LGI Homes salesperson

To Whom it may concern:

I am demanding my deposit of $1000 to be returned by end of day June 3, 2019 and I will be going with MY realtor that LGI made me sign that I didn't have.

I can not believe what LGI and the Brian Ducote did to me and I am sure many others. It is unethical, immoral and unprofessional..even predatory to place a single woman with no family in a financial bind just to sell a 3 bedroom property. The Sales person knew I was almost in tears when he made me sign that I wanted this property even though I told him countless times that I was not financially capable to take on this debt. Then had me drive to Walmart to get a money order with money that belongs to my mother for this deposit.

It is impossible for me to take this financial burden just to make this sales person's numbers and LGI's goal. Like I told corporate I am willing to take this further to the Better Business Bureau, Consumer Financial Protection Bureau. Office of the Comptroller and other federal regulators that can stand up for me, the consumer.

I expect a call @ [protected] with the time to pick up my money.

They are some liars...I drove a long way when the sales agent knew I wasn’t trying to buy. Then he dodged me when I came in. He had my kids and I looking real dumb when I confirmed 3 time by phone and email what I wanted to do. I want to report it to his Supervisor. #DallasTexas

LGI Homes paint and overpray

I live in the Tuscano development in the Richmond American homes. It was brought to my attention by my neighbor that the back wall was recently painted and he had overspray in his yard and was inquiring if I had the same. I explained to him I was away on business and came back sick so have not looked but would let him know. I went into my back yard to find overspray on my entire grill, landscape solar lights, decorative yard wind spinner, pool pump cover, patio chairs and table along with my cool decking. The lack of concern from the contractor who painted the wall is disgusting and uncalled for. I went into the LGI sales office on 1-20-2019 and was assured someone would call me 1-21-2019. No surprise that no one called me. I have pictures of the damage and would like to speak with someone regarding this concern. If there is another process I need to follow, please let me know but please understand I am going to keep going until this is fixed.

LGI Homes incomplete roofing on brand new home purchased july 2017

In short, purchased a brand new home in Venus texas via LGI homes on July 2017, it is now October 2018, as I have nothing but problem after problem after problems from Rodent issues; to electrical wiring crossed between my dining room light switch and my back porch light switch; each time I would turn on the dining room light it would automatically turn on the outside back porch light and visa-versa. Then the light on the face of the A/c went out; now I was recently informed by my neighbor who's home is in the back of mine across an open field who notified me that some shingles were missing from my roof and that I would not be able to see it just by standing in the back of my yard. So I immediately called the 2-10 Builders Warranty and was told that the warranty does not cover shingles replacement. I actually thought that maybe the shingles had flown off b/c of the recent weather and storm conditions; until I contacted a private roofing co through my home owner insurance USAA who came out to take pictures. He informed me that it was not weather or storm related as it was a clean square cut of which the roof was not completed by LGI contract builders, as the wood frame was completely exposed and due to the recent rain and heat who know how much damage has been done to the exposed wood. So the private roofer placed a covering over the exposed wood and suggested that I contact the actual contract builders to return to complete the work, which I did and was told I needed to put in a work warrantly order, which I did. Within 24 hours someone contacted me name Robert Hagler via LGI Homes to inform me that he had gone by my house and notice that it looks like weather that caused the shingles to fly off b/c the contract covering is still covering the wood; I said that was incorrect as I had a private roofer to place the covering over the exposed roof to avoid any damage of leakage through my roof. Robert said he was going to have someone to come out to out in the shingles but he continued to deny that the initial roof work was incompleted by his builders. I then asked about the reimbursement of the $350 to the private company (Showtime Exteriors) who came out to take the pictures and cover the exposed wood, Robert said he would speak with the office to see what they could do. I then received a call from another person from LGI homes who claimed he was not aware that Robert and already contact me, but that someone will be out to resolve the roof issue. I then asked about the reimbursement and he said LGI Homes do not reimburse b/c a Warranty work order claim request should had been completed b/4 I contacted a private roofer. I agree with all the negative reviews that I have read, as had I read reviews prior to purchasing my home, I would have never purchased my home with LGI Homes; and to think I used my VA Loan and this was my 1st home. Since then, I have contacted my Local News Station and waiting on their response so that I can expose this company for who and what they really are. Dishonest; unprofessional; and Very Poor Service.

LGI Homes air conditioning

I bought a air conditioning five months ago.
Since it did not have enough cooling, I contacted the installer. After a five-month call with the following numbers [protected], [protected], [protected], I did not get any results. It's unlikely that such a major LG company will be weak in services. Please consider.

