Customer service
I have been with Orhp for 11 years and until now have been completely satisfied with their service. However, our latest dealings with them have been terrible. You can file for a home warranty claim online but to cancel that claim you have to call them. I’ve spent three hours on hold this week, waiting to talk to them. I’ve entered a complaint through their website but no reply. The only email access is through the webmaster email which doesn’t deal with claims. Customer service absolutely sucks.
Desired outcome: Cancel my claim and provide customer service with us non existent right now.
Hot water repair request /plumberDan
Placed service request on Monday April 18th for leaking hot water heater. Old republic placed order immediately and plumber came out to review problem the next day, Great! I paid him the $100.00 service fee, however the hot water is still not repaired. First one excuse then another. Unavailable part, part arrived but he did not make an effort to install in a timely manner. Then when he does come he says its the wrong part but he can come back Monday. How is that possible if it took a week and half to get first part? Dishonest, unconcerned, unprofessional. We have no hot water and are unable to shower. I work from 5am-8pm. Impossible to heat water every night.
Desired outcome: Reimbursement of service fee. Do not use PlumberDan for any future service needs.
Denial of Service Due to A Brief Lapse of Coverage DESPITE Years of a Perfect Record
In essence: we have had perfect coverage with ORHP for a decade+, then had a short lapse in coverage due to missing a renewal date by a couple of weeks. Wouldn't ya know that's when our oven went out, and we called during that (unknown) period of the lapse of coverage.
They outright denied our request for service (even though we now have service again) without taking our otherwise loyal service into consideration.
Seems pretty inhuman.
Desired outcome: We just want our oven fixed!
Home warranty denial
Had a tenant in condo rental complain about loss of electrical in kitchen and garage. Property manager contacted Old Republic (claim# [protected] on 10/28/21) who sent an electrical contractor out who spent 4 hrs troubleshooting and could not resolve so claimed 'the circuit is overloaded' and not thus covered.
Then no one contacted the property manager and not until the tenant complained a month later did anyone know it had not been resolved. The tenant informed us that the circuit “was overloaded per the contractor” and was unable to resolve the issue.
Assuming we are our own, sent out our own contractor on 12/3/21 who found a short between the kitchen and detached garage. He was able to get the kitchen and patio running in 2 hrs. Came back for a second visit on 12/17/21 to run new underground electrical from the kitchen to the garage and restore service.
Also, on 12/17/21, received letter from ORHP that original service was denied.
When I received the invoice from our contractor, I forwarded it to ORHP on 12/27/21 with the explanation that we went to outside contractor assuming it was not covered and did not want to delay the process any longer for the tenant. But since it was a covered item, we requested reimbursement.
Called 2/7/22 about status of claim, she said they had reached out to me on 12/30/21 and left a message but the phone number they called was unknown to me. Since my contact information was in the email and invoice sent on 12/27, not sure why they called a different number. She stated I would receive a call back within 24 hrs. which they did not. Had to call back again on 2/10/21 when they informed me of the denial because we did not call them immediately when we found the short circuit. They acknowledged they would have paid our contractor but since we did not call right away, they denied coverage.
They are claiming a technical loophole to deny coverage. Not to mention that if they had a competent electrical contractor who could have found the problem we would not have had to resort to an 'out of network provider'.
Desired outcome: I would like them to cover the repairs required under their contract.
Home Warranty: Washer Replacement
I have had a policy with them for three years and have always had good luck until now. In March I contacted them for a Washer issue and after two attempts to find a contractor I finally was able to get one to come out. Paid my 75.00 and the tech pretty much gave an end of life report back to OHP. OHP asked that I call them back so starting April 9th I have spent multiple days trying to get an answer. It takes 3.37 minutes just to get through their IVR system and then the on hold times vary from 18 minutes to 45 minutes before someone picks up. There is no option for a call back and when you finally get a hold of someone they can't help you and they promise to have someone call you back. I finally did get an email with a proposal or replacement and it was a lesser value and horrible rated machine. I requested that they provide either an alternate, give me the funds to buy my own or upgrade with the vendor. Dozen of phone calls and still no response. I work full time and it is very difficult to sit on the phone for hours and when you do get through the person picking up the phone can't help you.
Desired outcome: Send me a check for the replacment or give me the opportunity to work with the vendor to pay the difference between the reimbursement and what I want
Home warranty
I chose an upgraded warranty that included swimming pool coverage when I purchased my new home. I started having problems with both the pool pump leaking and the air conditioning in my house. I made an urgent call because the air conditioner was leaking. I was told someone would be out quickly to fix the air conditioner and that the second air conditioner was broken and would be replaced. I DID NOT ask about the second air conditioner and was confused, but I was assured by the repair person that I shouldn't worry because it would be replaced. I was not contacted again by the air conditioning company or Old Republic. Weeks later, I heard someone working on the side of my house. There was two men examining my air conditioner. I told them to leave. I didn't know who they were! They called an Old Republic rep — which is quite an accomplishment considering it is nearly impossible to reach a person with OR. She reminded me that I had the best warranty they offer and told me that my new air conditioner would arrive within five days. The two men repaired the leak and left. Then... nothing. I waited a month to complain. The response? Old Republic claimed I had not paid the $75 service call fee. I still had the receipt and sent them numerous copies via email and snail mail. I finally sent a copy of the receipt to the person who sold me the warranty. Old Republic then sent out a different repair person who told me it was his job to check on the assessments made during the first two visits and implied that I was trying to scam Old Republic out of an air conditioner. I never asked or called about the second air conditioner! That was all between OR and the pool company! I was just trying to follow up on what I was repeatedly told would happen! He told me someone had "mysteriously" turned off the breaker for the air conditioner. He claimed everything was working fine and left, but I could feel hot air coming out of the vents. I called Old Republic again and demanded that they send someone else over. The next person told me that the vents were blocked from the air conditioner and I have hot air coming into my house from the roof. He told me to cover the vents with cardboard then cut a hole in my bedroom wall to allow the air to flow. There goes my lovely new home. I called Old Republic again and never heard back on this issue.
Meanwhile, the pool pump kept leaking and stopped working. The pool repair people kept fiddling around and doing nothing. I was forced to repeatedly call the pool company that works for my realtor. I had no choice. I even posted on the local community page asking for advice and asked my neighbors for help with the pool. The last pool repair person sent out by Old Republic told me that he suspected there was a problem with the filters, but the company's contract with OR prevented him from checking the filters. He said his company would not get paid unless he only looked at what was specifically listed on my service request. If you are not a pool repair person, how do you know what the problem is? Think about this very carefully before you consider working with this company. It is now November, the pool is still filthy, and Old Republic is not responding. The pump was taken apart by yet another pool repair person who I paid out of my pocket.
I am a disabled senior with severe arthritis and other health issues and need this pool for low impact exercise and stress relief. The only window views in my house face my pool, so when it fills up with algae and dirt because the filters and/or pump are not working then algae and dirt is all I see. I am embarrassed and ashamed to invite friends or family over because there is no place in my house where you are not looking at the swampy pool. I've been unable to use the pool 3/4 of the eight months that I lived in this house. 115 degrees outside and I still could not use my pool. My only option is going to be to sell my house. I have literally been driven from my home and endured tremendous emotional and financial hardship and physical pain because of Old Republic.
I was contacted by old republic. they said they were taking care of the problem. and... nothing. do not buy from this company!
bad business practices
This company only had 2 providers in my area and eventually I was told that I would have to locate my own contractor pay the fee to have them come out to my home find out what the repair will cost. Pay the contractor then beg for reimbursement.
Thieves! They also declined to return my money (we paid for a year in advance) without writing a letter requesting it, then said in the same sentence their policy didn't allow for refunds!

