Indecent Employee Behaviour
AJAY KARAN an employee at Vipul Limited misbehaved with me and asked the security guards to throw me out of Vipul's head office when I simply asked a question as to how come Vipul has sold open parking spaces to customers that actually falls under the Common Area at one of the condominiums built by Vipul LImited in which I own a flat.
Upon asking him if that was the way Vipul treats their customer, he openly and boldly admitted saying that this is the only way Vipul treats their customers. There was no point in escalating this matter internally as it would have not made any difference to either Vipul Limited or Puneet Beriwal in particular as someone cannot just make such a strong statement to a customer without any backing from the top management.
The complaint has been investigated and resolved to the customer’s satisfaction.
Late possession
Vipul Limited has sold villas at Tatvam Vilas and plots at Vipul World from as early as 2005. Its been 4 years and there is no light at the end of the tunnel. When will they give possession of the units? And they have called for almost 100% of the payments! Indian real estate really needs some change in regulation to prevent diversion of funds by developers and ensure that projects are completed.

I have purchased an apartment in one of their projects Vipul Lavanya. Where in they gave possession to 2 families before they even got NOC. When i went there 5 months back asking for possession, i was refused. They have different policies or God knows if they take extra money for possessions. I have still not got possession. Now they have added interest and holding charges and what not. Their employees especially GAURAV GOYAL does not know how to talk, he misbehaved in the office and when we asked him to give me receiving of my letter he refused and said I am not the concerned person. They do not let anyone speak to their seniors or do not even share any ones number. Nor they will ever give you receiving of any of your letters. You really feel as if you are talking to deaf and dumb people. Disgusting...
I received EWS flat procession last december 2014 that time vipul person interest charges my flat on 5th floor in the project of Vipul Green but till date Lift not running so that service was so poor. when hey handover that time promise something but after that no action taken.
AJAY KARAN was the employee who misbehaved with me and he is supposedly one of the senior sales staff at Vipul. He was the one who claimed that this is the way Vipul treats their customers. There was no point in escalating this matter internally as it would have not made any difference to either Vipul Limited or Puneet Beriwal in particular.
Vipul Limited also adopts incorrect practices. We were given a maintainance rate for our Condo @ 2.84 per sq ft, which upon much deliberation from our RWA was brought down to 2.20 The difference being incorrect allocation of costs. The costs incurred by them towards completion of incomplete towers was allocated to the residents instead of allocation to their projects. Further, despite the law of having dual energy meter they still operate a single meter to account of electricity coming from the govt. The charges for power back-up are levied based on diesel expenditure divided into per sf ft again. This means that a house which consumes a much higher number of units on account of ACs in every rooms gets to share their back-up expenditure with the houses that don't even have ACs.
Next to which the buildings also do not comply to fire safety norms.
Vipul is one of the few companies which openly break laws and the authorities have not done anything about it.

Once you receive the possession, your agony ain't gonna end. They will start charging you maintenance from the date of possession even if the facilities are not ready. Further, they have a track record of a lot of illegal practices for eg. selling open parking space that falls in a common area the price for which has already been paid by the apartment/villa occupant. I have faced such an experience with them its not funny.
When I approached them to clarify as to why have they sold me an open car parking which is illegal. They misbehaved with me and asked the security guards to throw me out. Upon questioning them on their attitude towards their cutsomers, they said this is how Vipul treats their customers.
i fully agree to your concern. I own a plot in Vipul world and that everytime i have spoken to the concerned project manager, i have been given a different date of possession. Now i am being told it might happen towards end of dec, at a time when they are looking for OC from huda. Lets keep our fingers crossed. Though i am also eually upbeet seeing the progress made on Vipul floors. The possession woudl certainly allow some upward movement in prices
