In November 2016, I stayed at the Historic Powahatan Resort in Williamsburg, Virginia. The morning I checked out, they offered me a 4 day / 3 night stay for $150 - I said yes as it appeared to me a great deal. Turns out, it was a timeshare trap where my wife and I both have to go and our newborn child cant come. Waste of $150. I will never stay at a Diamond Resort venue again, as their untrustworthy and deceptive behavior is contrary to professional.
Now, my phone and my wife's phone rings all day, every day, from Diamond Resorts harassing us to stay with them -Please stop calling!

I was in Cancun Resort in Las Vegas for a week I have reserved for vacation. As usual there will be a complimentary greetings from the staff and they will direct you to Diamond resort office where they will tell you to attend a presentation about your stay and a promise of making sure that you will have a pleasant stay for the week. That is the trap set up for you so that they can hold you in their office for hours and hours with a seller that will mislead you into buying more ownership with Diamond resort. I fell for it I was offered Platinum membership for 50, 000 points and a promise of using the points for the annual maintenance fee. Then came the day when I went to Kona Hawaii for 4 days it is a trip they gave me for upgrading my ownership to Silver. It is where I was informed by a representative of Diamond resort that I did not have Platinum but a Gold and that I only have 30, 000 points. To make this short I am now in a process of cancelling my ownership with all payments made to Diamond Resort. I hope that I can get my money back and that all lies by Diamond resort to all their clients will haunt them for misleading people into believing the lies and write a different version in their contract for victims to initials and sign.
EdwardQ were you successful in getting out of your timeshare? We upgraded a couple years ago to what we were told was Platinum. Even when you log onto their website it states our status is Platinum. We did an owners update a few months ago in Kansas City & was told we were not Platinum but Gold. How can that be. I am so sick of always being told one thing & finding out later that is not the case. Would like to know how too finally get out from under these people. It is to bad they all operate like this, they really could have a good product if ran on a honest basis.

My friend was recently sucked into the sampler and has tried contacting Diamond Resort with her complaint, she was mislead, held for 4 hours, and pressured into buying by 4 different sales persons working in tandem. She too stayed at the Cancun in Vegas and was promised a vacation in Waikiki Hawaii with her purchase, but as it turns out it is not in Waikiki but rather another island. They have now threatened her with going to the Credit Bureau.
Seeking help, what have you done to stop these threats? Is there anywhere to go for help?

My wife and I went to Las Vegas . It was the first time we 'd gone. We walked into the hotel approached what I thought was the registrars desk. Instead in was a Diamond Resort sales crew. They immediately began to tell us of the "free gifts" we were to receive if we go to a sales pitch which would last about 2 hrs. The salesman wouldn't stop talking and every time I asked about the location of the registrars desk ...he would insist we listen with an open mind and hear him out. Tired and worn out from the long trip we agreed to go to the sales pitch.
The next morning, we went sat through a sales pitch which was derogatory at best. They told us it was our duty to buy a time share and will to our children. Because the heirlooms or "stuff" is worthless to our children and that it was out duty to make vacations available to our off springs after we were dead. The speaker tried to guilt us into buying the time share all the while saying it was a necessary purchase for our own good.
After being tortured by this guy for an hour, he finally wrapped it up by showing us very nice pictures of condos, resorts and a few very nice vacation spots.
Then they sent us back to conference room 1 and hit us with the real high pressure tactics. Now I was up against a very young kid with no real sales experience, but he made up for this by dragging us through another hour of questions and answers. He wouldn't take no for answer. He finally dragged us back through the hotel and up 20 floors to view one of their finest sweets. I was not impressed. Then back down to the conference room where he tried to con us one last time. I said no not interested.
Then, , , , he says wait a minute. Ill be right back. The kid knows we want to get the hell out of there, but continues to hold us hostage. Then along comes another guy who moves to yet, another table where puts on the pressure, but y a lower price. He kept trying to guilt me buy. Using statements id made earlier about my financial information and retirement plans. I finally looked the guy in the eye said NO #$$%%%. He then showed me to door and said " your gift is down the hallway on the right". He tossed us out of there like we were criminals who'd committed upon them.
I asked him to clarify...as I wanted my free gift an was not leaving with out it. I then went down the hall to collect my free gift . The woman at the counter handed me a coupon for a free dinner, show and one night stay at one of their hotels. She then asked me to advance DRI $150 for the free room they just offered me. I said your nuts...no way. This is supposed to be free gift. Wait..there more
She then sends me to another counter where they were supposed to return my $40 i gave them for a guarantee show up. Yep thats right i was dumb enough to let them take $40 from me at the beginning of this dam sherad. This is now the 8th person I have dealt with since this nightmare began. He tells me my $40 has been credited back to my card and I am good to go. Except, now he says I have to give them a $100 for the complimentary free room they had just gave me. I could not believe it!