the story:
a denied service for my AC. I talked to 4 persons from old republic and each one gave me different excuses. I have a contract number [protected] with the old republic home protection since 02/14/2015 and two other contracts for another two properties. during all this period I asked for service 3 times. 2 of them denied and the accepted one they changed the regulator for me and I had to pay the company they sent $300 to fix the plumbing issues I was complaining of. this time is the third for the three houses and the second of the same house. I got a water leak from the AC on the roof of the property and the leak caused the ceiling to fall down. I called the insurance of the house and they were very helpful with me and they send a company at the same day to clean up, dry, and patch. later the insurance sent its assessors to diagnose the cause of this water leak and they told me that the leak was from the AC. I called the old republic and I put my claim for service. the guys went there and get vanished. I called the old republic 1-Alicia told me yr AC was not covered in yr policy and when I told her I am ultimate plan not the standard she told me that I am right and the AC was included. one hour later another girl called me and told me that my claim [protected] on 08/08/2015 was denied because there is duct work which was not wear and tear I asked her to refer me to her supervisor 2- Mr. Art told me there r intentional duct crash I told him disregard the ducts I will repair but please stop the water leak from the AC down to the house. he told me its only a matter of maintenance and the old republic was not responsible for that. after that I spoke with another supervisor 3- Jordin and he promised to send another company to check and he sent the superior plumbing heating and AC order [protected]. I met the man over there and he checked everything and he told me the AC was old but working properly and need nothing and I told him awesome so please come and do the duct work and I will pay u. both the two companies refused to work in my AC and were satisfied by telling that everything is Ok. I asked for another company to come to examine my Ac they told me the draining pan was rusted and drop water to the house and this issue is difficult to resolve and they recommend to change all the unit. now I recognized that the Old republic just want to escape their responsibility.
so after one month of delay with all their lies I had to replace the unit on the roof with $ 5000.

