost of which was tacked onto my loan of course. At one point they gave me this runaround but the appraisal had just been done two weeks prior and when I called them on this and the legality of what they were doing I got alot of stammering and a "Oh, well we can have an answer in two weeks." Guess what I never got my answer and they continued this horse s*** ordering several more appraisals, losing paperwork, saying they called or sent letters (never did...never would send me ANY paperwork on my loan balances etc. even though I requested it several times) all the way up until the day of my sheriffs sale. May 2008. I did recieve a notice in writing though. The actual day of my sheriffs sale they still had me talking to people giving me the runaround while they were selling my house. This company is a cesspool of filth and so are it's loss mitigation department and slimy attorneys. They will outright lie to you and steal your home as well. The home was out of state I was not able to attend the sheriffs sale plus I was told that it was put on hold and a manager in Loss Mitigation would contact me. I ended up calling them repeatedly every day to be told the person that was handling it was not there and that they should be able to help me all the while they were auctioning my home off! Auctioning it to themselves they never sent it out to the general public and purchased I believe for 1.00 or 10.00. Which is how much the mice they buy on which they feed cost. I know I felt like one of those mice being chewed up alive while they told me it was all ok...I just needed to keep waiting. They had slapped on excessively overpriced PMI insurance prior to the sheriffs sale to themselves. Like they slap on excessive fees by telling you to get behind so they can "help" you. Bull. So basically what happened is they were reimbursed the difference between what I owed and the 1 or 10 they bought the house for from the Private Mortgage Insurance. Then they put my home back on the market to try and sell it. Don't tell me the banks don't want the home it has declined in value. In the end, they make quite a bit of money.

Since dealing with the cesspool and the savage slave lords of ASC. I have learned a few things: first, ALWAYS shower after dealing with these people. Second, you do NOT need to miss a payment in order for someone to "modify" your loan. It is something they do to make more money for ASC and Wells Fargo. Keep in mind ASC has collections, and loss mitigation ( a glorified collection department). And their job is to make as much money as possible for the bank at whatever cost to you. These employees are paid hourly and they recieve bonuses and commission so they are not truly trying to help you. They want to help themselves at your expense. I now work with people going through this every day and I can tell you that YES, THE BANK DOES WANT YOUR HOME. They have no reason to negotiate with you unless they are forced to by a negotiator. YOU MUST SHOW THESE ANIMALS NO MERCY! I kid you not. They will not show you any and they outright lie to their "customers" that they are supposed to be servicing loans for. They steal homes from all races, little old people, young families, even the Easter Bunny got a foreclosure notice two days ago from ASC. I could go on forever because they make me so livid!

ASC forced placed insurance when I already had insurance. I sent them copies of my current insurance papers 3 times and they said that they never received it. We did not pay the extra charge of $300.00 a month because we had insurance. They held my payments in a "suspense account" because we did not make the insurance payment of $300.00 and reported me late to the credit bureau. Now my credit went from 745 to 520 and I am losing my home because of them. They would not accept my payment without the added $300.00, knowing I had insurance. They are criminals! It's as if they wanted my home to go into foreclosure. When will someone stop ASC?

I contacted ASC about a LOAN MODIFICATION and was told they would not do it. My interest rate is a whopping 11.5% and thats why I think they are denying my request, so that they can make all this extra money off interest. I explained to them my financial hardship and was told they would give me a payment forbearance for 6 months that would reduce my payment by $158.00 a month, but was told to try and make my normal payment for the 6 months and then they would see what they could do to help me. I said no to the offer because I feel this company is out to get peoples homes and they have NO compassion for anyone. If they is someone out there that knows someone that could help me obtain a loan modification so that I could get a much lower interest rate or a good finance company in the Virginia area that could help me with a refinance, then please be so kind and let me know, because right now I am struggling and my mom lived with me in my house until she passed away, and her memories are here and I can't afford to loose my home. America's Servicing Company should be put out of business, but one thing is for sure God Don't Like Ugly and they will get theirs. Please Help if you can.

I disagree. I almost lost my house to foreclosure but I have to say the truth. Even affirming that ASC has a clumsy and non connected computer network (their information is not shared quickly through it's agents) ASC has been courteous and helpful throughout our 1 year ordeal. I even had a community lawyer voluntary to assist me but honestly, he wasn't much help at all. in fact, only after I dwelt personally with ASC (Loss and Mitigation - [protected] option 4) that I got the info and the help I needed to save my home. Also thanks to the so criticized "Stimulus" the Federal Government provided, I finally got a very favorable and affordable loan modification from ASC. Ever since, i had nothing but great service from them! Thanks ASC!

