YES! Communities Why can't I have my Lease renewed?

My name is Carolyn Ryan I live at 3402 45th Ave A, Moline, Ill. 61265
I am an elderly, retired widow that has lived in this Community for going on four years. I love living here, I pay my rent on time, I keep up my property, I don't complain or use up maintenance time for trivial things that I can do myself. I even decorate my home for other people to enjoy!

I think I am a very good tenet! Yet I don't understand why they won't renew my lease?
I was told in order for me to live here I had to buy my home, which I think is unfair!
Thank You for your time.

Desired outcome: To renew my lease for another 2-3 years.

My name is Maire O'Neill of the Los Alamos Reporter newspaper. I need to speak to someone at the corporate level about serious issues at the Elk RIdge property in Los Alamos, New Mexico. Residents are calling me to tell me about serious issues at the site.

YES! Communities Billing late and late fee incurred

billing began with receiving it in a timely manner. Then came late. Late fee warning was given, without knowledge of the bill due. Mngmt is terrible in addressing this problem. Residents are threatened with large late fees. I do not allow access to my personal accounts for any reason or purpose. Security and privacy is paramount .

YES! Communities Late notice sent out after the fact

I am a resident of Santa Barbara Estates Olathe Ks. I received a letter in the mail from Dianna Garcia Regional Manager stating guidelines and maintenance of the property. It goes on to state that while doing a tour of the property (I am assuming she did one last year also) and noticed the same problems that were never addressed, and decided to send residents a detailed letter. Now keep in mind that people who do decide to keep up their property so that they may enjoy summer outside that people start their yard in early April through the flower planting season. I decided this year to buy Clematises as a climbing plant to make my porch look nicer so I went and bought two pieces of lattice from Home Depot so they are not just pieces of boards nailed together. Find out now that if I don't take them down before June 1 I will be fined. I have always kept up my yard mowing it weekly whereas the neighbors across from me never mow their lawn always have junk cars they have blankets on their windows. We have at least a dozen cars that boom their music so loud that it shakes the walls at all hour of the night, and residents are scared to report them for fear of retaliation. We have neighbors with large attack dogs, and lets not mention the 3:00am traffic from paint trucks, work vehicles, and here is this regional manager worried about lattice. If she wants my lattice down She will owe me the cost for two pieces of lattice and since my flowers have had time to grow and start climbing they will have to be cut down, and if they are I want to be reimbursed. Wo and what company fines residents for keeping and maintaining our yards. If she wanted these rules to be put in order and followed she should have done her job better and sent out these new rules at the beginning of April. Not after the fact to cover the mishandling of her job. Since Yes properties has taken over the property has become very dangerous and run down

It's just as I thought got one meaningless phone call of contact then I was told someone would be reaching out and guess what? Nothing. I want out of this dangerous place. Since commenting on these issues my yard decorations were stolen as well as our brand new mower, my hose is now gone. I wish that I could move someplace safer but it took almost a year to save to even move here. Santa Barbara Estates is dangerous where nobody wants to report dangerous incidents to the office because of retaliation. I am taking another chance just by posting this.

My name is Todd herring..we are filing complaint against manager Raul..#1 we didn't receive email or letter from him.#2 it Been rain all week it wet n muddy ..I was planning to mowing in our yard but the manager Raul order the lawn guys to mowing in our yard without ask or permission..they ruin in our yard..we lived in our community for so long ..I always mowing in our yard and looks nice.. now this morning lawn guy came mowed it..still it awful..I want to be sure the manager can't fee us 50 dollars..I will show you pics...

YES! Communities Security deposit

I had an official move out date of April 16, 2021 signed by the park manager (Jason) I was told I would receive my security deposit by mail within 30 days it's now may 25, 2021 and I still have not received it. I've spoken to the manager multiple times and even called corporate they told me exactly 1 week ago it would be overnighted to my current address but yet I still have nothing.
Michigan law says it is to be returned within 30 days.

