Dealing with Avenue Living's Issues is a Full Time Job
Living in an Avenue Living Communities rental has left us with so many issues it has become a second full time job to manage them. Issues with the property that were noted during our move-in inspection were never addressed by the company. Our leasing agent never returned my calls after we signed the lease. They raised rent by over 20% last year and baited us into thinking we could have a productive conversation regarding this change. After a frustrating meeting with the new leasing agent and portfolio manager for the property who could do nothing about the situation and refused to give us any contacts with people who could, we were left with too little time to find a new place. This winter has been a nightmare. From no heat in -40 weather to flooding due to sewage back up and a mouse infestation in the building, it has gone from bad to worse. Avenue Living has done their least to fix these issues. The only reason they are addressing them at all is because we got a public health inspection done which found them non-compliant across 5 different categories. If you are struggling with this company, reach out to a public health inspector or file a registered tenant dispute claim. They will not listen to you without the threat of legal action.
Recommendation: If you have the misfortune of renting with them, know your rights as a tenant. Don't let them take advantage of you!

I've been a tenant with Avenue Living for 9 months, and I would not recommend this company to anyone. The heat in my building can not keep up with extreme weather in winter, and the maintenance guy isn't able to do anything about it. I had to purchase and install plastic for the windows and thermal curtains and my apartment is still only at ~15 degrees. He said I can't be reimbursed for these items, and he can't install new weather stripping or replace the patio doors that are causing the problem. It is unacceptable that a company that claims to provide quality living conditions would neglect such basic necessities. I know that it is possible to have a well-heated apartment and these extras should just be to cut costs. I'm not impressed.

Getting the assistance of a health inspector has helped us a lot as they can no longer ignore the issues (it is mandatory by law that they follow the minimum housing standards, and provincial law supersedes any rental contract you've signed).

Avenue living in this community has provided me with awesome service. Both the management and the support staff have been exceptional. Any problems I needed help with, they make arrangements immediately and the maintenance man never fails to provide prompt and efficient work.
Since I have lived in an avenue living property for 3 months there is renovations going on 7 days a week as late as 7:30 at night.here it is Sunday thanksgiving weekend thought I would be able to lay down and have a nap but no.banging going on in stair well when confronting workers asked if its proper to be banging around on a Sunday when people have a day off.get told its 7 days a week.so when do you get any piece of mind on a day off.you pay *** a month for this seriously where is the integrity and respect that avenue living has on their posters.this company is the worst I have every rented from in over 30 years.cant wait to move me and my family out of here.most horrible disrespectful company I have ever rented from.another thing be prepared for rent increases every year.

This company is incredibly shady
This company is incredibly shady. They have charged me outrageous fees which are not in the lease agreement. I brought what I thought was a mistake to their attention and they said they would fix it. Didn't hear anything for several months at which point they presented a statement with multiple additional late fees because they didn't actually take care of it. Tenancy laws state that any fee which is incurred due to a late fee not being paid is a penalty and not allowed. They do it anyway. They have now sent an eviction notice due to overdue late fees. You cannot be evicted for unpaid late fees if the base rent is paid. This is blatant extortion according to the Canadian Criminal Code. But being a landlord/tenant dispute, I am sure I cannot bring criminal charges against them. Also, I cannot file a ComplaintsBoard.com complaint due to the same. This company is pushing, bending, breaking laws with impunity. This is very stressful and I don't wish it on anyone. PLEASE reconsider moving into an Avenue Living property if you have an alternative.

Just got notice today from our Previous Property Manager that the buildings have been bought by *** as of today(Dec. 17/20) & he & his wife have been let go & have to leave. My lease was supposed to be until April 30 & I don't know what will happen now. Have to find out. about my damage deposit tomorrow. They can very rude to deal with. Esp calgary office. I made arrangements for payment because of work slowing down and covid then the day i was supposed to pay i get a email saying im being kicked out in 10days. Thought i had the whole business day to make my payment. Then she told me there was no record of it when i clearly talked to 2 different people. Then demanded confirmation, no please no thank you. Just rude humams there. I will never rent through them again.

