Corporate sellouts
Due to so few options, we investigated Davidson townhomes in Hartselle, AL while helping my recently widowed mother find a suitable home at a reasonable price. The first ones built were marketed at $239,900. When we inquired at this early stage we were told price was non-negotiable. A couple of weeks ago we saw an advertised price drop to $219,900. We took a look again and found this reduced price was only on a few units in a less desirable location. All other units now $229,900 even as there were 6 or 7 of those unsold. Still told these were non-negotiable. One week later on October 11, Davidson advertised a price drop to $219,900 on all available units. We took my mother to view on Sunday October 13 and were told by Davidson's onsite representative all units sold that morning minus the one unit in the most undesirable location. We weren't born yesterday and knew this was most likely an investment company deal. We commented that it doesn't sound like they were bought by individuals but an investment company. He unapologetically responded, "Well when they pay full price and buy so many". I'm not sure if his arrogant defensive attitude was due to a tinge of guilt (I highly doubt it) or he was just mad at being called out on such an underhanded practice to the frustrated consumer. To the arrogant young man at Davidson homes...The investment company did not pay full price, that would have been $239,900. They paid a discounted price of $219,900 (I suspect less) that we would have been able and willing to pay had we been given a chance. Buyers beware when buying from these types of companies, a large part of your neighborhood might be rentals owned by large investment companies. These transactions are destroying the single family housing market and making investment companies so...rich. Its very hard for us as consumers to compete with these money hungry machines. After more research and reading many bad reviews, I choose to trust God was protecting my mother from a bad decision. The search continues in one of the few remaining Caveat Emptor (buyer beware) states. A great state for the unconscientious mass producers to do business.

Davidson service is crap
Davidson is crap. It took 7 months to replace a shower door.
Day 1, we noticed the grsss was a mess. There waa fead grass next to green grass. I was told that it would grow together in a year. Day 2 of living there the front yard had to be dug up for a leak. Day 5, the tiles in the shower were so sharp that they cut my foot. Davidson stated that the seal was not covered in warranty. The paint started to peel from the metal surfaces outside. I was told that it would be fixed closer to the 1 year mark. Needless to say, they never fixed that.
BEWARE BEFORE YOU GIVE THEM YOUR BUSINESS!

Poor quality
Poor quality. No follow-through or support after signing the contract. In our 11-month-old home, we have broken tiles due to poor substrate work, light switches that no longer function, EVERY doorknob in the house had to be replaced, and the sheet rock is a mess (ripples, waves, different paint shades used for repairs). The employees seem unhappy because they are all terrible to talk to. Run, run, run. Don't waste your hard-earned money on this builder, it's a complete joke.

Bought new house in Nov 2019. Had walk thru, made list of things need fixing. Was told all would be fixed. Today is Jan 2023, nothing fixed, keep getting run around. *** is scammer, made false promises, lied to Davidson homes warranty dept, said fixed all issues. Don't buy home from Davidson homes LLC, regret it. Issues with framing, electrical problems, almost had fire, window leaking, mold from ceiling leak, and more.

All the one star reviews are totally right. I reckon most folks would've given a big fat zero if they could. We moved into our brand spanking new crib 4 months back. I gotta stress the "new" part 'cause it seems like a chunk of the house was put together with old junk. We still got blue tape hangin' around from the pre-closing inspection. They keep sayin' they'll take care of it, but it's all talk. They tell ya to shoot 'em an email at the *** I tried that too. So far, I've sent 'em 4 emails and zilch response. If you're thinkin' 'bout buyin' a Davidson Home, consider yourself warned. Unless, of course, you're lookin' for a builder who ghosts ya after the deal's done and hopes you'll just disappear. In that case, Davidson Homes is the builder for you.

I bought my new home about 3 years ago. To date the gutters have come loose from the roof, the kitchen faucet leaked and had to have a part replaced and now an exhaust pipe was not properly sealed. So now I have a roof leak. My saving grace is that it is in the garage. Yes, these are relatively minor fixes but it cost money to have them repaired! I thought buying a new build would not have such problems. These are, imo, the result of poor workmanship not thru age. Of course, my house is over 1 year old so Davidson is not obligated to fix them. I could have gotten an extended warranty but it is a NEW house. Surely, nothing could go wrong for a long time. Ha! was I wrong!

