about bad management, maintenance and overall upkeep of property
My air conditioner has been broke since the beginning of the summer. I told them it runs non stop, like even at night it doesn't shut off. I found the back of my trailer was not getting any air flow. Their solution: portable air conditioner "because it's an old trailer" I'm paying to run 2 air conditioners. Finally 2 weeks later, I called again. They didnt even remember giving me the portable. Found the ducting under the home had completely fallen off. They repaired it supposedly, however the air will still NOT shut off! It's 68 in my home and the thermostats reads 73, so why is it still running. I tried shutting it's still running. I am not going to pay my light bill. I will be placing a law suit for slum lords. Because that is what they are!

Have lived here 5 years, management is uneven at best. Found a buyer for my home... buyer submitted application 2 weeks ago! still not approved or denied... Holiday Village, Dan and Deborah keep saying it's at 'corporate' and their fault. Called 'corporate' twice, once all they did was send the message back to Holiday Village! couldn't believe it.
All I want is to SELL MY HOME AND GET OUT OF THERE. It does not take 2 weeks to run a credit and background check in any location. It probably sat on Dan's desk for days before he turned it in and won't admit that. I just want 'corporate' whomever they may be, to approve this guy so I can leave or deny him and then I will re-list my home.
Holiday Village is the WORST place to live! The management is horrific. They single people out, the breech their agreements, they dont abide by their own lease policies and all they care about is stealing your home. I have been harassed and discriminated against personally by them. They lie OMG do they lie! They pick and choose who they harass and who they leave alone. If I had a golf cart I could get away with anything and they would ignore complaints about me because that s how they are. The manager Heather is a phony two faced lying little B**** as well as her office croonie whitchipoo. Talk about unprofessional my goodness ive never dealt with such incompetence in my life! They NEVER answer the phone and even their curiour service complains about that, they are never in the office! I wish I was paid the money they were to never answer a phone or have to be in the office! They have shady attorneys and they break their own leases constantly. They do not practice honest business morals at all and have no principals, values or honest practices at all. All they care about is focusing on someone and stealing their home. They many ways they have turned my life upside down has effected my health and my families health to the point that im now on medication because of it. Pleade, do yourself a favor and Don t even bother looking at a home here. There are much nicer parks with much nicer neighbors to move to. The neighbors here are all crazy people not friendly and just like Mrs Kravitz from bewitched...always staring out their windows at you. They will complain about every little stupid thing but are themselves in violation. How on earth someone can be in lease violation but turn around and turn me in for one is pretty ballsy if you ask me. And even though I have brought up lease violations to mgt they do nothing about it. Its all in who you know and how long you've lived here thats who has the power here. And if you buy your home from an owner as opposed to the park be prepared to be singled out for harassment from mgt and be prepared for them to try to steal your home because thats what's going to happen. Im not alone in this I have spoken with numerous residents and they all tell me the same thing that management is corrupt! DONT MOVE HERE!