High pressure sales tactics with many sales people involved . the They run you through a maze of rooms with people who play on human emotion to make the sale. I am a Diamond Resorts owner, and my wife and I stay at the San Luis Bay Inn resort in Avila Beach, CA every year. First let me say the Diamond Resorts concierge "Jake" was awesome. Had it not been for him I would have been upset and possibly just left. Let me explain, last week while vacationing there from 11/27 to 12/2, I decided to attend the Membership Update class to learn about new changes and consider upgrading my membership to include more points. You all know the deal… A staff member asks you to sign up for the Time share update and offers a gift. Generally, I avoid the class like most do but after speaking to Jake we decided to attend and were promised a gift for going. We were scheduled for the 12:45 meeting the next day. That day, my wife and I walked to lunch then back and arrived with about 10 minutes to spare. We walked into the conference room and were met by a young girl from Diamond resorts and the hostess of the class. They informed us we needed picture ID. I had mine but my wife didn't so they turned us away. I understand policy, but the girl's attitude was particularly rude and offensive. She would not allow us in with just my ID and our key (we are married and both owners) so we went to get my wife's. I made a joke we may not return if they make us leave and she rudely said " that's your prerogative we don't need you here" or something to that effect. My wife and I went to our room and found her ID. We returned and it was just about 12:45 on the spot. A fed Ex delivery walked guy in with us so the Girl told us to wait and spoke to him, rudely as well I might add. She finally sent him away to find another employee to deliver to, but the process took her a couple minutes. So, by the time she focused on my wife and I she stated "oh no now it is legit past 12:45 you can’t come in, and turned us away. Yes, just sent us out the door. I was shocked and the further I walked away, the madder I got. I don't appreciate things like this happening on my vacation, they affect my relaxed state and ruin at least a small part of the entire vacation. I returned to the concierge desk and told Jake what had happened but was mad enough I told him I didn't want to go to the meeting anymore and asked he not pressure me about it anymore. I told him I would learn anything I need to online. He said he understood and insinuated it wasn’t the first time this has happened with this girl. My wife and I left to go do something else in town to relax. Later, Jake told me they called again and told him they would allow us to return if we wanted to but we had left already. I must say; the rude attitude I was confronted with by these girls, the first one especially, really made me feel bad. They acted as if I was an inconvenience to them, like I was on their time when it was really the other way around. I am the paying customer and they are in the hospitality business. Jake was very nice, but the other girl “Robin maybe?” and the supervisor of the membership update were not. They no more wanted to look at us than assist us or welcome us. They spoke down to us and seemed to care less. Now I find myself questioning Diamond Resorts and Wyndham with every contact. I’m afraid the quality of customer service has dwindled. We enjoy our vacations, including our annual trip to the Avila Beach area, however, we have already begun considering other places to stay. I’m not sure I will stay at this resort again. We will see. It doesn’t make for a happy vacation when the club you pay to own a time share at disrespects you like this. I do not normally speak out or complain, although you wouldn’t know from this email. I am just very insulted and can’t even describe this situation well enough to illustrate they events that took place. I understand you may not consider this a big deal, and I don’t expect or want anything out of this so please don’t think that. I do think someone should deal with the way they treat people there and even pat Jake on the back. He is a good employee. I know this survey is for Club Wyndham but Diamond Resorts is set up in the resort and represents it as much as any other employees. What happens there is a reflection on all. September 14 2022 was the day I will never forget. My husband and I were in Branson Mi. at a diamond resort. This is when we were told that we were under paying for our points and that there was a deficit of thousands of dollars. If we didn’t take care of it a lean would be put on our estate and our children would suffer. So, I signed all these papers which made us members of HGV and diamond because of the merger. My maintenance fees would be 4x what I was paying. There was a credit card taken out in my name and 10,768 dollars was put on it. I thought it was to take care of the debt owed to Diamond. I was told I had 5 days to cancel. This was so stressful. When I returned home I called the rep I dealt with “Ivan”, and told him I wanted to cancel. This was 3 days later. I was told by Ivan that if I payed off the credit card I would have no diamond or HGV timeshares. I guess no one told Diamond. I called to find out why my maintenance fees were so high and was told I had purchased additional points. What a surprise! I just want out. What to do?

