Financial Crossroads Property management Carla Decker

Hi, my name is Candice Ordway and i have been a tenant of Carla Decker for several years and plan on resigining my lease when it ends again. I am very suprised by these complaints on here. Anytime I have had any trouble with my home, I filed an order to be fixed and it was fixed within days. Even in the summer when my ac went out, she made sure to have someone out there to fix it. And when I had trouble with my toliet, Scott fixed it with no complaints. I can always call her at anytime and she will answer any questions I have or help me with any matters I have. I have seen her with my own eyes handle "the tenants from HELL" that had moved in next door to me for awhile and she did a very professional job of gettimg them out. Im shocked that yall are taking this out on her. Yall do know she works for the owner of the homes so its not her fault if the owner doesn't want to do something? As I said, I have been a tenant for two years and continue to be her tenant. I think yall are all angry at the wrong person here. Carla works for a PROPERTY MANAGEMENT COMPANY..yes the owners pay her to get stuff done but she has to have their approval first! I think it needs to be known that Carla Decker has been great to live for and is a good person who does a great job:)

I can only assume this is an owner/employee of Financial Crossroads Property Management. I lived in one of their properties for 1 year and couldn't wait to move. Everything associated with dealing with FCPM is a hassle and joke. Carla is difficult and hard to get in touch with when a problem arises. She tries to find any means possible NOT to help.

Seriously, I don't see how FCPM stays in business. Hopefully if more people tell their nightmare stories they won't be able to con others.

Why don't you go to /link removed/ under Financial Crossroads Property Management and look at some of the photos of the house I am leasing at $2, 000 per month might I add! This is what I get to look at everyday. I am pleased to hear that you have had no issues and hope you don't. Take a look at the photos and put yourself in my shoes!

Financial Crossroads Property management Horrible Service

I contracted Financial Crossroads Property Management to lease and manage my home while on an overseas assignment for a period of almost 3 years (Dec08 - Aug11). I found the company to operate in a deceptive and unprofessional manner, and they did they did not properly look after my home in my absence. My complaints are as follows:
1) They never provided me with copies of lease agreements for tenants living in my home upon request.
2) They never provided me with quotes or receipts for repair work performed upon request.
3) Failed to provide me with a copy of the receipt for a hot water heater which was replaced upon numerous repeated requests. I need this receipt for warranty purposes.
4) I received a citation from the city b/c they had failed to renew my rental permit.
5) I was informed by the company that a tenant had signed a lease renewal only to be told later that they submitted the paperwork, but had not signed when they wanted to vacate early.
6) My property was leased out for less than market rent.
7) It was apparent that they had not performed regular 3 month inspections/inventory of my home as specified in the contract b/c items were missing (satellite dishes), and they were unaware of a poorly done repair job of a major water leak by a tenant.

After all of the above issues, the company had the audacity to charge me a 3-month early termination fee of $465 when I moved back into my home. When I raised the above issues to their attention as reasons why I should not be charged the fee, they still went ahead and deducted the amount from money that was owed to me.

You are not alone. I was also taken advantage of by Financial Crossroads and Carla Decker. They don't even have an office, just a PO Box. What kind of company doesn't have a physical address? Search the 'net for information on this company.

Be careful! The contract you sign to allow this company to manage your home has some statements that will get you in trouble. For instance we paid $250 up front to list our property with them. After we received no traffic for a month on a 2 yr old home with competitive pricing we wanted to get out of our contract. We were obligated by contract to pay 3 months of their fees to be released. Where is the glitch? There is nothing that requires them to work to rent your home. Actually if they do nothing they still get $250 plus 3 months of fees with for us meant nearly $800. What motivates them to rent your house? The can do nothing and make $800 off people like you and I. In fact one of the websites (the only one I could find) didn't even have pictures of the house to show. This was a brand new house . . . why would you not want to upload pictures? According to their contract they did nothing illegal. The contract sets them up to make money even if they don't work for you.

