Late on delivering my Estoppel Certificate and may delay my closing. No one to call, email or contact. Too mechanical and impersonal.
ABSOLUTELY HORRIBLE service! They charge a premium, quote a date, and then blow it off like commitments don't matter. After waiting 2 weeks for a simple document, it was late, so I reached out via live chat and phone to customer service. The response was - "We are currently experiencing a higher than normal demand for these forms. We do not have an ETA as our team is working diligently to efficiently complete your order as quickly as possible. As soon as the order is completed, you will receive an email confirmation. We do appreciate your patience during this time." What do you mean NO ETA? How can you possibly provide a 'service' and then when you miss your date, no way to get it completed in a timely fashion? The phone representative had the nerve to tell me that there was no way to tell where the order is in the queue?! What? Then how can you quote a delivery date if you can't track the order. My borrower now has to pay lock extension fees, etc. because of this farce. IF YOU CAN AVOID THIS COMPANY, DO SO!
On the HomeWiseDocs website an address will automatically default to an incorrect address causing you to order incorrect documents. I am trying to get an issue resolved and customer service is horrible. They say it's all your fault and do not have any disclaimer on their site as to how to prevent this issue from happening. They are giving me a hard time about correcting an order that their site made. I had to reorder docs and pay their excruciating fees again. I would be ashamed if I was on their board or was an executive of their company. It's ridiculous how expensive their fees are and their refund policy should be revised. They should also include information on their site about how to search for properties that automatically default to incorrect addresses. I had to chat with several people to find out you have to search by the condo association name and then you are able to enter the correct unit address and enter the correct unit number.
If i could give less than 1 star i would. This is my 3rd such instance with this company and I now feel the need to leave a review. In this case, I reached out via chat to ask if the package i was ordering contained what I needed. They replied that they can't confirm or deny, but basically I have to pay the $20 and find out but they will "work with me to get the correct items" if it didn't have what I needed. Surprise...the financials were over 2 years old. I reached out to get them updated and was told I would have to pay for a $150 package to get them, but also couldn't confirm 100% for me if I paid the $150 if it would be in there or not. They also offer no refunds on either. Needless to say i am not giving them $150 to find out if they have what I needed. And was denied refund on my initial $20. AVOID THEM AT ALL COSTS!

In short: We had a horrible experience with an Acting Customer Supervisor of HomeWiseDocs.*** Brian (he also mentioned his title as Customer Support Lead). He refused to provide service that was offered to us by other agents multiple times. When we asked for a reason, he said it was because "we contacted customer support six times". We then inquired if that was an official policy of the company or his personal decision. Without giving us clear response to this question, he eventually hung up the phone. He also refused to transfer us to his supervisor or to give us her direct line or email address (he only provided general phone number and email that he monitors, saying that he would resend her our complaint once he receives it). Below are the detailed steps of our business interactions with HomeWiseDocs.*** (the other agents and representatives were helpful and willing to assist but they would always transfer us to their supervisor Brian who would then decline because we called "too many times"): 1) our lender placed an order with HomeWiseDocs.*** for a standard lender questionnaire bundle ($246.00 fee paid); 2) the next day we called HomeWiseDocs.*** and asked if it was possible to rush the service to be completed prior to the original delivery date due to close proximity to our closing date. We spoke with agent Maya and she informed us that the questionnaire was with the Community Management company, and once they release it, we could call HomeWiseDocs again; 3) we then contacted Community Management company and asked them if it was possible to process the documents and release them back to HomeWiseDocs. They agreed to help and within 30 minutes sent us an email confirmation; 4) we called HomeWiseDocs again and they confirmed that they received filled questionnaire from Community Management company and offered us to pay $125.00 more for additional rush for our file to be completed the same day; we responded that we would confirm this with lender and call them back; 5) within an hour we called them back with an intent to pay for the additional rush charge ($125.00), and customer representative Michelle picked up a call and after speaking briefly to her supervisor Brian told us that Brian would give us a call back to process the payment; 6) after waiting close to two hours, we contacted them again through LiveChat, and finally we received the first call from Brian. He said he would no longer do additional rush that day (although previously one of the agents told us that it could be completed that same day if we paid additional rush charge of $125.00) and he told us to call him back the next day at 8 am PT; 7) Brian also said that he would send our order# to all his agents through a group chat to instruct them not to do "rush delivery that day" and transfer all calls directly to him; 8) next morning, when we called Brian to request additional rush again, he responded that he would no longer offer us additional rush because our agent contacted him again the previous night, and in total we contacted their customer support six times. We were shocked by such a response and asked him if it was his personal decision or if he could name a company policy that he based his decision on to decline additional rush service "because we contacted customer support six times the previous day". Obviously, he didn't provide us with any such company policy. He also refused to transfer us to his supervisor or to give us her direct line or email address. When we spoke with our Community Management company about this situation, they were surprised to hear about such poor customer service. When they followed up with HomeWiseDocs the same day, they were also told by the representatives that our file could be processed the same day if we pay $125.00 additional charge but they always transfer us to their supervisor Brian who then declines to process the rush service due to what seems to be a personal decision that he didn't confirm to us with any company policy. Community Management company then told us that they would escalate our case through their channels as well. Eventually, when they were contacted by Community Management company, HomeWiseDocs was able to process additional rush and send us the documents the same day. Why did Brian refuse us the service so many times but then allowed it once the Community Management company called? Could it be because of our accent? The customer service provided by Brian was the worst we have ever experienced.

