You can put phone numbers emails for lakeshore management facebook whatever still no answer EVER i just read the lease for the first time if was absolutely entertaining u see in my park in nj I have lived here for 22 years since this corporation bought it in 2015 they installed watermelons we pay for sewage funny thing about sewage sewer line broke it was under his shed did not know it well they left that pipe uncapped for 2 weeks our park is also in the poorest part of nj so now we have base rent 595 plus whatever they want for water and sewage we buy our own trash tickets there is no common ground except by office and mailbox no playground no pool no clubhouse tenanthas to pay for their trees their driveway their lot they pay for nothing Noone signs the leases out here the last manager just typed it up when we might of neede one it has amenities we are close to a walmart and save alot the manager file papers onpeople for falling behind on rent said we were getting help lied to us cathoiccarties could not file because his typed up leases he put base rent as close to what it is but on his fake papers he doubled it hell I even was on my old trailer I gave away 3 years ago so I have to go to court for my old one and the one I'm living in was my mothers so he even got covid rental in my name for close to 8500 and put it onanother trailers back rent in Nov 2021 funny thing about that woman just acquired that trailer in feb or March of 2021. 20 months behind crazy right so put ur emails up ur phone numbers that never answer it does make it look better so basically on this manager word people lost their homes some found out the day before court so that would be awesome if someone cared about what he did I had to hire a attorney because he has me onmyold one for like 10000 and the one Iive in for close to now like 13000or 14ooo and how I found out that maintenance slipped

My stepsister has continued to email the property manager for public urination and exposing themselves with public urination, open dangerous fires. She was attacked by 8 teenagers between *** years. This was basically a home invasion. It took the police over 30 minutes to get her. She has sent police reports incident numbers to the property manager at *** in ***. She was assaulted and no one has replied. Calls to the office and emails go unanswered. A family is being terrorized and no ones responds? Next stop is the news media...shame on a company not responding to dangerous behaviors and allowing a family to be terrorized.

My stepsister has continued to email the property manager regarding issues of public urination and the creation of open dangerous fires. She was attacked by a group of teenagers during a home invasion. The police response time exceeded 30 minutes. She has forwarded police reports and incident numbers to the property manager at their office address. Despite being assaulted, she has received no reply. Repeated calls to the office and emails remain unanswered. It's disconcerting that a family is being terrorized without any response from the authorities. The next course of action may be to involve the news media to highlight the negligence of the company in addressing dangerous behaviors and the terrorizing of a family.

horrible management staff one even calls the black family next to me YALL PEOPLE when brought to the other management they just roll their eyes even the gm has admitted that herself is a horrible manager. they dont wanna address problems that have come from us residents. they wont give you regional managements number without knowing your name your contact info and wanna know why you need to call so they can call ahead of you. they even blocked my wifes phone number because of problems and complaints she has brought up

Lakeshore Management The manager Patricia is very rude

The manager Patricia is very rude. We have been having problems with her but when I call corporate number they have her call me. I don't want to speak to her. Well today 1/19 we had someone wanting to buy my trailer. She called the office and they was rude to the point where she retracted her offer. I'm am beyond mad that no one does anything about the rude manager. If they going to run off everyone that wants to buy then they need to come buy it! This needs to be fixed asap! I pay way to much rent for rude management! Plus I'm being charged sewage and I'm on septic tank. Some illegal stuff going on and no one in lake shore cares about their residents! Couldn't give no stars other wise you would have got a negative star!

I have lived here for many years. When I bought my home and retired, I told the previous owners of the housing community that I would live here for the rest of my life. The management was nice, and the staff was friendly and knowledgeable about the community. However, after a management change 11 years and 12 months ago, things have gone downhill. They raise the rent every year without making any improvements, and they try to squeeze in as many homes as they can. The clubhouse in the building looks pretty nice from the outside but hasn't been open in three years. Anyway, here's what happened last week. On Tuesday, my neighbor passed away. He and his wife had lived here for most of their lives. I noticed some of their family moving stuff out, so I went over to see if I could help in some way. The man who passed away wasn't doing well health-wise and had to leave his home immediately. It is Sunday now, and they're moving into a new home on Monday. The home needed a lot of work, so I asked what they wanted for it and told them I would buy it for cash. As it happens, I talked to management last week about buying a 3-bedroom, 2-bath home because I have custody of my kids and my daughter needs her own space. So, the home I am buying, you guessed it, is a 3-bedroom, 2-bath. On Monday, I called to let them know about the situation. Management couldn't believe it. I told them I couldn't buy it because I didn't get there first, among many other reasons. I couldn't buy it, it was very disappointing. I had told them that payment had to be made that day. I was asked by someone if I could loan them 50 dollars because they were short. I agreed, so I wrote a check, putting in the memo what it was for. The person came back very upset and crying, not knowing what to do because they were scolded for not having the money. I offered them cash from my pocket, but again they wouldn't take it. What's your opinion? I can't understand how someone can be so callous to someone who has just lost a brother and had to put him in a home, plus having to deal with all the logistics of figuring out what to do with all their stuff and finding all necessary documents for the disposition of their brother's estate. I have tried to deal with it, but it seems like nothing matters after all this time. They say I have been here for 17 years, so I guess that counts for something. In the end, nobody is indispensable, and everyone dispenses with what they think are liabilities.