Carla Decker pocket my 700 deposit and made up reasons to why i couldn't get it back. Made it look as if i owe them

Im horrified at these awnseres I worked for carla and she did every thing right by the book fyi the lady in fate Is a lying back stabing ### the house she is in the house to this day and what she is not telling you is that she made a list off twelve pages single spaced of every little thing the morter need to be filled on the side of the house really she had all of her friends trash this company she is probably all of these people on this

I concur also that the Decker's are not very professional. I have called them several times regarding the water heater leaking she sent a guy out to look at it which he said it needed to be replaced that was over a month ago I haven't seen or heard from him since. I realized that when she did send him my lease was due to be up. My garage had not worked since October 2012 she sent a guy for that also which he was a good guy he fixed it right then that day. I haven't heard or seen the Decker's since I signed the new lease. i should have went with my first mind to move somewhere else but being a single parent there was no time to look around that will not happen again. I will not be renewing my lease. I see that when a tenant needs something fixed you can't get them on the phone or hear anything from them but be late on your rent they are quick to evict you. The next home I rent I will do my homework on the owner and management company if applicable.

I have to concur that Carla Decker and her husband, Scott, are two of the most dishonest people I've ever dealt with. DO NOT waste your time or MONEY dealing with them as a property owner or renter.

Do your homework and search the web for all the nightmare stories associated with them. Also, take the time to report them to the Texas Real Estate Commission, BBB, scam report (this is a great one!) and other review sites.

You do know that she can't make decisions unless the owner approves? I have lived and been a tenant for years now and I am shocked by this because she has always had my property fixed quickly and even in the mid summer when it was super hot she had the a/c guy out the next day to fix my a/c when it broke. Not to be rude, but I think you are taking this ou ton the wrong person here!

We are currently dealing with very similar issues with Financial Crossroads Property Management, & it's owner...Carla Decker. We are currently leasing a newer home in Fate(Rockwall), & sadly, the owner of the home resides in Kansas, & has not seen this home in roughly 2 years. We are going on our 3rd month of leasing, & might I say paying $2, 000 per month, on top of the $2, 000 deposit, & are still enduring several problems with Carla Decker, & her so called property management company. To begin with, at the time of our signing the lease, Carla Decker, & her husband were doing some repairs to the home, & some general cleaning as well, & we made a list of other issues which pre existed prior to our move in, & were told that all problems would be taken care of within 14 days. Well, Carla Decker simply lied!
There are several areas of walls which are still very spotty, & very blotchy due to horrible, & lazy touch up, as well as numerous areas on walls, & ceilings where there are cracks, holes, and/or areas which were half ### spackled, yet have not been properly sanded, & painted. There are even several areas along white baseboards where they either dripped, or spilt paint, & never cleaned it up. Also, several areas of caulking along baseboards have cracks/small holes, or are rotting, & have yet to be repaired properly. The double garage door areas...interior, & exterior have large cracks, & gaps in them, allowing not only the outside weather in, but also bugs, & spiders into the garage, which eventually they get into walls, or the home. We had to have a specialized pest control company treat the home, & outside perimeter due to this, & upon doing so, killed several small black widow, & brown recluse spiders. All the while, Carla Decker is telling us that the pest control problem did not exist prior to our move in, & that we our at fault. Really! Only after a few weeks of residing there...BS! We are the epitome of clean freaks, & there is no way we were the cause.

Also, there is a large hot tub in the back yard, & even after two months of residing there, paying for the electrical power it uses, we have yet to be able to use it due to it not being properly cleaned, & serviced. We are repeatedly told by Carla Decker that the company scheduled to do such constantly fails to show up. Once again...BS! We had to replace the garbage disposal unit due to it being badly corroded, & have some emergency plumbing repairs done in the kitchen, & Carla Decker refused for it to be deducted from our lease payment, so we had to deal directly with the home owner, who by the way, is a sweet elderly woman who lives 1, 000 miles away.

Upon our move in, the house was cleaned...half ###! Carla Decker used her young daughter to assist her, & her husband, & the so called cleaning just was not up to par, or performed properly. The master bath was still very dirty, the granite kitchen counters, & cabinets had a rather nasty film on them, there was paint splatter on the tile floors throughout the home, the entire garage was filthy, & not even swept, the laundry room was very dirty, & had insects behind the washer, & dryer. 90% of the air vents were filthy, & cobwebs were in nearly all corners of walls, & ceilings, as well as under all window basins. The grass was never cut, & there was a horrible amount of weeds in the back yard. All which we took care of ourselves due to Carla Decker taking forever to handle it properly, & we could not stand to look at it any longer.

