MEM Property Management not notifying customers of new check requirements
MEM took back over at Peach Street Village (Avenel NJ) in 2021 after being fired years earlier. I began submitting my checks with payment to "MEM" on a monthly basis. I've been an owner at Peach Street for 20+ years and never had a single late fee or issue with payment. MEM adapted a new scanning system for incoming checks in the beginning of 2023. I received my February bill with multiple late fees although the money was debited via my account and the checks were received by MEM. However, MEM was simply accumulating the checks and did not advise me that now they required the checks to be made out to "Peach Street Village" as they had been accepted since they took back over. Since the money was already debited and I was never contacted by MEM, this resulting in me having to stop payment on three checks to the cost of $90. MEM could have easily contacted us with this information but instead advised they are "too busy".
Desired outcome: I'd like MEM to circulate a PEACH STREET VILLAGE wide communication regarding the newly implemented OR they can refund me $90 for three (3) stopped checks.
MEM promptly resolved the problem. They have been a good partner thru this process. Appreciate the resolution.

I have been living at Whitehall Manor for nearly 5 years. We have gone through a few management companies. MEM is by far the worse yet! My payments are submitted on time and cashed and then I'm receiving late notice fees and I have to constantly show proof I've paid. Our property looks terrible. We have trees that were destroyed last March in the storms and they should be removed. Instead - they have half chopped them down so they look like sticks in the ground. Really ridiculous looking. We have a board member that runs the community like a dictator. We don't have our driveways cleaned from snow - but we have lights put on trees and a Diwali celebration that was paid for out of community funds. I don't know what Diwali is and I can assure you that as long as I am alive - I will never want to know what Diwali is. I don't think this is something the entire community should be paying for. The Friday of Memorial Day we were notified that our pool wasn't going to be opening until July for unseen reasons. Well if you had eyes - you would have noticed the issues the prior summer. The tiles were literally falling off the sides of the walls of the pool. If the view from the pool wasn't bad enough from high tension wires - now we have this ridiculous shed to look at. I heard it was purchased with our funds and isn't even big enough to store anything - so I don't know what the purpose of this eye sore was. We have a lawsuit initiated by our idiot board member against past board members. He's lost this suit and just keeps appealing it with our money. I don't even know what the gain is - but I'm sure we have spent well over $200, 000 and its still continuing to date. We have unsecure monies - that's rights ladies and gentlemen our idiot board member and MEM think its wise to have our money unsecured in bank. We have neighbors who park in the fire zones. I've complained numerous times to MEM - to no avail. Every morning I have to be careful not to his this van. And my neighbor is nice enough to slam the doors on his van every morning starting at 5 a.m. causing me not to be able to sleep in my master bedroom. I had a neighbor on the side of me growing vegetable plants on his deck. Then he was nice enough to move them and keep in his garage. You can only imagine driving up to that mess every night. Our bylaws state no growing of vegetable plants. I complained numerous times to no avail and had bugs in my garage I had to deal with - plus the view of the plants. I was asked numerous times from others was it marijuana. How exciting is that! I finally had to ask the owner to have this tenant removed. MEM and board did nothing. If we complain about our board member or MEM - then MEM sends out some stupid ALERT email about vandalism to reflect off all the truths we put out there. There is no vandalism in our community. Our board member states that someone is going around knocking down lamp posts when in reality the lamp posts are old, not made very well, the weather beats them up. The only resident I've ever seen near the lamp posts is our stupid board member.
continued unethical behavior & threatening responses
MEM Property Management has been managing our property for several years. They do not follow the bylaws put in place and in our opinion only take direction from one member of the board even when that board member has been found guilty and exposed for not following documented and filed bylaws. That member appears to direct management as to who they should or should not respond to even when legitimate complaints come from several different owners. Our property manager is not a "property manager" but an "operations manager" and is never been seen on the property doing his job. Although both the operations manager and the President Martin Laderman are included in email requests, questions, photos of problems and/or complaints they do not take control and handle the situation. The property has visually deteriorated and continues to go downhill. Instead of Martin offering to speak to this "group" of dissatisfied owners with the same complaints, he simply ignores. His legal counsel responds with the paragraphs listed below threatening the person who files a simple non-threatening negative complaint.