Lakeshore Management took over our park. Lot rent went up over $30 last year and lawn care is worse than ever. They own a home beside us and it looks terrible. We worry about snakes and mice we stay on top of all of that. The roof is about to cave in and we will call the health department when that happens. This is the worse this park has been. I have been here since 2014 and many long before that. We are getting nothing in exchange for increase lot rent. They are making it hard for people to sell as they put restrictions on new buyers. It is terrible. I am concerned about the future of this park. It has been a nice place to live but now we are worried about the future here. If lot rent goes up it is going to be terrible. We pay more than ever and it does not include sewer or trash like a lot of parks. They have homes added and they aren't selling so I hope we don't have to pay because of this bad investment on their part.

I purchased my home in Sundance Village exactly one year and two days prior to today. I would strongly advise against anyone considering this place as a potential residence. Should you attempt to contact someone in the management office, the only person you're likely to reach is from the sales department. Imagine waking up to find your water supply unexpectedly cut off despite having paid your bills, and in your effort to reach out to the office personnel by visiting not one, but two different locations, you find yourself out of luck due to their absence. I am thoroughly displeased and intend to share my grievances with the local news channel 9. My disdain for the way this community is managed is profound. I have decided to sell my house, and rest assured, it will not be sold back to the community management. They will not have the opportunity to reclaim my property.

Alafaya Palms! This place is an absolute JOKE. I love my house but I would give anything to have not made the choice to have moved in to Alafaya Plams. The management is the worst group of management I have EVER seen. They NEVER answer emails, phone calls or texts. I have a thread right now of over 10 emails that just go unanswered. I tried corporate, same thing. *** in the office is supposed to be the manager but I am not sure what she manages. They raise the lot rent every year and for what I dont know. You 're lucky if you get the grass cut once a month. 1 of the pools is ALWAYS broken. The roads are full of holes. Nothing is ever updated or fixed. You have to pay a separate water fee for the pools, but why isnt that included in lot rent? They also tack on property tax to your lot rent. Well why is that on there? If you have ANY OTHER OPTIONS, take it. I regret with everything in me ever signing the paperwork

Lakeshore Management I have lived in this park for less than 2 1/2 years

I have lived in this park for less than 2 1/2 years. I have gotten three rental increases via a very disturbing letter pretty much telling me I will be evicted if I dont start paying the increases. There is unconscionable gouging going on as the increases are not a mere $10 or $20 .$30 last year and $45 this year. The seniors in this park are only paying on the land ,they own the mobile home but we are being threatened with eviction at every turn. Weve tried to have a meeting with the higher *** and they are stating it is not unconscionable gouging. Meanwhile I have called every single park in the *** in Cape May County and the increases were anywhere from $12-$20. We got a $45 increase. And they are doing nothing about it and neither is the township it is apalling how the seniors are treated and now that I see how many complaints this LLC has it is time somebody stepped in and did something for us.

This company is a total sham. A disaster..worse than the titanic disaster. They’ve ruined everything since they took over this park. They’re invisible, never respond, this place looks disgusting…they’ve destroyed our land and our trees. Horrible conglomerate.

They do nothing to help with landscaping, snow removal, street lighting, there are horrific holes in the streets…and all they care about is raising the rent. It’s awful. I’m old and will be living in my car. Don’t bother going anywhere near this self absorbed, greedy company. They stink.

One word for all of the employees who are part of this conglomerate. KARMA.

Oh yeah…they are quite the worst conglomerate I’ve ever come across in almost 76 yrs of living in this lifetime. They are invisible, not helpful, never respond… don’t do a thing to improve the landscape or nature of this park. They’ve destroyed it. They are consciously unaware…they are regressing instead of evolving…and they will be going defunct one of these days. Obviously this company and their employees are egotistical and care only about greed and profit. I have one word…it always works…always…what we give out in this world..we get back. KARMA.

I also I've in a lakeshore community trailer park they bought this parking 2015 they raise the rent every year 50 dollars I think once was 40 there is no clubhouse no play ground nothing our amenities are walnart is down the street and save alot some of us here has been trying to get media down here they are trying to make us responsible for their trees also they do nothing

If I could communicate with every person in America who is searching for affordable housing, I would urge them not to live, rent, or even inquire about a certain company. Be wary of the company with the big tree symbol and Lakeshore logo. They are scammers and slumlords, every single one of them. Engaging with them is like giving them a license to steal. If you decide to take legal action, be prepared to face their team of multiple lawyers, and I wish you the best of luck.

My recommendation is that we all get in contact and initiate a new campaign to expose these slumlords. You can find me on Twitter by searching for @Lakeshore. I am fed up with them taking advantage of so many people. It happens every day. I am sick of being cheated and watching my hardworking neighbors, who strive to improve our community, get cheated as well. It's disgusting and dehumanizing.

What is complaintsboard.com doing about this? I have even proposed an affordable and eco-friendly solution for water use and cost to this company, which would save them money and conserve good drinking water for our planet. However, they rejected my proposal, and the annual difference in water usage has been added to our rental increases. Essentially, we are now paying for the water that I had offered to help them save.

This company needs a genuine investigation, and that will only happen when residents from all communities come together and consult with numerous lawyers in every state.

If I could give this place the lowest rating possible, I would. The person in charge is unresponsive; it took six weeks after submitting our applications to receive a rejection, despite us providing all requested documents repeatedly. Communication was non-existent unless we initiated it. The same information we had already submitted was requested repeatedly due to her misplacing it. Each visit was met with a question about having an appointment, yet she was unreachable by phone or email to schedule one. We were informed that our credit was satisfactory but were told we needed a co-signer because she was reluctant to process our proof of income from our 1099 forms. Despite providing bank statements twice, tax returns, a clean background, and a co-signer with over 15 years of employment at a school board, she claimed she couldn't verify our income. After handing over all the necessary documents, including the co-signer's identification, she later claimed she didn't have a copy of my husband's ID. This establishment is not worth your time; the person responsible is clearly not managing her responsibilities effectively. Prior to this, a sister property had our application for four weeks without processing it. My bank is familiar with me and inquires whether the statements have been effective or if I've been approved yet. I've never experienced such stress. When I requested contact information for corporate, she claimed not to have it and became defensive when questioned about not submitting our income with the application, even slamming the door on us. I eventually contacted corporate via email, and although they apologized and promised to review the situation, the outcome was still a denial. They ran the application using outdated income information despite my current income being higher. After three months, we were able to submit our actual income, but were told it was insufficient, falling short by $700 to meet the thrice rent requirement. We had provided a co-signer as requested, but there was no explanation as to why the co-signer wasn't considered. After five days, we still had no response. I advise against wasting time or resources here, especially if you have dependents.

