I have nothing but amazing things to say about my property managers and maintenance staff at Boardwalk Rental Communities in Calgary. They are always eager to help with any issues and fix any problems. I had no grass in my backyard for my lil one, we moved in in January so we didn't see the condition of backyard. Within 2 weeks they had my backyard all cleaned up and today have my new grass. Just above and beyond. That's how I would describe living here.

Rented with boardwalk years ago. Thought I'd try again, but nope, definitely No. First I chatted with an operator, couldn't answer my questions. Said a leasing agent would call. No one did. Then I called their main line, again couldn't answer anything beyond if there were units available. Finally when I called back and spoke to a rental agent he seemed mighty interested in how much I was willing to pay. Then I got the “market value" price...just give me the final price, don't play games. Finally word, I'm not interested in renting from Boardwalk.
Dealing with terrible landlords can be quite the ordeal. They may come across as friendly, but their demeanor is often insincere. They'll express disapproval if you use strong language in the presence of others, yet they have no qualms about using such language when in private. The building is infested with bed bugs, as evidenced by the unit below mine requiring multiple treatments, and rodents are also a problem. The electrical system is outdated, leading to frequent blown fuses, yet the landlords focus solely on superficial repairs to justify rent increases without addressing the underlying issues.
During my 16-year residency, my apartment was neglected; it was dirty and in need of paint when I moved in, with nicotine-stained walls and light fixtures. The carpets were so filthy and damaged that I had to involve the Health Board to get them cleaned, as they were unfit for my baby to crawl on. It took over a decade of persistent effort to have just one layer of carpeting replaced in my townhouse.
The landlords have exploited my disabilities, imposing onerous requirements on me, such as completely clearing out my suite for carpet installation, whereas others were simply asked to move their belongings to one side of the room. I've been unfairly targeted for personalizing my space, receiving an eviction warning for adding flowers to my deck, only to see the landlords later promote decorating contests.
They also seem to charge higher rent to those on low income who receive subsidies. My unit's rent was significantly high with nothing included, and now they're offering it for an even higher rate with some utilities included, which seems like an exploitation of vulnerable individuals.
Additionally, the noise from grounds maintenance is a constant disturbance, along with the fumes from leaf blowers. Being near the leasing office, I'm subjected to the staff's loud conversations and smoking right below my deck. Their vehicles are often left idling, causing exhaust fumes to be drawn into my home. My advice to anyone seeking tranquility in their living situation would be to avoid these landlords at all costs.
Terrible terrible terrible! I lived in a unit with them for 13 years and they started ripping apart the building and my condo do to asbestos and mould! They said the windows all needed to be replaced and the balconies due to having to redo the whole exterior of the building! It was summer and a very hot period In the 30 degree mark And they literally boarded up my windows with plywood screwing them into the wall and screwed my balcony door shut which meant no fire exit other than my main door to my unit and no air circulation! They took more than half of my living room and destroyed it forcing me to move my living room furniture into the kitchen area! Everything was draped in plastic and workers were coming and going every day drilling nailing cutting sheet rock and my condo was a mess! I decided with the seriousness of the asbestos and mould that I would have to break my lease and leave quickly! They allowed me to break my lease but they have now sent me to collections for $300 for not properly cleaning my unit before I left! I lost all my privacy and today I am still concerned about my health because of the length of time I lived in that building with possible asbestos! It is very obvious that they are looking for money because collections just called me the other day and I have not lived in that unit for three years! Luckily I have photos and videos galore to prove what I was going through! I couldn't even cook my food in the kitchen for the flies that were in my unit because of them ripping all of the windows out! Do not ever ever consider renting from boardwalk rentals! Or you may be taking them to court like I am! ?

WEstpoint Townhouses is a great place to live! So happy coming home today to a new kitchen sink. the double sink is deep and has a pullout spray tap. Very high end. The I went to the bathroom to find they not only replaced the taps that needed to be tightened, but also replaced the sink too. What is the most classy thing about my new taps and sink is they have the BOARDWALK emblem on them. Stylin' -- very cool! Looking forward to my new tub taps and windows. Feels like Christmas. Hope you choose to live at a Boardwalk residence. You really feel like family here. Have a happy day!
Boardwalk does not have a specific policy on apartment viewing and they seem indifferent to the potential risk to existing tenants of exposure to infectious diseases. I inquired with their agent about their policy during public health crises, asking if a video could be made to avoid in-person viewings. The response I received was that they had provided a 24-hour notice for the apartment viewing. In a time when many are working from home, unless their job requires them to be in the office, and family visits are restricted, it is perplexing how any rental management company could consider it acceptable to show apartments with tenants still residing in them. Furthermore, the company is not only persisting with this practice but also raising rents when the property market is at a low point, citing cleaning and sanitizing expenses, even though amenities like the pool and gym were largely inaccessible in 2020.

