During the year and a half that we rented a property from Pam Golding, we faced ongoing and severe maintenance issues that were never properly addressed despite multiple complaints. These issues resulted in significant financial loss, damage to our belongings, and ongoing frustration.
From the start, the property had major defects, including a broken garage door that caused flooding, severe roof leaks, a non-working irrigation system, and an alarm system
Each of these issues was reported to Pam Golding multiple times. However, rather than resolving them, they either dismissed our concerns, made empty promises, or simply ignored our complaints.
The stove was not working for over a year l, and after an assessment, it was determined that it needed replacement. Despite this, Pam Golding falsely claimed that we had denied access for an inspection and then attempted to hold us responsible for purchasing a new stove.
The garage door was broken throughout our entire lease, leading to flooding that damaged our belongings. Despite repeated requests, no repairs were done.
The roof leaked extensively, causing substantial loss due to water damage. Again, Pam Golding failed to take any corrective action.
The irrigation system was never functional, yet nothing was done to repair it.
The security alarm system did not work, which posed a major security risk.
Throughout the tenancy, we fulfilled all our rental payment obligations while Perm Golding neglected their responsibilities. On multiple occasions, we had to pay for certain repairs out of our own pockets, simply to keep the property in a livable condition.
The most unacceptable issue is that Pam Golding has withheld our rental deposit of R11,600 for more than a year, without providing a valid reason. Each time we have inquired about it, they have either ignored our requests or made excuses.
We have detailed evidence, including messages, emails, voice notes, and written complaints, that confirm our attempts to resolve these matters and Pam Golding continued inaction. Despite our patience and repeated efforts to engage with them in good faith, they have failed to meet their legal and contractual obligations.
This ongoing failure has left us with no choice but to pursue formal action to recover our deposit and hold Permacolding accountable for their negligence and breach of contract.
Claimed loss: Return deposit. Reimbursement for the loss of belongings Compensation for the substandard living conditions and failure to provide essential amenities as per our lease agreement.
