Poor quality work carried out on a new build house I have occupied for just over two months
Poor quality work carried out on a new build house I have occupied for just over two months . Issues with drill holes above my kitchen cabinets , issues with my front door , issues with cracked light switch , issues with generally poor standards of finish and care and attention . Im so sad and sorry I even used this company to build my house at all . Wouldnt recommend them to my worst enemy . I have pictures to back this up . I want an apology and all my work redone
If you are looking to build a home and have the work done cheap and sloppy this is the place for you!
If you are looking to build a home and have the work done cheap and sloppy this is the place for you! I've tried to contact warranty department a number of times. Issues I had within the first 30 days where not addressed, inspections didn't happen the way it was told it would, they've let go of the property manager now and everything that was told to me is now voided bc it's not in writing. Very sloppy ran company. Didn't even get a yard, I had to sow the grass myself. Do not build a this company!

False Advertising. Near the Autumn Woods community in Indianapolis, Arbor has an ad along the interstate (on a crooked, trashy-looking semi trailer, mind you) claiming "$500 down, $741/mo". The $500 "down" is literally only to secure a lot. Now that homes start at $190k in this area, you would need at least an $80,000 down payment on a 30-year loan at 3% interest to get close to $741/mo. The community complained to Arbor about the ad when it went up... partially because of how trashy it looks, and partially because it's a blatant lie. They did not care. You might want to think twice about doing business with a company that blatantly lies to its customers.
HORRIBLE SERVICE ALL THE WAY AROUND THE BOARD! I WOULD NOT RECOMMEND ARBOR HOMES TO ANYONE. FROM THE THINGS THE WORKERS DIDN'T WANT TO REPAIR IN THE HOME DOWN TO THE SERVICE THAT WAS PROVIDED FROM THE SALE AGENT! ABSOLUTELY WOULDN'T BUY OUT HERE AGAIN OR IN ANY AREA! FALSE FALSE FALSE INFORMATION WAS GIVEN TO US
Dean is very responsive
Dean is very responsive. I filed a warranty request for several issues some new and some that were carry overs from our pre-close walk in that the previous superintendent never addressed. I received a call back the same day on hot water issue addressed and a call from the heating and air company. Dean also sent someone out to fix the gutter and scheduled a time to review the inside work. Dean came out today and adjusted doors and is sending a painter to address those issues. All is not resolved but I give Dean 5 Stars since he is the first person I have felt with that that seems to actually listen and follow through.

Me and my wife have been working with Gena A for over a year now. We have signed and finally building our arbor home. Shout out to Gena and Building supervisor Jeff. The experience so far has been top notch. We can't wait to be in our new home in November!
We recently had our 11 month warranty meeting with Thomas of the Warranty Department with Arbor Homes
We recently had our 11 month warranty meeting with Thomas of the Warranty Department with Arbor Homes. We greatly appreciated Thomas for his responsiveness, attention to detail, patience, and expertise. With sincerity and friendliness, he listened to and answered our questions and he promptly addressed needs and scheduled subcontractors for any outstanding issues. Our experience with Arbor Homes and, specifically, with Thomas and the Warranty Department has been incredibly positive. We appreciate his responsive work and help on our behalf. Thank you all for making this home building experience a very positive time for our family!
I'd like to mention even though I closed on my Arbor Home back in 2018, I could still count on TJ from Arbor to help me with a problem that popped up. He answered my call right away and gave me the advice and guidance I needed to resolve my challenge. He's the best !
Dean was very knowledgeable and helpful for our 11 month inspection.
We built a 2-story home in The Preserve at Arbor Pines in Fishers
We built a 2-story home in The Preserve at Arbor Pines in Fishers. From the beginning, our sales rep Doug was so wonderful. Very responsive and friendly. The Design Center staff were very helpful - we loved choosing our selections. Once building was underway, we had Cory as our superintendent - he was friendly and got stuff done. We closed in mid-November and love our new home. We've only encountered one minor problem so far - a small leak coming out of the master bath shower door track. Dean (also friendly and helpful) sent over Gil the plumber who fixed it yesterday. Our home is beautiful, spacious and comfortable. Thank you.