YES! Communities To get out of my lease, get my deposit of $925 and any remaining rent due if moved before the end of the rental monthly period

This is an on going problem. I have tried to be patient... but it just doesn't stop. To start with I moved into a new manufactured home here at 341 Mockingbird Ave. Anything that could go wrong... has. Multiple water leaks, doors that won't shut properly, a refrigerator that had to be replaced, the 2nd refrigerator... now waiting on parts to be repaired, 6 trips for the air conditioner before it was finally repaired, bathroom sinks that the plugs wont' allow me to fill any of those sinks with water, where the home is put together has marks on the ceiling...could be coming apart, the floor is very cheap (I have acidently dropped some things and the floor has dents, the concrete steps at the driveway entrance are cracking, when it rains the driveway entrance door leaks into the house, when the AC guy came to repair it... he got black stuff all over the floor that I can't get up and NOW there are small John Deere tractors running in and out of the supply lot next to me at a high rate of speed, gravel is being put into those small vehicles and the noise is unbearable. It wasn't there when I moved in. They moved it over here AFTER I moved in. My drive way has been blocked by their trucks and they have torn up my yard. My solution is to PLEASE give me a letter stating you will allow me to terminate my lease when I find another place to go to AND give me back my due deposit and any rent remaining if I move before the end of a month. My deposit should be $925 with the $100 taken off for cleaning. I think enough is enough. The manager here called me yelling one day and I told I her was going to hang up and did so. Then she had the gall to come with the other office girl to my door. She banged so hard on the glass that I thought it would break.. still yelling at the time. I told her I wouldn't be talking to her until she calmed down. She yelled at me an told me I HAD to... I told her that I didn't. She threatened me with putting me out. I hear numerous complaints about her. She isn't professional by any means. I left a message for Baboo (the regional manager) he failed to return my call. Please... just do as I request.
I have photos of alot of these things... just can't send them except from cell phone to cell phone if you wish to see them.

Here at meadow glen mobile home park in Keller Texas, 76244 We have been without water for about 2 days now, seems like it's been happening alot out here lately what's going on! And when will it be back on ! No one answers phone at office either.

YES! Communities Lack of access to yankee games through streaming

Extremely disappointed in YES Network for the lack of access to Yankee games for those of us that stream our services! We choose Hulu over the exuberant prices and fees of traditional cable networks such as Direct Tv, Xfinity, etc., and I find that the YES network purposely excludes those of us who choose to stream our services, almost trying to force us back to the cable companies...making it virtually impossible to watch our beloved NY team! The offer through Amazon is just as ridiculous! With all the money this network generates, I find it DEPLORABLE that Hulu customers are not offered the ability to view ALL Yankeee games nor is there a viable offer to be able to view these games. I refuse to go back to traditional cable services and I would be extremely appreciative if YES Network would consider us Hulu customers! You're making it IMPOSSIBLE for us to follow our team! Thank you.

YES! Communities Miscommunications by office staff when we bought home

We were told when we bought our home from the community that we would be allowed to put a fence up. We were also told many other things. Now we are being told different. WE SPENT OVER 800 putting up a Dog Kennell so our dogs have a safe place to use the restroom and play in our yard without fear of them being attached by the multiple dogs that run wild in the community. The kennell is not permanent so that we can move it when we move our trailer out of this horrible community. We have no where to store the kennell to while we live out the contract. This is absolutely ridiculous. There are more than 20 homes that have permanent fences in this community.

There are other homes that have recently added more permanent fencing than our kennel. I feel that this office has LIED and also unfairly picks on us. There are many homes here where the tenants do NOT mow. We have to mow our neighbors yard because the grass near our parking gets so high that I cant get in my car without being in grass above my ankle if we dont mow their year. The community says force mows yet never enforces it on more than half of the community. I personally feel that special treatment is being provided to the Spanish residents by the office staff.

The staff has unfairly made us remove a kids pool. they leave notices about a coffee cup we left on our porch while we ran in to use the bathroom. we were told no bounce houses for even special events. YET I see bounce houses up every single weekend in this community. I see houses with kid pools everywhere. They refuse to make other properties comply with these rules yet harrass us.

I am going to be seeking an attorney regarding the lies that we were told when the office staff were urging and trying to get us to purchase the home. I will be seeking to be removed from the 5 year contract stating we can not move the home we purchased. OR I will be seeking to be let out of our mortgage all together due to the blatant lies we were told when signing our mortgage agreement. I will be filing complaints for the lies and also for what I feel is discrimination based on our race.

Spot on. It sounds like yes communities 4 SHO...
They put notes on my door I'm in violation of such and such. The guy around the corner was doing the same thing for weeks that I only did for hours.
And that you scare tactics, they're like the mafia.

YES! Communities Maintenance issues and lack of understanding of financial hardship

I had a sewer issue that took Hidden Falls 4 months to resolve and it still has not been fully resolved. I have been a tenant here for 5 years and it's always the same thing. They come when they feel like it. I also have a kitchen sink that has been leaking for the past 4 months. I have had a small handful of issues during my tenancy when financially things were strapped but I always made sure to get my rent paid even if it was late. At this moment I am going through a little issue due to the pandemic but I have been diligently trying to get back on track and the office pushed a WRIT order on me despite my efforts. The staff here will look you right in your face and lie to you about trying to help just to get you on your way and basically stab you in the back. No one answers the phone or return calls and if you go to the office if you are able to catch one of them there they just feed you a bunch of crap and then send you on your way.