We had a great moble home community down here in florida before Lakeshore Management took over. Rent is going up every year with nothing in return. No activities, Half of the time you don't even see the manager. Rules are not being enforced. Residents are doing whatever they want. Would not recommend this place at all. If i could give it zero stars i would.

It is happening at ours now also.. no improvements no nothing but constant increases.. We are already paying the pass through taxes on the property which I feel is absolutely ridiculous but now they are not providing Lawn care in the rent — Now we will have to pay for Lawn care on a RENTED LOT! Assinine if you ask me! So I don’t wish to participate in Lawn care.. it’s not my land. I only rent the lot.. I should not have to pay extra for lawn care.. and a rental increase every year of 40-45 dollars. They broke the waste management out of the monthly rental fee also so I’m sure we will start seeing increases for our trash. Well I can take my trash to the county for free so I’m not sure what this [censored]ty Company is trying to do but I’m not going to just hand over money for no reason.. We no longer are receiving an itemized bill for our water and sewage usage now and my bill went up and I have yet to get what I have requested. Now we just receive a fee and have no proof of what it is actually costing and we are expected to pay what ever they put on our bill. We are receiving another rental increase on Jan 1st which is 45.00 more dollars and now we will have to pay for lawn care? This is insane.. This company is just down right screwing people every which way they can.. This is a 55 and over community and most people will not see this type of increase on their month social security checks.. What are these people trying to do? Guess they will run off all their good residents no one is going to keep doing this.. They keep taking away from us and adding more fees.. I for one will be selling..!

TO DATE OUR POOL HAS BEEN PERMANENTLY REMOVED. TENANTS HAVE BEEN TOLD TO REMOVE AMERICAN FLAGS FROM THEIR YARD DURING 4TH OF JULY, WHICH IS A VIOLATION OF RIGHT ACT 2005! Lakeshore Management HORRIBLE!

HORRIBLE! I want to point out how deeply disappointed I am to have seen your community in the last few months. I visit my mother every other day and the last 6 months, homes have taken a turn for the worse. 1. how many residents per home are allowed? I see some homes that have 7-8 people residing at once, smoking and drinking outside like it's a tavern! I am a smoker myself but I do not go around throwing them on the floor like a lot of your new residents. 2. in the past, garbage, broken cars, sofas were not allowed in front yard/driveways. Now that is all I see in some of the homes. 3. Just because one lives in a mobile home does not mean that it should be allowed to have the amount of garbage some of these residences have. 4. You have a community of DRUG DEALERS RENTING NOW. Get a hold of this before I start reporting all of them and you end up with empty homes anyway! Lastly, My mother is elder and has a small dog, your "newer residents" obviously have ZERO care in keeping people up at night. Constantly making noise at all hours of the night with their car repairs, fireworks, hanging out, etc. *Previous management would NOT have allowed 1/4 of the things I see now. Extremely Disappointed and disgusted! My next step is to send this same email to the local news since you seem to have ignore all other complaints from residents who have been in this community for YEARS!

Lakeshore management is completely ruining our community here at Causeway Village os South Pasadena Florida. Our manager Felicia has purposefully let underage people move in illegally. A 20 year old moved in on Lane ***. Felicia was told before this young girl moved in 7 months ago into a vacant for sale trailer. The tenent Ms. moved out last year and is in The Fountains next door. Felicia has been notified by many of us of the young couple in #*** and 20 year old living with her father since last year in # ***. Aside from that our Community has been neglected. Our streets are flooding and have not been cleaned, swept for debris amongst the flooded streets because of our clogged drains. Our community boat docks are always broken and never maintained. Our laundry room is never maintained and the pool is always neglected even with our constant complaints which are met with a unprofessional response. Many of us have had the same response! She gets insulted and starts yelling and will never admit her fault on any issue. We are all getting together as a group to take control of our village. Felicia never drives or walks in our community and stays in the locked office conveniently using the excuse of covid 19. Our community was florishing and many of us cleaning and repairing our homes and becoming a great little community. It only takes a few bad eggs to ruin the feeling and dampen our spirits. I hope this goes to top management.