As I have had some communication issues with Arbor throughout the building process, I am pleased with the way my warranty requests have been
As I have had some communication issues with Arbor throughout the building process, I am pleased with the way my warranty requests have been handled. Roy, the supervisor of maintenance for Jefferson Park in Pittsboro, has been professional, timely, and caring. Within a couple of days he had almost all of my warranty requests completed. Then we had a flooding issue on our front porch. I figured they might just raise the soil to make water drain away from the porch, but instead, Roy had a crew extend my gutters underground and created a drain further into my yard and away from the house. I was VERY pleased with the way Roy handled the situation.

We purchased our home and closed in October
We purchased our home and closed in October . I noticed a leak in the kitchen ceiling that was starting to cause water stains. Submitted for warranty and within a couple days heard from Dean. Dean had someone out right away to assess the problem. Was told it was more than likely the tub drain not sealed properly ( which was sited as an issue they have frequently ). Seems that would be double checked after the tubs are installed if it is a known issue. Anyway waiting on paint company to fix up the water marks on the ceiling in the kitchen. Overall Dean has been great and timely response to all issues so far. Appreciate the follow-up when repair is scheduled as well.
We closed on our home 11/13/2018in Legacy Farm
We closed on our home 11/13/2018in Legacy Farm. We've had issues with the vynil siding in the back of our home that blew of within two weeks after closing. Also roof soffits not completely finished. We made a warranty request and this was fixed. Now we have the vynil siding on the north side of the house is warping and melting. We've been told it's due to high efficiency windows installed on our neighbors home is reflecting on to ours. Arbor Homes has refused to do anything about it even though they have known about this problem for years. This could be a fire hazard and Arbor Homes refused to take any action on the issue. We have been in the home not 3 years and our siding looks terrible from the street. We expected our home to last longer than 3 years however Arbor Homes doesn't seem to care about it.

I had a home built with them
I had a home built with them. They delivered in the timeframe they promised. The sidewalk cracked before they completed the project and they did replace. At the end, they left the yard a mess. There were rocks all over the yard and after months continued to come to the surface. A huge hole was left at the corner of the house. Calls were made and no one would respond. There is to be an 11 month inspection. Calls were made and the person never returned the calls so they did not follow through with trying to complete the inspection. Less than a year and the heating element went out on the water heater. An underground leak happened after the 11 month mark and they would not follow through with inspecting. When called they said it was past the timeframe and they would not assist even though calls had been made previously. I would not build with them again.
We have been having issues with this builder for over a year
We have been having issues with this builder for over a year. Some of the issues have finally been resolved but a couple are still outstanding. The replaced our floors three times and the floors still have major imperfections. The wood laminate flooring still has major up and down spots where you can see, hear and feel the floor moving beneath your feet. We also paid to have black metal blasters staircase that was never installed. I listed on our walkthrough and listed it in several complaints. They said we never paid for it. I have the original option agreement where it states we are suppose to have a black metal blasters stair way. They are refusing to do anything about it. I have filed complaints with the Builder Association of Indiana and the State Attorney General and no one cares. It is really sad when millions of people are out of work battling health issues and financial issues, that the middle class people get the shaft. The government and big businesses do not care about what is right and what is wrong.