My father signed the contract with the company Old Republic Surety. He told me that he would accept the deposit and he would be able to start the work. Also he added that work would last 60 days. The work started in the August, 2015. But after 2 weeks the rep contacted my father and told that he wanted full payment, because he has no money for the workers. My father didn’t have such sum, so he offered to pay instalments. The rep stopped the work and vanished.

have had nothing but problems with Old Republic Home Warranty company, which is recommended by realtors when buying a home with issues.
Two months ago my stove went out. THEY never fixed it. After 3 weeks of eating out, and after I filed a formal complaint with the CA Insurance Commissioners office, Old Republic reimbursed me for the cost of the stove. I was still out the money I spent eating out for 3 weeks.
About a month ago, my air conditioner went bad. I have the register set on 70 but the thermometer reading indicates it is 78 in my home. They sent out a contractor, Solution Air. I was ripped off by their first person who told me that it would work fine if it was cleaned but that it leaked Freon. He put Freon in, but charged me $129 rather than the usual $60 deductible because the cleaning is not covered under the warranty. He left and my thermometer still reads 78 degrees.
I called Old Republic who sent out another Solution Air person. He also said that it was leaking Freon and that it is a very old unit (15 or 20 years old?). He put in 1.5 pounds of Freon. He also said that we needed an attic fan. The attic fan, of course, is not covered. My thermometer still reads 78 degrees. I spoke with Marty at Old Republic who said that Old Republic would be back to me with a monetary settlement. However, instead I got a call from Andrea who went right back to the company line of this being my fault because I do not have an attic fan.
She then had another person come out who said I need a bigger unit and did nothing. Old Republic says they will not help at all.
It is obvious given my two experiences in the last few months that Old Republic just takes the warranty money and says and does anything possible to avoid paying for or fixing broken items covered by the warranty. There are multiple online complaints that confirm my theory.
Georgia Realtors should not recommend this firm.

Between the date I closed on my house, and the date I actually moved in, a week later, my controller board for the touch screen on my range top failed. I filed a claim with Old Republic. After the technician came out, they denied my claim, telling me that the technician filed a report saying this could not have failed during the time I had the warranty, it had to have been pre-existing. I spoke to the technician. He told me he absolutely did not tell them that, not to mention the fact that it would be impossible for him to be able to tell exactly when a computer board failed. So Old Republic FLAT OUT LIED TO ME in order to get out of paying on a claim. I'm sure the reason my claim was denied was that a new controller board will cost about $750 and they don't want to pay it.
What a waste of time and money this home warranty company is. There are many other home warranty companies out there. Do NOT give these liars your hard earned money or think that they are going to protect you in any way! SCAM ARTISTS AND LIARS!

On September 16, 2014: My husband called Old republic home protection to buy a home warranty. In Previous years we had home warranty thru this company. We had good services, so we decided to protect our home thru this company again.
We were told that we couldn’t use our home warranty until 30 days later which would be on October 16, 2014. The plan contract number is [protected]. The amount paid was $540.00.
On October 20, 2014: My husband called to report problems with our air conditioner. Finally on October 22nd someone from North Star Mechanical came to check our air conditioner. I Paid $75.00 fee and sign a document.
They told me that I had a bad breaker. So he referred us to an electrician. An electrician came two days later on Oct 24. He said that it was a minor problem and fixed it. Even though Old republic home warranty told him not to fix anything. I didn’t sign any document with the electrician. I notice the air wasn’t cooling even though there was power now.
My husband called Old republic again, they said “north star mechanical” will come back the next day.
On Sat. Oct 25th: North Mechanical came to my house again and did an inspection on the ac system. They told my husband that the compressor grounded was bad. They also said that the compressor was not working for at least 30 days (They invented 30 days since it was approx. when we bough the insurance)
I will assure you that the air conditioner was working when we got the home protection. The only thing I notice last week (A week previous to the phone call) that it wasn’t feeling as cold as usual but it was still working. Then late Sunday Oct 19, we notice it wasn’t cooling at all. I know your people have a right to believe our AC was not working properly for a while since we called just 2 days after the home warranty went into effect, even though your company had our money 30 days early. It is not our fault that our AC stopped working on that day. This does not mean we didn’t have AC for a while. It’s not possible to live in a house without AC in Houston during these hot months.
On Sat. Oct 25 around 4:30 p.m.: I called Old Republic to complain about it. The person that answered was someone named “Jeff”. He was very rude. He wouldn’t let me talk. He said it didn’t matter what I said. He will just go on what the AC person was saying. Therefore I wouldn’t get any service. I told him that if Old republic won’t help me fix my AC, I want to cancel my plan. I need that money to pay someone to fix my AC. He said, that I won’t get a full refund since I already used the services. I asked him how much I will be getting back. He said, he didn’t know and that I needed to call back on Monday. He was still very rude. They are denying the service just because they want to believe that my AC was not working when I got the home warranty.

