Leland may make an occasional mistake, but they own up to it and remedy it. I have dealt with many management companies and I find that Leland is better than the rest. If you have complaints about this company, you've probably never worked with another one.

They manage my condos and i sit on the board. I have never ever dealt with a bunch of incompetent trash individuals. You ought to be ashamed of yourself. Your lack of knowledge in condo association was quite apparent at the last meeting. We knew more than you. Go bury your head in the sand where you belong. What ### you are! How dare you tell me that i can't find a better firm than yours...Try me.

Elaboration, please. What exactly makes this management company so terrible? Using such language is not really required is it? People who use such foul language on this public forum makes people think that you are low class and you don't want to leave that impression, do you?

Dysfunction is the proper spelling. I highly doubt that since you don't even have the knowledge to use a dictionary or spell check that I would trust your opinion. You seem like the uneducated homeowners that are probably delinquent in dues and mortgage payments and trying to take it out on the management firm.

I personally have had Leland Management representing my community for 2 years. They are fantastic. On the ball with all of the statutes and changes and are very quick to find solutions to the challenges homeowners face in this difficult economic time.

Being in the real estate profession, have you tried to contact a supervisor at Leland to discuss your concerns. I have met most of them at a training seminar for BOD members and they all seem very eager to assist.

Trillium, managed by Leland Mgmt, has become terrible. I don't believe they have a solid process for making decisions. I am seriously considering to stop paying my HOA fee. I am very unhappy with them!

I am writting in regards to Lake Jean Drive Community. They have A president that is not qualify for the job. LeLand Management need too have people that can display devotion and commitment to the community. The President that they have appointed is not qualify to look for the best of LeLand Management or the Community at Lake Jean Drive. He is constantly degrading people that lives in this community and also gossiping about the resident with other resident in the community, to me that is unprofessional. When a person is racial discriminating and degrading someone they should not hold a position as a President of a community Why? Because a business representing a community such as LeLand Management in Orlando must maintain integrity of the Homeowners that pay dues to live in this community.

Jay62... The board president isn't appointed by the Management Company. The president is elected by the Board of Directors. The Management company takes direction from the Board.

You must work for them. In fact, your initials match up with one of there employees - ironic? I worked with Leland for years and they are horrible. The only people they admit mistakes to is the BOD because they are afraid you will fire them. They hire people that have been fired from every other management company and think they are the best.

Leland went through and cleaned house, unfortunately, they got rid of the competent manager we had and stuck us with some guy that looks like Santa Claus crossed with Freddy Kreuger. He is horrible. They have major issues within there organization and should be fired. They were great a few years ago, but now they are only after the number of communities, not the quality of work they can provide. I am very disappointed and that is hard for me to say since I wrote a post raving about them almost a year ago. I am not sure what they are doing, but I think the owners want to retire and the business and employees went from good to horrible in a hurry.

This is the worst management company ever. We live in a neighborhood with 26 homes on one street and they are charging us $500/ month and wanting to increase their fees as well. They have destroyed our community by creating arguments and fights that were unnecessary and advising our board to do action without required votes based on their "legal counsel". When in doubt a vote should be the default but instead they have divided our otherwise very friendly community. At our last meeting we discussed changing our management company since our contract was about to expire in a couple of months. The Leland representatives response to this discussion was "Well, we are firing your community". How unprofesional of a service company to make a comment like that. I would expect that from a 4 year old.

To everyone who is complaining - Do you not realize that the management company gets its direction from the HOA or condo association board of directors? The board of directors are elected by the members of the association. That is you, the owners. If you don't like what is happening, attend a board meeting. Run for the board at the annual member meeting. You will be surprised to see what it takes to run an association.

The management company for my HOA is Leland Management and they are fantastic! Very knowledgeable and proactive.

"May make the occasional mistake"? REALLY ? TRY BREAKING THE LAW ON A DAILY BASIS & HARASSING HOMEOWNERS UNNECESSARILY ! And, if that isn't bad enough...try nitpicking and antagonistic. I never dreamed a management company could turn the business into a profiteering enterprise. "One of the best"? Then that speaks VOLUMES about the industry's low standards. Perhaps there should be more & better legislation to hold management companies ACCOUNTABLE !
When they tell you "required votes based on their ' legal counsel' ", PLEASE QUESTION THIS ! Apparently they were proven (in court) to be lying about "legal fees"...take a gander at this article where they stood accused of collecting "legal fees" (UNLICENSED PRACTICE OF LAW) that were ANYTHING BUT :

Golly, I think simply breaking the law by stealing money mislabeled "legal fees" is certainly enough to breach a contract. As a former business owner, would I hire or keep in my employ person(s) that collect fees that are nonexistent (stealing), refuse to give copies of records, harass customers, or behave in an antagonistic manner? Of course not, AND NEITHER SHOULD YOU THE HOMEOWNERS WHICH ARE EMPLOYING THEM ! GET IT RIGHT HOMEOWNERS...YOU ARE THEIR EMPLOYER, YOU ARE THE POWER HOLDERS. YES, EVEN IF YOU ARE BEHIND IN FEES, YOU STILL HAVE RIGHTS !