Beware. Draw ppl in with incentives etc; trap ppl by unrealistically raising rent and taking away incentives(basically an extra raise in rent). May claim to have security on properties while not so(several multiple vehicle break in's). Repairs if finally done, often where to a poor standard. Things that where to be done prior to move in day where not completed for years and to the day I finally escaped. Garden, planters etc often damaged from yard crews. Ppl continually parking in your spot that you have to pay for. Hot water tank over 36 years old, hence very short shower times. Always coming into the unit for all kinds of different things. Not to fix anything. Would get notices of entry not dated accurately, other times entry notice same day of entry... even after they entered already prior to the notice(as in they came in, then left and entry notice after the fact). They screwed around with my damage deposit. The claims office that will “contact" and “respond" to msgs left within two days is yet to return any one of multiple calls over multiple weeks. Very questionable dealings. Could go on and on but I think you get the idea. Save yourself and anyone you know from getting into board walk. However there are still a few wonderful workers there.
I have lived at this address in my current city for nearly 27 years and each time there has been a problem, they have fixed it right away. The staff here are really friendly and easy to talk to and the prices are relatively comparative to other communities. All in all, I am happy with living here!

Someone in head office had decided they wanted more money for this unit and would not honour the original price that I was quoted. My daughter & son had a one year lease with in apartments with boardwalk in north edmonton within a month of moving in the hot water tap broke in the main bathroom (not a leak but a full stream none stop) took about ten month to have done come in and look at it did not fix it though because the very next day my daughter went to take a shower and the hot water tap broke even worst this time this is when my daughter called it again and gave her notice they would leave when their lease is up, now their lease is just about up and the steam from the hot water is so bad that the ceiling is full of water droplets! Fix your apartments find a maintenance guy who can actually fix things!

I asked their agent about their policy during the pandemic, suggesting the possibility of making a video without having an in-person viewing, and their response was that they had given me a 24-hour notice to view the apartment.
During this time when most people are working from home and family visits are not allowed, it is concerning that any rental management company would have the option to show their apartments with existing tenants still living in the property.
Not only is the company doing this, but they are also increasing the rent when the property market is at its lowest, under the guise of cleaning and sanitizing, even though their pool and gym have been closed for most of 2020.

I dont think the suite was inhabitable or beneficial occupancy granted yet ! my parking stall I paid for was given out by Boardwalk to the contractors ! they told me I had the right to call the ComplaintsBoard.com to complain but each month I had to pay for it !? horrible and illegal . why is this organization not investigated ? so many complaints and no investigation ? I have been a resident of Boardwalk Rental Communities for 3 years and 7 months
I have been a resident of Boardwalk Rental Communities for 3 years and 7 months. Unfortunately, this unit is not up to date. It was only cleaned and repainted when I moved in. The bathroom sink has a big hole that has never been fixed. The toilet frequently backs up, and I have had to call their 1800 line to send a plumber from Calgary, which takes about three hours. I had to sit and wait at 1:00 am. They never replaced the toilet. The fridge is not working properly, causing food to go bad. The stove knobs keep falling off, and they have not provided replacements. The carpet is old and dirty. The floorboard heater makes loud noises for over an hour at a time during the night, disturbing the tenants in the building. The kitchen pipe is dripping, and they have been unable to fix it as there is no turnoff for the water. With Covid-19, they only clean maybe once a week. They shut off the water without any notice. The stairs are dirty and smell of dog urine.
Due to my health issues, I obtained a medical letter from my doctor and sent it to the building manager. However, she started shouting and lying, and she won't return my calls. The assistant called me and asked me to come to the office, but when I went there at 2:00 pm, she was out for lunch. She told me she had to eat too, which is not my problem. The office clerk was crazy and rude, talking to me as if she owns the building. She called and shouted at me, displaying no customer service skills. She should be fired as she is a bad representative for Boardwalk.

