Ocean Canyon Properties - Membership

This company has the absolute moral ethics of any business we have ever had to deal with. We do not recommend this company to anyone.

We purchased in 2015 at tres rios resorts. We were under the assumption this was a membership, they acted like it was. Like a koa membership. Everything on our paperwork says membership. When we tried to cancel it in 2019 due to health reasons, they told us too bad, we were bound by a contract. We had to pay for it or sell it. Ruthless.

We filed a grievance on the bbb, they responded to calling them. We did the same thing they told us 2 years ago, our last response to them :

Again, we did! We spoke to them on the 9th. As stated, they told us they sent us a packet in feb. This is the same packet your people sent to us two years ago. The same complaint about that applies again today for our conversation on the 9th as it did two years ago. We can not travel so that would not work and your people acted as you could sell it. But the paperwork says differently. You are refusing to listen and only say what people want to hear even though you have no intention of actually following through. If you had, you would have sold this for us two years ago. We will look into what options we have with the disabilities we are dealing with. If we need to speak to our representatives or write to members of congress or whomever to help, we will!

We feel our story should be heard so others do not get suckered into this horrible relationship

We joined about 4 months ago and have regretted it ever since! All of the locations look like dumps and from all the reviews I’ve seen, pretty much everybody else feels the same. Really wish we had done some in depth homework before we agreed to this waste of money. A class action lawsuit would be great!

My husband and I are in the same situation. We bought back in 2014. I really didn't want to as the salesman just had crook written all over him but my husband was persuaded without me present and we got reeled in! We were told it wasn't a timeshare but a family resort and we could cancel out of the annual dues at any time but we would be out of the 8,500 we forked out for the package. We've only stayed a few times at their resorts because it's impossible to get a reservation. They are always full! The few times we did stay, our home site Styxx, it was a dump, literally. The laundry and facilities were something thrown together like shacks, roads were full of potholes, pool was not in operation and the management was extrmely rude. We decided we would cut our losses but we get a threatening letter stating we were bound to annual fees (to line their pockets). How can this be legal. These people are ripping hardworking citizens off through loopholes they have created and have hired crooked attorneys to back them up. The government (not sure how they can help because they are crooked as well) should shut them down. I heard there was a class action against them...does anyone know how to join this or where to find the information?

We are stuck in exact situation. I heard there was a class action lawsuit against them but i cant' find out how to join it. Did you have any success cancelling contract? they told us we can't cancel. Any advice is greatly appreciated.

Same here. Have tried getting reservations, told they are full. Call back as non-member - they have plenty of spots for guests coming that they can try and sell to. Rude customer service, so sick of this; but if don't pay, goes against credit - Debating strongly as to letting it do just that anyway. Resorts are run-down, from talking to other members, they get the worst cabins and cottages -they only save a couple for tours.

They are such a rip-off. Someone needs to do some serious investigating to maybe make them let several of us out of our contracts. Have yet to speak to anyone who is favorable toward Ocean Canyon resorts. Get-Aways and such are jokes! Signed up at Styx River -about an hour away from home. Found out on a trip to Mountain Lakes only to find out they made that our "home" location - 6 hours away and never said anything to us, not that it would matter, I guess.

we were told the same...they are always full when you try to make a reservation, but new people can get in, it's obvious it's all about making money with new members and they fail to take care of their current members. WE have been a member since 2014...always current on dues, but have never gotten to use it. Biggest mistake ever.

So disappointed with Ocean Canyon Properties. The sales people at Tres Rio flat out lied to us. We were told that we would be able to stay at any Good Sam park listed in their book for "free". After trying to book Good Sam's places for a trip to Florida, and Georgia, I found out that was a complete lie. The only discount we get is 10% off which is what we had before we joined Ocean Canyon. We have tried out two of Ocean Canyon Properties; the one in Branson Mo. Which is pretty run down. Stayed in a cottage which was ok just a little tight. Also stayed at texoma Shores also run down. Would like to know where that $500.00 maintenance fee is going. Also the people will not call back,but just be late with a payment (which we haven't been but they call anyway). They call with a hateful attitude about our payment then after checking to see that yes it has been paid they act a little contrite. Now that I've discovered they lied about Good Sam we can't get an answer from them. We have paid these people a little over half of $ 13,000 .oo, we feel stupid and taken advantage of. We are debating on cutting our losses at this point and not paying them another dime. If I can get just one person to ignore them, don't even take advantage of their free nights then I didn't waste my time writing this.

If it makes you feel any better, all of these horrible reviews of them is helping me to decide NOT to buy in. I'm sorry you had that experience but I appreciate you sharing to help others avoid making the mistake.