I have been a tenant at brittany place in topeka ks 11 months. My lease will be up september 31, 2018.
I have had issues with a leaking toilet as well as a shower leaking all in the same bathroom.
I went to the office to fill out a work order and discuss my renew of my lease.
Heather was extremely rude to me, she wouldn't allow me to finish a sentence and when I became upset another woman with short hair and glasses came into the room and she was even ruder. I expressed he toilet issue and the shower leaking that caused the carpet in my sons room to be wet and it ruined his dresser because it soaked up all the water. I told her I was worried about mold.
A maintenance man came out and he put up splash guards and he did fix the toilet so that same day I went to the office and told her that I was confused about the splash guards because the leak was coming from somewhere else.
A maintenance man came to my trailer and he took the trap door off he wall to see the pipes leading to the shower. He then asked me to turn the water in the back room on, he said that yes it was leaking and he tightened the place where it was leaking. I asked him about mold because you can smell dampness. He said I would need to talk to the leasing office because he can't do anything without a work order.
So the next day I went into the office and expressed my concern for mold. Before I could finish my sentence the woman with the glasses put her hand up and said stop right there. She told me that there was no water now that since I wasn't re-signing a lease that my issue wasn't a concern. I told her that the sheet rock was crumbling all around the area and the smell of dampness. She also told me that not signing a lease doesn't bother her because there are lots of people wanting to live here. Wow. I was shocked that a customer service person would answer in such a rude, belittling manner.
She wouldn't even let me finish voicing my concern or even come look at the damage. She told me no before she even saw he damage.
She said she would send a maintenance man out the following day.
That same day she gave me a non compliance form because my bushes needed to be trimmed and that I had toys right by my trailer. I asked her what the policy was for what items I could have in my yard, and tre leasing agent heather said she didn't know what the policy was but she would get back to me. I received no response. Also I don't have bushes anywhere near my lot.
I moved the toys to the back deck and called the leasing office about the damaged sheet rock and the policy for what I can keep upfront. Heather was very rude to me and said she would call me back with an answer.
She called back and said that upper management told her they wouldn't fix it because I caused the damage. I hung up the phone and went into the office.
I went I to the office to be bullied by both women. I have never been treated so badly by a leasing company before.
They started telling me that I caused the damage and that the sheet rock wasn't wet and I kept trying to convey that the sheet rock was crumbling in the closet and she cut me off. Heather then processed to tell me that she was recording and documenting every time I came into the office because I was cussing and rude to her. I never cussed at her once.
So heather is on the computer glaring at me while typing and the woman with the glasses is telling me that I caused all the damage and that I will be responsible for it and they will not be fixing anything. She told me that I caused my toilet to leak as well.
I began to cry because i've had 3 work orders about my toilet and it was even documented on my move in checklist.
Another woman came around the corner and was able to calm the situation down and I feel like she was the only one who respected what I was saying and actually listened to me.
My concern now is again the mold and the dampness I smell. I live with 3 children and 2 dogs and mold is a scary thing.
At this point I feel bullied, I feel singled out by the non compliant letter because they gave that to me right after I voiced my issues with the leaking faucet and the mold.
Today I went in to pay my rent and heather said that they don't give recipients.
I feel like I need proof that I paid because of the unprofessional behavior the leasing staff.
I'm a good tenant and pay my rent every month on the first and because of the lack of customer service and the way they talked to me is why I will not be signing another lease.
Both heather and the other woman with the glasses belittles me they talked down to me they interrupted me they put their hand up and would not allow me to finish what I was saying.
I have expressed my concern with the mold and smell and they only pointed the finger at me so I will be contacting the healthy homes for an outside inspection of my home.
Also every time they do a work order I have to leave my house unlocked because the office said they lost my key (this was the prior management.) so there is only one key for my trailer. I told this to the woman with the glasses and all she did was stare at me with no response. I don't feel comfortable number one leaving my house unlocked and number 2 not knowing where the other key is and if someone else has it. I'm a single mom who lives by myself with 3 children and I feel unsafe and I also want my locks changed but i'm to aftraid to ask the office for anything after the trauma they have caused me!
All I want is a safe home for me and my children. I pay almost $700 and I pay my rent on time and I deserve to be happy and feel safe in my home.

The main office number is [protected]. Ross Henry Partrich(RHP) is the owner of the company. I assure you you won't get much help THERE either. The owner is quite apathetic and you WILL NOT be allowed to speak to him or the Vice President Joel Brown(also Ross's Brther-In-Law) at all. If you think this Heather person was rude, I can assure you that the people at the main office are even more rude and heartless. Not all of them. But the ones at the top definitely could care less about anything but MONEY. They don't give a damn about their tenants or about their LEAST FAVORITE employees.