I walked around the property expecting and did not find anyone. I buy and sell trailer homes". When this Sandy returned I told her again in front of the Indian couple that I was there first and I had called way before, THIS CRIMINAL GETTING CASH "KICK OFF" FROM THESE PEOPLE SAID "I know them they are first". THIS IS [censored], ***SANDY IS A CRIMINAL, SHE FORCED A SERVICE DOG OFF THE PROPERTY, SHE DID NOT ALLOW A WOMAN THAT BOUGHT A PROPERTY AND FIXED IT TO SELL AFTER FINISHED "BECAUSE THE LAWS HERE ARE "YOU BUY TO LIVE"...WELL NOT ONLY DID SHE DENY ME "TO APPLY FOR CLEARANCE AND BUY THE PROPERTY FIRST, BUT SHE IS DOING ILLEGAL ACTIVITIES. Lakeshore Management My Community was taken over by Lakeshore Management LLC almost 3 years ago from a private owner

My Community was taken over by Lakeshore Management LLC almost 3 years ago from a private owner. Candlestick MHP is located in Newburgh Township New York. Lakeshore held two "town hall" meetings which were designed to "orient" the Park Tenants to the new ownership. We were promised new roads, a new sign at the entrance to the community and several other improvements. None of which, to date, have been done. On my lot, there are several problems that needed to be addressed. Mostly overgrown foliage and trees. Erosion of the property is also an issue. I had to pay out of pocket several thousands of dollars to keep my screen porch and oil tank from sliding down an embankment next to our mobile home. I have had to make drainage improvements and build a retaining wall to further prevent the erosion. All of which existed before I moved in here and I found out only after I moved in, that there was a problem. Lakeshore did cut down a few trees, but did nothing about the erosion. I took me over a year to get Lakeshore to remove the foliage that was growing onto my lot from the "common area" adjacent to my lot. I had to hire an attorney to write a letter to try and get them to do what, under law, should have been done. STILL, they continued to ignore my pleas to take care of their problems. Finally they relented and did what they were supposed to. After over a YEAR! If you or anyone you know is thinking about moving into any Lakeshore property? DON'T DO IT! These people are the most arrogant and belligerent people you'll ever meet. They don't care for the tenants. They are dishonest. They come off as if they are "tenant friendly." They are not.

A LOT OF PEOPLE COMPLAIN ABOUT NEIGHBORS OR RENTAL RAISES THIS IS A "MANAGEMENT" COMPANY THAT SHOULD NOT BE ALLOWED TO MANAGE ANY SORT OF COMMUNITY LIVING WHAT-SO-EVER, IM LOCATED IN ONE OF THEIR WEST PALM BEACH PARKS BOUGHT 3 YEARS AGO. TO DATE OUR POOL HAS BEEN PERMANENTLY REMOVED. TENANTS HAVE BEEN TOLD TO REMOVE AMERICAN FLAGS FROM THEIR YARD DURING 4TH OF JULY, WHICH IS A VIOLATION OF RIGHT ACT 2005! Lakeshore Management I HAVE LIVED THROUGH MANY CHANGES AND CHALLENGES

I HAVE LIVED HERE. WHEN I BOUGHT MY HOME AND RETIRED, I TOLD THE PREVIOUS OWNERS I COULD LIVE HERE PEACEFULLY. THE MANAGEMENT WAS NICE, AND THE STAFF WAS FRIENDLY AND KNEW EVERYTHING ABOUT THE PLACE. HOWEVER, AFTER MANAGEMENT CHANGED (11 YEARS AND 12 MONTHS LATER), THINGS HAVE GONE DOWNHILL. THEY RAISE RENT EVERY YEAR WITHOUT IMPROVEMENTS AND TRY TO SQUEEZE IN AS MANY HOMES AS THEY CAN. THE BUILDING ITSELF IS PRETTY NICE TO LOOK AT BUT HASN'T BEEN OPEN IN 3 YEARS. ANYWAYS, HERE'S WHAT HAPPENED LAST WEEK. ON TUESDAY, MY NEIGHBOR PASSED AWAY. THE PERSON TOOK THE CHECK BUT CAME BACK VERY UPSET AND CRYING, NOT KNOWING WHAT TO DO BECAUSE MANAGEMENT SCOLDED THEM AND SAID IT WASN'T FOR THAT PURPOSE. I OFFERED THEM CASH FROM MY POCKET, BUT AGAIN THEY WOULDN'T TAKE IT. IN MY OPINION, I CAN'T UNDERSTAND HOW SOMEONE CAN BE SO HEARTLESS AND CALLOUS TOWARDS SOMEONE WHO JUST LOST A BROTHER AND HAD TO PUT HIM IN A HOME, PLUS HAVING TO DEAL WITH ALL THIS WHILE TRYING TO FIGURE OUT WHAT TO DO WITH ALL THEIR STUFF AND FIND ALL NECESSARY DOCUMENTS FOR THE DISPOSITION OF THEIR BROTHER. Lakeshore Management Flea infestation

There is a meadow in modena country club Gardiner ny. It has fleas my home has been infested since August 2023. I've spent hundreds of dollars to fix the problem. All my pets again have fleas it is now Nov and I have to spend hundreds of dollars to have them removed through a pest control company. I would like to be reimbursed for the mental anguish. And all meds .

Claimed loss: $600.00

Desired outcome: I would like my home to be pest free. As I just moved in on March 17th 2023

Lakeshore Management Lago Palma in Lake Worth Florida

I own a mobile home in Lago Palma in Lake Worth, FL. The community is overrun by muskovy ducks and the property manager refuses to address the issue or even ask the residents to stop feeding them. There are around 15 ducks that live around my lot. My drive way is covered in duck feces. Every evening, after work, I have to wash my driveway, which takes about an hour. In the morning, my driveway is again covered in feces. I have slipped in it, my dog has stepped in it, it is everywhere. The feces attracts a ton of flies to my property too. Muskovy ducks are not protected wildlife, as the propertymanager, Amy Crosby has claimed. I sent her the information I received directly from the Florida Wildlife Commission. Her response was 'Lake Shore Management is not removing the ducks'. I would be happy if they just had them relocated to the lake on the property. Even send an email to the residents to not feed them. Finally, I asked if she could have the maintanence team clean my driveway and she sent me the Rules and Regulations that it is the owners responsibility to keep their exterior clean. But the Rules do not address when the property managers negligence causes the unclean status of the property. Amy has been rude and dismissive to my plea's for help with this issue. These ducks are known to carry disease and potential health issues for humans and pets. Not to mention the fact that I slipped in the duck feces and almost fell. I tried to escalate my concerns but it is impossible to reach anyone at Lakeshore Management. One of their listed phone numbers is a fax machine and the other is never answered. I have left voicemails that are not returned. I have used the Contact Us page on their website and have never had a response. The health and safety hazard this issue is presenting to me and my family, and the total disregard by the Property Manager, coupled with the inability to reach anyone at their headquarters just illustrates to me what a shameful and shady business this really is. I pay my rent on time, every month. I don't bother anyone. I am quiet and keep to myself. I keep my home in good shape, I clean up after my dog. I keep up my end of the agreement, but Lakeshore Management will not even return my calls or messages, and their Propert Manager is downright rude.

