I booked our cabin in February for our trip June 1-5. On May 23, I received an email that our cabin would not be available and that it had been cancelled.
I called and struggled to get in touch with anyone. When I got a call back, they had no solution other than a refund. I explained that I would struggle to get another reservation and that prices would be be much higher a week out, and they would not offer any restitution other than a refund.
Rental property
Stayed at 2123 Luzerne Drive from 5/13 thru 5/16. Stay was horrible and expect a return of money. Here is a summary of the experience:
1. None of the bathroom drained. We had to shower in standing water
2. Kitchen sink did not drain. Appliance like toaster oven and microwave did not work.
3. Deck is dirty and the trees are over grown. No view to see.
4. Kitchen shelves are broken. One was resting on a wine glass
5. Rooms are poorly lit
It is a shame such a property is used as rental. Have lived in a lot of AirBnB around the country. We expect to get our money back. If you need pictures to proved it we can sent it to you.

Be aware that in the Terms and Conditions that you agree to join a 'Club' when making reservations. Club membership is $14.99 a month for 12 months and you get billed each month for 12 months even if you cancel your membership. It is very easy to not notice you are agreeing to join this club as they don't make it obvious at all. I rent cabins several times each year but had never used Cabins for You before. I won't use them again because anyplace that sneaks these kinds of charges on people cannot be trusted.
Smoky view with a twist cabin
Stayed 12/26/22 - 01/02/23
We were greeted by a broken, twisted gutter with jagged metal hanging from the roof to the porch. This was reported within 10 minutes of our arrival. We were there for a full week and nothing was ever done about it. At one point we had to get up at midnight to secure it so that it would stop banging against the cabin. We got to look at the broken gutter for a solid week every time we looked out the glass doors. This completely ruined our view.
The floors were filthy, I used my own Clorox wipes to remove toothpaste from the bathroom wall and blood from the toilet seat. We purchased our own broom and dustpan to sweep the hundreds of bugs that continued to fall from the ceiling during our stay.
We lost water for about 4 hours during our stay, no way to flush toilets. We were told it was a frozen well, but this was the first day the temp was above freezing. Asked for the garbage to be picked up because we were over flowing - it was never picked up. The dryer was not drying our clothes because the hose coming out of the back of the dryer was completely broken, we fixed this on our own because we were concerned about a fire with all of the lent. The cabin is advertised that it sleeps 16 people, but after 5 people take a shower there is absolutely no hot water! One of the toilets leaked water all over the floor the whole time. Oh, and we used our own towels for this since we were only allotted 1 towel per person. The vent hood in the kitchen does not work, the coffee pot took 45 minutes to an hour just to brew one pot. The floors were absolutely filthy, one of the benches at the kitchen table is in desperate need of repair before it breaks and someone gets hurt. It's sad, this could be a really nice cabin, but whoever is in charge of regular maintenance and cleanliness is not doing their job. The cabin is called "Smokey view with a twist", I guess they're referring to the twisted gutter...
None of my concerns were addressed for the full week were there: broken gutter, lost water, garbage receptacle full, not enough hot water, broken dryer hose, vent hood in kitchen didn't work, coffee pot literally took 1 hour to brew one pot, leaking toilet, BUGS! When I did report something, no one ever followed up with me. I had to initiate and follow up on everything and still nothing was done. I got tired of spending my vacation reporting issues and trying to follow up. I get angry every time I think about how much we paid to stay in this cabin with all of the issues we had to deal with.
Desired outcome: Fix the dangerous issues!!! Partial or full refund would be nice!!
Cabin rental
The company provided wrong/incomplete driving directions to the cabin. The customer service rep could not provide directions either. 911 operator could not locate the cabin by the address provided and confirmed the directions were incorrect. Why did I call 911? The customer service rep suggested it. I did not check in to no fault of my own and attempted to request a refund the next day. The "manager" I spoke to refused to provide her full name, title and contact info for her superior. She was rude and combative. My issue/concern has not been resolved yet.

Cabin rental
Rented a cabin labeled “Owlpine Lodge” from 12/26/22- 1/1/23. Arrived 6 hours past 3:00 pm check in time, 3 hours past “guaranteed” checking time which was 9:00 pm because of traffic. Found a man with 2 boys in our cabin, he claimed he was with the cleaning company and waiting on his wife to pick him up, but then left on foot. I called customer service with concerns on safety. They promised a manager would call me back first thing next morning. I have never received a call back. Cabin was not clean, floors dirty, toothpaste smeared on vanity, toilet in one bathroom not even flushed. A lot of the amenities shown not available. Wii which was advertised when we booked, not in cabin. Living Room furniture not as pictured and not a pull out bed as advertised. WiFi not reliable at all. We could not get the DVD in the theater room to work, plus the WiFi not good enough to stream. So not useable. So many bugs and not just the protected lady bugs, other bugs. I called, texted and emailed and asked for return call but never received a call. Safety was still my biggest concern because the customer service representative could not explain to me how my family was safe if that man had gained access to our cabin before our arrival why he wouldn’t again. I felt very unsafe all week. I will never again stay with Cabins for you.