In around April or May of 2018 the manager at the time improperly had my neighbor, whom is not a tree cutter or maintenance man by trade, trim a tree that eventually on May 12th split with the heavy side falling on top of my owned home. We documented everything and was told it would be taken care of that is until the "insurance claim specialist" in Michigan at Great Prarie Risk Solutions told me after reviewing the estimated damage that it was considered an act of God so needless to
say I now have attorneys working on this matter.

No quality of life for residents. Busted fences (I've been asking for mine to be fixed for 3 years), speed bumps so high even school buses bottom out & property has been damaged for many residents, no heater in the pool meaning it is ice cold, huge potholes that go unfixed for years at a time causing more damage (the pothole big enough to fit my minivan in right on the other side of the too high speed bumps was incredible fun! Took 2 years to get that adequately fixed!). We've had 6-8 managers in the 8 years I've been here including the maintenance man who had no idea what he was doing. Refused to get involved when a neighbor was harassing my family for over a year. He told me call police, police told me to call him. Meanwhile my home was damaged, 21+ reports to Children's services (all dismissed as unfounded!), cops & animal control weekly. All while James sat by and claimed there was NOTHING he could do. James "fixed" my fence by bending a wooden slat in half. One manager stole my deposit and changed our lease to state we had no deposit. Someone never entered my dogs so new management wants to charge me an application fee that I paid 8 years ago. One manager said we were behind somehow & the fees and all were $1000+. We didn't understand how but paid it all to keep our home. Every time we brought in money she needed an additional $200-400 for "fees". We paid it all. Still to this day they all refuse to give me those logs. Manager refused to provide receipts, though I did have money order receipts.. The fences are so busted up the dogs all run free because you can't keep them in your yard. Their solution isn't to fix the fence! Nope, that would be helpful & improve quality of life, can't do that! Instead they instructed residents to call animal control to have the dogs picked up or owners ticketed. Cause that's helpful. They claim it's because of the kids around here & some of the dogs are aggressive. Nearly every single fence in this neighborhood is damaged. There are unapproved structures hanging off half the porches, no permits, not within code. Sex offenders are living in some of the homes even though the lease says no sex offenders. They flat out lie & say that towing companies are fired as of xx date & 5 days later the same tow company is still here, driving around the property with his phone in front of his face. Cause that's so much safer for the kids playing & riding their bikes?! Dead limbs hanging out of trees. Rent goes up every single year but the residents see zero benefits. They built this stupid tiny park "for the residents" but there's a city park less than half a block on the other side of the fence from th property that is 100x better than the crappy one they built. They flat out wasted that money that could have gone for so many other things that would have been useful. I've called corporate & left messages that are unreturned (Regina), I've filled out comment cards that are supposed to be faxed over but never are (I mean if there was a complaint about you, would you send it to your boss?), I've called management, I've talked to the regional manager, Jennifer. None of them care about the residents here and what happens to them. I paid cash in a private sale for my home. I only pay them lot rent. I've tried to sell & they blocked my sales. At this point I can't afford to move, I have no choice but to be here. Since I'm stuck, like 1000s of their other residents nationwide, it would be awesome if they gave some consideration & care to how we are living. Cared that our fences are in good repair. Cared that we didn't damage our vehicles & other property on their property (because when I paid $2000 to fix my van that was damaged on their speed bumps & James laughed at me, told me I couldn't prove it happened here & told me another guy busted his entire rim on the speed bump/pothole combination described above, it was hard to also pay my rent and other bills that next few months). Think they gave a dollar of consideration? None. Lastly, RACIST! Do not buy a home in an RHP Property.