I closed on my house yesterday
I closed on my house yesterday. There were a few things that weren't done during our final walk through, but I was told that someone would fix them by 8/5. They told me not to use my new key in all the doors so their key would work. Today, I came to the new house and saw that all the blue tape was gone from the things that needed fixing. It looks like someone came in and spray painted the cabinets that were supposed to be replaced. I'm finding more damage than what we saw during our walk through. The repair work is not good. If you can cancel, I suggest you do it now. Also, if you're thinking of upgrading to soft close cabinets, don't waste your money. Even the soft close cabinets and drawers make noise. These cabinets are really cheap quality.

I bought a house from Davidson last June. They mess you around all the time! They said I'd get a retaining wall - nope - I had to spend my own money on that! I had a big problem with water on my property and their solution was to put a drain down my hill and dump all the junk into my yard and then they wouldn't pay to run the drain to the road. Someone from the home office came down and was working with someone to figure out what they could do and since we hadn't had any rain, he wanted to wait for a big rain to see for himself (like he's gonna be at my house when it rains - I sent pictures and videos (with time stamps and dates like they asked) for them to see how water pooled on my patio because the yard slope wasn't right. His advice was for me to cancel my landscaper and give him more time to assess. I had been dealing with this for about 7 months by then and I was done. No solution from them at all! They say one thing and do another. Everyone on my street has water problems - homeowners have had to spend their own money to fix things the developer and builder should've done. At that time, I had a landscaper (a real one, mind you) that took me 4 months to get on his schedule. They told me I just voided my warranty if I didn't wait for them to finish their assessment. Ha ha - not gonna happen! Now I have French drains and drain boxes to help with all this mess they left me with. If you don't wanna spend thousands of dollars on top of what you're spending on your house, don't buy from them! And my gutters are still leaking and they're telling me it's past my warranty - ha ha - they can't even fix simple things. Go with a reputable builder! Davidson is not it!

After 10 months of building our "dream home" in the suburbs, Davidson Homes pulled our contract because they said we were on the property interfering with construction too often. Are you kidding me? It's called "protecting our investment in an under contract build that was delayed for 4 months after we had already sold our other home to purchase this one. How can they even sleep at night, they are so awful. We called them out on the walk through of all the items that still needed to be done and repaired before our 3rd scheduled close date, as we were not going to accept a home with still no bathtub (which was an upgrade) and multiple water spots in the ceilings upstairs that never got resolved. We even notified them early in the build of wet drywall, supposedly they had a mold inspection done but never provided proof that this roof leak and water behind the wall was ever resolved! They treated us like "puppets on a string" for 10 months, knowing full well we were out of our other home and were homeless for 4 months, living in and out of Airbnbs to the tune of well over *** and paying the mortgage *** several fees to maintain the original interest rates. We lost over *** in just Airbnb fees, personal lawyer fees, private inspector fees because Davidson Homes could simply not do their job. There were children on site caulking the floors during construction, there were never any supervisors on site, we went through 4 supervisor managers, all of which were clueless to where the previous one had left off! Don't ever give these builders your hard-earned money to build your home, we are homeless and out of money as they pulled our contract because they know we were onto their scams. The *** inspectors would not even pass the home under codes! Next thing we know the next day, they pulled our contract, which really it's a blessing in disguise because they are crooked and scandalous, full of lies. Trust no one here! We are broke!

