After trying many times to get my security deposit back, which was reduced because of some random charges (cleaning the ceiling fan and replacing light bulbs), I still haven't received any money. They told me to wait for 30 days after the move-out inspection, but it's already been a long time since I moved out in July ***. Then, the property manager, Grace ***, said it was sent by certified mail. I called yesterday and today to sort this out, and they said it should have arrived. After reading similar reviews on their website, *** and here, I'm convinced that they're taking advantage of me. Please help me get my money back and expose their unfair business practices.

APPM manages my rental property. They get HOA messages directly. These include rule-breaking, yearly HOA fees, and fines for unpaid fees or unresolved issues. APPM hasn't dealt with many of these messages, and now I owe a lot of money. They won't answer my calls about this. When I finally spoke to the accountant, she was a mess. She said she had copies of the messages but didn't try to fix anything. APPM doesn't talk to me, the HOA, or the tenant when the tenant breaks the rules. This means more rule-breaking and more money owed. This is basic stuff for a property manager. Their incompetence and inaction waste my time and money.

When I took back my property, they didn't give me the keys to the locks I paid to change, they didn't return my $500 escrow money, and they haven't given me the renter's security deposit. I'm really frustrated. I've called and emailed them, but they haven't helped at all. Instead, they just sent me a last-minute bill for carpentry work, costing $475. I just want my escrow money, keys, and security deposit. I don't think they've even told the tenants about the situation.

I got a problem with Augusta Partners Property Management (APPM) 'cause they took money from me that they shouldn't have. They charged me $1,000 for a reservation fee for a place I didn't even end up renting. But get this, I didn't give them any money until October 8, the day before I signed the lease. And guess what? They didn't even deposit my payment until the day I moved in on October 9. So how can they say I owe them a reservation fee for a place I didn't pay for until after I signed the lease? They even sent me a letter saying I gave them a reservation fee on October 7, but that's a bunch of baloney.
And that's not all, they overcharged me $15 for admin fees for the place I did end up renting in Augusta, GA. The landlord's contract with APPM says it should have been $60, but they charged me $75. That's not right.
And to top it all off, they tried to evict my family in January and made me pay $107 for a court fee. They were the ones in the wrong, but I had to pay for it. That's just not fair.
I'm filing a complaint 'cause APPM needs to be held accountable for their shady practices. They can't just take people's money for no reason and overcharge them. It's not right and something needs to be done about it.

We had some problems with Augusta Partners Property Management in December 2022. We paid our rent late and got an email from the office asking when we would pay. I told them it would be the following week. Later, I emailed them again saying we might need until the next week, but they never responded. We paid our rent on December *** with a late fee, but they put it in the system on January ***. On January ***, we got an eviction notice saying we hadn't paid rent and they wanted to charge us $330 in court fees, even though we paid within the timeframe we told them. On that same day, our fridge stopped working. I called the maintenance line all weekend and left voicemails, but no one called back. There are other issues in the home that haven't been fixed either. On Monday ***, I called the office to talk about the rent, eviction, fridge, and other issues. The manager didn't seem to care much about any of it. When I asked for the court fees to be waived because of their poor communication and the lack of a specific date in the lease for late rent payments, she said there was nothing she could do. She didn't even give us a week to pay before filing for eviction, and we weren't notified until the day it was posted on the door. The manager told me her hands were tied and we would have to pay the rent and all the late fees and court fees over time. I said okay, and she transferred me to maintenance. The maintenance man tried to make me think I never called or left voicemails over the weekend, and he didn't think the fridge issue was serious. They did send someone to fix it, but the other issues still haven't been resolved.

Augusta Partners Property Management (APPM) messed up big time with my property in Augusta, Ga. They didn't collect the required security deposit of $1,990 from the new tenant, which was clearly stated in our contract. I only found out about this when the tenant contacted me after APPM tried to evict them three months later. It was a complete disaster, and I had to take over managing the property myself because APPM refused to take responsibility for their failure and insisted on evicting the tenant.
To make matters worse, APPM charged the tenant a late fee of $149.25 in December because they purposely delayed accepting the rent. They were holding out, trying to collect the full amount of the security deposit. According to our contract, all late fee payments were supposed to go to me, but APPM decided to keep half for themselves. They also violated our contract by collecting a $75 admin fee instead of the authorized $60. Throughout this whole ordeal, APPM collected around $800 from me in management fees and left me to deal with the consequences.
Before all this, they even damaged the smart lock on my home when they rekeyed it for the new tenant. They lost the key and had to replace the lock with a standard one, which cost me around $300 to fix. I asked APPM for compensation, but all they said was that they weren't responsible and I should sue them. Our contract clearly states that we should go through arbitration, but they conveniently ignored that.
I reached out to the Realtors @ brand to report APPM's violation of their code of ethics regarding my security deposit. The panel found that APPM was negligent in communicating with me about the rental property's revenue and allowed the tenants to move in before receiving all the required deposits. In response to my request for compensation, APPM only admitted to being "inattentive" during the ethics review and claimed that I didn't suffer any loss. However, they still managed to take $1,000 in unauthorized fees from my tenant, calling it reservation fees for another property. The checks weren't even paid until after my tenant moved into my property. I have emails to prove it.
There's so much more to this story, but I'll stop here. Augusta Partners Property Management has been a complete disappointment and has caused me a lot of unnecessary stress and financial loss.