We moved to Lantana Cascade 6 years ago The park was really nice and being run good The maintenance man Mark Grisham was awesome What ever had to be done, he gave up his time and kept this park well maintained That has all disappeared Fences around pumps are all destroyed, coming into the park fences need to be repaired, gates don't work, light don't work on fountain, and the trailers that are across from the office should be painted and clean up their yards. What a sight people have to see if they come in to check this place out. What a disgrace. I have never met the new manager Vicki, but it seems since she took over this place it has gone down the tubes. Isn't it her job to make sure this place looks nice and things maintained. Half the lights don't work around the lake. Mark would replace them as soon as they went out. He fixed all the fences when needed. It was nice having friends over, but now it is embarrassing.. You collect our rent, but do nothing else for us. The pool use to be heated, that hasn't worked in years. If I was a company like yours I would make sure it was run right, and show people who rent your properties that they matter. I call your company a low life one, that is only out for the money. Plus, I do not live here year round, so when rent is due, you should email people like me our bill at least a week before it is due. I pay all the time, but do not like paying a late fee because you are not doing a good job getting the bills out on time. Get someone who cares to manage this park, and hire someone with a decent salary to maintain it. Right now you are throwing money into the wind. I am hoping someone gives Mark back his job with a decent salary, and make this place nice again. Sonia, does a awesome job, but her hands are tied because she works for you. Unfair business practices
What i see here is the practice of adding losses to customer bills, if a water main breaks, suddenly my water bill goes up, strange. Rent has gone up almost three hundred dollars in the last five years as well. Now I receive a warning letter that my dogs are barking excessively and I would be removed from the park if they did not stop, but they are indoor dogs and cannot be true. When I went to speak to the manager I was informed it was NOT about the dogs barking, it was about "registering" my dogs with the park and I'm pretty sure this is called Illegal & deceptive business practices. As I started investigating this, I find that it was predominantly only the American residents that received this letter warning that we would be removed from the park for "Barking dogs" and I find it very strange as 95% of the parks residents are Mexican and most of the employees are as well, HMMMMM?!?!?!

I have lived here for twenty years and they got a new lawn cutting company and they absolutely suck. I have two chihuahuas and even after the company cuts the grass they have to hop through the grass cause it's so tall. How can we have dogs that are less than 30lbs here if the grass is too tall it's ridiculous and no matter how many times I complain to the managers of Western Hills in Davie Florida they still don't do anything so now I'm going to you in corporate because these conditions are terrible. I took interest in purchasing two mobile homes. Cash offer . after following up with parks and info they needed I have been lied to and ignored. I tried contacting Rhp properties and Bayshore Homes since they have ownership and they have ignored me too. I'm done with my interest in purchasing mobile homes now. It's a death trap. They catch you in they're snare to move in so eventually they can take ownership of your property when and if you don't pay their lot fee. All a trap. I'll attach msgs and emails to prove their ignorance. Furious real estate is allowed to do this. I worked in real estate field 20 years ago and knew there was some snakes out there but not as evil as purchasing mobile homes . Not to mention after further investigation I found a sexual offender living in there park. Glad God had me look into this with further detail.
Beware of Bayshore Homes and RHP properties. Check Google reviews before you relocate.

I call their number 1-888... and talk to a receptionist about a mobile home for sale and she didn't know so she ask for my information which I gave her and she said one of the sales people was going to contact me and was not for me it was for a friend who wanted to purchase a mobile home and they never had the decency of calling me back, what kind of place is this and there is an office in the community which is always close this is no way to conduct a business this is a joke.
I am surprised to learn only ONE sex offender lives here. I imagine several would reside here. This park is full of children.

We have lived at Beaver Lake Estates in Minnesota for 5 years now and the personnel they have in their employ are a joke. The maintenance man does nothing he is suppose to. He uses company equipment for his own use. let's his friends in the park, park their personal vehicles for free where everyone else has to pay to use, the property manager Lisa does not care about the park just lets anyone move in to fill trailers, we have tried to explain our concerns and she does not address them like she should be. The safety of the kids is not a concern for them either, people speed through here all hours of the day and night the park they have here for the kids to play is unsafe.There is no safe place for the kids to play. They also raise rent for the upkeep of the trailer park but our money is going for nothing. We are not allowed to work on our vehicles but the maintenance man, manager and their friends can use it for working on vehicles for example body work motorcycle repair, engines oil changes etc... Adding extensions on trailers without proper permits or overseeing, Maintenance guy has 2 sheds on his property while some don't have any at all. Many more too numerous to list so basically rules here don't apply to people not friends with the personnel that work here.