Me and my husband were lookin for our first home. Instead of goin with more reputable builders known in the Metro Atlanta area, we took a chance with a new builder in the area, Davidson Homes. We soon learned we would regret that decision. We signed a contract with Davidson Homes on December 19,2020, which took 6/7 hours total to go through everything. We went with their lender to receive the incentives. We took time from work and spent 4 hours pickin out everything in our home ( paint color, flooring, backsplash, etc). However, soon after that we were left in the dark for almost TWO months waitin to hear news about the progress of our home. I would periodically check the website for updates on the subdivision on January 27 I checked the website and to my surprise it stated "Temporarily Closed". I immediately contacted our agent and Davidson Homes' agent askin about the closure. The Davidson Homes agent was unaware of the reason for the closure and that we would be notified as soon as she had any information. Weeks passed by and we still had no information. It wasn't until February 12, we found out Davidson Homes sold the entire subdivision to another builder. Meanin we had no home. With the influx of people movin to Georgia we were now competin for a home within our price range with the increase in market prices, the recent increase in interest rates, and our credit score bein lowered, because we still wanted the builder incentives. We spoke to someone from Davidson Homes Corporate office with our agent and expressed our concerns. We were compelled by the lack of sympathy from the representative. Our money was given back to us and an additional $500 per the contract agreement for the termination of contract on the builder's behalf. We have friends and family members movin from out of state and locally in Georgia actively lookin for homes. We initially referred them to Davidson Homes, but after that experience I will never recommend anyone to this builder. Honestly, we're thankful for this experience, because if someone in leadership has that attitude. We wouldn't want someone buildin our home with the same attitude and then have problems with the house years later, due to the lack of care. We went with a reputable builder in Metro Atlanta and it was honestly the best decision we've ever made.

Davidson Homes is probably the worst builder in the whole country. I knew before we talked to Davidson that spec builders are usually terrible compared to more reputable builders, but I couldn't imagine them being this bad. We've lived here for over 6 months and the amount of issues we've had is astounding. My backyard looks like a mess, I have quite a few broken tiles that they TRIED to hide by the bathtub, my water heater hasn't worked correctly for over 3-4 months, my walls already have multiple cracks, we have too many issues on the outside of the home to list, I had to scrape joint compound off the floor for weeks, I have air bubbles in the floor from where they have no clue what they're doing, AND EVERY SINGLE POWER OUTLET IS CROOKED, EVERYONE OF THEM. It's almost like they did it on purpose. You would have to go around and try to make all of these crooked. Even the *** garage door is crooked. Also, I've talked to multiple neighbors, their homes are built the same way. It's not just mine.
These builders are *** poor, very unskilled, and run around panicking constantly. Letting Davidson Homes build your home is like letting a group of teenagers build one. It's honestly embarrassing. Letting Davidson build our home was the worst decision I've ever made. I beg you, don't make the same mistake as the rest of us. If you try to find one good review for this company, you won't be able to. Run as fast as you can from this company. DON'T FALL FOR THE *** THEY TELL YOU DAY ONE. The first day we met to discuss a home, we were told lies the whole day. "Oh yeah, you'll have a large backyard here with whatever since deck you'd like," LIE. "Yes, you can choose these items here for no added cost," lie. "After your blue tape walk, we'll fix the spots you find," lie... they just pulled the tape off...
Neighbors have filed class A lawsuits. Save yourself the trouble and find a good builder. I'm not sure why Davidson is even allowed to build more homes. Last thing, after you make them mad like I have, they go out of their way to not help. They're also dumping their used *** from other homes on the empty lot next to me. This lot isn't big enough for a home, so we had to pay a premium and were told this would be a grass lot next to us lol. We're the only idiots in the neighborhood dumb enough to fall for this one. The lot next to us is the local dump for Davidson.
PS- not a one of their workers speak English, I'd put a $100 on it they're not legal and being paid cash too.

I moved into my new home from Davidson Homes, LLC in June , and let me tell you, it hasn't been smooth sailing. Right off the bat, I noticed a bunch of issues. Nail pops were popping up everywhere, the plumbing was giving me headaches, and the sod was washing away due to poor drainage. Not to mention the cracks in the walls and baseboards, and my wonky island that looks like it's about to topple over.
But that's not all. The interior doors were painted so poorly, it's like they didn't even try. And to top it all off, there were these unsightly brown water stains on my ceiling. I mean, seriously?
So, I did what any reasonable person would do. I reached out to the warranty representative in January . They finally came to assess the damage on February 2nd. They promised to send their crews to fix everything within two weeks. Well, it's been a while now, and I've sent multiple emails to follow up, but I haven't heard a peep from them. It's like they disappeared into thin air.
I'm just frustrated and disappointed. I expected better from Davidson Homes, LLC. It's not too much to ask for a well-built home without all these issues. I hope they get their act together and address these problems soon.