In 2009 I was pressured by Diamond Resorts to purchase a time share. Included in the offer was access to a large number of discounted rentals. The sales person even showed us how it worked, by quickly demonstrating how easy the system was.
They also gave us vouchers for a couple thousand dollars that could be used for future bookings. Upon arriving back in Oregon, I tried using the discount access portal as demonstrated. No luck, as nothing anywhere near where we wanted to go.
Fast forward a year or so later, despite repeated attempts, we were never able to find discounted or regular booking options in Hawaii, or anywhere else. And that was about the time we were also hit with a HUGE special assessment.
This was also about the markets crashed and I nearly lost my business. Nor has things recovered in the years sense. And now, they have sent me a demand notice for payment in full on the $8, 441.50 they claim I owe.
That said, my only partly paid asset is my primary residence. But other than that, I have no cash and am just barely keeping my head above water financially month to month.
Having said that, is there any realistic answers? Unfortunately, in Oregon the primary home is still an asset, so now way to file a bankruptcy. I guess I could enter a reorganization, but that seems unreasonable considering my total debt outside of the home and car is under 10k.
Is there any way to deal with Diamond Resorts, short of bankruptcy?
Time shares have been known for decades to be a huge ripoff. So, like, you just found out? The hard way. If you can't afford something (and obviously you can't) put it off until you can, foo!

My room was broken into around 150 pm on august 17th by a staff member who makes the beds in the morning. The said individual works for a temp agency called liberty who is subcontracted by diamond. The said individual was already previously released or let go by the company and management was unaware that he was rehired for reasons i do not know. I met with house keeping before the incident to do a quick towel exchange and the house keeper marked my room off of the list as i requested and i put a do not disturb sign. I walked by the individual who broke into my room and had a quick chat with him prior to the incident and felt suspicious about him. Later on when i returned to the room i found some possessions missing around 600 dollars worth of items. The hotel later caught the individual but would not notify me as to whether or not i am getting my belongings back. I was offered no additional stay at another sister hotel or any of the sorts. I requested to move to another room but the room i was moved too was a tad smaller than the other. My 9 year old daughter now is scared to be anywhere in the hotel and has asked if we could leave our vacation early to head home where it is safe...I find this very unacceptable as more needs to be done. The best answer i have received is that a company in alas vegas is handling the situation because that makes sense right? There has been zero communication in regards to the current situation. I have not notified the authorities as of yet because management is supposed to inform me as to whether the individual has taken my offer or not. I could not even get a clear answer if that was offered to the individual who took my items. Julie christian offered as much assistance as she could offer as she proceeded in a manner such as her hands were "tied" and could not assist me with any further information pertaining to the situation as it was in "alas vega's" hands. A pair of gucci sunglasses and a hero 3 gopro hand held action camera were removed along with a $20.00 bill and roughly $12.00 in one dollar bills for the trolley passes as they do not issue change. I however was offered a meal for two on the house but i am here with 18 people so that does not serve me very well. I will seek further legal assistance upon returning to northern virginia but in the mean time the authorities will be contacted in the am to file a report before i exit the hotel. I have been up all night not being able to sleep because i am worried another staff member will come back even though i was relocated, it is a terrible feeling which is why i am cutting my families vacation short and i am leaving promptly after speaking with local authorities. I am visiting here with 2 other owners who expressed that i should switch to ocean beach club since this hotel is unfit.