Don't know who to who to complain to when the new management who I've had problems with in the past. Had no problem with "Stephanie" she always addressed my concerns as a tenant even with a complaint I had with current managers Suzanne and her family fist fighting in the middle of our street. Me and several neighbors, have had higher than usual water bills this month, someone came this month at dusk to read meters, we no longer have a maintenance on the property.

I live in country estates mobile home park and I'm a neighbor of lot 110 Kenny Mabry. He currently has himself and Tina wilder and her 4 kids living with him, it has been approx 2 weeks now and they are not gone. I have 2 people in my house hold and rent goes up because management allows this to occur after he (Brent Lambert) has been warned of current situation. The kids are trouble makers and it has made my current living situations very uncomfortable and I feel as though I'm the resident not them. Other neighbors have complained of the kids that are living there also. Why do they allow this ? I've lived here for 4 years and I will not continue dealing with this. Its unfair. Please get them out of here asap.

I am wanting to know why the rules of the park are not followed by everyone. When Nikki Dutcher posts something in the monthly newsletter only certain tenants are required to do them. I have lived here for over 5 years and I thought we were getting better management when she took over. I have told her a LOT of things that are going on in the park and one group in particular has no rules. She makes excuses for them every time. I live on Delaware St. The mobile Home at 248 is not occupied by the owner, when it was supposedly handed over to the people that are living there now, the fence did not come down. The girl, Tabatha, is a felon (her Dad that used to live there told me) and she got out of prison for kidnapping and child endangerment, when I told Nikki, she said she passed a background check. The mobile home is falling apart even the owner said he would like to junk it out, the floors are falling in and there is mold in the bathroom. She is "fostering" 5 pit bull dog pups, plus the 3 grown ones. as far as I am concerned she is dangerous, she is bi-polar with a mental condition. The police have been called out several times. In our December newsletter, Nikki said that any inoperable vehicle will be towed if they don't explain to her their intentions of fixing or removing it. I told her about the Ford Taurus that has been sitting in front of 252 Delaware since the spring. She will not do anything about any concern or complaint that I have, instead she tells me to pray for them...really? When I asked why the couple at 248 gets to live there when they don't own it, she said they are in the process...that has been over a month. I am not the only one complaining about management...I have talked to several people that live here. If something doesn't get done soon, we are going to move out. We have NEVER been late in our rent and went along with every increase without complaint but I just can't understand why some of us has to go by the rules and others don't. I have lived in evergreen village for almost two decades. The current owners (Rhp) cannot keep a property manager in the office. The worst managers to date. We have a manager for a week then without for months. This past summer the pool was supposed to open at the end of may. However it didn't open up til late july early august. Now that it has been snowing, the plow doesn't come until the snow is already packed down into ice. Then in the next few days when it gets warmer they don't plow or clean up the streets. My husband got stuck in a dip in his 4x4 truck due to snow build up. When we call the office with questions or concerns most, if not all the time, you get the answering service that hangs up on you.

Does nothing about 1 resident that shaved her genitals in the "open view" shower at the pool, and then jumped in the pool to rinse off! Same resident colored her hair at the pool and rinsed dye out in the pool!
Same resident made gay sexual harassment gestures to another resident. Other resident had 2 witnesses to this "HATE CRIME AGAINST GAY PEOPLE" and management responds with, "You will have to get that on video before we respond and take action."
Metro Police constantly being called into the park for malicious charges.