At this point I would rate my experience a 0 if I could and we havent even got to start our building process
At this point I would rate my experience a 0 if I could and we havent even got to start our building process. We made the decision in December to build because its always been our dream and with the housing market like it is and interest rates why not?! So we were told in order to get started you just put $500 down and to even get you to design your house you must sell your current home because the process moves that quick...ok fine. Sold our house immediately and was officially out of the home 1/8. Arbor sales rep said great you should be on the ending of phase 1 with a build timeframe to begin in late February. We were so excited. Now we sit at 4/14 with still just a dirt pile that hasnt even been marked outside of our sold lot sign. *** been sent around and given so many different stories (***, slow production on getting material quickly, price rises on lumber affect contracting, permits, land development...you name it theyve said it/used the excuse). We were given some inside info that our lender didnt even know about yet and had to research for a couple days and confirmed what we were told is correct: theres a housing interest bloom thats happening under our noses but the news hasnt caught wind of it because the world is so fixated on other stuff going on so we shouldve been able to lock in a rate right before closing of a 2.8% (the lowest ever) but now because of all the delays arbor has done and the rates are going up quicker than they anticipated we were able to do a good faith pre-lock in for up to 6 months before our closing date and if the rate is lower come time to close they will give us the lowest rate but our rate wont go higher but would you like to know where interests rates are at now for 2 people with perfect credit? Not 2.8% anymore its now 3.8%! After all this delightful info, I called the city of Franklin myself on 3/19 and was told arbor picked up our approved permits on 3/17/22. Called the super intendant who oversees the construction in our neighborhood and he said arbor sales team hasnt sent the info down so they can schedule us to start digging on our lot so we called arbor sales team immediately and they said let us look into it and call you back... they called us back later that afternoon, on 3/19, and said we have spoke with the super intendant and him and his supervisor said they now have your permit info and will be contacting you within a couple weeks to get you scheduled to officially start the building process... 3 weeks went by with no calls/texts/emails so we called back to arbor sales team and then they said well theyre waiting on land development to clear...what land development? *** already paid for the appraisal that took place the first week of March on our property ($475) and permits are approved so please tell me what else there is to do to officially start? So we start just attempting to contact the super intendant but guess what...hes been ignoring us for 2 weeks now. I emailed the sales team again and am now being told they cant help us further we have to correspond only with the super intendant as they arent let in on the process for building now. Its funny how that works out. They make you sell your home, go move in somewhere else only to stall on every step from then and now move our closing month from July to august and now are telling us it may not even be until may or June before we start building? Absolutely unacceptable.

The roof and gutters home closing november 2014
The Gutters installed on the house were too small, we have a 40 foot run with only one down spout. You can see from the ground the black growing on the trim. We have had our roof serviced several times and it is currently in need of repair or more so replacement. We currently have 11 sections tarp on the roof because water is leaking into the house. Also Arbor built our home and didn’t attach a Drip Edge on the roof. The exterior trim is falling off the house and the nails are rusting through the thin layer of paint.
Desired outcome: Gutters and trim repair and replace. Split the cost to replace the current roof. We just need help. An 8 year old house should look this bad.
I recently bought a home in 2019 from Arbor homes during the pandemic which is 2020 as well know
I recently bought a home in 2019 from Arbor homes during the pandemic which is 2020 as well know. I sent in a warranty request in late 2020 early 2021. My powder bathroom flooring was defective since the toliet was leaking. I submitted my warranty request on 04/07 The area manager for arbor homes named Thomas did make a call and came and saw the damage. Jumping to late 2021 we finally got floorers out to replace the damaged flooring. But my flooring was discontinued. The only way I found out about that was from the flooring company. The person on the phone stated that arbor was suppose to call me and work something out to get the powder bathroom flooring fixed. Previously to that situation I have had to go up to the office several times to try to get answers. Back to present time I have called a New contact TJ and I was told that he was going to make sure I was taken care of. I don't know what to do as now my neighbors are having the same issue with arbor. I need a resolution.

