Worst building experience to date and we're just getting started...
This review is in regard to Tri Pointe's townhomes in Chatham Park (North Carolina). Buyer beware: our preliminary experience with Tri Pointe Homes has been minimally positive and highly negative.
As the home we are contracted to purchase is in the framing stages, we were informed they will not bend on even the smallest design element. As a business professional in both commercial and residential development and construction at the corporate level for over two decades, I understand a builder holding steadfast on some levels (cabinetry, flooring, countertops) but literally the only request we had is regarding the kitchen backsplash: we strongly dislike the selection chosen (a boring hexagonal drab gray/blue option) prior to signing the contract. We rightfully assumed they would not provide us with a suitable substitute but at the very least we hoped they would simply forgo the installation of the tile so we could have our own contractor install - at OUR expense - a better and far more beautiful backsplash we would actually love. Tri Pointe's response: a hard no with the excuse their QC department would not approve coupled with their claim it would negate the warranty. Even better? They held off on that hard no until we caved and signed the contract preceded by, I should add, a full price offer. To add insult to injury, their responses have been nothing short of condescending, insinuating we cannot comprehend a contract while adding (and I quote) "We have many buyers and homeowners in the community who have understood and accepted this process, and if they did not, they chose a home where they could make changes more easily." Great, so you have buyers who are willing to hand over their hard-earned money while you completely disregard any and all of their feedback due to your "process."
We get it: tract builders rarely work with customers well into the framing process, particularly when it comes to changes that have already been selected. However, our request isn't a complicated one -- purely cosmetic with no bearing on structural integrity. They also used the outdated supply chain excuse. Sorry, that ship sailed long ago. Their refusal to even consider our request speaks volumes and the fact they continued to respond with veiled insults is clearly indicative of their attitude toward their customers. If they're like this before the closing we can only imagine how they'll be should warranty-related issues arise. If you're considering Tri Pointe, read their ridiculous 118-page (at least in our case) contract protecting them at all costs before you wire your deposit. Google Dolcefino Consulting's YouTube video outlining a family whose home was so mold infested their son fell very ill and yet Tri Pointe did absolutely nothing to remedy this horrific nightmare. Don't be like us. Don't sign on that dotted line unless you're absolutely confident you'll like what you're getting.
At this point the backsplash isn't even the issue. Tri Pointe's attitude toward us is the issue. Tri Pointe eliminating any and all joy out of this process for us is the issue. We have built several new homes over the years and this is a first for us, even with a high production builder we've never previously even heard of. I've never in my life experienced this level of disregard or disrespect from any home builder. They could have made this experience a far more positive one but literally at every angle they came back at us with one poor excuse after another rather than, "hey, we appreciate your business and would love to further discuss this with you as we want you to be happy." Even our broker is appalled at their lack of caring and compassion.
This townhome is intended to be a place we can use during the summer months while we further explore the area for the next year or two before building a larger single family home. Needless to say, our next home will absolutely not be built by Tri Pointe.
Oh, and "James Flanagan" (one of the 5-star reviews prior to mine on Google: Tri Pointe Homes, Chatham Park) is actually a Tri Pointe employee: VP, Customer Experience. Interesting how they have their own staff leaving 5-star reviews...