Desired outcome: Rehome the ducks and clean my driveway.

Lakeshore management is a joke at least in south jersey regional manager work phone number is always full then they give her another number and that is gonna stay private we lost are day to day manager for stealing money false paperwork stealing and lying about covid 19 rental assistance i know of at least 1 person in one of their parks is associated with 21/2 trailers no one answers phones if and when even corporate all answering machines or voice mail is full who ever heard of a regional manager that doesn't allow her work phone to tenants every park u call answering machines thats it she is testifying in court acting like its THIS REGIONAL MANAGER IS A JOKE if people are smart they would stay

Lakeshore Management Pending refunds

We close on February mid March and I am still waiting for my security deposit and a deposit that was promised to me by the property manager since a buyer backed out of the sale of the Home.

One of the reasons why we moved was due to lakeshore management lack of care for their residents.

I have been requesting a phone number or an email to contact corporate however the property manager has refused to provide this information and just wished me to have a great life!

At this point I’m having to dig in to my pocket once again and have to hire and attorney to be able to get what is owed and promised to me.

Lakeshore Management Fraud identity theft

Don't know what happened to my complaint i live in nj and recently our manager was fired for falsified stealing put my name on a trailer that I haven't owned in 4 years tried to file rental assistance on at least 8 tenants he falsified that catholic social services couldn't file anything lied to tenants after he was fired some tenants had to go to court for eviction some list their trailers on this man's word no one questioned they owe back rent just the amounts some tenants found out what was really happening the day before they had court in my case the trailer I got rid of at the end of 2019 I was not aware that the people in my old trailer was in default for another trailer out here of course thats why my name never came off of my old trailer thats why I had to pay back rent the man I gave it to was supposed to do that but he couldn't due to the fact he was already in default for the other trailer

Lakeshore Management Fraud lies falsifying paper work evictions submitting false papers to superior court

I live in Southbridge community in pennsville nj I have lived here for 22 years you bought property in 2015 since then it has been a nightmare first manager was straight up stealing money selling trailers for more then asking but this last manager was fired for falsified papers this man put myself on a trailer that I got rid of in 2019 he filled court papers in Feb of this year for non payment of rent in my name and the man I gave it too also filled because I live in another trailer this trailer is in my dead mothers name another court date people are being evicted based on lies he tried to file paperwork at our local catholic charities on over 8 different tenants only to find out that he lied on ever application some people out here found out the day before their hearing that there was no help my self he applied for covid relief r.ent and got 2 checks and applied that to another trailer in Nov 2021 just found out about this the state of new jersey closed the case as fraud but now is trying to trace the check through lake shore we went 2 weeks with no one to contact people were being evicted because they believed they were getting help people questioned the amounts had the false applications from catholic social services but could not even be heard the person I gave my trailer to on December 2 of 2019 had a court date on December 31 for default on another trailer in this park I can prove this also his girlfriend also on court papers and they moved into my old trailer then recently this woman raquel bosque was actually hired by lakeshore she no longer works for you now but when I approached her because I found out my name was on that trailer she smiled and laughed at me I am the only one in this particular situation with 2 trailers my court on both has been postponed but others some are already being evicted the tenants never denied owing back r÷nt just the amount the person they sent here finally is very nasty and wants to hear nothing now the decide to investigate now as for myself im tired of this I should not have to defend myself for things this man did I was set up the whole time still im not heard the attorneys are even victims of this man I know in my situation I can prove who was working with him anyway there is so much more to say but I am once again sick of trying to get answers

My name is cathy reilly I have a complaint in but no answer from corporate again my old trailer I got rid of in 2019 I moved into my mothers trailer she died In Jan of 2020 title was changed except in lakeshore the person who has my old trailer when I gave him mine he was supposed to pay 2 months but never did also he and his wife defaulted had a court date for another lot anyway papers were filed in Feb of this year for non payment I was taken to court only after I found out I proved were I was living but still had to go to court I was dismissed off of this trailer but mine name is the only one to come up these people with the help of the manager got dca checks in my name on my old trailer they never changed title so I am the legal owner they got away with all the money they owned they submitted hand written black out receits my self I settled on my dead mothers lot and I have to pay but these theives and liars have wrote hand written letters to court and as of now I am still on it and my mothers also the man in my old trailer also was placed on his old trailer looks like someone got dca checks there also people were just being evicted before the cops got involved so I struggle and wonder what else they are gonna do to me no manager no one returns calls the manager was fired and the woman that stays in my old trailer worked for them for like 3 months until she got fired or quit there is so much more with my back money my settlement still has my dead mother on it it appears I might have to hire another attorney I am being punished for nothing I don't get a answer from no one these people are allowed to ride by and laugh and wave I asked for a audit of the ledger for my old trailer no answer I believe some payments that was supposed to go on my trailer went on theirs so I am paying for this my old trailer and their old trailer no money owed I reported my dca checks in March of this year when I found out so I def can't get any help

