we have purchased a ground floor 3 bed unit in Fynbos estate,Cape town in Oct 2022.We noticed mould issues when we took occupation in December 2022.Christiaan the site manager said we must wipe off and open windows,how can we keep windows opened in winter?We have since placed a tenant in our unit and her 8 year old daughter has become continously ill due to mould and poor ventilation.We paid a mould inspection company to carry out an inspection which costed us 6k.This company reported that the building is suffering from sick or tight building syndrome.Baldwin cleaned the mould again only for it to return to food,clothing,blinds and dishes.our tenant has pictures as well as doctors reports stating unsafe living conditions.
We are not the only ones affected by this there are 54 other units with proof of the same issues.We are going to loose a tenant and incur costs but most importantly your buildings are making people ill!This is urgent as mould is a huge health hazard

Exorbitant charges
I have been dealing with Monique Koekomoer for the last 2 months. I have lived at The Blyde for the last 14 months with some minor inconveniences but not enough to lay a complaint, however now that I've moved it has taken 25 days for her to respond with feedback on my deposit. I've been charged an exorbitant amount of R7500 for painting a small 3 bedroom apartment and R650 for a stove top that was in working condition.
I have just purchased and repainted a 3 bedroom house in and out for R10000 how does a small apartment cost R7500 to paint.

Electrical issues!!!!
Balwin estates are truly a big mistake.
Every second time our electricity comes back after loadshedding "things trip" and we're left for hours without electricity. In the off chance we're given an explanation for it, it makes no sense. We're fold to switch off everything for 15 minutes after the electricity comes back because whatever the issue that trips the mains can't handle the current that's needed I think.
Its just truly embarrassing to say the least. As for the estate manager at Greenlee, he takes no accountability for anything.. My understanding of a manager is part taking responsibility for issues that arise. however the one at Greenlee whenever confronted for answers he seems to believe hes a victim.

Safety and security
De zicht estate is literally a street away from an informal settlement and security should be even more of a priority here. 19 may 2023 there was a home invasion at gunpoint and a robbery in another unit between 5pm and 8pm. During loadshedding there cctv cameras and electric fencing does not work, so easy access to the estate and we will always be targeted. Security on site is not equipped to deal with these situations either. Seems other Balwin estates have generators for the fencing and cameras.

A brand-new apartment with brand new appliances. On the 23rd of March 2023
we had tenant move in. On the 1st of April the washing machine was operated for the first time. Cloths loaded fine however it showed signs of it been faulty. It did not complete the load with the laundry still to this point locked inside the Machine. On the 4th of April Smeg tech attended to the machine on site. On inspection by the tech we were advised that spares are required to be ordered. Why should a brand new appliance never used before be repaired. This should be a replacement . Many mails were sent to Balwin to resolve. To this date we had no feedback from Balwin Properties as to way forward. The tenant requested been compensated for damaged laundry jammed inside the machine and all laundry taken to the laundry store. Please assist urgently.

I have just about had it with this place. We have been staying here for 3 years now with everything just getting worse. The estate manager lately started ignoring our requests and complaints. Absolutely no response for weeks and she even got an assistant now to help with her “workload”, which obviously did not help or there is just no respect and me enjoying my living environment is not a priority to anyone event though I pay just as much as the rest. The entry system at the gate is offline 90% of the time, we have been struggling with the internet so forget working from home, the security at the gate no longer greet me (I literally wave and just receive a stare) so I no longer feel welcome or as if anyone here has any respect. The residents ignore the rules of the road and the road signs, nothing is being done even though I have mentioned it to the estate manager countless times, WITH photo evidence. On a daily basis we get these rude messages on the group "Remove this car immediately!" Full of spelling and grammar errors, very unprofessional. But the one time I had a problem with someone parking in front of my parking, the message was not even replied and I had to deal with it myself. Oh, and don't forget about all the advertisements recently posted on the group, but actual serious matters are being ignored. Just don't you dare leave a mop or bucket on your balcony, then you will be threatened with a fine. I had a problem with people using the traffic circle incorrectly and almost been in an accident twice. The estate manager just said that when we moved in they asked us if we have insurance (which they didn't), because they will not be held liable for any damage, but aren't they the once that should tell residents to adhere to the rules? I will not recommend this place to anyone. It is not managed properly and the tenants needs are not adhered to.

