Stay away!
Just because it says online they resolve their problems doesn't mean it's true! Anyone can write something but take it from someone who lived and worked for them for years they all around suck at everything they do except continue making money and doing people wrong while doing so, anything to make a buck right! This company is by far to big for their britches, nor can they keep employees or tenants! It's a revolving door all around trust me I should know!

By far the biggest mistake I made or anyone can make is to live on one of this companies properties or work for them. They are all around shady and move like snakes in the grass. Only good thing I have to say is they paid my check. I wish I could put -100000 because this company shouldn't even be in business they ruin people's lives and have no cares what so ever. In the 7 years I worked here I watched so many good people as employees or tenants get done wrong by these people, they should be ashamed of themselves. Just don't!
Recommendation: Your better of working for the circus or living in your car, trust me I know all about them!

Ever since AIY Properties has taken over for Central Park West it is terrible. No grace period for rent payments. Suddenly started getting mice. "Exterminator" came over once put down one trap. Never came back Had to get rid of them ourselves. Furnace kept going out on coldest days. After several complaints finally fixed it. Husband had stroke. Needs a rail to come down steps outside. Followed all requirements asked sent letter approving rail installation. Never told us we would be responsible at anytime during meetings. Told contractor(who actually called us to tell us that he called to check on status after he was required to submit all paperwork they asked for ) that we were paying for rail. But sent a letter indicating that they approved the accommodations for a rail. Have yet to call us and tell us that we are responsible for paying for this rail. I have been a tenant for over 20 years.

A worker there lied on me and told the Lakewood police department that I threatened to shoot her. The police issued a warrant for my arrest I lost my job and my truck because they didn't like me this was definitely a black white thing I called aiy to complain on the tow company for being rude and I told the worker Racheal that people should not talk to people that way that is how and why places are being shot up the tow company lady said she didn't want anything to do with it when the aiy woman called her so she decided to call the police this was injustice and racially motivated now they are trying to ruin my name behind a lie of a woman who doesn't even know me and doesn't like the way my skin looks someone has to tell me what I can do about this
I’ve been living where I am for almost 4 years, with no sense of communication, as many requests as I have put in about things around my apartment that I’d like to have fixed they’ve picked and chosen which requests they want to deal with. It’s ridiculous that I had to put in a request to have my bathroom walls fixed and repainted 4 times, probably more. Or the hole or black mold that’s growing in my shower and they refuse to look at because they “can’t do anything about it”. I am absolutely annoyed and irritated with this property
I have lived at Deer Creek Apts. in Austintown, Ohio for 38 years, and this renewal they are raising my rent up $187 per month for a one bedroom. I currently pay $597, and that is just outlandish to do this to me after living here this long. They said it was inflation but I think that's *** I think it is because of Covid, when people couldn't pay their rent, they couldn't evict them, but now I think if they are really behind on their rent, they can evict them if they can't pay the increases. I did not lose my job and paid all my rent on time and this is how they treat me! I should be grandfathered in and not have an increase like this. So I would say never rent from AIY Management!

I leased from their Parma location, WORST EXPERIENCE EVER. Not only did they OVER CHARGE me every month, but when I questioned it right out the gate since it didn’t match my lease, they told me to pay the difference or get evicted. I went to move out recently and had it set with the very rude, unprofessional manager at the complex and no one was in the office that day for me to do so. After trying to come up with several resolutions with said manager, I am now being threatened their short comings and mistakes of incurring rent charges. All I’ve wanted was to get out from under my lease and go. I left the apartment in amazing shape. Clean. No flaws. Yet still get treated like garbage. DO NOT RENT FROM THESE PEOPLE. Their staff is absolutely horrible. If I could of given them 0 stars, I would have. Doesn’t matter if you try and do things by the book and how you should, you’ll still be threatened and left without resolution.

I have been living at one of their properties in Akron for the last few years. Bathroom ceiling has leaked THREE times. The second time being the worst. A hole was cut in the ceiling, left open for days without a fan to dry the wet wood, there was clearly black mold growing in there, only for it to be patched up and painted over a week later. I STILL have a hole in my ceiling months later from the last time it leaked. Our cars have been broken into, neighbors screaming outside at all hours of the night. It's been a nightmare. I pay too much to be living in an apartment with a mold problem, with photo evidence.
Used to be great,horrible NOW!.Many unanswered phone calls and emails from leasing staff at Broadview Gardens…Will renew lease w/o residents signature,and current leasing team will try to overtake and give predetermined answers to problems instead of listening to residents complaints and that’s if your lucky enough to get buzzed in.Yes their properties are more affordable but it’s not worth it.They do have a decent maintenance team but Broadview Gardens went from a multiple maintenance team to 2 guys to resolve maintenance issues
They are the property owners of Four Seasons Apartment complex in Austintown Ohio. These are by far the worst people to deal with. I reported mice in my home for a week straight and never once did they provide me with any traps nor send a ordinary man to my home. I had to kill the mice I've seen on my own. On top of that the maintenance man came to my home and left 2 dead mice on the side of my bed dead in my garbage can. I am so disgusted and I'm going to report them to whomever else I need to report them too.

