I have lived at Villas De Azul, a Western Wealth Communities property, for 3 months and it is not "resort" living as described on websites. I provided a long list of repairs (after giving 6-day move-in notice) on the inspection sheet the day after I moved in. Peggy wanted to give me my money back stating, "You will never be happy here". I could go nowhere else for the $643 I paid to move in (move-in special of $1000 off), so I had no choice but to stay and, after all, I paid for moving expenses. I told her that my unit looked absolutely nothing like the model I was shown. She replied "That is just the idea of the unit" and "They have to make sales". I replied that I'm being charged for this idea, and want what I'm paying for. She signed off on a list of repairs that have not been completed yet.
No hot water for 7 days now and was sent an email today stating it will be another 3 days of cold water only, don't have a handrail to go upstairs safely, the kitchen faucet swivels, the kitchen sink leak was finally fixed after 3 attempts, the circuit breaker trips at least 5 times a day, car broken into twice and was stolen once, and no security, security gates broken and bent and can't be locked (office states this will never be fixed), toilet not bolted down properly and rocks, small holes in walls and ceiling not filled, walls were never painted (office said painter could not get the right color of paint), AC does not blow out properly cause vents have never been cleaned, AC filter does not fit correctly cause they gave me the wrong one, cabinets in kitchen and bathrooms are shredded around the base (were painted over, shellacked, and boarders stuck up to cover damage) and need to be replaced due to previous roach infestation evident by droppings and water damage, light fixture missing, signed promise from Peggy to install kitchen fan - has not happened, rent started at $1800 (base $1665) and is now $2100, homeless people occupying vacant apartments, plenty of boarded up units, trashed grounds, no pool available after 5:30pm, office not available after 5:30pm. No contact information for Western Wealth Communities, email leads to my leasing office and the phone number is not a working number. Western Wealth Communities must not have walked this property ever!
I am so disappointed with the management. They told me they were a new company taking over and that it will start to look much better here and they just need time. I've lived here three months and it is worse! Advertised as "resort" living, pictures must have been taken after being built, this is a dump, and the management company is the slum lord for playing on the desperate need of people with little money to find affordable housing. Communications is dismissive and they really only care about collecting the rent. If they give me the option to move out, I would even if it meant sleeping in my hot car.
Who is holding this company accountable for the condition of the property that they are charging people $2K for? Housing Authority says I have to speak to management, management is not listening as I have sent several emails. I will continue to seek who to reach out to. Someone will listen sooner or later.
BEWARE! DO NOT MOVE HERE!
Desired outcome: The only just solution is to release me from my lease without reporting an eviction.

The way business is done is almost criminal in my opinion. I have attached the long list of add ons that are charged every month. The most recent addition is the 2 lease violation charges that were added on for $50.00 each.
When I went to pay my Sep rent online I saw two additional charges for a lease violation of $50.00 (2) each,dated 8/26/2023. I received no notice of this charge. When I called this morning, I was told this was because my insurance had expired and it looks like I was charged for the same violation twice. I explained that I had given a copy of the declarations page to an employee there in the office the first week of Aug 2023.
The employee I talked to today said it was my responsibility to provide the updated dec page. I tried to explain to him that I did in the first week of August. However I told him I would bring a copy by after work today (9/1/2023).
After work this afternoon (9/1/2023) I went by the office. I waited outside for almost an hour from 4:30 pm until 5:20pm for the employee to return from I assume was his break. Door Locked sign hanging on door indicated a return of 4:40. Not sure why the clock on the door showed the employee returning at 4:40PM, he clearly did not return until 5:20pm. This can be confirmed by the many residents and vendors (Plumbing, HVAC etc) that came by.
When I provided this dec page to the employee, he stated they would not remove the charges. When I explained I provided this dec page to another employee the first week in August, I was told the prior employee (Erica) was no longer there and it was my responsibility to provide my dec page. I was also told he might add another additional violation. This was a new dec page, showing coverage from 7/29/23 - 7/28/2024 and picking up where the previous dec page left off.
I provided my new dec page for 7/2023 thru 7/2024 to an employee there at the Delano office, the first week of August. An employee at the counter is an agent of Delano and Western Wealth and any document provided to that employee is the same as providing that document to Delano and Western Wealth Management. I do not know what happened to it, and should not be held responsible for Delano employees non-action. I was told by the employee working 9/1/2023 at 5:20pm, that previous employees are no longer with Delano and that Erica quit yesterday. I was also told by this same employee, on 9/1/2023 at approximately 5:20-5:30pm, this was his first day.
I then called the manager on 9/5/2023 (Tuesday after the weekend and Monday was a holiday) He said he would look into it and call me back. He said as of right now he did not have the dec page still. He asked me to email him the PDF file, which I did. He also said he would check with the employee that worked the desk Friday (There is only one employee working in the leasing office currently), all the other leasing office employees had been let go.
Not only has this manager not called me back. I have tried to confirm receipt of the dec page and remaoval of the lese violations, but alI calls go to voice mail since the initial conversation.
This is typical of the service, but until now I have pretty much just ignored it. But when just arbitrarily start increasing the monthly bill without any notification or fall to acknowlegde receipt of the dec page, almost want to think the manager is paid a commission the way the service is. Apparently they also cannot keep employees there and the turnover rate is high.
It seems I will have to take off a day to visit the office when it is open and send the dec page via certified mail. Anything to continue to make it inconvient to do business with Delano or Western Wealth Management
