They madd many misrepresentations with our home purchase in the Atlanta, Ga area. First, when we purchased our home the elevation we picked was different from the one they built. They cut an excessive amount of corners resulting in a very poor and cheap looking product. Also, they conned us into accepting some design choices as they misrepresented the actual selection that was agreed on at the design center. The design rep completely screwed up my options, including the entire paint color of the house and refused to take responsibility for it and even attacked me when calling them out on it. I've built several homes with different builders and I've never seen anything like this. Horrible experience and like others, I'm considering taking them to court.
Desired outcome: They should rectify their mistakes and correct them.
Earnest money
We have signed the agreement on July 16 to buy townhouse in Halstead Brookhaven Lot 30 for $600k and paid $20k earnest money. Due to family emergency that happened the following week because of Covid we should terminate the agreement but their sales representative is telling us that they would keep our money. This is unacceptable since they didn't spend a penny for any customizations and didn't even lose time since we informed about our situation in a few days. It is a time of instability since we are in the middle of pandemic and they are making money from people who are impacted by covid. I have positive covid test that I just found out and my whole family is sick. They don't care! Also, their contract is written the way to protect their rights and they were not willing to change a word in it. It is a scam. I need this money back to support my family financially and they don't want to listen to it. They are offering a line of credit for one year that I don't need since I need cash not credit with them. I hope you can help me to resolve this issue.
Earnest Money
Due to the situation we are going thru with the "Coronavirus" I had to take the decision to cancel the process on buying my house, so I asked Amanda Wolf if there was a way to get the earnest money back if not the whole amount at least some of it, and she said no. I asked for the office or a manager number so I could ask and she direct me with my realtor which I found very disrespectful as she is the one that works for Ashton Woods directly and not my realtor.
I understand that your policy is not to return it but on the circumstances the entire country is going and knowing that for that reason I cancel I think that there should be another solution to this matter

I closed my house on 30th November 2016. I am still struggling with my first-year warrantee.
When we first moved in within couple of days, we saw cracked tiles. Water stayed on right side of the house. Tiles were repaired but within 6 months we noticed so many more tiles cracked, grout came off from the tiles. Warrantee specialist told us there will be 64 tiles need to be replaced. It took Ashton woods several months to search tiles. Finally, the guys came and only repaired 8 tiles because he told us he had limited scope of work. We were warned by the tiler that the rest of the tiles will also crack. He informed us he had to replace the entire family rooms in other houses on the same street. The problem is slop in the yard towards the houses, water stays against the house. I was recommended by warrantee service specialist from Ashton wood to extend the patio which cost me $12000.00.
It took Ashton woods from 6 to 8 months simply to repair the doorbell to mini blinds which did not open or close. Steps in garage going inside and the place where water heater is situated, they did not want to finish it. Even in the past I had to report to Texas state builders Association and better business bureau to get minor repairs done. They were never able to repair Mirror in bathroom which is my upgrade.
Recently I met outside my house foundation repair company and learned 2 houses next to me need foundation repair. I also called foundation repair company for the second time. I had noticed lots of cracks in walls. I fixed some cracks Ashton wood repaired some. I was told by foundation company my house tilted downward 1 1 /4 from living room to entrance door and in upward 1 3/8 in master bedroom. If Ashton wood had repaired the yard on right side where water stays my house would not have gone through foundation issue.
I again requested Hunter Davie to complete the repair needed in the house which are:
1. Cracked tiles in living room.
2. Crack in ceiling,
3. Grout in master bathroom which they repaired at the same place once before.
4. Crack in outside wall where water stays.
5. Solve water issue in the yard.
My request was denied because he said it is too late one year has passed. These issues should have been taken care of within first year to begin with. My warrantee requests are very well documented with pictures you never followed one-year rule in my case. I was so frustrated I started searching for other home owners with similar issues so we can hire a lawyer. It is not economical to hire the lawyer on my own. I learned during my search there are many other houses on same street going under foundation repairs less than three years of construction.
Ashton wood also recommend that I should go to structural company for foundation repair where they have insurance because they do not want to spend money on repair.
untruthful homes/poor customer service
I put a significant down payment on an Ashton Woods home in Eastmark Mesa AZ. So far everything they said would be in the home was discontinued. Even for example, a simple window in the bathroom. The studio designer, Heather Kelly is a joke to be told. After spending two of my working days picking out our designs and upgrades, one would think that even though I am not an expert designer, Ashtonwoods got this professionally. Well folks sorry to burst your bubble but Ashtonwoods designers must have graduated from the University of Pic N Save for their design degree.
The contractors just put the drywall up and mounted all the interior doors throughout the whole house, they are the wrong doors. Not my taste at all. Ms. Kelly recorded the wrong doors during our design review where she showed us more than a few pictures of the doors and suggested herself that a a 4-5 panel door was the new style in homes and I loved it. I picked that picture for the order. HOWEVER, she wrote the wrong door in the document and then stressed that I signed the contract for those doors as if I am a professional designer and would know the difference in design name through pages of items. Hey out of the 3-5 pictures of doors presented, I just pointed to the picture of the door she suggested for my selection, because I liked it.
I am frightened to go further with Astonwoods. I have not gotten any of the things I admired in the model that I was told would be in our home and it seems to me that once they got the money, many of the admirable items discontinued. The Glass shower, the bathroom window, the style of the entrance to the Master bathroom and now my beloved doors.
When I inquired about it you would think they would work with you but NO they throw your contact at you and point the fingers or just blow you off. Very very poor customer service. I truly regret the purchase of this home so far.
Maybe I should discontinue this purchase with Astonwoods. I hear Bella Terra build AWESOME homes and have exceptional customer service.