Ive submitted numerous work orders for my garage door to be repaired for them to send the same people out to tell me again thats a Frame is off, Ive not heard anything from *** which is only usually ever through email, Also I was supposed to have dry wall repair for the ceiling, no one reached back out, now water is getting in side of garage door, this is been a on going issue for months and like to have this resolved , the last work order was last week and yet have not heard from anyone, he sent same garage door guy out, and the pro contractor he had come out aswell made my garage door worse, on the right side is off, light is coming in at top which will cause issues with weather ,rain seeping in, wood is off aswell on the right, this work order was submitted Months ago and not resolved, also when they had to redo my floor , they didnt tuck my carpet all the way, work order sent for this aswell
I built my home in 2019, moved in June. The next summer after I sealed my driveway as instructed professionally, my drive had spots that were starting to crumble. By the 2nd summer large spots were turning to gravel. This summer it is literally falling apart and Arbor Homes said it only has a 1 year warranty on the driveway! After I complained profusely they sent the concrete company that poured the driveway out to test it. (Not an independent company) who said it was salt damage. I have NEVER NEVER used salt on my driveway, I drive down the same roads as my neighbors and their drives are fine. I am a single woman and park in my garage all year long. Arbor homes does NOT stand behind the work of their subcontractors and therefore shows you what kind of poor business practices they have. Once they have their money they could care less if your home and driveway falls apart.
On May 6th we had our countertops installed however they damaged the drywall due to the countertops being too large. I immediately notified arbor and they advised that they would let the drywall company know and get me scheduled. I have also been asking for the A/C unit to be leveled prior to closing. It still has not been completed and now they are telling me to go through warranty even thought this was an issue prior to closing. We still also have not received an address block that we paid for. Our new superintendent seems to not know when our countertops were installed as he told me that our countertops were installed last week.
My wife adored the Arbor Model home, prompting our decision to build with them
My wife and I decided to build a house and went with Arbor after she fell in love with a particular model. She had always dreamed of designing her own home, from the ground up. At the design center, she meticulously chose every detail, and we even captured a photo of her with her selections. However, as construction neared completion and the carpet was installed, we realized it was incorrect. Despite raising the issue with our realtor and management, we received no response for weeks. When confronted, we were dismissed with excuses about lighting in photos or the representative's poor eyesight. Ultimately, they refused to rectify the mistake, blaming it on a data entry error, even though our documentation clearly showed the discrepancy between what we chose and what was installed.

Bought new house in June during warranty period I turned in multiple issues including flooring issues, water damage from behind shower back
Bought new house in June during warranty period I turned in multiple issues including flooring issues, water damage from behind shower back in March 21. A rep came out and looked at everything and said they would get on taking care of it. Heard nothing so I turned in another claim on May 2nd and added the nail pops. Another rep came May 26th and said he would get on it and replace counter that had been cut wrong too. Counter was finally replaced June 21st but they ripped old trim out and messed up edges by drywall so I told warranty *** it needed to be fixed as well as still needing floors, door latch and water damage and nail pops done. Still never heard a thing on June 23rd I emailed *** Thomass boss who got back the next day and said he would get with *** to make me a priority and I would hear from him that day and I did. Still nothing got done so I wrote *** on on July 27 asking about it and 28th he said vendors would contact me that day

I have been unsuccessfully trying to reach someone at Arbor Homes for a couple months now. Their contractors in our neighborhood have been blasting music almost daily and the construction supervisor basically laughed it off. I wish Arbor would take it seriously and get their contractors to have more respect for the people in the neighborhood.
We signed a contract to build a home in December. Its now month 14 with no move in date in sight. We are being told the same story as everyone else in the community having issues, its supply chain. They have given us 9 move in dates across a 5 month span and neither date has been met. Due to their delays and no resolution from them, my husband and I have run out of two leases and have been paying a premium month to month. We have asked for a better explanation from them and we get nothing. We are not the only ones in the community going through this. Because of their delays our rates have gone up as well as our monthly mortgage. They are offering no help and no one will give us a straight answer.
New build home, 6 months delayed on close today (close 3/9 complete)
New build home, 6 months delayed on close today (close 3/9 complete). Multiple issues with the company not contacting us with updates, delays, important information such as move of close and house lacking water expected day of close. Has been blaming the water company, supply company etc, but seems some of these items were their own fault with poor management and communication. House Not completed as expected. Requiring work from safety issues per personal inspection. Contacted build contact, unsuccessful with receiving dates these safety issues requiring work will be completed. Expecting them to be done ASAP as they are safety issues per inspection with electrical, gutter, hvac, exterior, and interior etc. Contacts have been slow to reply/answer and at times not as friendly as preferred. We are aware, garage doors will be not matching and possibly fit wrong until 3/21, and landscape and trim unable to paint due to weather, not seeking these be completed ASAP as we have an expected date.

