STEER CLEAR OF THIS HORRIBLE RENTAL COMPANY
Where to begin? These people are NO better than used car salesmen and I'm not sure how they go to bed with a clear conscience at night. We have rented from them for the past 3 1/2 years (the first place for 6 months and the second place for almost 3 years). No matter WHAT YOU DO, you will NOT get your security deposit back unless you continue to rent from them apparently.
We had no problem getting the first security deposit back because we went into another one of their properties. We just moved out of the second property and they had the audacity to charge us $440 for a THIRD CLEANING! The first cleaning we paid for (using the cleaning service of the homeowners - who we used twice a month for 3 years). The daughter-in-law of the elderly man that is going in as the next tenant apparently had issues with the way it was cleaned so we were given a list of things that needed to be done in order to get our full security deposit back. My husband and I followed those guidelines perfectly and spent 2 1/2 hours trying to clean furniture that had marks on it when we moved in (as submitted on the report we gave them which they did nothing about) and still they went and hired HH Cleaners to clean the upholstery and leather of 3 couches, 4 loveseats and 4 kitchen chairs to the tune of $440. WHAT? WHO in their right mind charges that? (I also then found out that there was a 40% off discount on carpeting/upholstery cleaning for the entire month of February thru HH Cleaners so there is NO WAY the cost came to that. That cost is way more than a crew of people we hired for a day and a half to clean our post-construction home. (In their defense, there may have been a couple spots that the cleaning service we hired missed with some cat hair from our cat. But when we went back, we made sure that every last bit of that was removed.) On top of all this, we were told during our walk-thru that we would get our full security deposit back. Chuck Smith then told my husband that he must have been "distracted" during the walk-thru and wasn't looking at the cleaning portion well enough. I'm apoplectic.
I can't describe to you how filthy certain areas of both houses were when we moved in - we left them in better shape than when we got there but if you don't continue to rent, they will come up with erroneous cleaning costs. Don't bother filling out a report of what is wrong when you move in - it just doesn't matter - you WILL pay for the existing problems. When they're done with you, they're done with you and they will tell you that to your face as they just did to my husband. (Stay classy, Miller LTR!) Each review I've read about them holds true - someone needs to shut them down permanently. At the very least, take these reviews to heart (look them up - there are plenty). Also, the reviews for HH Cleaning Services are pretty crummy as well. I guess terrible businesses like to huddle together. Just remember this: MILLER LTR, their owners and staff cannot be trusted. Stay far away unless you don't mind being taken advantage of by horrible people.

Unprofessional, Unethical
Absolute nightmare to rent from. They're rude, unprofessional, terrible communicators, and when you start making calls to complain, every employee blames the other and pushes the issue to the next guy and things never get resolved. The owner, Keith Miller, has a terrible reputation. They have an F rating with the Better Business Bureau and if you look at the Google reviews, there are several complaints and they rate only 1 star (out of FIVE). Avoid them at all costs.

Unfair and unprofessional company
I have never been treated more unfairly or more unprofessionally by a rental company in my life. We paid our rent each month on time - never a day late. We upheld our agreement to the letter. Yet, when we moved out - after changing every burned out bulb, cleaning every window, paying a professional company $200 to thoroughly clean the house, paying another $100 to shampoo 2 rooms of carpeting - this company allowed the owners to withhold an additional $350 "cleaning fee" from our deposit! Who has ever heard of paying $650 to clean a house?! That is absurd!
When we asked for a reason, we got no legitimate explanation. We just got this: "We work for the owner. There is nothing we can do." In what other case is it okay to steal from someone and then say "my boss told me to steal from you so there is nothing I could do"? That response is at worst criminal and at best cowardly. Yes, there was something they could do. They could have stood up and said that they inspected the house, that it was spotless, and the fee was unjust and they therefore would not take what was not theirs to take. But instead they chose to do the wrong, easy thing.
However, I understand. The owners have money and other properties are more important than us in their eyes. It seems we should have either not paid our last months rent or walked out without cleaning the place. But unlike those in this company we are honest, decent people.