Electricity outages and poor communication from management
I reside at the blyde and it is an absolute nightmare with electricity outages for long periods at a time, mails have been sent assuring the residents that generators will be installed on the 30 January 2023, no communication has been sent to us since then, when I send messages to the estate managers there is no response, my calls are never returned neither answered, I regularly have to dispose of food that gets spoiled due to this. I am very unhappy with this situation and will not recommend the blyde to anyone, we even have to ask for updates some times, as a manager of the estate this must be treated with a sense of urgency and keep us updated.

Electricity supply at The Blyde Estate
The Balwin group is concentrating on selling units but unfortunately not maintaining any level of service within the already sold ones. DAILY power outages is unacceptable and I cannot believe that nothing can be done to protect the cable/line from being vandalized or stolen.
What is being done to protect the investments already made within the area?. No one wants to live in an area where there are daily outages. Surely it is in the interest of the Balwin to actually prioritise a solution. We get various comms from the CEO on all kinds of crap but none about how the issue is going to be addresses.

Security ,landlord ,balwin property manager ,managing ESTATE agent of my unit all parties above harast myself after i stopped my car they surrounded me in my yard swearing me making noise asking me what it would cost to move that same night , wile that is going on i started feeling uncompertable as i was the only person against group of 10-15. Persons and they cant give me till today reason for no notice eviction except when i locked my doors locked myself in the bathroom they tried to get in via my front luckly i had my key in lock well front door cracked now. After that they manage with out any reason took my sliding door off the rails first guy i hear he said he is investor but said him earlier on top unit he is like me a tenant but he was screaming the following while someone can be mocopany security as persons foot was thru my door with landlord right their with them. Their building quality
Bought a Balwin property at Kikuyu less than a year ago. In less than a year every single boundary wall has cracks in the joints and the walls
Inside the property all the window sills are falling apart. We had damp rising from the gutter not being directed away from the wall. The entire outside wall was green with mould and was seeping into the bathroom and now that they fixed the outside they saying the inside mould is not from that same issue.
Overall their quality of a building that is less than a year old with all the cracks and breaks shows that is was poorly built and not worth the money you have to pay for it!
Desired outcome: They need to acknowledge that they did not build the last units in Kikuyu to scratch. Send out proper qualified builders to mend the breaks in the wall and not just merely paint over it

Wow. I've rented a Baldwin property south of jhb. Pain rental upfront for a year. On the 3rd week of rental one entire room cupboards covered in mould. Parking at Greenpark Estate
I recently purchased unit 318 at Greenpark estate. On our handover date we realised that our parking is situated really far from our apartment. The Balwin representative, France, who was assisting us with handover took note of the issue and promised to assist us. There are two visitors parking bays much closer to the unit and he said he’d organise for them to converted to parkings for our unit as walking such long distances is difficult considering my pregnant state. However, since making that promise he has been ignoring our follow up messages and we’ve found that the parkings have been converted to parking bays for unit 314, a unit that was purchased after ours. What’s worse is that the parking plans are not even published prior to buying so I couldn’t have chosen a unit with better parking because I didn’t have that option.
Please assist in this matter urgently because the handling of this matter has left a sour taste in my mouth, as if Balwin properties doesn’t treat all their clients with the same level of importance.

Estate Manager, SSTS and communication issues
We live in Balwin Estate Green park Boksburg.
Currently we have been with out hot water for 4 day, the Estate manager has not communicated with us or even contacted us back ( Wendy). apparently there was an issue with a numerous number of units.
SSTS are always charging us additional fees when they feel like it, my husband and I work full time and we are barely at home. there is no way we can be using what they are saying we are there are times when we have turned all off when going away and still being charged.
we are not happy at all and at this stage would not recommend Balwin Properties to anyone.
how can we be expected to live like we are its ridiculous and having no communication back from Estate manager is very frustration.