It cost me $25 to buy a pdf that was typically available for free prior to my HOA going with Homewise. I was then charged a $6 convenience. I have yet to receive any convenience. This company just exists to price ***. If your hoa starts using them then I feel sorry for you.
While I appreciate the ease of access for this site - I do find it frustrating that when you order an estoppel, you cannot order an update for a new buyer. You have to cancel the order (which hopefully you caught it in time), get a refund, and then have the customer purchase a brand new estoppel. Estoppel letters these days already cost $250. By allowing your HOA to use this site, you technically are now over the $250 standard fee due to the $25 convenience fee, and then most of the time there's a $100-$150 transfer fee per buyer which the seller must front. If you cannot cancel the letter on time, the property manager then keeps your transfer fee money for files that don't make it to the close table. Basically the sellers have to repeatedly pay for transfers that don't happen every time a contract falls through on their file and we don't cancel estoppel right way. VERY unfair for sellers. Florida needs to get a handle on property managers to keep them from charging these ridiculous fees. It should be $250, and transfer fees should not be charged to sellers in advance - only collected at closing from buyers.

Only two documents are original and created specifically for the sale of the property at closing of October - Payoff Instructions (one page) and Resale Certificate (2 pages). The other documents are "old" publicly recorded and accessible dated between 2006 and 2011... No great expense or effort by homewisedocs.*** to justify the cost. companies like this are not regulated and can charge what ever they want! You as the homeowner and HOA member can request the same documents. instead of paying $367 and $75 do expedite. This is what my HOA would have charged me... $71.16. Yes, not $442 for the same documents! Yes, I might have waited longer but if I knew I was selling then I would requested earlier beforehand. Per the HOA schedule according to their documented Resolutions and Policies... $14.80 ($0.10 per page for 148 pages) $28.50 (Programmer fee for writing documents to Rewritable CD or Non-rewritable CD) $15.00 (Labor - 1hr) $1.00 (Re-writable CD or Non-rewritable CD) ====== $59.30 (sub-total) $11.86 (Overhead charge of 20% of the labor and/or programmer charge request exceeds fifty 50 pages) ====== $71.16 (total not including postage of 1-day/2-day delivery)

Adina helped me out after I had ordered the wrong package for my seller. She gave me the correct information very quickly so that I could get the resale and not be charged for both requests. I was very happy with the instructions she gave me and received notice that the condo association was refunding my initial payment.

We submitted and paid for our documents. There was an update that they won't be done until 11:59 the day before closing when they know you need this document 3 days before. They are now requiring a rush fee bringing the total up to over $300. Which is almost 1 year of our dues. *** is rude when you try to resolve it and just insist on you paying more money. Avoid this company if possible.

When I requested documentation from my contact, they sent me a copy of the general documents that I was purchasing. When I went to pay the $505, I found that I was being charged $375 for the documents, $100 for a 5-day 'Rush' fee, $30 for a Delivery Fee and now, on top of that, $6 for a Convenience Fee. This practice is deceptive and borderline fraud. The company should be ashamed! This is a SCAM practice. I sold a house in the same HOA in 2019 with NO SUCH CHARGES! I demand a refund of the $100 'Rush' fee, the $30 'Delivery' fee, and the $6 'Convenience' fee.

I would give HomeWiseDocs.*** a "0" out of 5 stars if I could. 1. First, they charged us $256 for condo documents WE ALREADY HAVE, including a so-called "rush fee" which is ludicrous since the documents were available in PDF form instantly as soon as we paid the fee. 2. On top of that, they provided incorrect information to our buyers that nearly put our sale in jeopardy. They claimed the building is over 50% renters when the actual number is (as it always has been) 20% per our condo regulations. If the ratio were really 50% the buyers would not have been able to get financing, so they would have understandably walked. Who knows where HomeWiseDocs is getting their data from? Buyers who are relying on this data for decision making should be very wary of what they receive. 3. They sold us a "Condominium Sale Package" of documents (which implies a complete package for a condo sale) but then charged an additional $111 for a "trustee letter" which also turned out to include incorrect information (again, including that ludicrous "rush" fee). Bottom line - we were forced to pay a total of $367 for so-called "services", which in reality are completely unneccessary to the process of buying or selling a condo. Moreover, I was forced to spend hours of my time to get them to update the incorrect information in the days leading up to closing. After a bit of research, it turns out that this company has been sued various times in various states for the same thing. HomeWiseDocs has somehow managed to put themselves in the middle of every condo sale transaction in states where HOA documents are required under state law, thereby presenting themselves as a necessary part of the process. However, the company web site describes their service as that of being a mere "courier" and specifically disavows any responsibility to verify the information or documents they are selling. In some of the lawsuits, they have escaped judgement on the premise that they are there to protect the buyers; however, how can this be if they are not vetting the information they sell to people? Their only real purpose appears to be self-enrichment on the backs of people who are told they have no choice but to pay whatever exorbitant fees they decide to charge. This really looks like a clear case of a RESPA violation (fees charged for services not rendered). It is just a matter of time until someone finds a large enough class action group and a smart enough real-estate attorney and puts them out of business.