Cabin for you rental company
This is dec 27,2022. I got here on a Monday. When I got here the cleansing woman was here. She talked to us and told us hi. When we walked in the cabin is was an AWFUL smell my husband walks down stairs it’s a 3 story cabin, and there is [censored] and PISS everywhere in the bottom of the cabin. We have talked at least 20 times and spoke with different people, that said “it’ll be fixed, im sending a plumber, blah blah” 58 hrs later, management calling, maintenance coming twice, this cabin is not satiable, we drove 8hrs for much more stress that was suppose to be a family vacation. Here it is Thursday and we’ve gotten nothing but a run around. You didn’t make this right. You told us if we left we would only get half our money back.. surf pro needs to come out, also the health dept. We don’t have heat because there is [censored] in the vent, you NEED TO MAKE THIS RIGHT. Also, this is not just a problem but this is a HEALTH PROBLEM NOW. You should have given us a full refund the day we got here and let us go home! Or at least put us in a hotel until this got fixed!

We arrived at our cabin on 09 DEC 2022 for a five night stay only to find it was not clean a smelled like nasty feet. The bed was in very poor condition and had large imprints in the mattress and it smelled as if the sheets or blankets had not been washed in some time. The rugs were very dirty as well as the floors. The toilet had definitely not been cleaned since the last tenants.
We called Cabins For You customer service and spoke with Catherine. She stated that since we used the key code to enter the premises we were obligated and they would NOT move us. She asked for me to send pictures and when the received them that said the condition was acceptable. She asked to put me on hold in which all she done was hang up on me. I called her back and she refused to let me speak to her supervisor. I spent 45 minutes dealing with her to only learn my trip was ruined. So we vacated the premises.
Desired outcome: We would like our money refunded since we were unable to stay there.
The pool temperature and the light in the stairwell was out, trash, linens, dirty, dishes
My family rented this cabin on December 16-19-22 My family arrived and the pool was not able to swim in because the temperature of the pool was 65 degrees and below. My bedroom trash was not changed from the last renter, the bedroom closet light would not come on unless you wiggled the switch and in the closet for extra pillows still had a pillow case from the previous renters. The light going to the upstairs burnt out and I fell going up the stair and twisted my back and bruised my elbow and face and I am 50 years old just glad it wasn’t my mother that is 70. The dishes in the kitchen were old and couldn’t use some of them because the Teflon was chipping off as well the stove some of the burner did not work we need all burner to work because we had about 30 people in are family and the light on the stove were burnt out as well and hard to see when cooking. The kitchen outlet some didn’t work as well. The house was not very clean and for the money we paid to have a pool and couldn’t use it was upsetting for the family and we received a email and was told it was still usable at 65 degrees and lower in the middle of December. I just wanted to say the concepts of the house is nice but needs updated.

American pride
Week of Oct 9-15, it started w/the traffic! We weren’t aware the kids were out on Fall break, so traffic & lines were terrible everywhere. We started up the mountain to find our cabin, they do not tell you how steep some of these turns are. My husband is days awash from 71 yrs old & this drive drove his blood pressure thru the roof. We got there after 5pm & the cleaning crew were still there & started filling the hot tub, they said they could stay another half hour or we could finish it , we told them we’d finish it. We go inside, it has an odor.. like old & pet smell. The unit was pretty outdated compared to the pics. The upstairs bathroom had hair behind the door, not swept up. The pet smell going down the stairs was in wearable. We stayed 1-night when we paid for 6 nights, we had to leave. There was no view due to the trees covered all your view. We left early the next morning, my husband could not drive up & down that mountain for fear his blood pressure would spike high again. I made a call to Cabins For You, to plead for any kind of refund, since we paid in full & we just couldn’t stay there. The lady on the phone could only say that we knew what we were booking & should’ve noticed then it might be a problem. I asked her if she could please reach out to the owner & she said she couldn’t do anything like that. So her word was final. We will never book a cabin in Sevierville, TN again. What a shame to not try to help their consumers out, who pay their hard earned money & wish to spend their vacation time in their Cabins.