Also thanks to the so criticized "Stimulus" the Federal Government provided, I finally got a very favorable and affordable loan modification from ASC. I would like to say that after trying unsuccessfully to deal with these people, we finally lost our house in the fall of last year (09), and I am personally thankful! I was going through my third bout with cancer, and could no longer stand the stress of these [censor]s. For the record, we did NOT start with them- our mortgage was sold to them, and we NEVER had any problems with our original mortgage company.

We had an ARM but it was supposed to be tied to the prime. The prime kept falling, but they raised our payments the maximum amount every six months until it was usury- I could have owned waterfront property here in SW FL for the amount they expected us to pay each month! I could have easily rented TWO nice three bedroom residences inland for the $$ They wanted! What a nightmare!

ASC was uncooperative, lost our paperwork repeatedly, told us that if we would send them $5k that they would work out a forbearance agreement but then lost the paperwork once they cashed the check. Every time we talked to a representative, it was a different story and no representative ever had any record of what the one before had said.

NEVER AGAIN! I will NEVER buy another ANYTHING unless I can pay for it in full in cash that day! They screwed us, and they then turned around and sold the house for NOTHING and now they expect us to pay for the difference. We built the house ourselves, and it was worth a lot more than they sold it for, but they would not work with us at all to even try to sell it. I should have filled up the septic tank and pipes with concrete. No better yet, I should have obtained an owner builder remodeling permit and gutted the place- completely legal. I would not have been able to help it if they foreclosed before I finished my project ;)
THAT's what I should have done! But I didn't.

God reserves a special place in hell for companies like this and those who knowingly work for them. Do NOT willingly do business with them, and if you know anyone who is with ASC, tell them to get out as fast as they can! Sell the house if they have to- only get away from these liars and thieves!

I have been dealing with ASC for over 3 years now and they are the worst mortgage company that I have ever delt with. I have called them on several occasions to try and tell them that my payment would be late and it just ended up in a screaming match. Their customer service is terrible! When my mortgage payment changed I knew I could not afford to pay the rates that they were giving me so I tried to talk with them and still the same thing, a screaming match! I ended up having to file Bankruptcy in order to keep my home because ASC would not work with me at all. Even after filing bankruptcy I still have problems with them.I have talked with my lawyers on several occasions to try and work things out but still my lawyers have problems getting them to do anything. I am behind again and fear going to my mailbox everyday because I know that I will be getting papers soon stating that they want my house.I am trying eveything I know in order to keep my home because I know if I let it go my family and I will no have another place to go.ASC is the devil company and if you can get out from under them you will be better off. I only wish that I could get out from under them but since I had to file bankruptcy I will be stuck for the next 5 years. I know that HSBC mortgage company is the best mortgage company that I have ever worked with in the past. They were always kind and worked with me on every payment that I had problems with. They would even let me get several payments behind and I could call them and they still treated me with respect and worked with me. That is how a company should be! I really hope ASC goes under and loses everything. I know that is bad to say because a lot of people will lose jobs but they don't really need a job when they treat their customers the way they treat them.

asc is a joke i got behind on my mortage and they proceeded with foreclose. i owe them 13, 800 and before the court date i sent them 13, 000 they still took my house and money can't get no answer or my money back! this was in 2007 and now i'am living in a two bedroom apartment with my four kids and wife!wow!

I have a mortgage thru ASC back in 08 my husband lost his job and we got behind on our mortgage. I tried numerous times to comtact them and they just kept telling me the could not help me, so i stopped making payments. I recieved my forclosure notice and went into court to try to get some help thru the judge. But instead i was told they he could do nothing for us and that our mortgage company was the only one that could, but that was to late. So we ended up borrowing the money to cover the 6, 000 that they told me they had to have before they would consider a refi. So we paid it and then they refied for us, but they added 20, 000 to my principal to cover all the late fees and interest that was not paid prior to the refi this happened at the end of 09. When i asked if i would recieve an interest statement to deduct for my taxes they said i would get one in 2010. Well 2010 is here and no interest statement. ASC is the sleeziest company i have ever delt with. My mortgage is upside down and i should of let it go to forclosure but my "pride" kept me from doing it. Now i have a mortgage that is way over what i could ever sell the place for and no tax break. WATCH OUT IF YOU USE THIS COMPANY. They kinda follow how the politician believe. Spend everyone elses money except their own. BUT ALL PLEASE REMEMBER WE BAILED WELLS FARGO OUT. NOW THEY ARE SCREWING US FOR IT. So watch who you vote for in the next few elections and maybe we can take back our country like the Middle East is trying to do.

I agree this company is bad. The thing I found out was that you need to be persistent with them and it's all about who you talk to, what I mean is that you will immediately realize if you are speaking with an intellectual, courteous person (this who you want to speak with) or a dum ###, trailer trash, off the streets thug (hang up immediately, you'll get no where with them.)