My wife and I originally purchased our week of time-share (land lease) at Ka'anapali Beach Resort decades ago, when it was originally an Embassy Suites Resort. It was a delightful resort, with a great on-site restaurant and a daily free cocktail hour for owners to mingle. Not too much changed when it was acquired by Sunterra. But in 2008, when the resort and Sunterra was acquired by Diamond Resorts, everything changed. DRI promised us greater benefits and less risk by signing over our actual ownership in the resort (one of the few in Hawaii that owned the land it sat on), and instead gave us "points" in a "trust" that they said would protect us from lawsuits, and give us membership in their "Club" that would make hundreds of their properties available to us. At first nothing changed, but soon we were hit with a special assessment for repairs of the resort. Then the restaurant was closed and the free cocktail hour cancelled. Then we were hit with an astronomical special assessment for repairs at the sister resort at Poipu Point, now part of DRI's "Hawaiian Collection", a misnomer, since the only two Hawaiian properties originally from Embassy were ever included. (The rest of the collection came from the US, and was changed a number of times). We were constantly promised that DRI was in the stages of planning other resorts on Oahu and Hawaii (The Big Island), but all false promises, though they did make "affiliate" arrangements with other island resorts, all with the caveat that the would not necessarily meet the standards of DRI. (An understatement!). In the meantime, CEO and President Klubeck went on TV as an "undercover boss", touting the virtues of Diamond's service and standards. We were also told that DRI had secured a billion plus loan for expansion. We were NOT told that DRI went public, and not long after, Klubeck cashed out with his fortune. What we did experience was that DRI continually changed the rules and our benefits, and raised our maintenance fees. A virtual Ponzi scheme, they sold more and more memberships without increasing inventory, making it harder and harder to secure reservations, even though as Platinum members we had (supposedly) first priority in booking in both the Hawaii and US Collections. The nail in the coffin was when we learned that DRI had changed the rules so that, if one sold their points to a third party, that party had to purchase an equal number of points directly from DRI if they wanted to have membership in the "Club". This meant that, even if we gave away our 50, 000 points, the new owner would have to pony up around $8 per point for another 50, 000 points (that's $320, 000) if they wanted to belong to the "Club", and be able to have access to Diamond's other properties, or trade their week through Interval. Given that our maintenance fee has now risen to nearly $9000 a year, there is no way that anyone would even accept our points for free, let alone buy them. (It would cost them nearly $18 K/year in maintenance fees!). The only option DRI has left open to owners who can no longer afford maintenance fees that now approximate the actual cost of simply renting on of their condos, is one that they clearly have planned for all along. They allow you to give back or relinquish your ownership to DRI. Of course, the final insult is that they charge you to do this. It costs $250 per contract to do so. Since we made four purchases of points during our ownership, this means we are paying $1000 just to give away our Platinum points to DRI, who will then turn around and sell them at a hefty profit.
We are actually one of the fortunate ones, since we bought in early before DRI, and enjoyed many vacations before the rip-off began. Our cost per point averaged less than $1.50 per point over the years. Heaven help the suckers that pay the current rate!
Bottom line: DRI is a ruthless, heartless, scam of a company. I wouldn't doubt if the whole thing collapses at some point. I do know that, when we contacted DRI to relinquish our points, that we were informed it would take several weeks more than anticipated, because so many were doing so. And one further point: the minute you express desire to relinquish your points, you lose any unused points or vacations. So plan accordingly. And DON'T use the many other legal firms who promise to get you out of DRI. They will charge you $1000 on top of DRI's fees. All you need to do is contact their Inventory Recovery department.

I continue to receive unsolicited telephone calls on my cell phone from Diamond Resorts representatives of varying Diamond Resorts.
My cell phone number is registered with both the United States and Canadian "Do Not Call" registries.
Each time I ask the caller to remove my name from their list they tell me they are unable to complete the request because it is in Diamond Resorts solicitation list provided by head office.
To my knowledge I have never requested or given authorization to a Diamond Resort member to use my cell number for solicitations.
Whether I have or not, please arrange for the immediate removal of cell phone number [protected] in the name of Ernest Morgan, and respond to this request to acknowledge the complaint.

Thanks for holding me, my wife and my 1 year old son hostage.Came in for an "Owners Update" was told it would only take 45 min.
Came in at 8am wasn't "ALLOWED" to leave until 2:30. Was only on vacation for 2 days, Yesterday and Today. Cant enjoy my vacation today since I have just spent 7 hours of my vacation being told that I had to wait. I have to checkout tomorrow.
This is the third time this has happened to me, should have known better. Grand Beach, Polo Towers and now Greensprings Resort in Williamsburg VA. Shady sales tactics. Lack of empathy and unwillingness to take "NO" for an answer.