Smoky mountain manor, july 31 - august 7, 2022
We arrived on a Sunday. We couldn’t use the media room for four days because the entire cabin was without any signal or WiFi. The guy doing the mowing broke the outside box on the Friday before we arrived. They had plenty of time to do something about it before we got there. They finally fixed it late Wednesday. The kids never got to use it because they had to leave at 6:00 am on Thursday morning. The televisions still never worked for the duration of our stay, on Sunday morning. Two adults (myself and a guest) were unable to work remotely for four days because of the issue.
The pool would have been awesome if it wasn’t for the broken TV and the open trash can stored outside next to the grill. Thankfully, we hadn’t opened the sliding glass doors yet when the bear showed up to dig through the trash. A bear warning might have been nice before we came. The first one was literally less than ten feet away from the grandkids while they were swimming. Apparently they allow guests to store trash improperly on the patio area. There was no excuse not to warn us. With the doors shut in the pool room (we had to keep them shut for obvious safety reasons), it was too hot in there to be comfortable. The thermostat is not accessible to guests, and it went well above the set 81 degrees. We moved the trash can inside the pool room to stop the bear from coming back, but he still did. He was obviously conditioned to search there.
The porches were another issue. They failed to disclose that there was construction next door. I understand that they cannot control the noise or dust. But they could have warned us, this giving us the option to find a different place. This negatively impacted our entire vacation. The noise and dust went on nonstop from 8:00 am to 6:00 pm Every. Single. Day.
The fact that we couldn’t enjoy TV or WiFi inside, couldn’t relax on the porch, and couldn’t hang out comfortably in the pool room the three main factors that went into this complaint.
General housekeeping / maintenance issues. There was one skinny towel per person. There were no trashcans in the bunk bedroom and the lower right rear bedroom. The powder room sink was broken and plugged when we arrived. Two kitchen chairs are broken. The top step upstairs is a trip hazard, piece is taped down instead of nailed down. No oven mitts. No dish towels. No shower curtain in the upstairs left rear bedroom. Missing tips on two pool sticks, and the other ones needed to be replaced, so playing pool was out. Salad thongs are broken and fell apart in our food. Right cushioned chair in main living area needs the springs. Every single bed made so much noise when you moved that people in the other rooms could hear it. And finally, empty soap containers. Seriously?

Cabin we rented
Hot tub water was green and had worms in it. Hot tub screen said water had not been changed in 207 days and the filter was suspended. They acted like it was not a big deal and took over 10 hours for them to address and fix the problem. Customer service was very poor to say the least. Will never rent from them again and highly advise that no one else does either.
Desired outcome: Should have offered a partial refund and at minimum. It was my birthday and our anniversary trip so weExpected to stay at a nice cabin. April 21-25th and the cabin was near essentials

We recently rented a cabin near Pigeon Forge TN through Cabins for you. The cabin was beautiful but on our second day, while out hiking, we received notification from the community that our cabin was being evacuated due to a wild fire and we would not be able to get in to get our belongings. After a few tries of getting ahold of Cabins for You, I was finally able to get through and the lady told me to go back to the cabin to get our belongings. I explained they weren't letting anyone back, yet she told me a couple more times to go get them. After watching the news on our phones and talking to some locals we came to the conclusion that the fire was growing, was 0% contained, and we would not be getting in anytime soon. Most likely, the cabin would be a total loss. With just the clothes on our back and no place to stay, we started on our 10 hour drive home. I called the company a few more times to find the status and no one was able to let me know. 3 days later we finally found a FB site for the community and could find which cabins had been a total loss and ours wasn't! I contacted Cabin's for You to see about getting our belongings back and our refund. They REFUSED TO GIVE A REFUND!?!?! because of their cancellation policy. We did NOT cancel! I asked to talk to management and they said I couldn't. After much persistence, they said they left a message on the desk of the manager but I never heard back. I called more times, still no response. They would not let anyone in the cabins except the cleaners so I sent an extremely detailed list of items that were left behind, including a photo of my daughter with her beloved stuffed animals in the bedroom at the cabin. My sister, who was closer to TN, drove to the warehouse to pick up our luggage and the very special teddy bear was missing! It is the one major thing we cared about not losing. After more phone calls, it was determined that the cleaning lady threw it away thinking it was a dog toy! It did not look like a dog toy! We sent specific photos of the teddy bear! Even if we had a dog with us and it was its toy, it should have been packed up with our belongings! No refund, my daughter's special friend thrown away, and they didn't even try to help us find a place to stay when we were evacuated. Many others who were displaced from their cabins had companies who provided them with another place to stay for that night. I would never recommend Cabins for You. I even see that the owners of the cabin we stayed at have moved it to another rental company so they must have had awful dealings with Cabins for You as well.
Lack of refund/ credit options.
We booked Absolute Heaven 1/6-1/9 for a birthday getaway. While driving there 1/6 - 2 hours into our trip we get a text message saying out unit doesn't have power. We call customer service who says that the unit has been without power since 1/2 and she did not think it would be fixed during our stay with more inclimate weather expected to hit. We turn around and drive home. This is where they went wrong. They are trying to say that we don't get a refund or credit. IM SORRY A UNIT WITH NO POWER IS NOT A VACATION. I payed 1818.00 for them to say that it was my choice to cancel and it is out of their hands ✋ We had 3 children with us. Despicable customer service and best of all NO ONE HAS ANSWERS. Called everyday since multiple times a day only to be told I'm in line to speak with a manager. This is NOT what you do when terrible weather hits. You make it right. I have stayed at several of their cabins but never again and I will seek further action if a credit or refund is not available.
Spoke with management today who said it was out of their hands and nothing would be refunded or credited.