As a homeowner I would advise to stay far away from purchasing an Ashton Woods home! They post pretty pictures on social media when in reality their homes are of inferior quality and workmanship! Attached are pictures of what your home will be like. Purchased home in April 2019 and will never buy an Ashton Woods home ever again!
Within the first few months I had several major issues including the following
1) plumbing installed incorrectly in master shower
2) Leak under kitchen sink
3) Bathroom countertops not installed correctly and uneven.
4) Roof installed incorrectly with structural engineer recommending full roof replacement. During roof replacement sustained major water damage.
5) interior painting is terrible with doors and stairs not fully painted.
6) improper calling letting bugs/critters into house
poor workmanship
My house is due to close tomorrow and the builder, Ashton woods is forcing me to close with poor paint, drywall, and flooring issues. The superintendent advised that the exterior of the home would be repainted prior to closing due to poor quality. The day of closing the exterior had still not been painted. The superintendent tried to say the house, a two story, 3000+ Sq ft, had been repainted using 5 gallons. Obviously this is not sufficient to cover this size. There are several walls that are not level. When my home inspector pointed these out, using a laser level, the superintendent said they didn't use those types of levels and placed a two-foot level in the middle of a twelve foot wall to try to demonstrate the wall was level. Do yourself a favor and avoid Ashton Woods communities in your area. The superintendent, whose job it is to ensure professional work is being completed, will blame the contractors and leave you with headaches...
They did the exact same to me. Blamed everyone but themselves and their crappy job with the cheapest materials available.

I was to close on a home at Hamlin Reserve, FL.
Wells Fargo was the closer and missed closing date. Of course, Wells Fargo and Ashton Woods blamed me.
Dennis Conner told me, I was in default and would lose my $22, 000 deposit.
I have to pay cash to purchase this house. Dennis Conner never tried to help. Conner just said "we want your cash". We did buy the house, but any utility changes were not followed by Conner. Just glad all utilities were not shut off.
We all have warnings about builders, but the this problem is unusual, I hope.
The house will be for sale real soon and will get another house across the street.
What an experience, hope anyone reading this will look twice before signing papers with Wells Fargo and have to work with Senior closer Dennis Conner.
poor lot quality
We purchased a home last year and found out that Aston Woods brought in fill dirt to cover what was a swampy area with an underground river. Soon after moving in we saw water all around the house and began pumping it out, only to discover it was a persistent stream hitting the house. We have spent many tens of thousands of dollars trying to correct and Ashton Woods took a complete powder on it. While we are investigating legal options, i wanted to let anyone that sees this know that this is a company that will do anything to make a sale and get out of there, no matter how poor the lot quality.
warrant service
We built our townhome from the ground up in Irving, TX with Ashton Woods and it has been nothing but a painful process. Now 2 years later we are still fighting to get our 11-month warrant claims finished. This company does not care about anything but making money, once they have your money good luck. DO NOT BUY FROM THEM! It has been 3 weeks now my kitchen island has been torn apart and rigged up, then torn apart again with the counter on the floor.
I received a call today saying the warranty people called and text me yesterday where I supposedly canceled the appointment. I received no call or text, but magically they got a hold of me today to reschedule after I blew up on the warranty person that cannot do his job. The company is complete garbage, but yet people still buy just like we did because we didn't look at any reviews. We just saw a beautiful place we wanted to be our home and the construction and customer service is one of the worst possible a customer can deal with. This process is being strung out for so long that we are looking into taking legal actions against Ashton Woods because they do not want to fulfill their responsibilities. I believe they just wait for the homeowners to give up and settle but that is not going to happen when they charge a fortune for poor builds.
the whole house is crap
i brought this for a little over 2 years and the house has been falling apart since day one.the inside walls r falling apart like edges, ceiling, and floors.now the outside of the house is all messed up. my brick is cracking from top to bottom and they say that they will fix it as a courtesy! i dont normally do complaints like this, its that i fell ripped off cause this house is very expensive to me.so BEWARE OF ASHTONWOODS DO NOT BUY!
water leak