Holiday Village in Mesa, AZ has got to be one of RHP's worst properties hands down. The Management is beyond corrupt. They lie, they try to steal peoples homes, they dont abide by their own rules and regulations and they dont equally enforce the rules with the tenants. How the manager, Heather sleeps at night is mind boggling to me. Never before have I seen a company do the things she has tried to pull off and every bit of its illegal. Shoes going to end up in trouble is whats going to happen to her and I will be at every court appearance to show the courts my support. How someone is willing to risk her job when she has kids to support is foolish. Her company wont back her up once she gets them in trouble and she will learn the hard way all about corporate America. Heather has locked us out of our own home numerous times. She has called the police on our contractor, she has had the owner banned from the property, she has lied, has had owner (who is elderly by the way in his 80's) sign documents and refused him a copy, she has made up rules on a whim, she has told other residents about our personal business, she has had neighbors spying on us, she has violated so many laws u cant even list them all. Once when a friend went to speak to her, she gave him a threat directed to the owner regarding selling the home. She is so shady and still walks with her head high but not for long. All the residents say she is a total [censored] who abuses her little bit of power she has. She uses threats and scare tactics and should NOT be working with retired people especially elderly ones. She is a bully flat out and so is her office partner. Shes just as bad and talk about unprofessional! Jeez Louise she has first place on that one! Nah if I were you I wouldn't consider living in Holiday Village not with the management they have there presently. You will wish you chose a different park to call home. Just drive through and ask the residents you see. They will tell you all kinds of scary things management has done and how they bully the residents there. Im sure im just a small part of their very large scale of abuse. By the way no ones ever in the office or answers the phone. Trying to reach anyone with half a brain in corporate a joke, too and they are just as corrupt. Birds of a feather as they say...

It sure seems like they train their employees to act this way. I live in Wisconsin and most of everything you said that manager is doing is the exact same crap I'm suing Michele Hoffman for. Stalking, harassment, and EIGHT others and I left some off! Report to HUD and every agency you can find.
FHA and HUD wil refused to help me in Colorado because RHP has placed the homes on soil and for HUD and FHA to help or provide assistance to those that qualify the home has to be on permanent foundation. I have 35K in home damage and an about to file pro se in court because attorneys will not take the case. If the homes are not on permanent foundation it disqualifies HUD and FHA low interest loans and you have to dinance through their preferred lender 21st Mortrgage who has been investigated for antitrust and RICO violations . RHP Properties is organzed crime ring. May they all see the karma they have coming.

12/8/2015 as of this morning I was informed that once again the park is without management - have lived here since 1990 and cannot even remember how many have come and gone. 1- have requested replacement of our street light since spring 2015 and nothing has been done 2 - requested road repair repeatedly. got patching a couple times, no permanent fix. Potholes are getting bigger and bigger ! 3 - requested maintenance on water pipes, the pipes have been in here since 1979 and again we get patches. Winter is here which means water mains will be freezing and breaking soon - go without water until they get someone in here to do another patch job In 1979 this was considered a "Premier Park", now we are considered the "ghetto" of mobile home parks in the area. RHP needs to address our issues, fix the problems and get on-site managers that here for more than to just collect the rent once a month! Last manager told me if I wasn't happy with the service here - MOVE. Some of us do not have that option. Those of us that have been here for years, paid our rent, followed the rules, are trying to stick it out - hoping things will improve. Doubt anything will change as long as we keep putting money in the RHP pocketbook!
bait and switch advertising tactics
They are advertising mobile home for sell and promising titles and then blowing buyers off/making excuses why they cannot give them a title. Illegal. Harassing and Bullying after you buy a home to get you to move out so they can resell it, again and again and again, my home was sold three times and the buyers were never given a title and they had not intention of giving them a title, only getting them back out to resell the home again. Now SSK has bought out Deer trace and well they are now forcing people out to take over their homes so they don't have to buy more. Bullying and intimidating people to pack up and leave and hand their homes over to them. Where is the law enforcement that is supposed to be looking out for the people. Elsmere Mobile home park is doing the same to people, This is called railroading and is illegal. Call a lawyer to put an end to the ruthless behavior of these businesses.