LGI Homes requested services

Hello. We live in Talise De Culebra in San Antonio, Tx. We have made several frequents which nothing has been done about. The first request was since to builders are clearing the area close to our home, we are now experiencing snakes and other animals within our yard. We have lived here for over 2 years and we have never had any snakes. The lot next to us is very over grown and we requested the lot to be manicured in order to keep thesnakes away. This was over 2 weeks ago. I have children who go outside and play. My daughter was almost bitten by a snake! This is outrageous. The other request we made to the office was that since the builders have cleared out the road, we requested our part of the road to be closed to they traffic as we continuously have cars coming down at all times of the night they turn around in our driveway or shine their lights in our bedroom when they have to turn around. We request a sign be placed before the last turn on our street. Nothing has been done! Nothing has been said. It is as if the people working in the front office do not care. It seems like they just listen to you just to get you out of the office. I would like to have someone from the corporate office and not the community office call me in regards to this. My name is Donald Hudson. Phone number [protected].

LGI Homes high pressure dealership type sales/ poor customer service

Beware, high pressure sales tactics. They have a system and it takes an hour before you get to see a home. You will go through steps for first time home buyer (I am not and they were aware I own 3 homes), answers their questions in a prompted manner and tour the neighborhood even if you do not want to. I am single and they made me see all family amenities before seeing a home. At the home, they will show the final payment but not all fees related...i.e interest rates. I was shown a house I had no interest in because it was LGI's progression. The final house I was asked if they payment would work just as a dealership does without releasing interest rates. Then you are asked to sign a document stating your intent to buy. When I hesitated, my rep used other tactics to get me to sign. I found out upon further research, LGI's preferred lender was charging 1% higher than my lender. When telling my rep I was disappointed and it was dishonest to not release all numbers, I received his text response: "I am sorry you felt this way. Don't ever question my integrity, I do NOT lie. We moved in 157 families last year and I did lie to one of them" (not a typo and is written just as I received).

LGI Homes dishwasher

I bought a Dishwasher model LD T 5665 s St from Sears. I bought it in June of 2018 it is now September 8 2018. The technician call technical support and said that the part was not covered under warranty. LG has a 10 year warranty and this is a new machine they are saying because I installed it that they do not cover the leg of the dishwasher. Please tell me how installation of this dishwasher would have affected the ring thread breaking in the housing and it will not stay in the position that it's put in. They said it is not covered and if I wanted to bear the cost it would be extremely expensive to fix this because the housing unit is not just one leg it's the entire bottom of the machine. To me this is a manufacturer's defect where they put thin threads that could not hold the weight of the machine and would break off. I am extremely disappointed and do not know what to do my machine is tilted to the left because the leg will not hold. To me they are very aware of this situation and is why they do not cover it under their warranty. It is engineered incorrectly because the weight of the machine broke the inside threads of where the leg goes.

LGI Homes plumbing problems and vices of constructions.

NEW HOUSE WAS BOUGHT IN OCTUBER, 2017 the company made the mistake by building it by pulling the elevation of the house below the required level .Which already caused us problems with the pipes of the house, because of the mistake made, the company installed a pump that supposedly was for drainage of wáter and turned out to be for the function of the sanitary service of the house and is connected to electricity of the same...This is causing me to have unexpected light and future expensesw since the rèpair guarantee according to company employees expire soon additional bad times . LGI Homes water heater

We moved in May of 2018, within 2 months our water smelled like rotten eggs. Both the LGI warranty company and Rheem company consider this "home owner maintenance". However after following every suggestion on youtube and Rheem " customer technician help" The both that holds the Anode rod inside the water heater will not come loose. Not even an inch. This is not physically possible for Homeowners to do. YOU WILL NEED TO CALL A PROFESSIONAL PERSON. There is no physical way with where the water heater is placed, the placement of the anode rod and how specifically tight it is put in. A typical person or persons will not be able to do this.

LGI Homes work orders being closed before being finished, unethical behaviour

We purchased a new home and moved in back in December 2017. We love our home but issues have arose.
Our main issue is the Supervisor Jake Horton. I spoke to him on an issue about our Shower door Tuesday May 15th 2018, about when the Company was suppose to come out and repair this issue of the Shower Door Pulling away from the wall. He said he believed that the company was coming out on Wednesday May 16th 2018 but was unsure of the time, "Jake said, " that he would text or call me when he got back to the office to let me know the times. I also inquired about the Insulation Company that was coming out and repairing a Heat Gain Issue we have on the back wall of our house. "Jake said, " he wasn't sure when they were coming out he would let me know. I told Jake if they could call 30 mins before they got there to make sure I was up and dressed, "Jake said, " no problem, again no call or text from Jake to confirm times and dates.
I called Tim the Office Manager to let him know what was going on with this issue. Tim told me that this shouldn't be happening and he would have a talk with him. I asked Tim about when the Insulation Company came out they said that they had the wrong tools to do the job and they needed to come back out. I told Tim this and asked him if I needed to put in a new work order due to the Insulation Company needing to come back out to finish the job, "Tim said, " no I didn't need to the work order would remain open until the job was finished, I also told Tim that there will need to be a drywall person the fix the wall when the Insulation is blown into the wall where there isn't any at all. "Tim said, " either Jake or the drywall person will be here the same day. I went into the Maintenance request to make sure the work order was there and it has been closed out. I tried calling Tim but everytime I call there is some excuse as to why he can't come to the phone. We are very flusterated, we love our home we watched it being built from the ground up. Now problems have arose and we are being put on the back burner this isn't right. Please help us fix this problem, without being looked at as trouble makers, we just care about the home we are paying for to be right so we live comfortable with our 12 year old daughter.