This is our third new build home and this is definitely the worst. After three months, we are still waiting for warranty service for electrical, flooring, bath tub/shower, kitchen cabinets, and a three-foot-long wall and ceiling separation. We did get service for a bad A/C unit and some of the electrical. We had three electric breakers replaced and two door seals so far, but we can't get these guys to fix the rest. The floor has major issues with peaks and valleys in the slab, and the vinyl flooring has major gouges and scratches from the subcontractors. A kitchen cabinet was damaged during construction and needs to be replaced, and the bath tub/shower has gouges and chips. The three-foot crack/separation between the wall and ceiling in one room is now happening in the adjacent connecting rooms. All these problems were found before we moved into this new home, and the warranty was notified. The home has so many issues that we decided to sell.

I've had four different plumbers come to fix stuff because the contractors didn't install things right. There are weird noises in the floor on the second floor, and today they told me that they won't fix it because their notes only mentioned the main floor during the one-year warranty walk (even though I told them it's a problem throughout the whole house). Just so you know, this problem has been there since I moved in. A lot of my issues have been going on since the final walkthrough, and I had to keep bugging them to make sure they did what they were supposed to. Right now, my HVAC unit is acting up, and they're warning me that the original installer might not fix it because they didn't install it right in the first place. I'm really disappointed with how this house was built, and I'm thinking about selling it. But I'm worried that the work they did was so bad that I won't get my money back if I sell.

We bought our house from Davidson Homes on May 5, 2022. In the backyard, there's a slope going down on the grass to the metal fence. The house next to ours is higher up, while the one on the left is lower. Instead of making the brick wall level across the backyard and keeping the soil at the same height, they built it lower. This means that the last few feet of grass and soil slope down a lot towards the fence. It seems like they did this to save money, but it's causing problems for us. The grass grows really tall on the slope, and you can't see the ground, so if you walk towards the fence, you won't notice the slope. It's a really dangerous situation and a health and safety issue. The slope will also cause erosion in the long run, and the soil will move towards the hill on the other side of the fence. We've asked them multiple times what they're going to do about it, but they haven't done anything to fix it. The builder hasn't given us a proper solution either.

It has been 4 months and nobody has called me in regard to this issue. I texted the sale agent and got no reply. I called the sale agent and nobody picked up my phone. I decide to use another phone to call her and she picked up, letting me know that there is still no date for the installation. So she ignored me but when I used another phone and she didn't recognize the phone and she answered. I regret buying a home from Davidson, not only the quality is bad but whatever they told you they will do after closing, they don't. I bought the home for 4 months but have not moved in. Instead I'm considering selling because I was not happy at all. I paid straight cash for the home and paid extra 70k for the upgrades but have never satisfied with the quality. I need the company to contact me and let me know when the trim around the microwave will be installed as well as the 90 days warranties I have when purchased the home.

Destruction of property Davidson has a construction crew at *** Creek Dr. It is a new house under construction that is white and right beside me. I have come home to find construction dumpsters blocking my drive, I've had water stolen two months at 13000 gallons. We have spoken to other homeowners in our neighborhood to find that others have had 12,000 to 13,000 gallon of water billed to them. Last week they had bricks scattered across my yard along with scaffold boards. The grass is now nothing but a mud slick. Today we found concrete covered lumber leaned against our house and air conditioner and a wheelbarrow of mortar in our front yard. The crews block both sides of the street making it almost impassable. Davidson has also blocked storm drains causing mud pools at the neighborhood entrance. They have also changed something that now causes water runoff to bypass the drainage system; which causes rainwater to flow across multiple backyards. I would like for your office to put a hold on their construction permits until they find a way to control their contractors. As I stated before, I have tried to get Davidson to take some responsibility, but they refuse claiming they have no control over the contractors. I would also like to say, I have a hard enough job without the stress of diminished property value and an irritated wife.

