I received a purchase agreement for a property I own that is WAY more than the property is worth. I read the other reviews and have decided not to make contact with Aldea Homes, Inc. Why would they do such a thing? Because they want my email and phone number? Geez, seriously! Why can't people like this leave good, honest people alone?

I received a cold letter from Aldea homes Inc. They are mining information from the Assessors office and sending out low offers sight unseen, not a visit or phone call. They are not accredited with the ComplaintsBoard.com. Needless to say I was insulted and disappointed, anyone could have opened this letter signed it and escrow would have begun.
We live out of state. Thank God my 87 year old mother called us to ask us if she should take advantage of the offer. Of course we told her no and for her to mail the letter to us.

After reading some reviews I see it's a practice of thiers to prey on seniors. I have 30 plus years in law enforcement and recognized the scam and will be notifying the attorney generals office to file a formal complaint and the board of assessment in case they try forgery to take my home.

This type of phishing scheme has caused complete panic and disruption to our senior residents who feel they are being taken advantage of by a predatory solicitation.
This to me seems like a straw buyer. After starting the refinance process on our home we received an offer for our home based on the amount we are refinancing. Not the value of my home. I returned the purchase agreement with a not in your life time wrote on it. How does this place even get to stay I. Business. They just want to strip people of their equity. What if I was a senior. And did not k ow better. I say this is a scam.
This company has got to be investigated. Their tactics are surely dishonest and a scam. Weve received a few of their stupid and offensive letters and immediately threw in the trash. Fortunately we are quick to recognize such defraudlent trash but unfortunately others may not be. If anyones receives mailings from Aldea Homes, ***, please report it to your local law enforcement agencies and the ComplaintsBoard.com and never take action on their dishonest content.
Laughable. We actually got an offer for more than our country cabin is worth! You all have saved us a lot of time researching this company. I called our neighbors up there to warn them, as some are elderly. Shameful that people have to be suspicious all the time, but thank goodness for Mr.

They should be ashamed of themselves trying to sham vulnerable people. If I could give less than one stars I would. Sending an "quick easy offer letter" through mail to people is scandalous. For a company that prides itself on quick, "professional", and easy transactions is an understatement. I do not consider it very professional to offer an astronomical amount under the actual value of the home in a letter. There is also no contract and only a simple paper with acceptance signature blocks. This seems more like its trying to prey on the vulnerable people.

I had to leave a one-star rating in order to put in my review! Another rip-off to have to give even 1 star rating! Was selling my house as is. Aldea sent me a Purchase Agreement saying they were the Buyers. After numerous phone calls, they told me it was an "as is" purchase, which is the way I was selling it, and they paid all costs, everything! Few weeks later, lady told me they were sending down an inspector to check out the house. Told her that she had told me on phone, it was as is and why the inspector? Was told "well you don't buy a car without looking at it do you?" Inspector came next day, spent almost 2-1/2 hours inspecting. Got a call next day saying they were sending down another inspector! Third day they sent another inspector down to check some stuff out! Waited almost 2 weeks and no answer to numerous phone calls! Finally, got a hold of me, and told me that the house is going to need at least $45,000 work done before and would I sell it for less then 1/2 what they offered me? Told them no way could I sell that low! She called me back about 4-6 days later and said they had a buyer for the house if I would sell at low price they quoted me. Told her no and she said the buyer needed a cheaper price so he could use the money to repair property! Told her no way! Started looking for another buyer, found one and on the day of closing, received another call from Aldea Homes, saying they had another buyer and upped the low offer by $5,000.00. Told her no way that I had already found another buy and it was in escrow as we speak. She told me that it was still in escrow and I could not sell it to anyone else! Told her I am selling it anyway because I did not accept their bid! She tried intimidating me saying they would *** and lots of other crap! Told her go for it, kiss my you-know-what and hung up! Called back next day apologizing, and said there was a misunderstanding and she was sorry! Told her where she could put her company and I was going to contact ComplaintsBoard.com and let them know what they were trying to do to me! Never heard from them again! PLEASE DO NOT USE THIS COMPANY FOR ANYTHING AS THEY WILL RIP YOU OFF IF THEY CAN! I WOULD NOT RECOMMEND THEM TO MY WORST EMEMY! BEWARE
I read the only complaint and decided to advise: I also received an offer if I sign a Purchase Agreement with the offer of $128,128.00. I have heard of no other mobile home in this complex going for such a price. After reading the complaint, they were never paid the amount offered, I am writing. NO, I will not waste my time.

We get offers for our property on occasion but none include a "purchase contract" with all sorts of inaccurate tax values included and an offer that is so ridiculously low it wouldn't be enough to buy the barn. I would have laughed except that this practice is what scammers do to get to elderly people, (elder abuse) and take them for all they have. Why is nothing done to investigate this company's business practices? I called the number and told them to never contact us again! Be wary! These people have no conscious.

This is, at the least, an attempt to take advantage of the owner. If we had had less awareness of the current property value and been taken in by the promise of a check, it might just have tempting. I suspect this is an attempt to disenfranchise older home owners from the proper dollar value of their home. If this is not illegal, it is certainly unscrupulous and treats the owner with disdain.

They are also ignorant, as in my case, they sent the offer for the acres used for agriculture and not for the portion containing our home. (There are two different accounts at Aldea Homes). According to the Deed Restrictions, the property cannot be divided in that way. I will be contacting the Attorneys General of [state] and [state] asking that criminal proceedings be initiated.

The property that the contract was offered for was a rental single-family unit that I had owned for 25 years. The offer was for $20,000 over what it currently was worth--so it piqued my interest until I read the reviews online...OMG... What a company...not one positive review that I was able to find...not even one...So I guess. my advice is to stay away from these folks...unless you are ready for a life of drama and heartbreak...Avoid at all costs; terrible experience, unreliable, untrustworthy.

The quoted price seemed much higher than I expected, but then, I haven't checked the value recently. We're not planning to sell any time soon, and we have a number of renovations in the works, so selling isn't really on the radar. We both were very suspicious of this unsolicited offer, so my husband (the computer geek!) checked it out, and found all of these angry, very negative reviews. Well, I'm right there with you! Good thing we have this forum to get the word out -- thanks, everybody!

We have received several letters exactly like the one recently received by Aldea Homes. His was the highest offer of them all. I came to ComplaintsBoard.com to see what type of experience people have had with this company, but no one even bothered to look into him, call the references of previous clients or anything. They just spewed unethical actions about something they knew nothing about. It is not helpful to me. Before you go throwing stones, make sure you have done your due diligence. I have a background in real estate. What he has done is perfectly legal. You don't have to accept his offer. Call him. Ask questions. Ask for more money. Take responsibility for yourself before attacking others or just throw the letter away!"

I had the same feeling as other reviewers. I also received a letter from John Aldea of this organization with an offer on property we own. John gathered information from the county tax assessor's office, sent us a letter requesting to purchase our property for far less than the property is worth, and included a form that we simply needed to sign and return. It would have been very easy for a vulnerable elderly person, perhaps living alone but having some declining cognitive issues, to simply sign this form thinking he/she would receive a cashier's check from John Aldea, but not realizing the ramifications of this form. John promised he would handle the sale including any fees. This seems to me to be an example of possible elder abuse.

Yep, got the letter too! I hope you read these responses before you fall for the purchase offer. I'm a senior and house is paid in full - always be suspicious of unsolicited requests to purchase house!