YES! Communities raising rent

hi my name is bruce driskill i live in groveland manor in holly mi . we have lived here for going on 6 years . the last year we went on a month to month lease .the rent has not gone up in that year but in the last 3 months they have raised or rent 30.00 last month then 30.00 this month i believe they will continue to raise it until we move which we are trying to buy a house . we have one of the nicest lots in the park and the inside has been taken care of now the reason we are trying to move is the managers dont do any thing about the residents that dont take care of they lots the house next to us looks like a junk yard the other house always has trash in the yard that all we look at so u wonder why we want to move i dont think its fair to keep raising the rent every month you are rewarding to bad tenants and punishing the ones that take care of their homes the managers have been trying to get us to buy but why would we they dont take care of the park we have enjoyed most of the time living here but the last 2 years have not been good i guess the type of home owners are not us this park was improving in the past now it is not

YES! Communities Lawn care

Well… Here we are again! Another year of BS and harassment from YES communities. Whether starting to look nice here in TX. Grass has barely started to turn green and grow. Yet, here comes the lawn mowing service. To basically mow... nothing! They normally do it on Tues. But today they were back out with the list in hand. Mowing individual lots, when there is NOTHING to mow! They mowed my lawn and my next door neighbor's. Who... Has his own lawn service he uses. Oddly enough, they didn't touch the noisy neighbor's lot on the other side of me. They didn't even do a full cut over my lot. One pass through each lot and then on to the next. I take care of my own grass period! I've warned them of this time and time again! The grass wasn't even high enough for my little mower. Let alone the industrial mowers they use. To cut anything. That's why the half [censored] service! Not to mention. No notice sent out to residents. They were starting the season and make sure your lawn is taken care of.

The mgr here, when you send an email. Seems to be conveniently out of the office whenever there is an issue. Of course the email will never get answered/addressed. Instead, she gives a number to the office to call. That right there is the biggest joke! Good luck getting them on the phone! Leave a message and good luck on them returning it! Late last year. They posted a sign outside the office. "Office is open but call for an appointment" lol again, good luck with that! You want to get their attention? Simply short your lot rent 5 or 10 dollars and see how fast they contact you!

Bottom line. I better not get a mowing fee on my next bill! Those of you in other YES Comm. I see similar issues. I think it's time to get together and file a class action lawsuit! Furthermore, I've had all I'm going to put up with these greedy gutless clowns. I'm disabled, in bad health and do not need this kind of BS harassment over petty greed! Keep pushing me!

YES! Communities The lawn care company garlow property

The lawn company in the fountains Kalamazoo mi. and americana Kalamazoo Michigan. They have been seen multiple times drinking alcohol and using drugs in the job nothing ever gets done about it cause lady in the office is friends with the lawn company's owner. A few of us would like to see company fired and replaced by a new lawn company. This stuff being done in the job is not acceptable or safe for the community.

I had an email change which I have gave notice to leasing before December 2020 and here it's February into March 2021 refusal of checks says have to pay thru western union (which will cost extra along with inconvenience to go travel a distance to pay extra to pay rent along with scheduling issue due to night shift worker)or portal and I have sent multiple in multiple request of issue and still no resolution