This company miller long term rentals before you move out give you a recommendation latter which company to use for cleaning and if you don't use this company they will have no kick back from them. In this case they will take some part of your deposit. They do this with many other people.
It is impossible to take sides as no one knows the full story. However, in many states it is explicitly forbidden to force professional carpet cleaning and submission of a reciept in a lease agreement. In the remaining states, although not explicitly forbidden, it is unlikely this clause in the lease would be enforceable if the property is maintained in reasonably clean and safe condition. Again, this would depend on the courts in your area, but according to most landlord/tenant laws, this type of clause would not hold up.

Unfortunately the tenant is totally incorrect in his complaint. If he had a professional cleaning company clean the house they should have produced a receipt for doing the general cleaning and then either they or we could have had the cleaning company return to bring the cleaning up to the standard requested. That never happened, so the house was cleaned by a professional cleaning company for an additional cost of $225, so the comment that he was charged an additional $350 is NOT CORRECT.
The tenant is indicating that they paid $100 to shampoo the carpets and hard surface flooring, but in actuality, the tenant had paid $300 directly to the carpet cleaning company, but they did not provide a receipt as required by the lease. We had to contact the carpet cleaning to get a receipt. We with held $125 pending a receipt from the carpet cleaning company. Now that we have a receipt for the carpet cleaning the $125 will be disbursed to the tenant. It is the tenant's responsibility to provide receipts. The preliminary closing statement the tenant received clearly stated that money being held were ESTIMATES ONLY and subject to receiving receipts.
The tenant is correct we have and "Agency agreement" with the owner and if we do not comply with an owners directive, then we are in violation of the agency agreement.
So what he has not said is that he will be getting a good portion of his security deposit refunded. Miller Long Term Rentals

Unfair treatment for renters
Miller Long Term Rental has been very difficult to work with past 2.5 years. We have rented two consecutive homes through their agency. We always paid on time and took great pride and care for the homes that we rented.
In our first home we were charged (from our deposit) for several bogus items. An addition, we were asked to pay for a washer and dryer repair. Two years later we were reimburesed for this eronious charge.
June of 2008 the air conditioner unit broke. It took the owner 24 days to replace the 12 year old unit. It was in the high 90's for a few of those nights so we had to take our family to a hotel for comfort. We asked what kind of compensation we would recieve for this inconvience we were told "nothing" We were not requesting hotel reimburement simple a discount in rent or some other monitary compensation. When our two year lease was due to expire, we received a letter stating we would be able to rent month to month with an increase in rent of $50 dollars monthly. Only to recieve a phone call two weeks later (One week before rent was due) the Owner wanted to double the rent. MLR claimed this was out of their hands and they only worked for the owners. Of coarse we chose not to continue to rent with MLR and moved out.
This time when we were due to receive our deposit we waited to see what charges would arrive on this bill. They kept 1/2 of the deposit ($900) because they had to repair the AC.
Please understand the house we were renting was over 30 years old and the ac died on us in the middle of the summer of 2008...Not only we were with no ac for 25 days but also were were charged for 1/2 of our deposit ($900)
When questioned the answer was " we do not agree with this, however the owner of the house decided to charge you $900 for the repair"
I want my moneyback. The past 2.5 years I have witnessed very unfair treatment from MLR. I hope someone would stop this before they treat another person the way that they treated us.
ps: Over the past 2.5 years I paid $60.000 in rent to Miller Long Term Rental. Prior to moving out we touched up paint and had our weekly house keeper do a through clean up. The homes were in tip top shape. Bogus charges should be MLR's Slogan.

This is only one side of the story. As an owner of a beautiful condo that I have listed with Miller Long Term reality, I can only hope that they represent me. I put $60, 000 into my 2 bedroom condo (everything is new from toilets, appliances, showers, tiles, granite counters, expensive cupboards, blinds, crown mouldings, ceiling fans etc...etc... I am holding my breath that the renter will love and care for this home. The rent isn't too cover damage, it's to keep this unit going so that one day I can enjoy it and use it.
If it's treated harshly and destructively who do I have to turn to and protect me? The only people I have are Keith Miller and his team. So just remember...there are two sides to every story.
