Embassy Homes I told my builder about some stuff that needed fixing under the one year builders deal in early January

I told my builder about some stuff that needed fixing under the one year builders deal in early January. I said that my yard has drainage problems. The water just sits there and has made my yard all sick. It's killed a big part of it. It's gotten so bad that it's washing away parts of my yard and now there's gravel where there used to be grass. My pet got hurt from a hole where the water is washing away the yard. I'm also having trouble with the locks on both my front and back doors. This is a big deal for my family's safety. I've called and left a bunch of messages for different people at Embassy over the last month and nobody has gotten back to me.

Our house is 3 years old and the wood on the outside is all messed up and falling off. We tried to talk to Embassy but they didn't say nothing back. We told them that the paint is coming off too and it ain't even been 3 years yet, but they said that's normal. We talked to a painting company and they said even the worst paint should last 10 years, but the paint they used was indoor paint for the outside. We got a contractor to check it out and he said it ain't just the paint, it's the wood too. He said the wood ain't even real wood, it's like particle board or something and it's all decaying and buckling. We had to fix the frame for the side window cause it was decaying real fast. We called Embassy again to tell them the house is falling apart and the wood is splitting and buckling, but they didn't answer. We went to their office and they just told us to call a number and complain, so we did, but it's been a whole year and the house is getting worse. Can someone help us out? We got pictures of our house and it looks like it's been around for 50 years, but it's only 3.

My house got a big problem in 2020 when the siding melted from the sun's heat reflecting off the windows of the new house next door. I tried to call Embassy to ask if they could put screens on the windows before anyone moved in, but I couldn't get through to anyone. I talked to one guy who kept saying it was my fault, but he wasn't the right person to talk to. I called the main number a bunch of times, but nobody ever called me back. The same thing happened again in 2021, and this time even the tarp I used to shade the siding melted. The experts say this kind of heat can even damage the stuff inside the walls. My insurance guy agrees it's not my fault. Now I have to spend a lot of money to re-side my house with better stuff. All because Embassy wouldn't put up a few cheap shades. And they still won't talk to me about it.

Embassy Homes The builder didn't fix the repairs before we moved in and didn't complete the 1-year warranty repairs

The builder didn't fix the repairs before we moved in and didn't complete the 1-year warranty repairs. The pre-close checklist items were not fixed. After 2 years, you can see where the builder just painted, caulked, or patch sealed. The outside dormer surround and most exterior windows are water rotted/damaged. The builder claimed it was fixed before close, but it was not. No less than 6 windows have issues. The flashing under the front window wasn't installed correctly, and the builder just applied a messy layer of black sealant. Several exterior trim issues, holes left that birds use to nest. The interior drywall joints are not sanded smooth and are visible to the naked eye. This looks horrible and should've never been passed over for so long because it was reported to embassy with a large list of repairs for 1-year builders warranty. This all has been ignored for 1.5 years. The home has a "bouncy" floor in the living room. Upon walkthrough, the superintendent said it was from a support that was missing between the joist and it wouldn't be an issue. We installed a TV stand over the bouncy place in the floor, and nicknacks fall over when you walk by. I feel I was misled. The hardie plank siding has started to pull off the side of the house because the wrong nails were used and it was not installed correctly. The nails were not correct per manufacturer are too far up the plank, not fastened correctly per manufacturer spec, and no joint flashing between butt joints of planks. The builder actually caulked large gaps between the planks which the manufacturer views as wrong. The manufacturers warranty would've covered these issues, but they judged the siding to be incorrectly installed. Hardie plank is supposed to last 50 years, not just 3! This is a huge issue and has made several people not buy homes in our neighborhood.