In Feb. of this year we got a electric bill for 433.21. This is a new construction house which we moved into on Sept. 29th off last year. Our previous bills had been no more than about 200 on average. We also noticed our auxiliary heat was on way to much. We contacted Davidson homes, they sent out a hvac tech to check it out. After confirming nothing wrong with unit, He went in the attic and found that Davidson homes had failed to insulate the back half of the house. Davidson homes was contacted and they sent someone to put the insulation in within 3 days. The problem is now they don't want to take responsibility for their error and compensate us for our outrages power bill. We filed a complaint and were told we would be contacted in 24 to 48 hrs. I have called them twice. Never a return call. In a brief conversation, they have suggested they want to wait and compare future electric bills. Why should I have to wait to be compensated for their mistake? If they want to play the prorate game then we can prorate all the electric bills which would be somewhat less if the insulation had been there. All I want is compensation for an outrages power bill. This is not my fault. I didn't fail to put the insulation in the house. I should not have to wait for money I should not have had to pay. Oh and NOT! once has anyone said sorry for the inconvenience and the error. Basic customer service 101! Thank you for your time and consideration.

I moved into my home on 5/05 and started having plumbing problems on 5/28. I hired someone outside of the recommended contractors because it was after hours, and I had to pay $350 out of pocket. When I contacted the warranty department, they told me that hiring someone outside voided my warranty. The same problem occurred again on 6/29, and this time they blamed me for pulling out feminine products. Keep in mind, I had only been in the house for 2 months. Then, on 8/09, I had to contact the warranty department again, but they didn't respond in a timely manner. That night, my toilet overflowed and flooded my master bath. I had to threaten them with a lawyer to get a response. Finally, they used a camera and discovered that the main pipeline was not connected properly, causing a blockage. If they had investigated the first time, this wouldn't have happened again. The person in the warranty department was not doing her job correctly. She took a long time to reply to my emails, if she even replied at all. She kept saying that my warranty was voided and blamed me, even though I had only been in the house for 3 months. Because of her negligence, my furniture got damaged from the flood. Now, I have to dig up my driveway to fix the pipe.

And on top of that, the windows in our new house are all messed up with warped sashes, lettin in a constant breeze that's makin our heat run non-stop and jackin up our electric bill. They even checked it out on December 20th, 2022, but then the window dude showed up on January 17th, 2023 and said it was gonna be a big job and had to reschedule. It's now February 6th, 2023 and still no appointment. Meanwhile, I'm stuck payin the electric bill and waitin for them to fix this mess. I sent an email on August 25, 2022, explainin the whole situation to whoever's in charge. When we moved in last December, we noticed that the sewer box right in front of our house was full of water and the ground around it wasn't drainin right. They tried regradin the area to help with the drainage, but it didn't do squat. The warranty manager even came out to check it out, and he told me to wait till later in the summer to see if the plants and grass would make a difference. Well, it's now August 25, 2022, and that drain box is still full of water and the ground around it stays wet for days after it rains. And that's not all, both sides of the house got crappy drainage too, and it's causin this nasty black slime to grow everywhere. The grass can't grow right and it stinks like hell. The east side of the property next to the house is all messed up, with grooves in the slope and the soil so packed down that nothin can grow and the water just sits there. I really hope they fix all this mess real soon. I attached some pics to show how bad it is.