Closed on home 11 December
Closed on home 11 December . They haven't finished the yard yet, there is trash, nails, debris all through the yard. The yard hasn't been graded yet to the proper elevation, the tree is just sitting there with mulch over the bulb, there is still the silt barrier around the property. I have asked the project manager when we cab expect the landscapers to finish the yard? He tells me ihe doesnt know and it isnt his job to know. Im just trying to get a rough estimate so i can put a fence up so my dogs have a yard to play in. I have explained that to him as will, still same response. I also paid for the sturdier shingles rated to higher winds than we normally have in Indiana, but they have blown off twice now... im mean seriously? It seems that they stopped caring as soon as we closed on the property. The project manager was a joke during the while build process, had he done his job i would have a yard by now and my dogs would be able to play and run around. We have also tried calling a person at the corporate office, he doesn't answer and won't return or call We love the house just wish we had a yard.

In July , we agreed to purchase lot 27 of a residential area and build a specific home model
In July , we entered into a purchase agreement to buy lot 27 of a residential area and build a specific model of their home. At that time, I noticed an addendum to the purchase agreement that said if the home does not appraise as high as the purchase price, you will be responsible for paying the difference at closing. I questioned this and was promptly told that it has never happened and shouldn't be a concern - especially in the market we are in. We applied for a mortgage with the builder's recommended lender, Silverton, and requested a VA mortgage. We have received conditional Approval and are ready to close. Last Monday we received notice that the appraisal on the property came back $21,000 lower than what the asking price of the property is. We requested the seller to lower the asking price, even by $10,000 and were told no. We are ready to close at the end of April. The home is not even finished and we have numerous complaints about shoddy workmanship and damage to cabinets put into the residence. We are simply asking they lower their asking price to match the appraisal or even a bit over the appraisal in order to allow us to close on the property.

Neighborhood Update: Home Purchase Completion in December
We closed on our home mid December . Our front yard had sod placed as agreed. Our side yards had hydroseed laid, but was not covered with a hay mat. Our back yard had hydroseed laid and they only covered about 6 feet off the patio with hay mat. The rest of the yard was not covered. I have asked that the bare dirt be seeded and covered since the initial seed has washed away, evident from the several inch deep trenches caused by rain following the slope in our back yard down to our property line. Neighbors on both sides have hay mat covering their entire yard. I was told that the city told the developer they didn't have to cover our yard when we closed. The city denies having any say on sod/seed/straw matting of private properties within city limits. I am not asking for sod in the back yard, but I do want the bare dirt seeded and covered as it should be, since the cost was included in our final purchase price. It is not our fault that the landscaping was not completed properly, and we should not bear the cost for its completion.

On Nov 5, I called the phone number listed on the website and spoke with *** She was very friendly and scheduled an appointment with sales manager, *** for Nov 11. I did not know what to expect during with appointment other than seeing the model home. *** began to built out a home. I had no idea how long this process would take or how detailed. We spend roughly two hours picking the details and upgrades. I had no idea going into this appointment that I need to know where i'd want every light. I know I asked a lot of questions as spending $400k is a life event and a legal contract. I have concluded that at some point, she decided I wasn't a serious buyer and she stated I couldn't come back unless I had the $500 deposit in hand. I understood this, but I also followed through on my part an updated my preapproval paperwork to send her. However, following the appointment, she never emailed the price list as promised. I emailed her on 3 occasions during the next week. I copied *** and 2 of these emails. *** responded once that *** was busy. At this point, I question if some type of discrimination has occurred. There is no way to even consider building with the company if the pricing isn't released.

