Horrible experiance
Horrible experiance. We had a closing date 2 months and 20 days after the offer was accepted. The buyers wording was "closing on or before April 20". Excel Title , sent a request for an Estoppel in February (without informing us) and then another one after the first one expired without asking the parties if the April 20th date was moved or we agree to multiple Estoppel. We received a charge of $1010, which is unaceptable.

This title company, Excel Title I of Florida, LLC, was supposed to handle the title work for the sale of a property. The seller, *** LLC, agreed to pay our company, ***, a sum of $2840 as stated in the closing documents. However, Excel Title company has not yet sent us the payment, even though the closing took place on 10/18, which was almost 3 weeks ago. When we contacted Excel Title company, they claimed that they had sent the check on the same day. They had our bank account information as well. We are still waiting for our company to receive the funds that are rightfully ours, and we expect them to be paid immediately.

I found a buyer, but unfortunately, after about 2 months, the buyer had to back out due to a divorce. Since the closing didn't happen, I was supposed to keep the $3000.00 initial deposit held by Excel Title in their escrow account. However, Excel Title refused to release my funds and presented me with an inflated closing cost of $4867.80 for a small townhouse, even though the closing didn't take place and there was no title insurance purchase. I tried contacting Excel Title multiple times, but they stubbornly refused to release my escrow funds. I am extremely disappointed with their behavior and would like to file an official complaint against Excel Title and its owner, Stephen K. H., for not releasing the escrow funds.