I've been a resident at Timbertop Apartments for about two years now. I've been satisfied with my stay here up until this point. I have called maintenance about 4 months ago because my dishwasher stopped working. I just called again for about the 4th time and the lady told me that the work order has been placed now it's up to maintenance rather if they want to fix it or not. There was also a leak in my living area ceiling due to the unit above me and well they fixed that leak but my ceiling is cracked from the water damage. They were spouse to come out and repair the drywall but never did! Now I have two additional leaks in my ceiling, the unit above me has a leaking hot water tank and it leaks constantly in my closet which has grown mold! The light above my front door has water coming through it from a leak from the upstairs porch that also now has mold growing on the drywall. Maintenance told me to just simply not to use the light as in the C apartments "it's a luxury".

I have been a residence of Clark Walgreens for the past 2 years. Within that time, I have had many issues in my town home. I have been out of heat for over a week, due to a furnace issue. I have had leakage in my apartment that took months to fix, and now it's still became a leak again. I currently have not had hot water in my bathtub for the past 2 weeks, waiting for someone to come and fix it, so it can be replaced. I have tried to call clarkwood greens office, and although the maintenance assistant there has tried her best to help out, I have not received anything to be done in my apartment. No one else has tried to call to see if anything could be fixed, I have not been compensated for the many inconveniences that I have been dealt with within the last couple of weeks. I'll try to call corporate, I just left a message. But usually, when I call corporate, no one responds. This is the worst decision I could have ever made to move into this town home. I plan to move ASAP.

I have lived in Timberland Village for about 11 years. Since AIY has taken over it’s really gone downhill. I have had a hole in my ceiling for a few weeks that they have told me would be fixed. Three days ago we had a really bad snowstorm and didn’t see a plow truck until this morning causing me to miss 2 shifts at work. The service from this company leaves much to be desired.
I DO NOT live at any of these properties. I am a delivery driver and their properties have been extremely unsafe to deliver to in this previous snow storm and the after effects of the snow storm. Sidewalks are about 4 inches of ice at every building. They were not shoveled or salted at all. Very unsafe and I am going to refuse to deliver to these residents because of the neglect of the property.

I have been living at Emerick Manor for over 20 years and this company is by far the WORST. For the last year there has been a plethora of flies infesting my house due to what the maintenance man told me was a sewage line backup right outside my unit. So all day I smell feces and kill flies because this company refuses to address the sewage line issue. People hate coming to visit me now because there flies literally everywhere and they even come up Through the drains of sinks and tub. I am begging you to fix this issue. I call and call. No answer. Maintenance keeps telling me soon it should be fixed and it’s now been close to a year and nothing. These living conditions are inhabitable for anyone to live in. I’m open to moving to another unit here until you all fix this issue. Otherwise you’re leaving me no choice but to contact the health dept to have them come evaluate the issue and see how awful this issue is. I sweep at least 100 dead flies a day. Who wants to live like this.

I know there is mold in my unit as well as the building, there are rats around the building as well as bugs in the units and the common areas. Recently AIY started to charge a pet rent fee monthly despite me and my dog living here for 3 years with no problem. The tenants are awful, it always smells like marijuana in my building and the neighbors dont pick up after their dogs and when you complain all they do is send a letter to everyone in the building addressing it. They hardly ever clean the common areas and when they do its always an awful job. There is trash outside everywhere, my ceiling has holes in it from where water leaked for 2 years and I know there is mold because of the water damage. AIY just wants to squeeze as much money from their tenants as they possible can, do not ever move into a property owned by AIY. Who knows what health problems lie ahead for me due to the mold in the apartment.

AIY Properties recently purchased Parkview Estates in Brooklyn, Ohio. Since purchasing, I have had phone calls not returned & emails unanswered when reporting serious issues including domestic violence repeatedly occuring at my neighbor's apartment. I have brought issues to their attention that are always met with a promise they will be solved, only to be ignored. When it snows, the parking lot is an absolute mess and even if you shovel your car out of the spot you were parked in, good luck getting it through the completely ignored rest of the parking lot to actually leave the premises. These apartments aren't that great as it is, and under AIY, the issues have only become worse and their attitude toward tenants is reprehensible. I decided to bring these issues to the attention of their regional manager after multiple attempts to the property manager here went unanswered. But when I called to speak to the regional manager I was told I couldn't. I asked for their email address, I was told I they wouldn't give out their email address. They do not want to speak to their own tenants. It's disgusting. I wouldn't recommend living at any property this company owns to anyone.