I am very disappointed that Leland just gave our condo association their termination notice effective end of Nov. Halfway through, there will be an election for 3 of 7 seats up for election. I am hoping to be elected and it is possible, that I may become board president. I know very well our board has been split 3/3 with 1 vacant seat. The tension at the meetings is palpable & neither side seemed willing to compromise. This election will help decide that. Three board members resigned last month to "stick it to the other three" and a fourth member was appointed. One of those who resigned is still running again for the board! Neither side was without their faults.
However, I find it very premature and thus very unprofessional of Leland to terminate their contract at this time! They had shown preference for some board members over others & some personalities are more difficult to deal with than others = make sure you have wonderful board members or Leland will have problems & dig in their heels in providing information, etc in a timely fashion!
Make sure, regardless which management company you choose, find out exactly what they feel their areas of responsibilitis are, what you get for what you pay them, and who do they work for...the board or do they feel somewhat independent of the board and can act or refrain from acting because they choose to for whatever reason!
Again, I am shocked that they could not hang in there for one more month when the "flavor " of the board was going to change and probably for the better! Very disappointing inderd.

The Leland Management office in Jacksonville is run very poorly. They are extremely disrespectful and never call anyone back. I went to the office to speak to the Director and was greeted by a short, fat woman who was busting out of tight clothing. She looked very unprofessional and sounded like she had been smoking since age 5. Apparently, she was the Senior Manager. She refused to let me talk to the Director because he was "busy." She cut me off while I was talking and told me I would have to call to make an appointment. I told her I had been calling for weeks to make an appointment but no one ever called me back. Needless to say, I still have yet to receive a call back or set an appointment.

These people with their endless rules and all their violation orders, seems like a Nazi/Fascist party dictating over local communities, "you can't do this and you can't do that and do it this way and that way", and yet I've never seen these people do anything for my community except send us violation letters, and continue to harass us about newly constructed home problems. All they do is take my money and sit in their office and send me letters, and instead of doing God knows what with the $300 dollars I pay you, why don't you come fix what is messed up in our community. I haven't seen them do one damn thing for me or anyone else In this community. They are definition of a terrible HOA. Oh and yeah I'm middle class white trash in a nice house because of all the damn welfare I pay into, just incase you were wondering Shannon. they need to take that ### away fast.

Mel Moses is the issue in my subdivision, I've seen her patrol on a golf cart calling towing on my neighbor while bringing in groceries and again on another neighbor whilst washing his vehicle in the driveway all without contacting the residents standing next to the vehicles. Word around the development is that she picks on home owners with larger vehicles such as pickup trucks and suv's parked outside. The office hours do not accommodate anyone with a regular working schedule. To comply with mandatory regeristing of vehicles one must modify work schedules to ensure their vehicle doesn't get towed for "parking without a windshield sticker and barcode". Very very poor property management leaving pedestrian gates inoperable and open to the public after hours. Complaints made directly to Mel Moses about dogs not being on leashes, construction vehicles blocking mailboxes and dumpsters leaking caustic liquids have all gone in answered. Priorities seem to be misplaced and management is clearly on a power trip.

I have lived in communities several times. These communities, thank God, were not managed by Leland Management. They are a Family Company and they do what they want. They are the worst. In my community, Villanova at Hunters Creek, the gardens are awful, dry and empty. The lake (if you can call that a lake) is full of dog poop. I took them to court and won. As a revenge, they scrapped my door stating it had to be replaced because it had rust in it. It has been 4 months and they have not replaced it. Just take a look at the way they left it ... FOUR MONTHS. They don't even respond to emails. Taking them to court again.

Leland Management is the worst company to manage any community. They are a family based company and have no knowledge about community standards. They scrapped my door stating it had rust inside the paint and consequently left it like this ... It has been 4 months. I am filing ANOTHER complaint in court

Leland Management (or as our community refers to them "Leland Mismanagement) has got to be the worst management company in the state of Florida, they're representatives sit in on board meetings and "advise" the board on the "LAW" when half the time they don't know the laws themselves. the Rep that we have for our community is over worked and seems to be overwhelmed by the number of communities she is responsible for. I've literally asked her the same question 5 times IN THE EXACT SAME WAY and gotten five different answers from her. every company they hire to take care of our community (landscaper, pool service, security company) has failed miserably. Their customer service is terrible, their website for home owners is beyond terrible and trying to get a representative on the phone is like trying to start a amp fire in a hurricane. Make no mistake Leland Management has no interest in the overall well being of your community, they are only after MONEY, and the more of it they can milk you for, the better for them. There has been Numerous occasions where I have called my community Rep only to never get a call back, and then when I finally do get her on the phone she tells me "oh yeah, I got your message, I asked my assistant to call you back". If your HOA is shopping for a Management company I suggest you steer clear of Leland, and should you already be stuck with them, I suggest you start looking for a new company like we are forcing our HOA to do.