I rented a cabin from October 16-23 from Cabins For You. I paid just under $5000 for the week. Screens were missing, 2 Smoke detectors were missing with wires hanging from wall, electrical outlets were broken with one hanging from wall, couch had rips, chair had holes, video game broke, stains on carpet, marks all over hardwood floor…see pics

We booked papa bear cabin for three nights. When we opened the door, we smell a musky odor. This is a pet friendly cabin so when we saw the terribly stained worn carpets our hearts sank. It was not a house keeping problem. It needs to be replaced. The comforters on the beds were faded . I'm glad we didn't turn down the sheets! They boast of five car parking and tv in rec room. Cars would need to move if someone needed to leave. The tv was missing! Windows had not been cleaned in sometime. So much for the wonderful view. Within an hour or so we told them we were checking out. They have this rehearsed speech how the contract says they have 24 hours to resolve any problems. We only had a 3 night stay. I don't think replacing carpet was an option. Luckily found another cabin with a different company. No refund. It is not fair we lose 1800 dollars for their problems!

I am complaining about my daughter getting hurt at the cabin we stayed in
We loved the cabin and enjoyed the stayed. Its was beautiful but my daughter did get hurt while we was there. There's a bear in the kitchen and the back of the bear had a piece of wood that fell and was hanging down and when my daughter went running into the kitchen the really big screws cut her leg. The screws was sticking up from the piece of wood that was hanging off of the back end of the bear. I called into cabins for u and let her know so they could get the bear out before somebody else got hurt on it. I have picture of my daughter leg and I have the picture of the bear with the big screws hanging out of it I had to sit it up against a wall to hold the back end of it up so nobody else got hurt. There was a brick above the fire place that fell. Thank god it never hit nobody and the board on the front porch looked like it was ready to fall. I took pictures of everything. Besides all that we love the cabin it's really was beautiful and nice. The fire place brick falling and the board on the front porch is just things that can be fixed that stuff like that happens all the time. I was just wanting to let u know about it so it could be fixed and nobody gets hurt. My main concern was the bear with the screw sticking out of it and it cut him my daughter's leg. I really hope they got the bear out so that nobody else gets hurt on it. Besides that it was lovely and I look forward to coming back and staying again soon. Thank y'all so much for everything. We will be coming back soon to stay again.
No running water
Big Bear Retreat Cabin

Hours with no water and still waiting. I was told someone would be out to fix our water problem within 2 hours. After almost 3 hours past from my last call was they tell me the ticket just got opened less than an hour ago which makes absolutely no sense. They have to talk to a dispatcher who then has to leave a message with a vendor who then is suppose to call back and give some sort of ETA.

We rented Grace’s place. Saturday night 1st night very low water pressure.had to wait during your shower for water to come back. Sunday afternoon water stops completely about 4:30. Text says our cabin has problems snd will be fixed by contractor asap. Still no water Monday morning and we pack up and leave. After many texts find out the whole resort was out , per the personnel there, that a main water break had happened. Told her we couldn’t stay with no water and need some sort of compensation for our remaining nights. Was told it was not their problem but the city. Therefore we r out of pocket our cost with nothing out to them. Worst customer service ever. Understand not their problem but could have offered something. Never with “cabins for you” again. Or even in Hiberation station community.
maintenance issues
Would give 0 stars if possible. Rented a cabin called American Heartland for nearly $700 and drove over 9 hours to get to the cabin. The hot tub was 60 degrees flashing an error code, the wifi didn't work, and the microwave smoked and burned up the following morning...they didn't bring a replacement microwave until our third day and didn't check the hot...