Lakeshore Management On Feb 5th, our mailbox was part of a unit that was broken into

On Feb 5th, our mailbox was part of a unit that was broken into. So mail was being redirected to the post office for pickup. I submitted a work order for it to be fixed on Feb 9th, 2021. Had the most trouble picking up our mail because I work the same hours as the post office so it was almost impossible to get our mail. I inquired about the work order on March 27th and was given a one answer question that they had to wait for a postal inspection. Even though the boxes were broken into 7 weeks prior. I sought out legal help and had to file a Lease Violation Letter and send it certified. I sent it out on 04/08. It is now the 19th of April and it still had not been delivered because management wasn't picking up the mail at the office. I had to have the post office call them today to come pick up their mail. And now management is claiming it will be 6-8 weeks more for the post boxes to be installed. This is unacceptable.

On June 1, 2022, I provided a cashier's check for the amount of $5,000 to the office manager at a local mobile home park. This establishment is under the purview of the Lakeshore Management Company. The purpose of the check was to secure it in escrow pending the finalization of a mobile home purchase I intended to make. However, I opted out of the purchase on June 4, 2022, and was assured that my deposit would be refunded in full. As of June 29, 2022, I have yet to receive my deposit back. I reside in Miracle Home Park, having been here since its inception. The property is under the ownership of Lakeshore. A new manager took over in April and has since been unresponsive to my attempts at communication. My calls are directed to voicemail, and despite my requests for a callback, I receive no response. My grievances pertain to the neighboring residents who consistently violate community guidelines without repercussions. They engage in disruptive behaviors such as playing music at high volumes past the designated quiet hours and tampering with my electrical supply by unplugging my power—the meters are situated on their property. Additionally, an acquaintance of theirs has deliberately damaged my mailbox on two separate occasions. My husband and I rented a trailer from the park for almost two years. After our initial lease was up, we were told we could continue renting on a month to month basis because we told management we were in the process of buying a house. We told them once our offer was accepted in May that we would be leaving by closing. We closed on our house on May 30th. We moved out two days later. I just got an email that our rent was due and they are trying to charge us over $5000 in back rent, but they already sent us a letter informing us they were taking our deposit. Which is fine. Even though we paid our last months rent. We left a washer and dryer, a tv, two couches and a bed, the neighbor was going to pick up the next day. We know he grabbed those items, and he showed us where the keys were left. So nothing was left in the house, and I spent the night before cleaning it until 6am. Nothing explains why were almost into September and they are claiming we havent turned over the property.

This section only offers 1000 characters, my complaint requires much more space. I will keep it short and to the point. I'm a mobile home resident and was deprived the use of the home for 12 day, due to no parking. They used the parking space in front of my unit to stockpile over 5' of snow during a snowstorm. For 12 days I left messages and sent emails. The few times I was able to speak to someone I was promised dates for the removal which never occurred as promised until the 12th day. Luckily I had somewhere else to stay during that time. Although I traveled back and forth during the 12 days with the hope to be able to park and stay. I was told to fill out an incident report, which I did, expecting to be credited or compensated. After a month with no response I began calling and leaving messages requesting the status. I finally received a call from an arrogant unreasonable manger who refuse to assist. He said they do not offer concessions for dissatisfied tenants or guarantees.

I purchased a mobile home in a community managed by lakeshore management and since I have moved in Ive had a balance due which is not correct, Ive tried emails multiple times month after months and calling no one ever answers the phone or returns the call when messages are left I have tried calling the corporate office where you also have to leave an message and get no return call. I have went to my community office where no one is ever in the office to resolve the issue of a past balance due. I can get no help and no response. I have not been able to get this taken care of since 2021 with my sent emails as proof Ive been trying and no response at anytime from anyone and now they have blocked my online account where I make my payments due to the past due balance and are now making me accrue late charges that are unnecessary on my account and due to their negligence to their residents.

Ive lived in one of Lakeshores communities for 3 years now. The office staff is useless, lies to tenants, doesnt speak to each other to give everyone the same answer, and tries to make their problems tenant problems. Ive been waiting 2 weeks for a replacement mailbox key, the roads are horrible, the mailbox area is unlit and unsafe (even thought theyve been promising mailbox area upgrades for years) and theyre impossible to get ahold of by phone or email. They NEVER answer/respond. We get a new manager at the office every year or so and each one is as useless as the last. I do NOT recommend ANYONE to live in one of their communities and need my new mailbox key ASAP! 2 weeks is ridiculous, and I know people in the neighborhood who have been waiting much longer than 2 weeks.

My husband and I purchased a mobile home in the fall of 2021. We paid $72,987.00 in the form of a cashier's check. We have not received our title or registration for the property despite making numerous requests and keep getting the runaround by the property manager. Additionally, the heating and cooling unit in the home was defective and we had to have it replaced at a cost of $4645.00. We were told we would be reimbursed for the cost of the heating and cooling unit replacement. As senior citizens, my husband and I feel like we are being taken advantage of. Please help.