LGI Homes stove

I have called multiple time since january about the knobs on our drive that are a fire hazard. Repair cake out to add "the fix" of an audible tone when the knobs are turned on. We have been turning our oven on and off by the breaker in the basement for 6 months due to safety. We have 2 dogs that have hit the knobs and turned it on, all of us have brushed past it and turned them on not intentionally and even the repair man turned the burners on when he pulled the oven away from the wall. Most recently last night my great dane brushed past the stove and the burner knobs turned on again. As a result the toaster that was next to it was nosed onto the stove top by her and burnt. My husband was outside when he heard the fire alarm inside going off. He ran inside to a toaster melted on top of the stove and a house filled w. Chemical smoke due to a melted toaster. A son with asthma and autism freaking out. Had my husband not heard that alarm my house would've burned down. Every phone call I have made I haven't gotten anywhere w. Your customer service. No offer of a refund. No offer of a discount to a new stove. I went to look at the same stove but newer model and it doesn't even have knobs. I guess you decided to change your product since it was a safety l/fire hazard. My stove is less than 2 years old and i'm so very disappointed in the zero help with fixing this problem. I was recommended to this product from other satisfied customers. I absolutely loved this stove but the fire hazard and multiple times things have caught on fire due to brushing pass the knobs and them turning on frightened me in losing my house and family from fire. Is there anything that can be done to compensate me? I would like the stove replaced w. The newer model of no knobs that I saw. I'm attaching a picture of what happened last night because now we can even use the stove since there is a toaster melted and attached to it. Please help me!

LGI Homes my lgi home

Owners since june 2017 and very unhappy with the workmanship. We've experienced multiple issue: as follows:
Master bathroom / bedroom problems:
Fan leaked.
Low water pressure in shower.
Water leaked in shower wall.
Bedroom door hung improperly and wouldn't close.
Window frame broken causing problems w/open/close.
Window jamb leaks.
Screws/nails coming through wall.
Great room
Bees/ cold air coming in through the floor and baseboard.
Windows and slider leak.
Counter slab by stove comes completely off.
Dishwasher water not turned on.
Dishwasher not installed properly, it moves from side to side causing the door not to close.
Small lumps left under the carpet.
Second bathroom
Several cracks/chips in tile over tub.
Door handle loose.
Roof problems
Two leaks found so far.
Backyard landscaping
We didn't know there was going to be a deep slope. Causing little use. You would think the amount of money to purchase this home there should have been a retaining wall for a more usable back yard.

With the experience we're having with lgi homes, we would never recommend buying to anyone.

We've reported most issue which took far to much time to be taken care of. However the plumbing issue were handled in a timely manner and er I was instructed by kevin to call them.

In the hallway upstairs and going into my daughter's closet and the guess room closet the floor has humps where it is uneven. The paint is already starting to peel off of the front door. We complained about the grass around the front sidewalk not growing and the top soil needed to fill in where there is a large puddle but to this date no resolution.

LGI Homes noisy compressor

Bought Kenmore Elite made by LG. After 11 months compressor became noisy. No help from service departments. Stated if compressor is still functioning there is nothing that can be done under warranty. Noise level is within range. If I had know the noise level that is within range, I never would have bought unit. DO NOT BUY KENMORE ELITE MADE BY LG. TOO NOISY.

Same with us. Turned it the pipes from ac unit were vibrating against the wall bc they werent secured. They removed the piece of wall around our unit and it stopped! Awesome bc it was making my ears hurt from the amplified vibrations and our plays were getting chipped in the cabinets.

Made sure the pipes were secured and added the insulation that was left out to buffer the vibration.

Anyways guy that fixed the wall has to put two boards on either side behind the wall to have something to mount the square wall cutout that had been removed back onto the wall.

I was nervous that the wood run against the pipes and asked him if those were standard boards that were meant for this and he said no just two karate boards from his kids event he had left over...

Meaning they weren't measured and cut to make sure that the pipes from our unit wouldnt touch them.

When I pointed out how this might make the vibration come back he and the on site manager said itd be fine with all that extra insulation.

So I believed the. Let them plaster the wall and it looked good.

We tested it and sure enough the sound was actually louder than before, vibrating...