Closed on home Feb 26, 2021. Since that time, I have contacted Chris *** with Davidson Homes Warranty Department many times. He always has excuses for not fixing the issues from the First Home inspection report. The issues have gotten worse because of the weather, and now Chris *** says he "might" not be able to fix them due to possible storm damage. He's been doing this since April . I told him about a problem with the front door, but he didn't do anything about it. Then I got an alarm system installed and Chris said I voided the warranty on my front door, which still has issues. I've told Chris many times about problems with the outside siding/vinyl on the home. It's loose, separating from the building, and coming off. Chris comes to visit and tells me that Davidson Homes doesn't have to fix those issues because I'm being too picky. I paid for a second home inspection and Chris hasn't authorized any fixes from either inspection, including the exterior siding. On Jan 1, 2022, there were strong winds from a tornado. Now Chris says he'll come on Jan 10 to "check" the issues, but he won't authorize any storm damage fixes. How can he know what's storm damage now? Chris has known about these issues but hasn't followed up on any of them. He schedules repair appointments, sends people out, but they never finish or do a sloppy job. Why doesn't Davidson Homes LLC honor their own 1st-year warranty and fix the reported issues promptly? The problems inside my home still haven't been fully fixed, and Chris has known about them for months. He won't respond to any repair requests on the Davidson Homes website. The issues that could have been fixed properly from the start have now gotten worse.

We contacted Davidson Homes on Monday, March 14th to report a problem with our *** unit. One of our bedrooms doesn't have any air supply (neither hot nor cold). When we informed Davidson Homes about this issue, we also mentioned that during our routine maintenance inspection, we discovered that a main line had fallen and needed to be re-tacked up in the attic (a separate issue from the air not working in our front room, as far as I know). We provided a copy of the preventative maintenance inspection checklist. Davidson Homes then told us that our warranty on the *** system was voided because we had our spring maintenance inspection done, which they said counts as having our unit "worked on" or "touched". However, we haven't had any materials or service repair work done on this unit. I shared the full checklist we received, which is a general, routine inspection of our unit that we do every spring and before winter. Last week, I contacted RWC (the warranty issuer) to ask if general maintenance is covered in our warranty (it's not listed), and they informed me that it's the homeowner's responsibility. In the first paragraph of the warranty information we received from Davidson Homes, it clearly states that "This warranty does not cover ordinary wear and tear, neglect, or GENERAL MAINTENANCE connected with home ownership." We have given Davidson Homes 2 weeks to respond to our dispute about the warranty, but they have informed us that AirTron (the trade that installed ***) will not honor our warranty and have yet to provide us with a written statement explaining their decision. On 3/25/2022, we were told that we would receive a written statement from AirTron and Davidson Homes by the end of the business day, but we didn't. At this point, we have received higher than expected energy bills and some rooms in our house have no heating or coloring. Therefore, we have decided to proceed with scheduling a repair, even though we were told they wouldn't repair our ***.

I bought this new built home on June 30, after waiting since November . On my closing date, I did a final walk thru with the builder supervisor @ 8am in the morning. The ceiling in the living room was cracked the whole length of the living room and the floor had a big scratch in the middle. My closing was supposed to be at 9am, and he said he would have a team here to fix it that day. While at closing, he sent me pictures and said it was done. But when I got back home, he took pictures of another part of my ceiling and floor that were not fixed. When I had him come back, he told me to call the warranty company. I knew then that trouble was coming. And sure enough, after 7 emails with no response, my 8th email said I would contact the ComplaintsBoard.com and my attorney if they didn't call me to make arrangements for the fix. Within 5 minutes, the manager called me. They set up appointments with the sub-contractor, but they were no call no shows 4 times. I missed work and a friend had to be here, but they still didn't show up or call. I had to call each time and email to get a response after telling them I would open a complaint. On Friday, 7/17, *** Drywall company and the manager of Davidson showed up. These 2 people used a heat gun on my ceiling and made it worse. The manager *** made them put a strip of drywall mud across the whole length of my living room and told them to come back on Monday 7/20. They did, and this time they started sanding and made holes in my ceiling. I called the *** at Davidson and told her what they were doing. She had no idea that I was on the schedule for that day that *** made. They were pulled out of here and left my home in a complete mess. Once again, they are not willing to accommodate my schedule or fix my ceiling correctly. I have given up multiple days of work and they didn't show up. They need to fix my ceiling and pay contractors to be here on a Saturday to accommodate my schedule. I shouldn't have to fight or threaten them to fix their mistakes. I would never recommend anyone to use Davidson Homes to build their home! I want my new home fixed on their dime and their time.