I will not be recommending your product, in fact I will make it my lives mission to make sure people do not sign up for your terrible package. Heres the rub, I was told after all this waiting I would get a gift card, guess way NO CARD! No Gifts, Nothing.
If you want to actually take a vacation and enjoy it without being forced to sit in an office for 7 hours then AVOID DIAMOND INTERNATIONAL. I had 2 specifically bad Sales reps here Andrew Fernando, wouldn't let us leave even when my Son needed food. Went and got food so that we could STAY. My son needed a Nap, he said, go give him a nap and then COME BACK!
Right, because thats what I want to do on vacation, spend time with Andrew Fernando all day. Then Jeff Regier got involved. He actually corrected Andrew 4 times in front of me for not clearly explaining what was going on. Once I figured out that they wanted me to spend 30K More, I was out.
My wife flipped out, took our son and stormed off. No restitution. Nothing, no sympathy from anyone. I plan on seeking legal council with a large number of other angry Diamond owners to seek compensation in the form of monetary restitution.

If you want to get out of their horrible sales pitch, which is so full of lies, manipulation and threats, start speaking very loudly so that everyone in the room knows how much you dislike their company. They'll swarm you with security, touch you, demand you leave and threaten to call the cops if you don't. I'm an owner and I was appalled at their latest "member update" and this is how they treated me. It was horrible.

we own two time shares in kaanapali beach club. When we joined our maintenance fees were 650 per now this year they were over 3400 dollars for the both. every year I call and complain and every year they have the excuse that they had to do some kind of work to the place or others places. It is a big scam! You cant do anything about. I also joined the club so we could exchange for other destinations. That also tripled in price.Another scam. You try to make reservations but rarely get anywhere. These people should be put in jail. If you buy from diamond resort. Buy knowing you are going to be scammed. Good Luck
Complaining on this site is good, but nothing will change if owners don't file a complaint with the Attorney General of the state you did business in. There has already been a class action suit filed in Hawaii in 2013 about the Poipu Point on Kaui, so there is precedent. The Consumer Financial Protection Bureau is looking into Westgate timeshare, so file a complaint with them too, as many of the issues likely to be uncovered in that investigation are also issues common to Diamond. It's a very important investigation, because the Westgate petition to set aside the investigation was denied, allowing the CFPB to investigate sales and marketing as part of lending. The CFPB normally only investigates lending. That was why I had trouble filing my complaint. My complaint was submitted orally while Henrietta typed it. She was very patient and had trouble submitting it too. After some research, she learned about the mortgage section that needs to be selected. The CFPB told me they are accepting complaints even if there is no mortgage outstanding. Diamond is planning to take the company private so that venture capitalists can earn an anticipated 30% internal rate of return. CEO David Palmer has earned $19 million in two years. I don't begrudge CEOs from making that kind of money, but not through exploitation like you describe in your complaint. The AG office and the CFPB are user friendly. My complaint is about Diamond not allowing owners to sell their points through licensed timeshare brokers due to the restrictions Diamond has placed on the use of secondary points. Licensed brokers will buy and sell many other point programs.

I purchased my first points in 2013 I have a large family sat in a four hour sales pitch meeting with three people from diamond resorts offering the best vacations at a savings for my large family I have tried numerous times to book and never anything available one of my questions to the salesman was will we be able to travel to various resorts in different locations oh yes we were assured as soon as I got home looked online and called to book our next vacation and no availability for a year out at any location we were looking for. I have tried to book year after year and nothing Called to complain never a single person to answer the call and the sales person some how disappeared and doesn't work for them anymore. I pay almost three thousand dollars in fees for nothing a year can't sell because no one wants to buy something they can pay less for everyone they travel this timeshare and whole company is bull crap to take people's hard working money. Please stay far away from this company and don't let them full you into upgraded you still won't get availability.

SCAM: These guys are big scam. They try to sell you stuff and when you don't buy stuff from them, there reps harass you and starts saying racist comments. It happened to me in Las Vegas. In the beginning, the ask you to attend only 90 minutes presentation and that's it. Later they will make you hostage for 6 hours. Please do not attend presentations from these guys. They offers they give you are complete lie that says free stay for 2 nights and 3 days in select diamond resorts.