First, you will NEVER EVER find anyone at corporate to communicate with directly to address your problems or concerns. They direct you to the main offices at the properties and of course, they give you the run around! It is mind boggling to see a company that doesn't give you a GRACE PERIOD! The company BEFORE AIY properties took over, ALWAYS gave a GRACE PERIOD. In fact, I do not know of many many companies out there whether it is related to rent, lease, credit card companies, mortgage companies, car payment companies, name it, who do not have a GRACE PERIOD of at least the minimum of 3 days. This company refuses to do this! They charge you a late fee of $50 dollars if you are late ONE DAY! Who does this? It is UNFAIR AND UNJUST and especially during the tough times we are in with this pandemic where families are constantly struggling with loss of jobs etc! It is ALWAYS better to win the contentment of your customers, clients, and in this case TENANTS! Being miserly and greedy gets you no where but makes your reputation so bad where you will lose business eventually! I know for a FACT that I will NOT renew my lease! Everybody deserves a break and some leniency!

Hillbrook apartments office staff are the absolute worst! Especially that Cami Jo *** I have had nothing but problems since I've moved in! The staff at Deer Creek and Fox Run were way more customer focused. Cami Jo is loud and rude and contradicts herself constantly. I've done nothing but call an exorbitant amount of times about the rodent issue on the property. The hallways are disgusting and they constantly avoid your calls and emails so they can try and trap you in an "auto renewed" lease! After you have explained that Due to Covid it is harder to get physical tours and move some place new, you are then told that the only way out of this "auto renewed" lease is to offer a buyout?! I chose to move here and now you want to bully me into staying? I have asked to speak with management multiple times and noone ever emails back nor calls other than that obnoxious Cami Jo who calls me just to go back and forth and tell me "it's not my job". I have proof of an email 30 days prior to my lease being up asking Cami Jo specifically what my leasing options were she ignored me... The response to this message (if there is one) will not be customer centered reading the previous responses from aiy to the complainants seemed very disingenuous If u were thinking hillbrook... Please think again for ones own sake!

I was at Pheasant Run, which was bought by AIY about 5 months in to my lease. I did a search for reviews when the sale was announced and knew I would not be staying. They lived up to those negative reviews. They immediately closed the onsite Manager's office, then decided to cancel the wifi and catv that were included in the rent, then surcharge for the water/sewer/trash (they decided to charge based on the # of bedrooms instead of # of residents so I (a single person) would be paying the same as an apartment with 2, 3 or more people who would be using more) - both of these included utilities were the reason I was ok paying the ridiculously high rent (which they were increasing by over $100 at the renewal). It has been mass exodus since they took over, there are more empty apartments in my building than occupied. Now that I am moving out I can't get a response to schedule a final walkthrough. You call the off-site community manager and no one answers, you get routed to a voicemail that is always full. You call corporate and pick the current resident option and the message says to call your community manager - if you pick operator they just take a message and send it to the community manager who takes 3 or more days to respond. Do your research before renting with AIY properties, only choose them if you have no other options.

I have lived in Indian Hills for at 5-10 years (Senior Living). I have enjoyed this apartment living. (TILL NOW) As of August 4th, the tenants was paying very little for their cable. Because this is a Senior Complex, this was great because of the monies I receive each month. This low amount has been like this since Indian Hills have been for the Senior citizens. All of 'ONE MONTH" in July , we got a notice saying the Indian Hills tenants will have to pay full cable prices. I could see if the AIY Properties, would at least give us a warning of at least a year. Instead we only got A MONTH to start paying $70.00 to $100.00 plus for cable. Some tenants, that is their only enjoyment, because they cannot get out to go anywhere, especially now. I just think that was VERY VERY VERY wrong to start not letting the tenants get their arrangements together. If this is what they can do without a notice so the tenants can arrange their monthly bills, than this is not a way to treat a Senior citizen. Spectrum said that they would not sign any kind of contract for Indian Hills Complex. I might be thinking for the future for something else, plus others also is thinking the same. The tenants do not know what else might be changing. The cable was something for the seniors to enjoy. Now a lot of them do not any kind of pleasant, because of the monthly payment of cable. That amount was some of the tenants monthly food money!

This company is a scam. I lived in *** Apartments and was in contact with CamiJo *** from AIY. Maintenance never fixed anything, we went 8 months with no lights in our kitchen AFTER maintenance came out to look at it. In addition to the poor maintenance, when it was time to put in our notice that we were leaving, we followed the 60 day notice protocol. We purchased a house and were in the process of closing when I called the office to let them know we would be leaving at the end of our lease. Beginning at 64 days prior to our lease ending, I began calling them. 9 phone calls and 4 messages later, no one ever reached back out to me. 2 days after my last message (59 days until my lease is up) I received a phone call stating my lease was renewed. I explained to the lady (Ms.) that I called a ton and left a handful of messages all week and no one ever returned my calls and she said it wasn't her fault that I wasn't able to reach anybody and that they had no missed calls or messages and that the policy is 60 days. I said I have phone bill statements showing the dates and times I called and she said she didn't care. She was EXTREMELY rude and unprofessional. I informed her that we would still be leaving at the end of our lease (59 days away) and her reply was "You can pay 5 months rent to get out of the new lease or we will see you in court." I don't know how this company is allowed to run when all of the stories are so consistent. They're a scam.