YES! Communities Oakwood Forest

We have had ongoing issues with this over glorified and old trailer since BEFORE signing the lease back in October of 2020. My son took a tour of the trailer (I will NEVER refer to it as a mobile home because it isn't per North Carolina law) and pointed out there was an entire window missing along with missing window screens. They claimed they would get a window installed ASAP and she measured the window frame. We started calling about the window in November and THREE different so-called "maintenance techs" (big laugh that title is) look at the frame for the missing window and THREE times take measurements AGAIN! This now makes FOUR times the window frame has been measured. I was told they would have to order the window although they were supposed to have done that back in October. Then I was told it had come in and due to a water main break the lady I spoke with in maintenance was rude, unprofessional and discourteous but claimed she would be out to install it by the end of that week. That week came and went with NO call, NO show. I called again in December and in January. Another tech said "a" window was in but he didn't think it was the right size but that he would check on it and have them call. Of course, they didn't call and I, AGAIN, had to do another follow up call! GREAT! The window they had in their shop wasn't right one and they would order another one and that we could probably expect it to be here by March! From October to March no window? In the meantime, we received a huge electric bill which we feel is 1) due to the VERY antiquated and NOT energy-efficient appliances including the rusty HVAC (interior portion) AND the fact the front door has a huge gap from the door to the jamb. The technician installed window stripping that was so thick the door could NOT be locked! We made a judgement call and removed the stripping just so we could actually lock it. I made SEVERAL calls to maintenance all to no avail as they rarely respond back. At one point, the "maintenance manager" (another big laugh) told me AFTER I called HER, that someone would be coming out to install a door. No day, no time, no name was given to me. They just assume that all of us aren't working and have tons of leisure time to sit in the house waiting for someone to show up. That never happened. I called AGAIN to the manager asking when they would fix this issue and she was nasty and condescending in telling me they had had a technician here and I wasn't "happy with it"! Oh my God! Really? I wasn't "happy with it"? How about the fact we could NOT, NOT, NOT close the door enough to lock it? By that point, I had had enough and called Colorado for some answers. I finally was able to talk with someone who claimed she really cared as the "liaison" and that she would contact the district and regional managers and have them resolve the matter. I received a call back from the "manager" stating that someone would be out here that day. The independent contractor for the door stated he would order the door and install it the following week. Guess what? AN ENTIRE WEEK PASSED AND HE NEVER SHOWED, NEVER CALLED! An entire week of either making sure to be home or arranging to have someone here for when this guy would show up just gone. Incidentally, he advised that he had NOT received a call from them until THAT day so that means the maintenance manager blatantly lied. What else is new? I had to call AGAIN and that day (again no time is ever arranged, someone might show up and someone might not and you receive NO call, NO text, NO email whatsoever for an update). A SECOND door installer showed up this past Monday and claimed he would be here on Wednesday to not only install the door but the window as well since it's in the shop! He never showed up. No call. No nothing. I have made SEVERAL calls AGAIN and left messages and NONE get returned. I have called again SEVERAL times to Colorado and NOTHING in the way of a response. I spoke with someone in sales today and she said she would speak to the assistant manager who's on site today. Have I received a call back yet? NO! Another thing about this place, it is an HOA and had any of us known that fact we would NOT have rented here. They have the brass ones to charge an administration fee of $20+ EVERY month for the water. I have NEVER had such high water, garbage, sewer bills in my adult life and I have lived in some big cities: Charlotte, Tampa, Philly, Chicago and Toronto, Canada. This place is the absolute worst for resolving issues, using professionalism, common courtesy, and plain communicating! When the lease is up we are gone.

Pay rent on time, haven't missed payments. Got a notice of non renewal of lease even tho I've been here for four years, two years prior to lauri Richards becoming manager of the mobile home community.But yet when you try to talk to lauri richards she will hang up on you or say she is in a meeting and never call you back.

YES! Communities Our water valve is connect to neighbors water shut off

We lived here since 2015 at summit oaks mobile home communities and whenever the neighbors in mobile home that we live behind theres has water plumbing issues a lot. They turn off there water valve shutting off our water to. We have our own water vale but somehow they able to shut off our water with there water valve to in their yard, our water is somehow connected to there's, I told the office before but I keep having to explain what's going on we don't want our water shut off all the time the neighbors want to turn off there water day or night. We want this fixed were the neighbors can't shut off our water when turning off there's. Today is 02/18/21 and our water is off again because the neighbors had a leak, and turning off our water again. Causing us to go without water and our pipes to freeze. We had our water running and working but the neighbors turned off our water again and causing our pipes to freeze. Now we have no water. We want our neighbors not to be able to cut off our water at all. I called the office and still waiting for this mess to be fixed.

**Update- the property manager told me on 2/11/2021 that the policies for maintenance work has changed. She was not able to provide me the date of the changed policies and the company has not informed me of any policy changes. The regional manager has not contacted me since I spoke with resident relations. The property manager also altered my original lease agreement and used my signature on it.** I put in a work order a few weeks ago on the resident portal. It was closed out immediately and someone put a letter on my door that is not legible to read, it is not addressed to anyone and contains copy and paste notes. The only thing on the letter that I was able to read said something about the the company not being liable to fix any maintenance request. I am leasing to own and my ownership will be in May 2021. Since the original work order was requested, I now have a water leak in the guest bathroom that has spilled into one of the bedrooms and is creating mold. This issue was worked on a few months ago but apparently was not truly resolved. The maintenance men that have been working on my request the last few months have informed me that new parts were not approved to be used in my home because my ownership is about to be obtained. The contract that I signed on 5/2011 states that I am not liable for maintenance up keep until I gain full ownership, which had not taken place.