Just spent 3 hours sitting through the promised 1.5 hour presentation. In approaching this warning review, I could break apart the experience as Diamond Resort would expect, one with sales agent, manager, etc... however it makes so much more sense to "review" my experience more like attending a play presented by the local amateur players. The show started with a typical street scene where we meet Luke, the somewhat beaten-down character who recently escaped the throws of the Mainland to spend his days in Kona luring couples to the easy-breezy timeshare presentation. Although his math showing the deep discounts he promised later is proven to be a - spoiler alert - "false, and oh, he must have had old rates", Luke after the opening scene magically disappears never to be seen again in the comedy of errors. I suspect he was actually the man behind the curtain later in the play. We arrive on-time for our appointment with Diamond Resorts, and meet Bruce. Kona's newest star salesman who reminds us with pride that he's really supposed to be running a booze-cruise in Waikiki but "the man" has ruined that city. Seems Bruce is destined to ruin Kona all by himself! Bruce's character is not inviting but rather that of a cranky middle-aged middle-American failure who has decided he's really going to make it happen...and selling bogus timeshare is the answer. The weakest of all the characters, it could do "ol' Bruce-ster" some good to read the script before hitting the stage. Fumbling lines, sales pictures, faking nonsense equations on a writing pad...the whole scene with him is painful every step. When Bruce can't close the deal, he sends for the big guns. This is where the play took an interesting turn not seen by this reviewer before. A magic piece of paper shows up proving that in a far off time (a time nobody seems to be able to place an exact date), a prior offer equating to 1/4 the price being offered by Bruce has been decreed by the mysterious King of Diamond Resorts. An army of sweaty guys reminiscent of car-salesmen appear onstage and can't believe their eyes as they look upon the magical parchment...to be a fair review, their performance was a valid attempt given casting no better than the typical high-school football team trying their hand with an Agatha Christie murder mystery. "Well, we are liable and must honour the price" says Bruce-ster, which is when I started wondering if Luke, who lured me into this mess in the first place, was actually on the street because he, by law, HAD to inform the neighbours that he was capable of luring, deceiving and, er, um, making me "feel" good about this "experience". Next time I'll be wary of that "this will be our little secret" feeling from the street guy. The final closer, Gerald, looked up from his outdoor seat to assess the approach he'd take to really show Bruce-ster how to close a deal. Anyone could tell this guy meant business...and I'm sure around the dinner table he's the first to remind you of his prowess selling "thin air", or in our case "Diamond Resort Vacations". The numbers flew, next one hard close, a second, a third. My wife and I were left wondering how this play could end in such tragedy. It seemed all involved were disappointed with the outcome. Like...Bruce was really bummed, man! As the play drew to a close, the remaining business of the special discount was poorly handled, and needed better follow-through. I blame Luke with those outdated facts and figures. Oh creepy Luke! (the lure is so much easier than fulfilling the promise). On a good note, this rag-tag band of players validated my parking! So all-in-all even though the play is terrible, the characters were completely underwhelming and the story made no sense...the parking at the Royal Kona is aces. Needless to say...run as fast as you can away from this disaster of a production.

So diamond resorts has me listed under 3 separate account numbers. I am paying the dues but they say I'm not. I've sent proof over and over. They put me into foreclosure unless I paid just under 1700 dollars in additional fees. Last time it was over 2000 dollars additional fees. They say I have to pay and then file with another department to try and prove I've paid. Even though I have yet to get my money back from 2 years ago when they last pulled this on me! I sent the money order just like they required and they refused to sign for it. They are scamming me out of the timeshare! Right while I was trying to sell it! I have read too many comparable stories like mine...shouldn't this company be looked into at a federal level at this point?

Please be advised that some salesman lie that work for diamond. They tell you one thing then slap you in the back with another. They had me thinking that becoming a sampler member I would have all privileges as an owner not so. I was not able to visit a special resort to propose to my now fiancé at her dream location. You have just proven to me that being a diamond member isn't worth it because you told me we could but then you guys bscked off
Here is something else they never tell you. They hold your money for ransom.
" If you have not already done so, the equivalent of six monthly payments, or $1, 000 paid on the Sampler account, whichever occurs first, must be made before travel. Reschedule requests must be made at least 30 days prior to check-in and are subject to availability and a $75 administrative fee".
Here is another thing they fail to tell you. They also force you to make a $300.00 deposit on the reservation and it is not refunded until 7-10 days after checkout to make sure you stay for the presentation.
Please please be aware of of these people and how they fail to explain the facts.
I had the same experience. We purchased the Sampler package and were told we could stay at any of Diamond's resorts. When I went to book a vacation, I quickly learned this was not true. We were also told we would have to attend "refresher" presentations when we traveled on the Sampler. We recently attended our first one and the presentation lasted three hours. They told us the people who sold us the Sampler weren't actually DRI employees and are no longer used by them.