Nile's Executive Apartments – Do not lease! My 1st mistake was moving into an apartment sight unseen. Moved from Arizona due to a job at the local Air force Reserve base. During the warmer months the apartment has a bug problem and not the crawling kind. Fruit flies/gnats that somehow burrow into both the refrigerator and freezer of which I never heard of and the complex has to be aware of this ongoing issue. I put a ticket in last summer 2021, the finally sent pest control after 3 weeks of waiting. They seemed to insinuate that it was caused by me via spills or fresh fruit. However may 2022, once it warmed up the bugs returned and once again are burrowing into both the freezer and refrigerator once again. I had no intention of living with this condition once again. They are now willing to replace the refrigerator but what about the bugs! The other downside of the apartment isn’t the Nmorrow leasing agent, it’s her superiors and upper managements practices such as not sending residents of auto renewal until I was within the 90 day’s and they have auto renewed (which I have never heard of until moving to Ohio). I understand that it’s my responsibility to track the timeline but I’ve never lived anywhere that they didn’t provide reminders. I moved here from out of state and was recommended these apartments by a friend. The walls are very thin you will here almost everything going on in your neighbors apartments. After only being in the apartment for a few months I submitted a ticket for the screen door (was repeatedly coming of the track and their response was to take the screen door and it has never been returned or replaced. They have however responded in a timely manner for other maintenance issues.

This is about Lake Cable Village Apartments in Canton, OH - owned by AIY... I WISH that I could leave 0 stars. I lived in this apartment complex 3 yrs. I had only 2 maintenance calls - one was for the smoke alarm chirping and the other was for an outside lamp out. My lease ended May 1st and I had heard that this place was relentless about charging people after moving out. I took pictures of the place. - they are TRYING to charge me $369 for, "the condition I left the apartment in"...They claim it was $469 but they deducted the $100 secuity deposit I paid. When I moved in Donna Slack was the manager (she's now deceased) and she told me that no one ever gets the security deposit back because they automatically replace the carpet. I will be filing a complaint with my Attorney General's Office - and if need be will be going to court - there is nothing that wasn't normal wear and tear and I left the apartment spotless, I have the proof in my pictures which are time stamped and dated in my camera. Also, I want to point out we had 2 large winter storms this year -- it took them THREE days to clear the parking lot for the first snow and for the second snow they didn't even bother at all. Residents were trying to dig their own way out. They also have a problem with feral cats that climb all over and scratch your vehicle (I also have pictures to prove). The windows are FILTHY - they do NOT hire anyone to clean them and the parking lots are so degraded and dirty that you can't open your back windows because all kinds of grime from the parking lot ends up in your house. There are various piles of broken concrete and bricks everywhere. There is absolutely no security there. My grandson's bike was stolen out of the carport. Trust me - you DON'T want to move here! I wish I could show my pictures here so that everyone could see how they're trying to get money back that I shouldn't owe. EDIT: One of these pictures even shows the carpet shampooer I used!

I lived at Woods of fairlawn for one year, I was never late, I had no issues , except maintenance was terrible. I went into the office on 9-30 after many attempts to reach them with no luck. I informed the girl that was at the desk that I was purchasing a house and I would not be renewing my lease. She did say that usually it is a 60 day notice but she asked me to write a letter for a 30 day notice and it she would take care it and put it in my file. She said someone would notify me if it was a problem. I completely cleaned my apartment to make it move in ready and dropped off my keys the 28th of Oct. I just was informed that I will not be getting my security deposit back and I still have to pay rent . I have asked for regional manager contact and I was told I could talk to her manager Sue, but it would be the same outcome. This is unacceptable.

My sis and I went to visit family members who live in Pleasant Valley Apts, we were appalled at the bedbug infestation. Our family member that lives in the apartment told us that management said that he is responsible for dealing with the infestation. Its impossible to kill all of the bugs, I have purchased gallons of bed bug spray and it doesn't work completely because his surrounding neighbors aren't spraying. This should be the building superintendents responsibility. Then he received a notice that they are jacking his rent up substantially in September. He can't afford to move out and says he doesn't get much sleep with the bugs constantly crawling on him. My sis and I now have been reduced to visiting him in the parking lot for fear of taking bugs home to our own homes. Its humiliating for him when we have to do a thorough check over him before hugging him goodbye each time. Its disgusting living conditions for anyone. If this does not get resolved at the management companies expense immediately I will be contacting all 3 major news channels about this.
Desired outcome: The management company/landlord should be held responsible and accountable for exterminating at their expense to insure that "all" tenants apartments are sprayed.