Lakeshore Management There was a water leak that occured at my residence that was before the water meter and i happened to see the maintenance man that works for

There was a water leak that occured at my residence that was before the water meter and i happened to see the maintenance man that works for lakeshore. So he comes over and assessed the problem he turns off my water valve to see if leak was coming from home. Meter does not continue to run it came to a complete stop no dial movement no nothing. He then proceeded to turn the water valve on and the meter starts to spin around and around non stop running my meter up and up so he fixes the broken pipe had no problmes what so ever now im recieving a 200 dollar water bill for a pipe leak that happen before my meter and lakeshore Manager Luis is saying i am responsible for that bill and while stating that a meter cant register any water before the meter. My home did not have any leaks because the meter would have shown me when the valve was off and therefore it did not move. But since the leak happened before the meter the meter was counting all that water to my meter pipe wasnt detached

I purchased a place under management of this company, I bought it back in October in which i moved in promptly. I was told i would have a month free of rent and had to pay 320 for what was left on that current months rent. I have documentation of all monies paid and copies that i have paid everything owed.This location is ***, now i have confirmed this many times with the office manager and a have been told i owe nothing and not to pay. But Lakeshore Communites keeps charging me for the amount Ive already paid and is charging me late fees which is against state law. This has been going on for 4 months now and i keep getting told the same thing, we are just waiting on corporate to enter the amount and adjust it. if nothing is done soon, i will seek legal injuction.Thanks

Hello I am trying to get some help.I have been paying my lot rent since I have lived on the lakeshore property. I am a owner. Well I guess either the page wasn't working right or who ever collects the money was late because by the time the money came out of my bank it was late. So lakeshore charged us the late fee. We spoke to the community manager who said she will take care of it. Well she never did. We got a letter saying we owe 1050$ or they would start the eviction process. This was with keeping in constant contact with the community manager and being told it will be taken care of. Well now i am out 1050$ which puts me way behind on other bills due to Lakeshores lies. I have recently found out that we are not the only ones in the park with this issue. I would like a refund of my 1050$ late fee.

Lakeshore Management I have been trying to get a security deposit refund for a property that was sold in March

I have been trying to get a security deposit refund for a property that was sold in March . I have been told by the property manager, ***, (after many emails & calls) that I would be receiving this. I have tried contacting the corporate office with no response and now the property manager with no response. This was my mothers home, but she passed away in December & I was her only living heir. I also was her power of attorney while she was living. *** asked for and was given all documentation to prove the legitimacy of my claim. The contract my mother signed clearly states, upon vacating/selling the property (mobile home) that the security deposit will be refunded with interest. When my mother passed, I became the owner of this property in both name and title. My mothers passing has been a very difficult time for me and my family and Lakeshore has not made this any easier. I have been very dissatisfied with their attitude and service (or lack there of) towards me.

am living here for the las 17 years everything was good until this company came here specially the tyranny of the management . am being stalked and harassed the maintenance guy named john and the manager named sandy they mocked of me because I said that the place where I live is my house they laughed saying that nobody has a house here nobody is a owner as they know there is only one owner, I cannot park where for so many years parked in the front of my house just because they said so but anybody else can . I spoke with miss sandy about the bad behavior of the maintenance guy she does not even listen to me the day after I spoke with the manager the things get worse this guy was standing outside of my house taking videos of me and the house I did not say nothing because I had to go to work and the next day he was doing the same thing so I had to call the sheriff office they came and spoke with the manager that I cannot be harassed by this guy. but the things continue. the sheriff office told me to get a restraining order but knowing this people I know am gonna have a retaliation and I don t want that I called several different numbers of the company but nobody can help me.

My septic has backed up into my house and yard 3 times since Lakeshore has taken over my community. In a attempt to make sure this didnt happen again I asked my property manager to please have my septic tank pumped in the summer. She stated it wasnt full enough. I asked again in the fall and was left with the impression it would be pumped and monitored. Last week my tub began gurgling I asked for it to be pumped when the man from the septic company came he showed me that it was full and overflowed. I went to the community office and the manager tried to tell me again it wasnt full and when I told her I was standing there and saw she finally agreed to have them pump it and also stated they only come for emergencies. I asked do you mean it has to back up into my home and I asked for this in writing which she would not do. After they pumped my tank it was still gurgling and the septic men stated when you allow it to overflow it creates blocks in the line. Sewage then came into my home overflowing my bathtub and toilet. I called a plumber and they also said there is a clog in the outside line from my septic tank not being pumped. I have called the emergency line twice with no response and sent emails to the manager with no response. There is now sewage coming from my home for four days. I need the addressed immediately.

THEY CAME IN THE BEGINNING OF THIS YEAR 2022 AND HAVE DONE NOTHING TO IMPROVE THE *** DESPITE SEVERAL NOTICES PASSED OUT. WE CURRENTLY HAVE NO MANAGER IN THE OFFICE, NO SECURITY OR MAINTENANCE. THIS PLACE HAS GONE DOWNHILL FAST BECAUSE RESIDENTS KNOW THAT THERE IS NO ONE TO TAKE COMPLAINTS OR ENFORCE THE RULES. RESIDENTS ARE HAVING PARTIES WITH LIVE BANDS AND ARE SAYING THEY GOT IT APPROVED BY THE OFFICE, RESIDENTS AND THEIR UNDERAGED CHILDREN ARE RIDING ATV'S AROUND THE ***, ONE RESIDENT EVEN HAD A MECHANICAL BULL IN FRONT OF THEIR TRAILER DURING A PARTY AND HAD THE STREET BLOCKED. I started renting a trailer from them 2 and upon renting my landscaping was not done they said once the snow melt that I would be top of the list. For a whole year and a half I had to suffer with rocks and concrete in my yard I hurt my ankle walking in the yard. My landscaping did not get done until 8. Now when they finished I was told that they would compensate my sewage and water as it was needed to take care of the lawn so they proceeded to put a timer on the water and set up a sprinkler system but, the water was ran all day 24 for about a month. When I received my water and sewage *** it was sky high $80 for water 60 for sewage. My *** is normally $8 and $6 and now they are saying they will not be paying my *** I am outraged. They left all of the equipment at my house I have asked them to send some to get there stuff and no response. I have water hoses all in my yard its an eye sore.Problem 2. They sent out my new lease around 4/27I filled it out retuned it to them and it was canceled due to some terminology that was missing. When they sent it back out I noticed that lot rent went up. I filled this one out again and again it was returned this time it stated cancelled in the back office by ***. When I ask my local office about this they have no clue whats going on. My local office never answer call or emails it is extremely hard to get ahold of anyone for answers. And I still dont have an updated lease but yet all my white neighbors do hmm sounds fishy I say.