I write to register my utmost displeasure at the state of things at my new house as well as the lackadaisical, attitude of your warranty office and the repair contractors that have been sent to work on the house.
Even before I moved in, at the finally walk-through, I complained about the state of my garage as well as some stains on the floor and I can remember the builder/construction manager telling me that it was due to some wet stains as a result of cleaning and that the stains will clear out ones the wet areas dry up. however this was not the case as the stain remained for several weeks after I moved in and wasn't taking care of until after filling several complaints at the warranty office. Nothing was ever done to fix the garage.
Recently, I have a water leak right in front of my entrance door and after filling a complain to the warranty office, a plumber was sent to come check it out; then set up another date to come fix the problem. Unfortunately, they (plumber) came on the set date, only to claim the issue wasn't with the plumbing and rather it's with the roof leaking. The construction manager was also on hand to inspect thing and came up with all sort of theories on how water could have come in via the roof. He even postulated that it was due to the heavy rain we had during the past few days and the "southbound angle" of descend of the rain which makes it bounce of somethings and was able to leak into the building. Then ultimately scheduling another day to come fix it.
Lastly when the set day came, only for them to again claim it's not the roof, and rather it's the HVAC unit that was leaking. Well the leak was finally fixed by the HVAC team, but left my front door in a mess. I can send you pictures if you need to see some.
This passing the ball around between teams is definitely an indication of the level of gross incompetence of your construction team, it's obvious that they are just doing "trail and error".
Moreover, having to schedule and re-schedule several teams to come on different days is putting too much toll on me, as I have had to take time off from work to be home whenever some repair technicians need to come, thus burning out my PTO days just to stay home to "baby-seat" repair workers. I have even had to cancel several business trips in lieu of this; as a result losing out on several business deals and training that could have been of great benefit for me, my organisation and my clients.
In summary, I hope you will take some actions to ensure this no-longer happens and other customers do not experience same, else you might be losing customers, as I have personally made up my mind never to recommend Ashtonwoods to any of my friends due to this bitter taste that my first experience wit

I closed on my home in Southern Trails in April 2015. 3407 Leafstone. My house downstairs is 2525 sqft. The standard tonnage AC is 5 ton. A 3 ton unit was installed. On top of that a known defective lennox unit that was under a class action lawsuit for fault coil was installed. Well my coil just went out and I have a $2k repair bill and improper unit. Please do the right thing. My house is 3 years old. I paid over $420k. I am a former employee as well.

I am in the process of buying and Ashton Wood home (closing 24th) and found out very quickly that the team does not respond to phone calls. Property has several serious deficiencies and the sales team said they won't fix as is the standard construction in the industry. Finishes are deficient with poor surface preparation, grading for storm water is poor as it discharges water on the foundation. Roof shingles have issues and siding has gaps on the base filled with tons of caulking.
Site grading discharges storm water against the foundation. Due to water erosion the AC compressor has been undermined and is loose. Kitchen equipment damaged and won't change, etc., etc., etc. Very, Very Frustrating
Assigned Home Orientation person had two legal pages of deficiencies and said we know what to fix will take care off and excused himself as he had another business to attend. Punch list items sent and was told that none were to be corrected. So sad that the home we like won't go through due to the Ashton Wood attitude toward customers. Call me please: [protected]