So unfortunately I currently stay in a townhouse that was bought out by this management company. The previous company was reasonable and I never had any issues. They don't give a grace period for rent like the previous management which is there right. Well to shorten this complaint, during COVID they were giving a grace period as people were affected. I spoke with an individual in management who asked when I was going to be able to pay my rent I told her the 15th and she stated that was fine, but in August they charged me with a late fee. I was not aware that I would be charged as I have paid for the last few months in the middle due to COVID. I called the billing accountable "***" who stated that AIY didn't have to tell me that they would charge me starting in August which makes no sense. I entered into a contractual agreement on behalf of AIY Properties, Inc on October 19. The agreement required written notice 60 days before lease non-renewal. Notices were sent on May 24, June 25, and October 10, with multiple calls made, all unanswered. My lease ends on October 31, but I lack information on the company's COVID-19 protocols for walkthroughs and key return due to their non-responsiveness. This is despite their legal obligations and my confirmed attempts to communicate, including emails with auto-responses and direct emails to the leasing agent.

Snow removal from all handicap parking spots and sidewalks to those spots
on jan 17 2022 my ceiling in my apartment started leaking i told the property manager and they have yet to fix it, the leakage ruined me 500 dollar ottoman and also my 1500 dollar computer. i spoke with multiple people that work in maintenance and no one came to fix the issue it is now feb 11,2022 and the issue is still ongoing. they have agreed to let me out of my lease but they are asking me to pay my balance off. my balance doesn’t total what it’s going to take to fix my ottoman and computer. i was also told by an employee that it wasn’t her problem and and i wasn’t gonna get my deposit back until i pay off my balance.

I have lived in lakewood at one of aiy properties for over a year now. Let me tell you it is one of the crappiest places i have ever lived. First off for a two bedroom apt which is only 655 square feet they want a crazy amount for rent. I lived in the building with a lot of ethnic people so it reeked of their spices that they use in their cooking. My neighbors downstairs have a screaming child who screams for over 15-30 at a time with no care from the parents. They talk super loud where i can hear them in my apartment and i live on the second floor. The washing machine broke three times and I never received a refund for the lost money and the time i put into squeezing the wet clothes out. Then when we had two snow storms it took forever to get someone to plow the parking lot that i had to miss three days of work. When they did get someone out they did a crappy job and never put salt down to the fact that i slipped and fell with my child as well. To demand rent without a grace period and then literally not give me a chance to call and pay a portion of the rent because i was out with covid is disrespectful. They filed an eviction on me within one day. I did address all my problems to the property manager and she never did anything about it.

I complained about 6 months ago about this same problem, the neighbors upstairs have a large pit bull, i have told the office that the dog runs and jumps all the time when they are home, they also run and play with the dog, well the ceiling is once again a mess, i cant even hear my tv if it is on in the livingroom, the creaking of the ceiling is horrible. I have told them i cannot move because of my health, and i dont think i should have to. it only took a matter of months for the ceiling to break lose, they put wood screws in and that really worked good, but you can only have so much weight on the floorboards, i dont think it is necessary for them to play with the dog at 12:30 in the morning, i have complained a couple of times.

I dont understand how this person is still living here, she has been constantly report for noise, (stereo) and she does not adhere to any rules, they were not made for her ! AIY is charging me renters insurance $13, which I already have through my current insurance provider since last year. Since this company took over the executive apartment, my agent provided them with proof of my insurance switch, effective date: 6/28. However, they have a printed date of 6/25. This documentation was sent to AIY via mail. There is no justification for anyone to pay for two different insurances when they already have coverage on their properties. I want AIY to remove this charge from my rent immediately. They placed a notice on my door stating we owe $13 for August.

AIY Properties owned Granada Gardens apartment complex until the middle of the summer of 2021. Upon our new management company taking over, I was informed that I owed over $2200, despite having paid my move-in costs and monthly rent faithfully ever since moving in in May . Current management says there is NO RECORD that I ever paid security deposit, first month rent, or the city inspection fee, and told me to contact AIY about it. AIY immediately went on the defensive, told me it was no longer their problem, and to bring it up with current management. How the heck could Griselle F of AIY move us in back in May without those initial fees being paid?I wouldn’t have been allowed to sign the lease without those costs paid in full! I nearly went broke moving my family into this roach-infested place, and now there’s no record? And I’m hardly the only one in the complex whose files went “missing” during ownership transition. This is outright theft as far as I’m concerned.

i sent a complaint in earlier , this is getting to be a harrassment situation, the girl that i am complaining about has a new girlfriend, today when i made the complaint the new girlfriend came over later in the day , they we jumping and screaming in the apartment enough so the neighbors across the parking lot heard them , this is turning into a harassment situation, the girlfriend does not live here but when she comes here that is when the problem starts, there is no light in the hallway right now it has been burnt out for 5 days , i called maintenance but they have not fixed it yet, i dont feel to secure , i dont know this person and she has a pretty smart mouth, they know this bothers me when they jump on the floor and start with the loud music, i am 65 years old and i have lived here before her, she just does as she pleases and is making it miserable for me, terribly miserable ! They know when i am in my dining room , the only room i can hear my tv , without the stereo, they come into the kitchen and start squeeking the floor these floors are terrible, normal walking is ok, but they can hear it as i can too and they know how loud it is ! As i am writing this it is 9:25 pm and the stereo is on, and they wont stop till they are ready, i think that in an apartment that your company should respect you as the other tenants do to you, nobody else in this building makes any problems, there are 6 units in this building and they are the only ones to cause problems , everyday !