I regret purchasing a home from Tri Pointe, facing endless issues since Feb 26, 2021.
I regret purchasing a home from Tri Pointe, with my closing date on Feb 26, 2021. Since then, I've faced numerous critical issues: ground compaction problems near the foundation, a collapsed pathway, a malfunctioning tankless water heater, a poorly installed expensive sliding door, among many other issues too numerous to list here. Their customer service is unresponsive, staffed by junior employees who can't set resolution dates or communicate professionally. It's been a 5-month nightmare of non-stop problems without solutions. I advise potential buyers to read reviews on Complaintsboard.com and elsewhere. I'm seeking a public platform to share photos of the unresolved issues. Tri Pointe exemplifies how to destroy brand equity with a flawed value proposition and a disingenuous claim of customer focus. Their bureaucracy is utterly unresponsive.
Now TriPointe and was Pardee but, there is no change in their Lies. I have lived in this home for 61 days now and only 3 fix-it items have been addresses that were noted before we signed the loan documents. Customer service lacks knowledge, respect and the ability to diligently execute the warranty. Don't be fooled by their excuse that everything is covered under their blanket 2 warranty. Their 3rd party contractors use this as an excuse for shotty craftsmanship and lack of respect of the worksite. 3rd party contractors show up to fix initial walk through items on your time, all of which should have managed under the superintendents watch. They send out 3rd party contractors for warranty items and they come unprepared or bring the same damaged or broken windows. The customer service rep is a joke! All he does is cover up the fact that the repairs have not been done and that's only when he is on the schedule. He tends to schedule fix-it items on his day off so that you become the superintendent of these rookie contractors who have no ladders, tools , drop cloths or the same paint to touch up all the over spray in the different sheen. The lack of expertise in construction is apparent when you see the damaged cabinets, door molding, scratched windows, splattered paint on gates, front doors, out door lights and address tiles, carpet all along the wall perimeter and garage door. When they know you aren't looking, the fix it contractors trample your plants, drip different paint sheens on your walls, bathtub and bannister and wipe it with your finger. They have used spray paint out of a can inside your home to touch up flat paint on cabinets, bannister trim, doors and molding leaving spotted sheen marks all over the house. This company will allow their contractors to do anything to save a buck. We purchased the water softener from the developer and they contractors they used left out 4- 20lb bags of salt in the softener canister saving them a whole $20. The design center is no better. The representative that we dealt with was always using the excuse of being over worked, like she was the only one. Her biggest problem was her disorganization and trying to up charge you of items she called "special orders." In our first phase items we ordered, that needed to be installed in the foundation, and for which we paid a deposit for before signing the loan documents, where never executed. There plan was to saw cut through the foundation possibly cut the tension cables. We had to stop them and forgo our design plan option. There are so many issues with the walls not lining up from the celing area to the window sils, unpainted or unprimed drywall exposed where sections where never cut in with paint. They told us the spray coat of paint acted as the p[rimer and the second coat would be rolled on wall to wall but, that never happened. We have examples of where the superintendent drew on the bare dry wall for the construction workers examples what needed to be done bleeding through the single spray of flat paint. Their remedy is to give us 1- 5 gal paint can in the wall paint for a 3300 sq foot home. It wouldn't even be the same lot but, that's how they do things with this developer. I was told by the Sales rep that all the electrical fronts on the walls would be the same type ( Decor). A few weeks before signing the loan doc we see old style electrical fronts going up on a modern style home. Everyone denies that deco electrical plates where to be installed because, there is no way for the developer to hold the 3rd party crews accountable. The crews had set up make shift kitchen in our house with a microwave and hot plate small table and a stool, used the open drains for french style toilets, smashed banana peels into our drywall, left, 4 beers cans shoved into the walls behind the water heater studs, left orange peels on the window sils, threw salsa and burrito packages and take-out containers everywhere, Tagged our house with graffiti on the stair case wall, threw a coke can or some thing sticky and shiny on our outside siding near the front door and stained the second level sidning, countless energy drink cans, water bottles, soft drinks thrown everywhere inside the home construction site when there was a dumpster 20 feet away outside by the driveway area. The best thing to do is the steer clear of this developer. This is not an upscale developer anymore. They have lost the pride they once had: this is a train wreck with a bunch of incompetent people steering the wrong way on the tracks.
I purchased home from Maracay 2019 in Windemere Ranch community, at end of 2020 within one year warranty I cited concerns that needs to be taken care off. Its been now more than 3 months and Maracay is not scheduling the personal to address these concerns. I keep on following but the warranty personal just keeps on giving dates and no one shows up on appoitment time.
I regret having buying a home from Tri Pointe at *** in ***, . My closing date was Feb, 26th, 2021. Since then, i've been trying to solve critical issues, including (1) ground compaction problems by the slab and a collapsed front yard pathway, (2) lack of hot water with their tankless heater system, (3) a $28k sliding door not properly installed, and (4) so many others that wouldn't fit the allowed space i have here. Their *** is totally unresponsive, as it is managed by Junior staff not capable of setting dates of resolution nor able to establish a professional communication with their customers. It's a NIGHTMARE, 5 MONTHS OF NON-STOP PROBLEMS with no solutions. Think twice about buying from TRIPOINTE, read all the REVIEWS here at Complaintsboard.com and elsewhere. I'm trying to find a public space to post pics of the unsolved problems of my house..TRIPOINTE is a great case of brand equity destruction, flawless value proposition and a false claim of customer-centricity. *** IS AN UNRESPONSIVE BUREAUCRACY.