Recently I stopped by an Ashton Woods subdivision in Smyrna Georgia. It is new construction with half the homes sold. I found a lot and home in the 9th stage of completion with a "mandatory" closing date of 30 May. Lots of pressure from salesperson to sign contract quickly due to imminent "all cash" buyers and quickly rising prices. Against my better judgement, I completed a contract w/ lender credits-lender is Wells Fargo. Wells Fargo interest rate was extraordinarily high-to cover supposed lender "credits" (even though this was a VA loan). Beware! I requested a stipulation in the contract due to an upcoming legal matter. The stipulation was added to the contract. Worked w/on site team to get all info and documents prepared. After telling me everything was good to go and placing a "sold" sign on lot, I was informed that I do not have a completed contract and the stipulation needed to be changed. Lots of "switch and bait" with Aston Woods and unethical behavior by both Ashton Woods and Wells Fargo. I will not be moving forward. AW is not BBB certified and WF is a bank known for its recent and long term fraudulent behavior. Highly recommend you find a different builder and lender.

We bought a house in Johns creek GA from Ashton woods. We have numerous issues with each and every room. They either said its within the acceptable range of error and nothing was done or nobody responding and/or attending to the issues listed in house closing exception list and most of the issues identified will be forward to the customer care as its almost a month we closed the house. So you can imagine, closing issues listed and should have been fixed with in a week or so, not completed even after a month, God knows how many months it will take customer care to fix all the issues identified in each and every room.
Moral of the story: Please do not ever buy a house from Ashton Woods. If you do, do not go with any upgrades with them. Your home will not turn into one of their model houses though you pay and pick all the upgrades in those model houses. And certainly do not the house if they are having any pending issues. They do not care about customer satisfaction. They only care about your money.
Some of the issues are below:
- Gaps in the hardwood floors, instead of fixing it, they caulked it and saying you cannot put thru a credit card in it. Shouldn't they see the gaps and credit card rule of thumb before the caulking?
- Ups and downs in the hardwood floors. Though identified by the third party inspector, they did nothing about it. Now forwarding it to customer care.
- Tiles installation so messed up, you can feel the bumps in various places in master bath and kitchen back splash.
- Its been a month closed the house, still master bath is not fixed. and we are not able to use it.
- We chose very nice expensive stone for our fireplace. It has broken stones, which they tried to cover it with caulking, and now is looking more awkward. Though its in exception list, they are forwarding it to customer care. God Knows how many years it will take them to fix these things.
- Trim doesn't sit on the floor and on the ceiling you can see clearly the gaps between trims
- walls - you can clearly see the dry wall sheets' lining beneath the paint.
new home construction
I am buying a home from Ashton Woods in Cary NC in Ridgefield Farms. The team I am working with has made numerous mistakes and failed to provide me with updated drawings and information. The home is still in very early stages of getting built. The concrete for the basement hasn't even been poured yet. In reviewing the drawings I asked to add a cable hookup and a data hookup. I was told no, that this could not be done. I think this is bad customer service. Adding a cable hookup and a data hookup at this point is something small and easy. It doesn't impact schedule. Nothing has to be pre-ordered. It's just a matter of instructing the electrician to do that. I am being asked to be flexible and accommodating for changes to the contract that Ashton Woods needs to make, yet Ashton Woods isn't willing to make even the smallest effort to accommodate my requests, even though they have made numerous mistakes and failed to provide me with updated drawings so I could sufficiently review the selections made. My request is that the Ashton Woods management team would intervene here and ask the local team to be a bit more customer friendly and accommodate my request to add a cable hookup and a data hookup. no insulation in attic
We bought our home from Ashton Woods 17 years ago. Apart from other numerous problems we have experienced with the house (leaky roof, leaking shower, to name just a few), one of the biggest problem is that the master bedroom, master bath and master closet are always very hot in summer and very cold in winter, no matter how we adjust the AC/heating. We recently discovered why this had happened: There is no insulation, whatsoever, in the attic above these rooms! I contacted the company afterwards and they responded by saying that the house was out of warranty. Well it seems to me that this is not a warranty issue, it is a fraudulent business practice. They tried every way they could to make home buyers to believe that they have the most energy efficient homes, but in fact they would not even put basic insulation materials in the attic. I would give them zero star if I could, and I strongly discourage anyone putting his/her hard earned money into this builder's pocket.