Every person on this site that gives BOARDWALK a positive review has either been paid to do so, or is in fact a staff member trying to cover over the numerous issues with pests such as bugs, German cockroaches, mice, pharaoh ants, or larder beetles. Management is consistently rude, inconsiderate, and biased. IF you would like to have your hot water turned off at night, rent at Boardwalk. IF you would like to pack up your belongings into plastic bins every 3 months so your property can be saturated in chemicals, rent at Boardwalk. If you want to live beside individuals struggling with substance abuse, including pill-popping junkies, methadone junkies, drug addicts, and gang members, rent from Boardwalk. IF you would like to find needles in front of your rental office, rent from Boardwalk. IF you want to be called a liar and threatened with eviction when you make a complaint about your living conditions, rent from BOARDWALK. If you enjoy having your life threatened because you won't open a locked door for a drug addict, rent from Boardwalk. Terrible landlords that pretend to be friendly, but really are completely insincere! They will cry foul if you swear and another associate is around, but if you are alone they use strong language. The buildings are infested with bed bugs (unit below me sprayed six times) and they have mice too, outdated wiring that constantly blows the fuses, while all they do is superficial repairs so they can increase the rent and do not address the issues. In my 16 years here, they did not maintain my suite, it was dirty and unpainted, with nicotine running down walls and light fixtures when I moved in and I had to call the Health Board to get my carpets cleaned, which were full of cigarette burns and so dirty my baby could not crawl on them. They recommended they be changed and it took 13 years of fighting to get ONE level of carpets in my townhouse done! They constantly used my disabilities against me, like having to empty my suite for carpets to be done, while others just move stuff to the other side of the room. They singled me out for things like making my deck nice? I got an eviction warning for my flowers and now they are doing contests for the same thing? They charge anyone low income that is being subsidized way more rent too...my unit is currently $***, nothing included, and they are renting it now for $*** with some utilities included? Taking advantage of our most vulnerable! Coupled with the constant noise from "maintaining the grounds" aka inhaling fumes from leaf blowers and because I am near the leasing office I get to listen to their staff using strong language and smoking right below my deck. They park their vehicles and leave them running so the air intake sucks the exhaust into my home. Stay away from them if you want any peace in your life!

Why is your riser system not working in this building because if it was working you should NOT have to be turning the water off in this building constantly! Clearly your riser system is NOT in working order and isn't functioning because if it was then you wouldn't have to turn off the water to the whole building! If you had a functioning riser system and isolation valve shut off system. Turning off the water to the whole building to fix ONE leak is just inefficient. And you are turning off the water from 9 am to 4:30 PM to fix ONE leak, come on, that is just impractical. And you are not providing any porta potties for the residents either, and you are turning the water off for 7.5 hours. I also work out in the morning as well, and you are turning the water off at 9 am, come on, how am I supposed to shower and clean up? You are constantly turning the water off in the whole building, clearly the building is not being properly maintained. The management cannot turn off the water to the whole building for 7.5 hours and leave the tenants with absolutely NO toilet system, this is unacceptable! I have lived in buildings where they may only shut off the water in the whole building one or two times a year, here you can do that in a month! I don't agree that shutting off the water to the whole building is the right thing to do. You should have your isolation valves and riser system working in this building, and clearly it isn't because turning off the water for ONE little leak means that your riser system is NOT functioning properly, even though another person at Boardwalk has mentioned that it is. Clearly it isn't working in this building, and clearly you are not properly maintaining the plumbing system in this building. You are also not providing porta potties either day, and you have it set to be shut down for 7.5 hours. And I have seen you have the building water shut down for 7 to 8 hours in this building before. You clearly don't give a damn about the residents or the minimum housing standards, you are a horrible company Boardwalk! The water gets shut off in this building to the whole building multiple times sometimes a month, here clearly you can't get a working riser system in here. Under the Minimum Housing and Health Standards, it states that the management should ensure the proper functioning of the plumbing system, including the riser system and isolation valves, to avoid frequent water shut-offs. You people at Boardwalk have no clue on how to properly run the building, you are constantly turning off the water multiple times a month. You don't shut a whole building down for ONE leak, you should have a working riser system / Isolation Valves in the building, which clearly you do NOT! Even when you do have to shut down the whole building, it should NOT be for ONE little leak, you should be doing multiple jobs while the water is shut down. I have discussed this with the management previously, and clearly they still don't get it. And don't lie to me, you haven't discussed this with any competent maintenance worker, you are full of it. I want to know the full name of the person at Boardwalk you spoke to. I am so sick of this poor management who has no clue how to properly run this building! The management is absolutely in no way fair to the residents of this building, shutting off the water that long, leaving us with no toilet system for 7.5 hours. You are not complying with all health standards either, you are violating minimum housing standards, and you can't even get your riser system in this building working properly so you don't have to turn off the water to the whole building to fix one leak. Get your manager immediately!