A condo I have purchased
Definitely not happy with the product that I have purchased. I bought a condo in October and the first week I decided to do laundry, it flooded my second floor. Throughout the rest of October, loud fans and temperatures reaching 99 degrees in my home because of the flood repair and anti moisture equipment. The workers consistently left the lights on in the home after they finished. The carpet is all messed up. It is still being worked on and not finished yet. Mind you this is a new construction and I am the first occupant in this home. I have been letting multiple people in and out of my home and having to move my schedule around to make these engagements happen.
Desired outcome: Some compensation for this major inconvenience.
Crack in front porch steps
Home that was purchased in Dec 2021 has a crack in the front and front step. Issue was brought to the attention of customer care team in May 2022 and has yet to be resolved. During Dec, 2022, customer care rep stated that issue would be resolved in spring of 2023, due to cold temperatures
Two options have been provided. One is to caulk the crack and cover with cement paint. Builder has indicated that cement paint can peel off over time, which I have personally observed at other homes.
Another option is to use Flagstone patio. which is the better solution but the builder has indicated that the owner would have to pay $5k for the cost
No response has been received from voice mails left for customer care team’s corporate office to discuss.
Because issue occurred within 1 year warranty period, it should be fixed without homeowner cost with the best solution without homeowner cost. Below is address and contact inf. Please assist.

Builder sales agent notified on multiple occasions that buyer intended to install pool and correct procedure of offering buyer the option to buy a pool alert was not done. Builder cut corners to save cost and ran utilities through the middle of the yard without offering this option to the buyer. Regional manager agreed to make the issues right, then lied and said they put pool alerts on all their inventory homes when it was discovered there was in fact not a pool alert and the electrical needed to be rerouted he refused to respond to calls. Issue escalated to VP of construction who also refused to discuss or correct issue.

Conveniently no warranty left on my 2016 new home in Castle Rock. As of today I am on my third heating element, lost my control board yesterday and it has been determined the dryer vent run is to long with to many turns restricting air flow. I have also had to have the vent run cleaned professionally 3 times with the direction of the repair company. Dryer was $1,000 and is only 4 years old. Tripointe website not accepting complaints so what I once thought was my dream home it is not going to start looking at other more reputable builders in the area.

TRI Pointe did hire an engineer to get to the bottom of it. He certified that the heating/cooling system is way oversized causing the issues. Other Heating/Air specialist I called in to look at what I had (not repair) said the same thing. TRI Pointe has beeb dragging this along on me and a new house for 7 months now. This continues as of today. I am seeking that they do as the engineer they hired "required" to fix my heating/air issue. My drywall also looks like it was hung during a hurricane. I had to pay $6,000 out of my own pocket to paint a NEW HOUSE as I was told at closing to "Take or leave it." I don't trust them based off of the product I received.

7/24 woke up to room and carpets walls soaked in water . Tri pointe sent cust. service rep who said I ran the tub or flooded my house . refused to open up walls to see where water was coming from. He then called a plumber who he told not to Open walls or tear out the soaked carpet and now ruined lvp The builders plumber ran a Camera and said clean out was clear .later plumber stated they said was an ac condensation line leak .we had a leak detection specialist come out and paid out of pocket 275 dollars , we paid plumbers out of pocket 309 dollars because the plumber they contract with couldnt find a problem. We also hired an irrigation specialist because tri pointes plumber said it could be our irrigation and it was not .that was 200 dollars and another 125 to cap main. they agreed to do a smoke test and i had my plumber there to supervise He ran a camera Thats when he found tile inset from bathroom clogging my clean out causing the flood . I have 4 yr warranty.Ive lived here 2

At closing, we worked with a representative for our final walkthrough, who promised all issues would be fixed. I bought a home now known as Tri Pointe Homes in August . During the final walkthrough, we signed off on major repairs. However, Tri Pointe Homes is reneging on the agreement to fix or refund the extras I paid for. They're also ignoring warranty items. A representative, dismissive due to my youth, told me to be quiet on the phone. They replaced a rep who acknowledged the issues with someone else who, after agreeing on the severity, passed the issue up the chain, leading to yet another person agreeing on the damages.