I purchased my Arbor home in May , as per the builder we submitted for our 11 month walk through in april , a list of items was submitted to the builder that were all warranty related. Some small issues were taken care of right away, however 2 other more extensive issues need to be fixed. We have sent emails, text messages and have made several phone calls to Arbor representatives, all are either not answered, ignored or answered with something similar to "I'm in a meeting, I'll call you in an hour"...that call doesn't happen. The warranty representative Thomas has called and asked when we can get together to discuss the issues, then when I send my schedule he never responds. My current issues are that 3 interior doors do not latch and blow open or will close whenever the HVAC system comes on or can simply be pushed open without the use of the door *** The second warranty issue is that the ceiling in our front room cracks and pops whenever anyone walks in the bedroom above it. Thomas stated that those are probably nails popping or that the duct work may be too close to either the floor or ceiling and that the carpet and pad may need to be taken up to secure the floor and/or investigate the possible duct issue. Those are his words to describe the work needed.

We bought our home in 2020, and have tried to enforce the 12-month warranty guarantee by Arbor Home to get issues within the home resolved
We bought our home in 2020, and have tried to enforce the 12-month warranty guarantee by Arbor Home to get issues within the home resolved. On the exterior of our home there's broken concrete, nearly all the finishing of our cabinets needed repair, the dry wall, and not long after we moved in the vinyl flooring had bubbled up. So, someone from arbor came out, and guaranteed he'd put in a work order and we'd get contacted within the next two weeks to get the repairs scheduled. After around a month we followed up with that employee, who scheduled to come back to our house, and on the day of our appointment claimed he could no longer come, and didn't text me back for a week. We then worked with a Director from the warranty department, who resolved some of our issues, but now today a contractor was supposed to come out to look at our floors and never showed up, nor called to say they were going to be late, or could no longer show up. It's been over 5 months since we originally filed our request, and only about half of the repairs we requested have been remedied. We've adjusted our schedules for these appointment, only for contractors to no-show. We have other grievances as to the workmanship and quality of materials used, but mostly we just want the company to perform our warranty request.

We closed on our home in 04
We closed on our home in 04. Arbor made our final walk through 60 minutes from our closing (which we were given the wrong location - but that's another issue, of many). Due to the time, we were flying through the walk through and expressed concern that we are not being given enough time to 'catch' any/all issues. We were advised that it was no big deal as any and all issues would be taken care of at the 11 month check in. There was an issue with the cabinets (being built overlaying into the window sill in the kitchen.) This was not mentioned during the walk-thru as it was mentioned previously with the former construction superintendent and was advised this would be fixed. We even have a box of kitchen trim in the garage that we were told to hang on to for later. Fast forward to the warranty department... We have been in contact with Dean. He asked us to send in pictures of the cabinet. He then said that he sent it to his boss and was advised that they would not honor the warranty request as if we weren't satisfied, then we should not have signed off and closed on the house. He said they can remove the window sill but that's it. Um...we want the window sill. We paid EXTRA for this... This shotty work is NOT acceptable. We spent OVER $270K for this home. We do not appreciate being lied too and hung out to dry.

Concerns Regarding Arbor Homes' Construction Delays
This is with regards to Arbor Homes. We booked a home in March and were told to expect the construction to be completed within 6-7 months. It has been close to 1 year now (11 Months to be precise). We have been given closing dates 3 times (Jan 31, 2022, Feb 22, 2022, March 10, 2022), but as the closing date approaches, Arbor Homes informs us of further delays. The reasons for these delays are not clearly communicated. Despite repeated inquiries, we receive vague responses about supply vendor delays without a clear resolution plan. This uncertainty has caused significant emotional and financial strain. I locked in my mortgage rate for 45 days, anticipating the initial closing date, but due to the postponements, I am forced to relock at a higher rate, incurring additional costs. Multiple attempts to discuss solutions with the Arbor Homes team have gone unanswered, and we are still uncertain when our house will be completed, a year after booking.