So tonight around 3:30 PM, a notice was slipped through my door indicating that on March 10, the water supply will be cut off again. I'm compelled to question the functionality of the riser system in this building. A fully operational riser system would negate the need for frequent water shutdowns. The current state of affairs suggests that the riser system is not in working order, as otherwise, there would be no necessity to disrupt the water service for the entire building.
The decision to turn off the water from 9 AM to 4:30 PM to address a single leak is perplexing. With a functional riser system and isolation valve shut-off system, such a drastic measure should not be required. Moreover, the absence of portable toilets for residents during this extended period is a significant oversight.
My morning routine includes a workout, and the water shutoff at 9 AM disrupts my ability to shower and clean up afterward. This constant interruption of service is a clear sign of poor building maintenance. It is unreasonable for management to deprive tenants of water and toilet facilities for 7.5 hours. In my experience, it is rare for buildings to have their water supply interrupted more than once or twice a year, yet here it seems to be a monthly occurrence.
The right course of action would be to ensure that the isolation valves and riser system are fully operational, which evidently they are not. The necessity to shut off water for a minor leak indicates a failure in the system. Furthermore, the lack of portable toilets during the shutdown, which has previously lasted between 7 to 8 hours, demonstrates a disregard for the residents and minimum housing standards. The frequency of these shutdowns suggests an inability to maintain a working riser system.
According to the Minimum Housing and Health Standards, there are clear guidelines that must be followed. It appears that the management at Boardwalk is not adhering to these standards, as evidenced by the repeated water shutdowns. Shutting down the water supply for the entire building due to a single leak is not justifiable when a working riser system and isolation valves should be in place.
In the event of a necessary shutdown, it should not be solely for a minor leak; multiple maintenance tasks should be addressed simultaneously. Despite previous discussions with management, it seems the message has not been understood or acted upon.
I am extremely dissatisfied with the management's inability to run the building effectively. The prolonged water shutoffs are unfair to the residents and do not comply with health standards. The management's failure to maintain a working riser system results in unnecessary inconvenience for all residents. I demand immediate action and the full name of the person responsible for this decision.

Every person on this site that gives BOARDWALK a positive review has either been paid to do so, or is in fact a staff member trying to cover over the presence of bugs, German cockroaches, mice, Pharaoh ants, and larder beetles. Management is RUDE, INCONSIDERATE AND BIASED. If you would like to have your hot water turned off at night, rent at BOARDWALK. If you would like to pack up your belongings into plastic bins every 3 months so your property can be saturated in chemicals, rent at BOARDWALK. If you want to live beside pill-popping junkies, methadone users, drug addicts, and gang members, rent from BOARDWALK. If you would like to find needles in front of your rental office, rent from BOARDWALK. If you want to be called a liar and threatened with eviction when you make a complaint in regards to your living conditions, rent from BOARDWALK. If you enjoy having your life threatened because you won't open a locked door for a drug addict, rent from BOARDWALK. If you like the idea of arguing with [censored]s, untrained in-house contractors, people with no training and biased bigoted opinions of management, rent from BOARDWALK. If you want a bit of unreasonable in your life, if you're looking to live in a perpetual infestation, if you like smelling dog waste on your balcony, or crack smoke wafting onto your balcony, rent from BOARDWALK. If you would like to present yourself in front of a judge to defend yourself against a business that would lie just because they can. If you want to contend with subpar living conditions, if you like getting scalded during your relaxing shower, if you want to influence your health in a negative manner. IF YOU WANT PROBLEMS, RENT FROM BOARDWALK.
Please find somewhere else to live! Lived in a boardwalk apartment for 20 years and it got worse every year. When i finally got out they tried to charge us for an exorbitant amount for nonsense.GET WRITTEN COPIES OF EVERYTHING! do not take their word for anything if your don't want to get a bunch of erroneous things billed to you. One of the worst companies i have ever had to deal with.
2hy has this places not been checked on boardwalk rakes people into ridiculous amounts of rent they do an extensive search on you it is ridiculous these places are usually dirty the whole building needs to have water turned off and it is poor living conditions they band aid apartments and townhomes