They don't seem to care who they rent to. I'm a senior who rents from Avenue Living and I recently had a new neighbor move and it's unbelievable with the excessive noise that comes from their kid. Been renting with Avenue Living Communities for 2 years have had nothing but problems
Been renting with Avenue Living Communities for 2 years have had nothing but problems. Recently mold started to get in our bathroom made several calls and complained about it. They came out and painted over it twice. The building manager than decided instead of fixing the issues that he was terminated our lease forcing us out. When I called head office they straight up Told me he was kicking us out for complaining about the mold bad tenants and not taking responsibility for the mold issue. He told us it was a business decision We have been great amazing tenants never late on rent no complaints from other tenants. There was no need to terminate our lease especially since we had considered doing a transfer to another townhouse with Avenue Living.
It is the landlord's responsibility to maintain minimum housing standards. In Alberta, visible mold is in violation of these standards. The company is responsible for treating the mold - not just painting over it. I am not familiar with other provinces but I am sure it is similar.

They are unethical! During this pandemic they are taking advantage of the economic strife. They have acquired multiple rental complexes in the city. They purchased my complex (***) last April, promising significant improvements. They also assured us that they would not be increasing our rents. A year later, we are still under a state of emergency, and they are increasing our rent by 20%! For me, that is a $200 increase! Which is highly unjust. They claim to be legally within their rights, and now they want to charge our pets rent too! I can understand a deposit for possible damage, but charging $25 per month for my cat is outrageous! I agree with all the other negative reviews! The management is extremely incompetent, neglectful of safety, and fails to clear walkways and paths. In fact, I slipped on the ice and suffered a serious back injury in Jan 2021. I am still recovering and currently in the process of addressing this with them. Now the residential manager, ***, is singling me out and attempting to evict me! DO NOT RENT FROM THEM! You will deeply regret it!

It's profound and utter nonsense! I have always been a good tenant and have great references, a good credit score, I met the criteria of their application process except, I was turned down because they 'do NOT recognize certain payments as a source of income' during the course of a global pandemic. But they sure are eagerly trying to fill their apartments up. Let's mention how many of their tenants have lost their jobs due to the COVID pandemic themselves and had to resort to government assistance to make rent? How many people in lease agreements had paid their rent with the government benefits? They stated in my upon my viewing in two different cities at the exact same time searching for an apartment & during my application process at both locations 1. Medicine Hat Alberta & 2. Red Deer Alberta. I was told that and I quote 'We do not accept those payments.' End quote. Were the exact words they told me. But anyone's job can fold too at any time! That is exactly what happened to not all, but most Canadians since the beginning of the lockdown. Remember, businesses closed province-wide/Canada-wide? How does that make you look? Avenue living, that because of your company policies, you are responsible for leaving people out in the cold and with very limited options for shelter even though you advertise on all social media platforms offering affordable housing for anyone through all walks of life! Some individuals can't find housing in their budget because your corporation won't accept certain types of income through your company policies in the application process, and these individuals are being turned down! That's on YOU Avenue Living! You might want to try taking a few things into consideration and change some of the issues with your policies.

Horrible company. Disorganized. Mismanaged. Do not rent from this company. Avenue Living bought our two apartment buildings in Sherwood Park, Alberta on April 30. Problems started right away. We were directed to an address downtown to arrange payment of rent. They gave us the wrong address! Quality of life has deteriorated ever since. We kept getting new problem tenants. They were not screened properly. Some had drug problems. Thefts have started. Marijuana is being smoked inside our building. This is a fire code violation. Our former property manager (with previous landlord) who was excellent was fired. He was replaced with a Residential Portfolio Manager who looks after 5 or 6 buildings. Many RPMs only last 3 to 6 months. Some had to eat lunch in their car because they were overworked. Our latest RPM won't return calls, answer emails, or respond to texts. I have contacted the owner of Avenue Living twice to sit down over coffee and respectfully and amicably address tenant problems. He passes my requests to his assistant and she says we can't meet because of COVID restrictions. I therefore asked him to meet in a Zoom meeting online, but he will not respond. Some of us are now taking the landlord to the Residential Tenancy Dispute Resolution Service of the provincial government in Alberta. It is informally known as the Landlord-Tenant court. I encourage others to do the same. If you need legal help, there should be a community legal fund in your area made up of law students who can help you. You are not alone in your struggles with Avenue Living. Do not let them bully you.