Lakeshore Management Visit to my mother in law's deteriorating mobile home community

I recently visited my mother in law who lives in a mobile home park. This park is managed by Lakeshore Management, a company with several parks nationwide. My mother in law has been a resident since its heyday, but it has since declined. Without an on-site manager, issues go unaddressed. A neighbor harbors numerous feral cats, creating a nuisance with their waste in gardens and lawns. Additionally, a burnt mobile home remains unattended, posing safety concerns. The landlord's absence exacerbates the situation, especially in this senior community where health and well-being are at risk due to the overwhelming odor and unsanitary conditions. There are numerous other issues, but the most pressing concerns relate to the neglect of resident welfare.

Lakeshore Management I am disabled and can not walk long distances

I am disabled and can not walk long distances . I have medical verification of my limited mobility. I also have limited income. All this being said since February 7th of 2022 I have been emailing, calling spoken to the property manger and the regional manager got a ride to leave a message on the Ring door *** video stating my situation. After all this nothing has been done no response from any one but guarantee since I can not get them on the phone in person they are going to try to impose late fees. I have been here 13 yrs and this place since Lakeshore Management took over this entire community has gone down hill. They do not enforce the rules the property over all has fallen in disrepair. Since I have lived here I have seen 5 property managers come and go and 2 regional managers. Quite a turn over. Anyhow back to my complaint I have no access to a computer now since my computer crashed. I do not have access to a computer. I can not afford a new or used computer. I can not download anything on my phone for it is an old government phone used only for emergencies, So how am I to resolve this issue? When I had a working computer things were fine now not so much. They are blaming everything on Covid-19 when all the mismanagement occured way before Covid-19. Our roads have large pot holes, our pool was shut down for months, they were having sewage issues,they are still using advertisement and pictures of our community that does not look like what it does today false advertisement to attract new unsuspecting new tenants when they can not do right by their currents.

Lakeshore Management In September , the lawn contractor for *** Home Park damaged our car for the second time

In September , the lawn contractor for *** Home Park damaged our car for the second time. This time we contacted the property manager and had her come to look at the dirt, grass and debris on our car as the Lawn Maintenance contractor had sprayed the riding lawn debris on our car again. At the time *** told us to get the car cleaned and deduct $35 from our rent to cover the damage. In October it was still listed on the rent and we emailed *** to have it removed. This went on for a few months, then *** left the property to another property and we discussed this issue with *** the replacement property manager. In January 2022 we were told we needed to pay the $35 and then *** said she would see what she could do. On February 10, 2022 my wife and I notified the property manager that we would not be renewing and do to a change in job we were moving more than 150 miles and would be vacating the premises before March 31, 2022. Our lease was set to expire on April 30, 2022. On February 11, 2022 we received a letter telling us if we did not pay the $35 that Silver Lakes and Lakeshore Management the supervising company would initiate legal action. I paid the $35 as I did not want them to attempt eviction proceedings over $35 because we are legally breaking the lease one month early and they are in all actuality trying to keep our deposit. They company has more than 20 vacant properties in the park and are having difficulty leasing. I would like the business to return my $35 and document that the same was due to us in October .

I purchased my home in July from a man affiliated with Lakeshore MGMT. My home is on a rented lot from the management in a community. Before moving in, we were promised a renovated front yard and a repair of our ice maker. Despite the promises, the yard remains mostly gravel, and the ice maker is still broken. Additionally, the property manager instructed us to remove our basketball hoop due to a complaint, despite others being allowed. Frequent unannounced water shutoffs in the park, including a recent two-day outage due to water main breaks, have caused significant inconvenience and safety concerns. The lack of action and communication from the management conveys a disregard for resident well-being, and accountability is necessary.

Lakeshore Management I have been having issue with the kids next door

I have been having issue with the kids next door. I have lived here for 30 years and it has never been even close to it being this bad. The cops were called this morning.The kids are loud and I am not referring to loud as kids would play. It is ear piercing screaming and screeching as loud as they can often.They throw things against my home. They are outside my bedroom window and sometimes at the window where they can see in. I had to put a room divider up to keep the father and grandfather from looking in the kitchen window and could see me sitting on the sofa. The grandfather does not live there and never has, but he is on the title of the home. The park manager at the time said they allow this so it does not interfere with the mother getting welfare. This is illegal to lie for them. l I will be making a call to Welfare.The kids are starting to bring other kids here and the kids are attempting to give me a hard time. One of these kids is the son of a maintenance employee of Lakeshore name *** (not sure of last name) that lives at *** Lot 46. Another *** informed him about his son's behavior not only regarding me, but himself, so he was aware, But the cops went to talk to him, the employee said it was not his son, it was another kid that I have never seen here before. NO ETHICS!I have made many complaints with the parks *** Spandaccini, in writing and the issues continue.The kids also go into other tenets space and do what they want, like ripping up plants or touches their cars. I understand we don't own the property but there should be respect for each other. There are too many issues to list here. It is unbearable to live here due to them.I have the right to live in piece and it's part of the lease and I am being refused that by LakeShore. We all have the right to privacy and have belongings outside without the kids thinking they have the right to do whatever they want while Lakeshore looks the other way.
