Leaking roof
We purchased this new home at 37172 Silvan Wood Way Dagsboro, DE three years ago. During the past years we have had our fare share of warranty issues due to poor quality work. One was a leak in the roof over the bathroom which was fixed as the flashing was installed incorrectly. During yesterdays rain storm we now have another leak in the garage ceiling which I believe is coming from the two roofs joining between the two car garage and the third bay.
I called in this issue today and was told the roof is only guaranteed for one year. Shingle are now guaranteed for 15-30 years so for us to have another leak, I believe these two joined roofs were not done correctly to have a leak. But I was told that I have to hire a roofing company to prove the workmanship was not correctly done for Ryan to correct the problem.
Ryan is currently building additional houses in our Seagrove community and I don't understand why one of your roofers can't look at this problem while just down the street. Why is it up to us to prove the shingles are still good or the initial job was done correct?

HVAC Repair. Bill more than double.
The HAVC unit was in need of repair, ticket was submitted on 12/12/2022. A system board was replaced December 21, 2022. I was informed by the repairman that due to the board being bad that the unit was operating on the emergency backup system which will increase my bill. My bill average is $85 per month. The bill for the time of this service is $213.
Desired outcome: Pay a portion of this month's electric bill.
Complaint
We have owned our home since December 2019. Our HVAC has not worked properly since the day we moved in. 10’ceilings, 2 zone, and registers in the ceiling. Too much heat in some rooms and not enough in others. NV has had their vendor come out to rectify over 25 times, called in the third party engineering vendor and recently a new vendor. We have called in two independent vendors for alternate opinions and both diagnosed the same concerns as one another for how the system is designed. The problem is systemic, and changing the electronic damper will not fix the issue. 3 years! NV continues to pretend to care, but obviously won’t until we have exhausted every option and hire an attorney. Buyer beware! Why not just resolve the issue - might cost some money, but it’s owed to us as the consumer paying over half a million for a home. Not the quality company we believed it to once be. Think twice and consider all options with builders before selecting NV Homes! Also missing a vent completely in a powder room.
Desired outcome: HVAC system that works properly and distributes airflow correcty probably needs one system with floor vents on main floor and use existing system for top floor only.

No Respect for Realtor in the industry
NV Homes (Ryan Home) in this market have taken advantage of the hard working Realtor. Builders respect our profession and the time we spend with our Buyers preparing them to buy a home. Commission are paid at a base home price and we work together to help our Buyers.
NV Homes are paying Realtors a flat rate as low as $1000. New Constitution not appraising, never have I known new constitution not appraising leaving the buyer to pay the difference. NV Homes (Ryan Homes) have also given buyers a seller Assist up front and seeing it taken away by settlement. Very disheartening!
Desired outcome: NV Homes to work together with Realtors and their Buys as other builders do and let go of their greed.

Flooring
Went through selection and home is now under construction. We get a notice that the floor we selected is discontinued. We now must select a floor that we don't like from their samples. Refuses to go elsewhere and order a floor to our liking, that would arrive in 10 days. Selection person refuses to give us her manager, so we can share our complaint to them.
Desired outcome: Order our floor through another company that have a floor we like.
NV Home in the Wellesley development in Rehoboth Beach, DE
I moved into my new home a couple of months ago. Since then, my AC has stopped working three times. I am currently without AC. I was told by the last service person that the cause of the AC non-functioning is our electrical system. I was told by several people, including my neighbor, that a new system was put into the NV homes, beginning with mine. My neighbor told me that he has not had a problem with his AC or with his electrical system and that his is the "old" system.
One other issue, not as important, but still upsetting, is our gutter drainage system; it does not work. We've had several thunder storms, and each time, our covered porch gets flooded with water due to the lack of a working gutter drainage system.
My husband and I bought this million dollar home for our retirement. We are 70 years old and were hoping to enjoy whatever time we have left to do so. We are obviously very upset - not only with the house problems, but also with the lack of a serious response to them.
I've called our Warranty team many times and their response has been much less than timely. I know that they have many other people and problems to deal with, but they do not consider lack of AC an emergency. Lack of heat is considered an emergency, but not lack of AC. So, here it is the weekend, and I must suffer through record breaking heat until Monday. The AC stopped working Saturday at around 10:00 p.m. It's Sunday at 1:00, and I have received NO response from either my construction manager or the AC company I called.
I am hoping that this complaint will lead to ACTION - and a thorough analysis of my home and its problems.

Warranty not honored
We built our NV home in 2015 in The Costal Club in Lewes DE. Like many of the NV homes we had a lot of problems with water in the basement. We contacted them on numerous occasions, and eventually they came out and discovered the problem and fixed it. As time passed we discovered another leak in another part of the basement and contacted NV again. Since it took so long for them to get to us the first time we weren’t worried, we’re not the type to keep hounding the builder, understanding that they were busy and would help us when they could. They finally called us back to say that they were sorry, our five year warranty had JUST expired and they weren’t going to help us. They admitted we had contacted them well before the five years were up and stated “We tried to contact you but couldn’t reach you.” My husband is retired and is always home, not to mention we have an answering machine. We weren’t contacted. I believe they intentionally waited until the warranty was over. I believe NV is a deceitful company and warn others not to build with them. My basement is still leaking. Many neighbors had this problem but it was easier for NV to fix it because their basements weren’t finished. We paid to have NV finish our basement, which was obviously a mistake, as was trusting them in the first place.
Desired outcome: I want NV to fix the leak in the corner of my basement.

Do not use the builder's lender, NVR Mortgage, or trust the salesperson. We recently purchased an NV Home and were told many times we could use an outside lender and still keep the incentive if we can show that our outside lender offered a better deal. Our lender's rate is 0.5% below NVR's and our lender will pay all closing costs while it would cost almost $9, 000 with NVR. After presenting them our obviously better deal, they claim that it's not good enough and we won't get the incentive. Throughout the entire process, the sales rep gave the impression it would be no problem and an easy comparison, but now he's saying it's virtually impossible to use another lender and keep the incentive. We would've not had a problem if he had been upfront about having no chance to keep the incentive, but he strung us along the entire time with his lies. If you use NVR mortgage, realize you'll be paying a much higher interest rate and with much higher fees than you can find elsewhere that will dwarf whatever incentive you are getting. They're just out there to steal every dollar from your pocket and have no qualms about lying or misleading you.
substandard new construction
TOO MUCH RED TAPE, SEEMS EVERY LITTLE THING NEEDS APPROVAL FROM SOME OTHER DEPARTMENT OR MANAGER. THEY ARE NOT INTERESTED AT ALL IN PROVIDING A QUALITY SERVICE OR PRODUCT. BASED ON OUR EXTENDED DEALINGS WITH THEM, I AM PUZZLED ON HOW THEY CAN STICK AROUND. THEIR LITERATURE CLAIMS THAT THEY HAVE BEEN AROUND SINCE THE 70S. IS ANYONE OUT THERE INTERESTED IN STARTING A CLASS ACTION AGAINST THEM? MAYBE THAT WOULD GET THEIR ATTENTION.

Poor service
I used to feel good and be proud of NVHomes builder. But after living in one for eleven years, I have just discovered that my basement foundation has 13 cracks on the walls and water is leaking from those areas (covered by insulation). My entire basement is ruined and in need of a major construction to recover from the caused.