I moved in to Apt. complex in September. On at least 6 seperate occasions my apartment flooded with toilet water and garbage disposal waste. Maintainence would come clean the apartment but never fix the issue. I demanded a new building which took 2 months to get. I got a letter from my neighbor stating that there is a way that squirrels and raccoon were getting into the building and crawling around the walls. She also stated that this has been an issue for 2 years and that when she contacts the office and maintanence but they continuously tell her she has to call and pay animal control herself and that there's nothing they can personally do about fixing whatever the cause may be that allows them to run through the walls. At night , I can hear something scratching behind the air conditioner in my bedroom and I have taken videos of the sounds I hear in my living room and pictures of how my last spartment looked a few of the times it flooded. I don't believe that Timber Top will fix the issue unless a more stern hand demands they fix this issue permanently. I will also be contacting the Health Department because at this point, there's 6 months left in my lease and both buildings I've lived in (previously buulding 34 and currently building 44) are unsafe and in an unhealthy state for me to live in. But after talkinv to others in seperate buildings, everyone so far has stated that they are slow to problem solving but quick to small solutions that don't work for long. If you could help in any way, I'd greatly appreciate it.

On July 6th my air condition unit begun to fail. The temperature inside my apartment has risen to 90 degrees. The unit cause fuses to blow. On July 7th, I informed maintenance about the conditions of the apartment and that my four year old son have a medical condition where the heat can cause him to have an asthma attack. Soon after I was told maintenance will address the issue right away. That evening I return home, conditions were the same. Thursday, July 9th, called early morning addressing the same issue was told from maintenance someone will be in my unit that day. Return home that evening tested the air conditioning just to have it blow out hot air in my 90 degree apartment. July 10th maintenance was informed work order was not completed was told I was scheduled for the 9th and person did not know why the issue wasn’t resolved. Called that Saturday morning on July 11th I was told technician guy did not work weekends. That early morning July 13th spoke with the technician I was told he will be in my unit that day if anything changes he will be sure to let me know. Through out the day no call or answer from leasing and maintenance office. As unlivable conditions continued I was forced to purchase multiple fans that did not resolve the issue, I was also forced to dine out multiple times due to the kitchen raising the temperature even higher. As days went past my kids and I stayed with family members. I periodically check in the apartment just to discovered the problem wasn’t resolved. On this day July 23rd the problem is still not resolved.

It has now been 10 weeks since the flood and and no repair work has begun. On November 16 I met with the AIY Properties Maintenance Director, representatives from a restoration contarctor and the resident maintenance employee. I was told at that time that my books would be packed in boxes in preparation for restoration to be begin. Counting this week, all that has happened is that about 95% of my books have been packed in boxes; I now have mountains of books in my aprartment in boxes and my living room and library furniture has been moved to one side, NOTHING else has happened. I was told sometime after the November 16th meeting that everything in the partment would be moved so the carpet could be repalce-this has not happened. In the Novemeber 16th meeting I was told repair work would begin quickly, this has not happened. I have received NO communications from AIY about what happens next and when it will happen. I now have black mold growing in the small bedroom and the bathroom. The maintenace director knows this because he took pictures of it with his phone. I am becoming increasingly ill because of the mold. I have contacted the City of Fairview Park Health Department and filed a complaint about the mold. I have extensive water damge in every room that has not been touched; the carpet reeks. I have not spoken with the property manager since November 10th and no action has been forthcoming since the initial set of books were packed.

Im not even sure where to start. Ever since AIY took over the management of my complex its been nothing but horrible. Starting with a leak in my ceiling and windows. It not only took over 4 months for it to be fixed, but the way it was fixed was with a band-aid. I ended up doing the repairs myself so it was not a sore to the eye when you looked, the half dome repairs were terrible. Also whomever they hired to come into my unit were disrespectful. They were aware I was home and walked into my room with out saying a word while I was changing. I had made it clear unless an emergency no one was supposed to enter my until unless I was home since nothing was eber accomplished. But they still did this and claim it was checked for mold due to all the water damage! I do not believe it was ever done! I have asked for an exhaust fan in my bathroom as it is starting to show dew and mold build up and the response I got was we dont have those at your complex, pretty sure by the city we have to have one. Moving on to when covid started a rude letter was sent out about where jobs could be found if we were to be unemployed and rent would still remain due on the first or a late fee would be put in place. Snow removal never prepared, and when it is removed its done horribly, I pay money for a garage space which i may add they just increased the price and well the ramp its never plowed or shoveled ive gotten stuck have hit the the wall and endured damage to my car along with other tenets. You know who cleared the way the RESIDENTS since they refuse to complete the job! this is the short and sweet version the bottom line this company cares about money that is it! Always quick to raise rent and garage rental and slow to fix or handle issues! HORRIBLE I wish the old owners still had this building.I have multiple emails with the leasing office its always just a sorry no real fix

