The communication with this company ain't good
The communication with this company ain't good. Lots of times, they don't pick up the phone. They don't reply to emails either. I've called 'em more than 14 times, but they only answered thrice, and that too during work hours. They haven't responded to my emails either. They're supposed to help homeowners as a property management company, but it seems like they're not doing their job even though we pay 'em a fee for it.
The problem started on April 18th
The problem started on April 18th. I called Renovations Management. On April 19th, I called again. The representative said the Property Manager would handle my issue. On April 23rd, I sent an email with pictures of the house. On Friday May 21, I was told Wildlife would come to remove the duck/bird in the attic. We waited, but no one came. On Sunday, I was told I have to call Wildlife and bill the association. Why do I have to do the association's job?

Party involved vehicle was towed. Renovations Property Management not following vehicle parking policy. Community front steps website in folder name community legal documents policy states "illegally parked vehicles will be notified directly on the vehicle and may be towed at owners risks and expense, any time after a 24-hour period of non-compliance." Vehicle was parked in location for about 4 hours and as per security violation sticker was placed on vehicle for about 2 hours before initiation of towing process.

Water has been leaking from the outside wall in the same place for more than 5 years. Renovations cover the holes with paint and put a new roof to stop the leaks on the wall. All that cost us more money but it didn't fix the problem. Every time it rains, water destroys my condo (See pictures). Two weeks ago, a sewer pipe was fixed and the front of my condo is a mess. The plumber left holes, uneven floor, broken pipes, filthy street rocks, and dirt mixed with my clean rocks impossible to separate. But, renovations sent my neighbor to pick up visible garbage, debris, and to paint the pathway without fixing the holes left by the plumber. Now, it's dangerous because anybody could fall down and break their neck. This is a warning and proof that you have been acknowledged. Renovations is incompetent in the maintenance field? Please stop stealing our money and do the job right or hire the right people.
I asked for a parking permit for my tenant's car
I asked for a parking permit for my tenant's car. It got towed twice, and it's ridiculous that this issue still isn't fixed after months! He paid and applied for the permit, but he still has to waste hours in traffic and at the office to get a temporary parking paper. That paper has expired multiple times for no reason, even though my property includes a parking space. He's threatening to leave, and I can't blame him. It feels like they want owners to live here instead of renting it out, even though I have the right to do so. It's like they're using this sneaky tactic. This problem has been happening for years with every new tenant. It seems like they're sabotaging property owners from renting their places. The tenant approval process should take a maximum of 3 weeks, but it took an insanely long time, almost 3 months. We provided all the required information, like credit and criminal reports, on time. The amount of time and effort invested by myself, the property owner, the tenant, and his real estate agent is immeasurable, and it's only led to frustration because it's all been in vain.

On February 17, we had someone break into lots of mailboxes where I live. We told the property management company a couple of days later and didn't get a response until a week later because the person in charge of taking care of our community was on vacation. The thieves kept coming back and stealing our mail 3-4 times a week (they broke the locks on our mailboxes so it was easy to open). We reported it to the association many times and the few times they replied, they told me we only pay a $25 association fee and what do I expect them to do with that. I tried to contact them many times and they never respond, and when they do, they are really rude (especially *** who is in charge of the ***. We've also had lots of break-ins into our cars because there are no lights in our community. I asked them if they can help us with that too and their response was our area was lit up pretty good, which is definitely not true. Everyone in the San *** is desperate for a solution, we are all tired of the inconvenience of having to go pick up our mail at the post office. They are always packed and it's always an hour wait. The company is very careless and doesn't care about its residents, they only care about the money they can collect from us.

Renovations Property Management, LLC is the management group for my condo community, Landmark by Lennar in ***, . They took over from another company in February, 2022, and since then they have ignored my repeated requests for help with building maintenance stuff. The outside of the building where I live, which was finished in 2019, has stairs made of concrete and these stairs got lots of cracks that you can see. There's even a piece of concrete missing from one of the cracks and it looks like the stairs are starting to fall apart. I called and sent emails asking for help as early as March 2022 and sent a video showing these problems in April, but got no response. In June 2022 the cracks got worse and I sent the video again with pictures of the falling concrete, but still no response to my calls or emails. I think the company should fix the stairs and other issues with the outside of the building because it's their job. Their lack of care for the building could affect the value of my condo. They also need to be better at responding to residents' emails and requests for communication so this doesn't keep happening. Company sends legal insufficient collection notices with no prior billing. They won't verify debts and won't respond in a timely manner. They even admit to billing for debts that may not be owed. On 6/2, I got a "Balance Notification" claiming I had an unpaid balance. It seems like a collection notice, but it doesn't follow Federal law regarding rights advisals. I quickly sent an email with a canceled check as proof of payment. No response. I called and was promised a call back, but it never happened. I sent a certified letter contesting the amount and explaining why the notice was illegal. Still no response. Then, I received an email demanding payment. I sent another check. Finally, they said they would fix it, but they didn't. I had to follow up to get the amount removed from my account. Their agent even admitted that they were billing people without being sure if the amounts had already been paid! On 10/29, I received another fake collection notice claiming I owe $32.02. It's supposed to be a "reminder" for money I haven't paid, but I never received an initial bill. The "notice" doesn't explain what the debt is for or provide information about my legal rights. When I contacted the company to demand verification, they emailed me saying it's for an annual manatee fee charged by the city. However, they refuse to give me any information about how they calculated the amount for my unit, what the city charged the HOA as a whole, when the fee was billed by the city, when my portion is due, or any other details to verify the debt. Considering their admission of knowingly billing people for money they weren't sure was owed, I have the legal right to receive specific verification of this debt before making any payment.

Incomplete rental application review and finalization. Me and my husband checked out a rental property in Doral, Florida, in the Contempo community. Renovations Property Management is in charge of reviewing and processing renter applications. On 4/17, we sent in a complete application to rent, along with all the necessary documents. But on 5/1, we got a "disapproval" without any reason given, even though we asked multiple times. They said the board of director, Javier Portillo, processed our application. Our realtor mentioned that the reason for the disapproval might be because the property owner changed their mind about renting and decided to sell instead. After that, we started looking at other properties in the same community since it's conveniently close to my husband's workplace. But we quickly got discouraged because we'll "probably" get disapproved by the same director, even though the new property has a different owner. We paid a $100 application fee, but we don't think our application was fully processed before being disapproved. We believe this because our references weren't contacted, and our credit wasn't checked. We were told that the qualifications include having an adjusted gross income of at least three times the rental price (we qualify), a credit score of 650 or higher (we qualify), and a clean rental history with no evictions (we qualify). We can't find any reason or explanation for why our application was denied. We want to know the full details of why our application was disapproved and if we would qualify for another property in the community.