I am writing this in the dark I’ve sent countless emails to Balwin Properties I am very, very angry right now 😡 beginning of the month I brought electricity/water for r741 it lasted until 2 days ago and then two days ago I brought electricity for r400 all of a sudden my electricity /water went off, not even a geyser was switched on I then check the app, all of a sudden there is a - r1452,59 over 24hrs? From where? By whom, what appliance?!?

I have the exact same issue, Netvendor is the worst, stealing from us and nothing being done about it.
Balcony not built to standards
My Top unit balcony has a 1cm and 2cm step from the balcony to the entrance way of my unit.
Other units in the complex have a much higher step. 8 photos provided of other units compared to mine.
This has placed me at risk as the unit flooded due to the minimal step from the balcony.
Whenever it does rain, the water levels rise very quickly and this causes high anxiety levels as we need to wake up at odd hours of the night or morning to ensure that the rain water is draining quick enough as we dont want our rooms to be flooded again.
This was escalated to Balwin foreman, and response received was that the unit was built 5yrs 11months ago. The matter was escalated to Vincent the Chief maintenance manager to investigate as this is not a satisfactory response.
My request is for the Balwin to confirm if the balcony is built as per design spec and take accountability if the building contractor did not build this correctly and have it rectified.
I am also requesting for Balwin to advise why my unit has a 1cm and 2cm step compared to the other units 9cm high step.

Greenpark Poor Management
I've been a home owner in Greenpark Boksburg for 3 years now and the manager is utterly useless when it comes to her job, my vehicle had been damaged by a golf ball which the estate is built around and this is not the 1st incident to happen to me or to anyone facing the golf course for that matter. Wendy doesn't know what she's doing in managing the estate, if things are not dealt with that estate will deteriorate year in year out. Damaged property
I am staying at 1133 GreenPark Lifestyle Estates in Witfield, Boksburg and the place belongs to my brother, Mr OB Pieterse, the owner. On Friday evening, 29 October 2021 there was a big storm with heavy winds which damaged several carports in the complex. I was alerted to my damaged carport by another tenant in one of the bottom units and subsequently moved my car to the visitors parking lot because I was afraid that the whole structure would collapse inwards if I left my car under the carport. The corner of my carport had come loose and was dangling downwards and it kept hitting against the back of my car due to the strong winds. I have tried to contact the relevant Estate Manager, Wendy Brits at Greenpark via Whatsapp and email just to bring this matter to her attention but up until now have had no response.
Balwin Properties will be sending me an insurance claim form and then I will have to get 3 quotes to have the damages repaired and then will submit the signed claim form as well as the quotes and will see what will happen
False Advertising
I applied for a bond with Greencreek Properties in Pretoria with Solly Mthembu and Rani Naicker. The site advertised 1 year free levies. My bond was registered in August and Balwin properties did not uphold their end of the deal. Only in August did they say that they will only pay the admin, however the following month I was billed double for the full amount. Blawin properties are misleading and once they get their funds they dont care at all. They are the most non-responsive, irresponsible and most difficult people i have worked with. They have made my process a nightmare and have lied about the deal. I have a tenant in my property so to avoid him having any issues i paid the money. I have written to them many times and they dont care at all. I wish i could sell this flat and have nothing to do with them

Rental Deposit
I rented and apartment unit at the Sandown for my elderly parents when we moved for Johannesburg to Cape Town. When we left the handover inspection was done and Ruben mentioned that the vanity in the second bathroom was damaged to which I told him was impossible as we didn't use the second bathroom and that it was always that way. After having to follow up on my deposit refund a month later, they deducted R6000 for a new vanity which I complained about and asked for before and after pics. They have not sent me my complete report and are holding my full deposit ransom unit I accept the charges