I have been trying to get in contact with the property manager at AIY Properties in Lakewood since December 28, regarding a balance they said I owe for damages upon move out. I did not do any damage to the apartment beyond the normal wear and tear, and I cleaned it quite well upon move out. AIY is withholding my security deposit of $100 and said I owe an additional $300 in damages. They are charging me for carpet cleaning, new stove drip pans, damage to the kitchen counter, a broken blind, and 4 hours of labor. I don't understand why I am being charged for all of these things when I left the apartment in good condition, with no torn or stained carpet, or broken items, etc. The form AIY sent me said to contact the property manager with any questions about the balance. I have called and emailed AIY numerous times, but I have never been able to speak with the property manager. Each time I called or emailed, I was told by office employees that the manager was in a meeting, and that they would give her my contact information and she would get back to me by the end of the day. I never received a call back. On January 7, after sending a long email detailing my concerns, the property manager finally emailed me herself and said it did seem like I had been charged for a lot of things and that she would review the move out pictures and get back to me later that day. It's now going on three weeks since my initial attempt to contact the property manager, and I still haven't received a call, despite following up. It seems as though I am being purposely avoided, so I will give in and pay the balance without asking questions. Though I have called at different days and times, I am always told the manager is in a meeting and she never calls back. I think it's ridiculous that I have to keep wasting my time at work calling AIY. I would like to get this issue resolved so my balance is not sent to collections.

I waited 10-15mins and she never returned with the paper. A girl with color in her hair named Rachel was at the desk & I told her I had somewhere to be and that I was gonna be late so I asked if it was ok to come back the following day to return my keys. She said that’s fine. What I didn’t know is I would be charged $813 plus a late fee because of it. Timbertop mailed a letter stating I owed Februarys rent. I go to the office 3/7/22 & talked to Rachel and some other gentleman & lady & Rachel said she never said that & became argumentative (very unprofessional). She said I could’ve left the keys or used the drop box which I knew nothing about either option because at that time it wasn’t told to me. If I had known I would b charged I wouldn’t have left on the 31st without turning my keys in. I called corporate & they said it’s nothing they can do I would have to talk to the property manager. I will follow up with him to c if we can reach another resolution but this is all just ridiculous. My experience with timbertop have been everything short of wonderful. I would like Februarys rent to be waived due to the lack of insight given to me from the employee when u asked if it’s ok if I come back tomorrow. Had she said yes you can come back tomorrow but you’ll be charged I would not have left. I could even understand it being prorated but penalizing me & asking that I pay a full months rent when I moved out on the January 31st but due to them being short staffed or too busy to help me & being told I could come back the next day is ridiculous. The keys were returned on Feb 1st they did the walk through on the 2nd. I guess business don’t stand on their word any longer or provide thorough customer service & because of it customers have to reap the consequences

I have live at ***, a property of AIY Properties. In March , the elevator broke down, and it has not been consistently accessible since then. I have inquired numerous times in the past two years asking if/when the elevator would be fixed. In June AIY properties claimed that the elevator had been “fixed” Since then the elevator still has not been accessible to residents consistently. In December , the elevator was accessible to me 53% of the time. January, 2022 is at 66% accessibility. In May I was deciding if I should renew my lease with AIY. At the time, I inquired about the elevator and also asked about getting a parking spot in the garage. I was told that a parking spot was $65/month. This was one of the deciding factors for me to renew my lease. On January 19, 22 AIY called the other resident of the unit to state a spot had become available. I called them on January 19th and requested a call back. I called on January 20th and again no answer. As the voicemail stated I had a limited number of days to get back to them, I went over to their Lakewood office. An employee of AIY stood maskless, even though they had signage requiring masks, which I had on, and forced me to wait outside on the porch. She claimed that parking was now $85/month. I was taken aback as I have email correspondences stating it was $65. She was not willing to honor the written quote that I was given. There was never any correspondence with residents that their parking prices would increase to $85. At this time I also inquired about the elevator. It is currently inoperable with a large gap between the floor and the elevator. It’s unacceptable how AIY conducts business. As a consumer that pays $910/month they need to do better. I am requesting that they honor the $65/month price I’ve been quoted at for a parking spot in the garage and I am requesting that they actually fix the elevator to allow for an accessibility percentage of at least 90%