My basement flooded due to a faulty sump pump, initially, in September. I reported this to the builder warranty *** and they sent out a plumber who told me everything was fine. This is not in dispute by the builder. Subsequently, I went on vacation and came back to a much more serious problem on Oct 16. There was a half to one inch standing water in the majority of my basement as the sump pump had failed. I needed to resolve the issue then and couldnt wait for Monday to call and then any additional time before someone actually showed up to investigate. So I had that fixed. After that, it was discovered that the plumbing had been run uphill, over another plumbing pipe, leading to the sump pit and instead of the builder correcting the issue during construction, cement was poured over the incorrectly done plumbing, leaving the cement thickness uneven. When the uphill nature was corrected, and a trench was dug under the white pipe, pictured, water began to freely flow over the dirt and gravel into the sump pit in an amount around 50 gallons that had collected somewhere other than where it was supposed to. The companys representatives are now saying that I gave them no opportunity to inspect the situation, upon arriving home, prior to me having it fixed and therefore wont reimburse my cost. I gave them notice three weeks prior to that incident. Their plumber signed off on it, their construction supervisor and inspectors signed off on it. How many chances do they get? How many times should I let my basement flood?

Closed on our home Feb.7, 2022
Closed on our home Feb.7, 2022. Moved in Feb. 22, 2022. Notice things not finished here and there or not correctly installed. I placed a warranty request with the warranty department for the issues I noticed. The warranty guy came to my home to look at the issues within my home.# 1 issue is that the staples were not correctly installed in the transition strips within the master bathroom. #2 issue is that my dishwasher is leaking and when the repair man was viewing the dishwasher he noticed#3 when the dishwasher was installed that the installer cracked the cabinet the dishwasher sits in and he also notice#4 that the island that sits on top of the cabinet and dishwasher is not fully attached to the cabinet. The warranty manager stated he reached out to companies that would be responsible for the work and stated they should be calling me to set up a time to come to my home for the repairs. We are 3 weeks in and I have not heard from any company or the warranty manager. I have reached back out to the warranty manager and still nothing. Both issues are a safety hazard as the staples have already hurt my 2 year old grand daughter foot, and that islands countertop is not attached to that cabinet so its not fully secure..Prior to that we were delivered a broken appliance and no one wanted to take responsibility for that situation. I had to call and leave several voice mails and emails with no response. So anytime their is a warranty issue it has been extremely hard getting those request taking care of because no one is responding or taking actions.

At this point, I would rate my experience a zero if possible, and we haven't even begun our building process. We decided in December to build our dream home, considering the state of the housing market and interest rates. We were informed that to start, a $500 deposit was required and that we needed to sell our current home due to the swift nature of the building process. We sold our house immediately and vacated by January 8. The Arbor sales representative was optimistic, suggesting we would be at the tail end of phase one with construction starting in late February. Our excitement was palpable.
Now, it's April 14, and all we have is an unmarked dirt pile next to our 'sold' sign. We've been given a multitude of reasons for the delays: slow production of materials, rising lumber costs impacting contracts, permit issues, land development - the list goes on. We received a tip that even our lender was unaware of: a surge in housing interest rates was occurring unnoticed by the media. We were poised to secure a 2.8% rate before closing, the lowest ever, but due to Arbor's delays and rising rates, we managed a good faith pre-lock for six months. If rates drop by closing, we get the lower rate, but it won't increase. However, rates for those with perfect credit are no longer 2.8% but have risen to 3.8%.
Frustrated, I contacted the city of Franklin on March 19, and learned Arbor had collected our approved permits on March 17, 2022. I reached out to the construction superintendent in our neighborhood, who indicated that the Arbor sales team had not forwarded the necessary information to schedule our lot's excavation. We immediately contacted the Arbor sales team, and they promised to investigate and return our call. They did so later that day, assuring us that the superintendent and his supervisor now had our permit information and would reach out within a few weeks to schedule the start of construction.
Three weeks passed without any communication, prompting us to follow up with the Arbor sales team, who then claimed they were waiting on land development clearance. This was perplexing since we had already paid $475 for an appraisal in early March, and our permits were approved. We tried reaching out to the superintendent, but to no avail - he had been ignoring us for two weeks. Upon contacting the sales team again, we were informed they could no longer assist us and that we must deal directly with the superintendent, as they were no longer privy to the building process.
It's ironic how the situation unfolded. They pressured us to sell our home and relocate, only to delay every subsequent step. Our closing month shifted from July to August, and now they're suggesting we might not start building until May or June. This is utterly unacceptable.
Arbor Homes is a great company to build your next home through!