They are saying there is nothing else for them to do abt it and so I've been living with a super loud unit that vibrates even harder and makes it uncomfortable to be downstairs when the unit is on.
11 month is coming up so we will make sure to request this to be fixed again, and again until the get it right.

Also weve had so many corrigo submissions its blow your mind, week one downstairs flooded, poor piping, the last hurricane brought in a leak to our office space, damaging documents...the builder forgot to seal the pipe where it meets the roof. Flash it or whatever

But those are just 3 examples and I dont want to get into the rest bc it makes me anxious.

My advice to you which I have done is take photos of my unit from outside where I noticed some weird missing foam that's supposed to go around the piping was missing in patches, prob making vibration worse bc theres big portions of our pipes that have no foam around them.
I took pictures of my neighbors on either side and theres mat h up with each other but not with ours.

Have a brand new build
So dont let them tell then theres nothing they can do, show them this message.

For us it's a combo of crappy unit bought by the builder and its obvi damaged cos it doesnt match up with the newer looking and less torn up version of our neighbors and poorly installed without Insulation.
Show them this and then see if they'll fix it. It may just be the unit. But I wouldn't take their word for it...

Goodluck

Are you certain it is the compressor that's become more noisy? I would normally have you check a couple of very simple things which could normally resolve such an issue very easily.

Let me know if you'd like to give it a try.

LGI Homes the whole experience and the flooring

We were rushed into our house before it was finished. Nothing was addressed in our walk through.. We were told by Rhonda it is an orientation not a time to address issues.

Travis was horrible.. did not lock in our loan when he was supposed to. We have a higher interest rate because or that and then he messed up our credit by having us pay an amount and that was never correct... so he had to pull our credit again. When he finally said he would give us our loan back to give to our pre qualified lender... KEVIN blocked us and said he would sell our house... pretty sure that is not legal. Also, Lisa called us that night around midnight telling us we needed to sign a document or wouldn't get our house. We knew nothing of this and she told us she wouldn't get paid if we didn't sign it. Which would put her out 3, 000 for the month. We tried to send in issues with our house in photos to Lisa because she said if we did they could address issues earlier but, they have not been.

We were lied to multiple times and marooned into feeling like we needed to buy our house.

We also are having problems with your warranty department Dustin.

Dustin does not return phone calls. Our biggest issues are these.
1. warranty claims are checked off as completed when they are not.
2. The floor has been bubbling since BEFORE WE MOVED IN. They had to replace it during the build because it bubbled and pulled up. IT DID THE SAME THING. Now we are told they want and can only put in the same floor. Isn't that putting in a product you already know is DEFECTIVE? Especially when Lisa told us that we would get a different laminate flooring like TAOS ST. because of the flooring issues on RODEO ST. This was not the case. WE have had so many problems with our floor. When they came out the floor wasn't fixed. They fixed the wrong area sealing an area that didn't need sealed and he said that was all the could do and DUSTIN checked it off as completed. While LUKE told us he wont replace the floor with an upgrade and would have to get the same flooring. Are you kidding me... it's clearly not working and is defective why else would your company change the type of flooring for the rest of the development?!?!

Issues existed before like our close coming down because supports weren't put in... ect...

There is so much more. We had a big list Rhonda took a copy of and said would be addressed that have not been.

WE want answers. Most of our development is extremely unhappy about the lies and lack of maintenance within our warranty time and when it is done it is done poorly.

We need your help to salvage this whole situation. When we bought our house the MLS said granite counter tops and wood flooring... come to find out it's all laminate including the counter tops which we also had start to come apart at seams...At this point we would never EVER recommend anyone go with LGI unless something is done on your end. As a first time home buyer this has been the worst and most stressful experience of MY LIFE.

Please please help us...

Hi my husband and I bought a Wynn builder home and at midnight the day before we closed they were bought out by LGI. We live in North Carolina. My husband is paralyzed and in a wheelchair and our laminate sheet flooring is bubbling everywhere and ripping beginning 3 days after we moved in. They All give the run around about EVERYTHING. How can we all have paid 100’s of thousands of dollars to only be treated like we are on trial when we ask for things to be fixed. It’s sick ! All of my neighbors have had the exact same issues. Praying for us all!

LGI Homes non-performance on warranty items

The LGI builder at Summerwood Park, Puyallup WA is not following up on warranty repairs. They do not fix items by the Due Dates that they assign to work orders. In one case, they told us "fix it yourself" in response to an item already on a work order that was committed to be fixed prior to closing. When we moved in, the kitchen plumbing was not completed and water leaked all over the floor. We couldn't cook or wash dishes. Light switch covers were missing, causing an electrocution safety issue, and we had to fix it ourselves to avoid risk to children. There are about 20 open items with zero followup, and we have been stood up on appointments 3 times. Do not close a sale with this company until after all the punch list items are resolved.