On the early morning of 2/20/2022 mine and my boyfriend's cars were towed from our residence here at Park Towers. AIY Properties took over building sometime in 2020. Prior to this open parking was available in back. I was confused to why we were towed at our own expense when both cars are in our names and both of our names are on the lease. I called the office and got no answer, it was a Sunday. I called maintenance to speak to someone directly. The operator took note of my complaint and logged it. I was hoping to get a call back the next day and did not. So on Tuesday I called the office approx: 3pm no one answered so I left a message. No one returned my call. I called 3-4 more times and same result. I got no answer, left messages and got no returned phone call. Rent is due the first of every month so I decided I would wait to pay. I did this knowing someone would call me to try to make arrangements for payment. Today (3/9/22) I got a call from a representative asking about rent. I took the opportunity to voice my complaint. I asked why we were towed and I was told we didn't have parking passes. I explained we were never given parking passes. I was told we were given passes when AIY took over building, which was nearly 2 years ago. I was never given a pass and in 2 years this is the first time I have been towed. I was also told that because i am in a one bedroom I only get one pass. Again this is all new information I learned today. I was told I would not be credited the 370$ cost of towing because I cannot prove that I was not given a pass. They can't prove that the ever gave me one in the first place. I am trying to be a good tenet and follow the rules. I was not given the opportunity to do so and I feel it is unfair that I have to pay for their mistake. I was also told today that I can come pick up a parking pass which frustrated me further. Now they want me to use my own gas to get a parking pass that they failed to give me or inform me about 2 years ago.

I lived at an AIY Lakewood property from 2/20-2/22. During my time there I had issues with lack of snow removal, lack of cleanliness at the property, elevator breaking down/trapping me in it, pests, rotting garbage in the garage, having leaks 3 separate times in the same two areas, and 1 of the 2 washers being broken for a month. When I got the keys, there were several issues that maintenance had to address before I could fully move in: dirty tub with hair and soap scum in it that was not glazed, 3 of the 4 burners on the oven not working, windows that would not stay up, a dirty/chipped toilet, and a large hole under my sink where the plumbing was. Thankfully, I had an overlap at my old place & was able to give maintenance time to make my suite ready. During this time, I also painted my suite a light neutral grey after I had gotten permission from Jaz. When 2 maintenance men were fixing my apartment, the head of maintenance mentioned said he loved the paint color and that they were going to keep it when I moved out. I said that was great & would leave the paint for them when I moved for touch ups. Flash forward to 11/22, I email Ashley that I am not renewing & that I'd be removing my pets and parking before 2/22. I also requested a final walk through of my suite with the PM prior to me moving out to confirm that I would leave in great condition. I rescheduled this appointment to 2/25 @ 2pm. I get there with my friend and no one shows up. We call the office 15-20 times between the two of us and no one picks up. I go to the office and a woman there tells me no one is around, but I could go back and wait. I said I can't wait any longer (25+ min) & turn my keys in. I say to call me if there is anything wrong with the suite. Nothing. 10 days later I get an email that states I owe $970. I left it in BETTER condition than I got it. My emails with PM have gotten me nowhere. I've requested an itemized list and and meeting with her or regional. I keep getting the run around!

Hello, I’d like to mutually agree to end my lease. I am not happy here. The neighbors complain about everything; I pay $750 a month, I’m not bothering no human soul on this planet. I listen to music (reasonable hours) and do whatever else in my apartment that I’d like to do, just like everybody else. They complained the first week I even moved in, that’s not enjoyable at all, I don’t even feel welcome in the hallways of my apartment because knowing that there are continuous complaints I’m not sure where they’re coming from, it’s only 4 other apartments in the building and I speak politely to everyone I see, regardless of the fact. I really hate it here I’m ready to go. I been here for about 6 months; the power went out about 4 times, lost groceries I had just purchased (no one cared), heat stopped working for days at a time (multiple times) , lights flicker all the time, saw a mouse in my unit, THE HALLWAY VENT FILTER WAS COVERED IN COMPLETE BLACKNESS, I can’t believe I was breathing that in, the stairs, walkways & parking lots are never shoveled or salted, you can hear the noise of the bathroom vent throughout the entire apartment because it’s so loud, I always have headaches here in this apartment. Maintenance has to come out two or more times for every job they do. I’m just tired of being here, who wants to be somewhere they don’t even feel liked and welcomed. I work two jobs, I like to come home and get away from the world and just relax, I can’t even do that. I’m pretty sure everybody in this building is going through something and I just feel like complaints are putting me at risk of getting kicked out on somebody else’s terms. I pay my rent on time, I’m not in front of no ones doors, I’m not loud unless i have the music up, I only started playing my music loud because the tenant under me under to play hers loud so I figured she didn’t care. (I swear), so really I feel targeted because I’m a young black women. & honestly I just feel like who’s business is it what I’m doing in the comfort of my own home. I do not want to be here anymore at all, I paid a $2200 security deposit to move in, never got a rent issue or money issue out of me, I don’t both the maintenance men too much because I don’t wanna be “that tenant” and just complaining about everything but I just got a noise and marijuana smell notice today on my door and although they don’t tell you who it’s directed to I know it’s directed towards me. I call AIY properties corporate office and they neverrrr answer, I’m over it. I bet they somewhere living peacefully. I can’t do that here, I feel targeted, and not just by the neighbors.