I have lived at Whitehall Manor in Somerset NJ since 2011. In that time, there have been 4 management companies. MEM is the latest, and by far the worst.
The greatest problem with Whitehall Manor is it is controlled by a dictator, who is unfortunately supported by 60% of the homeowners. This dictator has done many things to hurt the Whitehall community, such as severely restricting the homeowners from looking at the HOA financial records, and spending approx. $200, 000 suing previous board members over an insignificant email account. Previous property managers quit because they could not work with this dictator. Previous property managers had some sense that they had a responsibility to the homeowners, not just the board members. It seems that MEM has no such ethics. It seems MEM is happy to abuse homeowners at the direction of the dictator, as long as they are getting paid for it. Based on my experience at Whitehall Manor, I would agree with every negative comment made against MEM and Martin Laderman.

Perfect. This threat from Martin Laderman is a perfect example of his unethical behavior. This is a complaint site about MEM, about MEM's actions. Obviously, complaints will be posted here. Laderman send this response to anyone who criticizes him. It would seem that Laderman and the dictator that rules Whitehall Manor are a perfect match.
MEM did not state they tried to prevent or warn owners but allowed a dysfunctional board's decision to transfer accounts to "one" bank averaging $551, 000 of Association Funds not covered by FDIC insurance in 2018. Two of five board members have resigned and MEM allows a third "inactive" board member to remain on the board. The board does not fill the positions per the bylaws and attorney advise. MEM, in their silence, appears to support the board in not following auditor's recommendations and MEM does nothing to state their positions to owners. Instead they offer no comment and just allow the board to make fiscally irresponsible decisions. MEM should, instead of sheepishly following a "partial" board's bad decisions, openly express to owners that they agreed or disagreed. If MEM disagreed then they should resigned since there have been so many poor decision being made. This information was provided to owners by a prior board member who witnessed and openly shared. This, in our opinion, is not a strong management company working for all owners and protecting assets. Once MEM is questioned by owners they just ignore and stop replying to their emails. Very unprofessional.

We wanted to rent property through the company Mem Property Management Co Inc. The lady in this company worked so slowly and searched for the property within 3 weeks. When we found the property, we asked the company to stop searching. But they continued to call me and offered us different places. We advised them to stop, but they continued to do it. So, please any advices of how to stop this company.

lets give credit where credit is due
mem property management has been managing our community for the past 7 1/2 years. The only issues we have is unit owners complaining, who have to finally pay their maintenance fees and follow rules and regulations due to mem property management's excellent procedures that they have in place. I guess if you want no complaints. Just tell your management company not to enforce the rules.

If I have a question or concern, its typically addressed within 24 hrs. And if there is an issue to resolve, even on the weekend, I've never waited more than 72hrs to see results.
The building lobby is cleaned every weekday morning & the hallways smell like an orange grove (note to self: remember to ask for the name of the cleaner used!).

We have worked with these guys for the past 3 or 4 years servicing water damages for hundreds of their clients. As a contractor working for a week at a time within properties managed by them we have heard and seen first hand the way they deal with their residents They have always been able to facilitate an immediate inspection and authorization to begin work which is so critical in our business. This immediate response has saved the residences and property owners so much in time and money by not allowing relatively simple water damages to become more complicated and extremely expensive mold remediation jobs. Their genuine concern for residents health and safety and property owners liability is impressive when compared to most other property management companies that as a standard practice like to sweep damages "under the rug".
We are happy to recommend their services to our closest friends and family and hope to see other property managers follow in their footsteps.
Poor service
Just had a very bad experience with MEM Property Management. If your Association is considering hiring MEM I suggest you thoroughly check out their background and reputation.Speak to your Auditor, banker or lawyer. Don't get fooled. They tend to bid low on the contract but then short change you on services in my opinion. Beware this property management company