Carla Decker, & her company have several complaints against them...not only via tenants, but also from a few home owners who had severe problems with her. Carla Decker runs a very unprofessional company, & treats the tenants in a manner which is simply wrong! I must say that I'm not sure what others have done to set her straight, or what their outcome may have been, but I certainly know she has come upon someone who will not allow it to happen for much longer. We have attained a lawyer, & have filed with the State Attorney General, the Texas Real Estate Commission, the National Council of Property Management, the BBB, the county, & the city. She will finally realize that she can not continue to do such things to people, & to act in such an unprofessional, & horrendous manner!

Best of luck to any who may be dealing with Carla Decker, & her company:Financial Crossroads Property Management. She is a by no means professional, or honest!

I have also dealt with the Deckers. In my opinion they are frauds. They do a horrible job at managing properties. After hiring them, my properties began to turn over and break their leases. I had these properties for over 10 years and the tenants were great. After two years of problems, I began contacting the old tenants to find out the issue. I was stunned to hear of the business practices of Crossroads that ran my tenants out. They are hard to get in touch with, they do not respond to service requests quickly, they are rude to tenants. I WOULD NEVER RECOMMEND this company to anyone! RUN for the HILLS.

Financial Crossroads Property management Rip off artists. Poor service

This has easily been the worst experience I have had as a consumer. I had the misfortune of trusting this company and rented a house for 1 year @1300 per month. The security deposit was also 1300. These guys are extremely unprofessional when it comes to promptness of repairs, communication or general courtesy. For the entire year I couldn’t get them to fix a whole bunch of issues that I pointed out to them during move-in time. It took them 6 months to fix a bathroom door that was hanging on 1 door hinge.
Also when I finally moved out of there, I had to literally call them up every week for 3 months to get my security deposit back. They finally send me a check for 300 dollars. When I called them back about the remaining 1000 dollars, I was told that a couple of my rent checks from 8-9 months ago were 2 days late and they assessed a late charge. This was an absolute bulls**t claim and I know that they are just trying to rip me off. These guys require the rent to be mailed as a cashier’s check to their P.O box. They claim the rent was late and I have proof that the check was created at my local bank well before the due date. I also saw charges for cleaning the fireplace, bathtub etc. I haven’t used the fireplace even once during my stay at the property. The house was professionally cleaned and was handed back to them in way better condition than they had handed me the property. When I first moved into the house, the living room had tons of dead bugs on the carpet and what looked like mice/rat droppings. Also some genius had filled 2 large trashcans with kitchen trash and left it as a house warming present when we moved in. When I called the leasing agents and complained that the trash cans were full of maggots, I was told that I can either take it out to the front yard and clean them out or purchase new trash cans from the city. That conversation on the first day alone left a bad after taste. Little did I know that these guys were going to rip me a new one.
(As an aside, I remember talking to my wife while we were moving out. She was trying to reason with me that just because the leasing company people gave us the house in a bad condition, does not mean that we should leave in a bad condition. She probably was thinking this way because we just bought our first place and we felt very emotional about owning our own place. )
Anyways, when I saw their explanation for holding back $1000.00, it was clear to me that these guys are not making errors or overlooking anything. They are intentionally trying to rip me off. At this point I am inclined to take these guys to small claims court or use an arbitrator to settle. I still haven’t found the time to explore these options, but I will be doing that soon. Please for heaven’s sake run away from this company and their leases. If anybody needs more information, I am very open to sharing my experience. Please email me @ sriramnara at yahoo dot com.

So glad to see people getting the word out about this inept company. I hope the property owners aren't paying much for their services, but either way they are still getting ripped off. Financial Crossroads is a literal nightmare to deal with, so save yourself the trouble and rent from someone else.

They are rip offs and they will tell you anything just to passify the situation at the moment with some ### story about either them being sick or had to go out of town for some reason or other. Also, they will try to nickle and dime you to death on all sort of stupid fees that benefit them. They are not there to work for you or the owner as they will rip both of them off.