Tri Point opened a new community called ***
Tri Point opened a new community called ***. Upon opening the community they set a date that potential buyers can get on a Priority List as preferential buyers, as part of this process you have to get pre-approved through their preferred lender. The date opened and I filled out the application to be pre approved which included a credit check. My application was accepted only to be notified later that they closed the priority list due to demand. There was no further correspondence regarding the pre-approval process. I have a very real problem with providing my information and submitting to a credit check and then being denied access to the priority list without an explanation. This gives the appearance that Tri-Point is screening applicants to populate their priority list using a process that is not fair. Their lack of transparency by not providing feedback opens to speculation they only want certain demographics in their new community. I would like an explanation as to why I was not added to the priority list and some demographics on who was added and why.

I purchased a Dunhill home which was acquired by Trendmaker homes in Ventana subdivision ***. for a price point of over 400 thousand you would expect the warranty claims offered by Trendmaker would be valid. I submitted a two home inspections, filed all the warranty tickets on the required warranty online system. the warranty manager closed all of the warranty tickets without fixing any of them, i asked the warranty manager about this, and he stated he is measured on how long the warranty tickets stay open but promised to fix all the items. I stated how are you going to track what is open and closed, again he promised to fix. the first warranty manager is no longer with the company so i went to sales office and they had a 2nd warranty manager come to my house to walk thru all the open issues with the house and i provided him the home inspections. again the warranty tickets submitted have not been fixed, i stated to both the warranty manager and sales person that i have been very patient and my next step would be to file a complaintsboard.com. Trendmaker doesnt seem to be worried, as when i see the other internet complaints about the lack of service on closing out the warranty tickets.

In June , I purchased a home in Falls at Dry Creek by Trendmaker and during the process TriPointe assume ownership. I have had numerous issues with the home, roof leak, 4 windows leaks, drywall damage, tile damage, and flooding of the yard. To date all the mentioned issues have been resolved with the exception of the yard flooding. During the 1 year inspection in 2021 , it was brought to both *** and Chance *** attention that standing water was occurring in the back of the house, and possibly a leak in the sprinkler system. In addition, due to the yard sloping and no drainage on both sides of the house there is excessive water from rain and irrigation which is constantly flooding all 3 yards. Around June-July Chance *** came out with the owner of Trail Creek Landscape L.P. to review the flooding and standing water. I was told by Trail Creek Landscape owner to alternate water days with neighbors and put dirt in the back of the house. I had a inspector come check the standing water and was informed the standing water over the long-term will eventually cause foundation damage. At the present time I have to keep placing dirt, mulch and sand in the area to absorb the water. I would like TriPointe to resolve both these issues, and put the proper drainage in place and determine what is causing standing water in the back yard.

We purchased a new build in October . Around April/May we noticed our front bedroom was not getting cooled like the rest of the house. The temperature difference was drastic (over 10 degrees). The builder sent the *** company out three times but they failed to correct the problem. I then was approved to hire an *** company to review the system and their findings were that it was a poor design. Try Pointe was running ducts that were too small for the distance they were traveling. After that, Tri Pointe sent their *** company once again who could not figure it out. The determination was made to install a sensor in the front bedroom to balance the air temperature with the rest of the downstairs. This has still not been completed and I have received no updates despite requesting them. That bedroom is for a 2 month old and would be a health concern if not fixed.In addition, our side yard was ruined when Tri Pointe was building on the lot next to us. In July I let them know of the damages and provided pictured. They responded saying that they would fix it when they install the sod next door. That house has been completed for several months and we still do not have a fix to our lawn.On the last company survey I did for Tri Pointe I asked to be contacted in regards to my concerns. No follow up was completed. This company continues to push issues back and not take ownership for poor work.