Deer Trace Mobile Home Park/RHP Properties, is selling homes to people and promising them a title to get them to rent their lots and then not providing the titles to the homes after they sold them, not rented them, they are taking thousands of dollars from people and not giving them their titles. The park contractor and manager are in together in cutting their own bosses throats as well as the people they are selling a home too. The home I purchased was flipped three times before I bought it and I had them put it in writing that I would have a title, unfortunatley the others trusted them and have yet as of today been given a title. People do not buy or trust these park owners, they should have a title the day you buy it and if not, wait until they do. My home was sold multiple times and the people moved out refusing to maintain a home they were not given a title too and well yes they really expect you to give the home back once you move in and still keep up the repairs and pay lot rent, really? This is illegal and people should be calling their city officials and informing them of their activities.
I agree they have rules that are completely ridiculous. Although the streets in my mobile home park or considered public streets there also consider private which I don't even know how that works. You cannot park on the street without getting towed and the visitor parking they do have is taken by residence making it impossible for a visitor to find proper parking so they do not get towed. Also the way they treat tenants and children have become ridiculous and the rate increases in my particular park I've become absurd especially for people on fixed incomes. The previous owners did not hire the lot fee on a fixed income but I'm people who had non-fixed incomes. 657$ for the lot fee also makes it impossible to sale the trailer. Who in their right mind wants to pay for the trailer and a lot feel like that and see her water electricity gas all of that and property tax that they don't own. So technically they get you for everything just bend you over. And when they start doing this they risk all of the faithful Ssi people who have lived in their mobile home park area for over many decades will move because it's cheaper to just buy a house. However not being able to sale is a problem! I have run into this I have also rented to the fact that the manager will deter buyers from me and tell them to go to another trailer even though mine is going for nothing. It's worth more than what I'm asking and it's definitely something that they can utilize there extra money to upgrade. All cosmetic of course because everything else is sound. However more and more people are just walking away leaving the property owners with many empty trailers that are not being utilized therefore they're not making the money they could be making if they would lower the lot fee. It's not successful business it's a failure in the long run. Once filled with owners or rented now so many trailers are empty because people had to walk away from them. Or sell them for like $1000. And nobody's buying because they're asking too much. And when people see that lot fee they say no. No no no I'm not paying that I'll buy a house. Because if they have one payment instead of two. Oh and the insurance. When I first bought in 1997 it was 250 now 657 that's ridiculous. So you're paying 950. With everything. That's a mortgage payment for a nice home not a two bedroom trailer.
weird management
Not really understanding how they manage. Got hired for a job then the person quit the next day. Said they had enough and left the company. Can't see how the place is alive because there are no mobile homes left that are safe at this park. The water from the wells are contaminated because my sister -in-law across the highway well are poisoned so I don't drink the water. Had a laundry,
many moons ago, now only storage. Went into foreclosure in 2012 and never made it back. They take distressed properties and use them for tax and benefit while the people suffer in these god awful mobile home parks. They say the ghetto is bad but you haven't seen these homes at these parks. Not walking but running once I get the boot. Wont even say I was there at all. I will just buy my time till something comes in or I get the boot. I feel sorry for the people stuck in such bad places. There should be a law against neglect of poor people. They let people do the grass cutting and trimming on vacant lots without a cut in lot rent. They used their kindness as a weakness. Not to worry I am just blessed that I don't live in any of these properties, ...S.M.H.

I live i Greenwood Estates aka Bayshore aka rhp properties mobile home park, they are crooks. trying to charge us $200.00 for one months water. Trying to say we had a leak we would have known our yard would have been flooded and my water pressure would have been low. we paid our lot fee minus the water now they are trying to evict due to non payment of water. i own my home.
Unfair treatment of employees/tenants
RHP Properties is a manufactured home/apartment property management/staffing company. They do not care about their tenants or their employees. They don't believe in hiring black men, or promoting women unless those women are as unethical as they are themselves.