My husband and I originally bought our timeshare from Kaanapali Maui. We paid over 40 thousand dollars and went through escrow for the property, which was paid in full. It was supposed to have a set yearly timeshare fee. Every year they would tack on additional improvement fees that were from 1500 to over 3000 dollars. It was insane! Then Diamond resorts bought it out and set there would be set fees and no more extra fees. That if we wanted to bank our week it would pay that years dues. Since 2012 I have tried to bank the week in exchange for the dues to no avail. I have paid the fees every year. Now I received a letter that they are foreclosing on me, and that I haven't been paying the fees. I have proof from my bank of every payment. The bills that have been coming the last few years have different account numbers, so it looks like the money has been going into different accounts. They are giving me the runaround. They want me to pay almost 4000 dollars in back fees now. I think they just plan on foreclosing and I will be out all of this money that I paid! Can't we sue them for all this fraud I see them perpetrating on so many owners? There should be a class action suit against them!
maintenance fee increase
Purchased our timeshare in 2009; yearly fees were approx $700. Diamond Resorts International took over the property in 2011. Fees started increasing and have continued to increase. Just received my statement, and my fees due are almost $1200! I posted a complaint on Twitter re: the increase. DRI phoned my cell, gave excuses (the fees are for a "reserve" for my property). I let them know that I'm not an isolated case - if you Google my resort name, you'll see owners at my property all over the Net, trying to get rid of their timeshares for simply the transfer fee (or in some cases, basically no fee at all). As a solution, DRI offered for me to surrender my property to them with NO PAYMENT to me (and this was AFTER I let them know that we're not a hardship case - that we're simply considering selling after the first of the year because they keep raising fees.) Instead of offering a reduction in fees or some other rational solution, they instead want me to give them my property! I told them that if I decide to give my property away, it will NOT be to them, and that I will let others know what they are doing. I was so insulted by this proposed "solution" that I hung up on them. They then sent me a DM on Twitter that they "take threats seriously" and would remove any future posts. Really? Telling others about their tactics is interpreted as a 'threat'? If so, then I guess every complaint filed against them with the BBB is a threat. For the record, I take seriously the fact that they keep jacking up our ownership fees and then tried to get us to surrender our property to them (we are not behind on our fees). MY ADVICE TO YOU: If you're thinking of buying into a Diamond Resorts property, RUN, don't walk, away from that deal. The founder of the company may have appeared charming on Undercover Boss, but this is a company that has demonstrated to me personally that they don't care about their owners. You'd better have $$$$$ if you buy in, thanks to their ever-escalating fees. I would never, ever buy a property owned by this company, and it's just too bad for me (and the other owners at my property) that they acquired our resort.

In August 2015 we went to an "update" breakfast at Polo Towers. After 4 hours of saying no we gave in to the high pressure and bought a sampler on the premise that it would protect our future cost of purchase for a higher level of Diamond ownership. We got taken for the third time. We have now tried to no avail to book our dream vacation for 2016 at Sedona. No dates are available. No surprise. Now I have a tremendous debt load, two contracts and a sampler that we cannot use at our convenience even a year out. And to top that we have surrendered our last RCI location to Diamond Resorts, were given a year's worth of Interval and useless Diamond points. By the way, when my wife and I went to Williamsburg under Interval in February 0f 2015 for our honeymoon, we were told by their sales rep that we were "liars" and that our Diamond Resorts package was not worth the paper it was written on. Odd for one of Diamond Resorts affiliates to act that way. I am going to pursue any and every legal remedy I can find to remove myself from this juggernaut that threatens to take away any and all pleasant vacations for the rest of our lives.
Almost exact experience just last week. When I was trying to clarify what the Diamond Rep was saying, I gave specific numbers with a specific scenario, and she agreed with me that I understood correctly. I understood but apparently she has selective memory because when I went to her supervisor with the situation, she denied having said the things she said, and we, too are stuck with a sampler package that is worthless. If you are looking for a timeshare, PLEASE DO NOT BUY DIAMOND INTERNATIONAL!