This company boast of all the assistance it provides to home owners and buyers. However, their coverage will not apply to anything you need repaired. The fine print excludes everything under your roof, and they'll get you with a pre-existing claim too. Want to throw away money? Then go with Old Republic. The consumers are supposed to be assisted by companies like Old Republic, yet in a time of need this warranty company is more of a stressor. Their website is difficult to navigate, because they'd rather you give up. When you go with your choice of contractor, they find a way to get out of paying the claim. When you go with their contractor, the find a way to get out of the service job. Basically, you're screwed with this warranty. I should've saved my money to pay a contractor from the yellow pages.
Please take care of my Air Conditioner. I am getting the run a round with company you provided Complete Comfort Control supposedly stating unit is not big enough and caused evaporator coils to fail? I already had another Company give me a quote for repairs and did not state unit wasn't big enough for house. House was only built approximately 6 years ago with this A/C unit, why all of a sudden the unit is not big enough for house? I tried to use the company provided by ORPH, but they took for ever to inspect and will not answer any of my phone calls. Please help me in getting my air conditioner repaired that is under warranty by your company ORPH. I guess they utilize companies that will take your $75 to inspect and then deny claims for bogus reasons. I filed claim on 10/25/2021 and now told it is denied because unit is to small for square footage of house and that caused the damage to evaporator coils. Why does this company refuse to pay up when it is under warranty?

Old Republic Home Protection does not pay on there claims. I had a working A/C when I bought the property and I purchased the ORHP warranty. Shortly after I closed the property, the A/C failed. I had a Home Inspection Report that indicated that the A/C was working but Old Republic still refused to pay the claim siting that the claim was a pre-existing condition, Even though the policy clearly states that pre-existing conditions are covered. They do not pay their claims.
The complaint has been investigated and resolved to the customer’s satisfaction.

Won't replace, just repair, repair and repair
I have a heater that quit working. Old Republic Home Warranty has sent a technician out 4 times now and the unit is still not working! The temperature has been in the 30's. In addition, there was NO HEAT over the entire Thanksgiving weekend while having a housefull of company! The heating specialist has been out 4 times now. He's examined the unit completely, checked the ducting, looked at thermostats, etc. In one of the visits, he replace the electronic ignition unit. In another of the 4 visits he replaced a nother major component. The technician is now recommending a new unit, but Old Republic Home Warranty wants him to go out again to take another look! For what? All this requires time off from a new job. I feel like I'm just getting the runaround. I called Old Republic Home Warranty this morning and was told "well, we're not JUST going to replace it..." How many more hoops need to be jumped through? I had another home warranty company before and the responded quickly and appropriately to when my A/C unit quit on a 100 degree plus day. I won't name them, yet, but I'm wondering if I should go back to them.
I sent a lengthy email about 8 hours ago, prior to posting my comment on this site. I have yet to hear from anyone - not even the courtesy of a response.

We called old republic to come out and fix a broken ice maker. They reported that ice makers are not covered. We have a leaking sink in our bathroom, and two toilets that run intermittently, fortunately they said these are covered. They sent a nice plumber out, but the plumber said he had never seen this type of sink before and that he would have to call to see if he could get parts. He looked at the first toilet and reported that it was in good shape and did not need to be fixed. He went out to the truck to call about parts for the sink. He came back in after an hour and said that old republic would not cover the sink because he felt the leak was in the sink and not in the pipes. He could not see the leak because of the position of the pipe coming into sink from the wall. He even asked if I had a small retractable mirror so he could angle the mirror up to see what the problem was. I stated that I did not have a mirror like that. But he was able to make the diagnosis despite not being able to see the actual problem. He then proceeded to replace a seal on the toilet that he had just stated did not need to be fixed. I feel he did this because I was becoming agitated that nothing seemed to getting done. He then said I needed to pay a $55 dollar service fee which I refused to pay. Good to know what $450 buys you from old republic….Absolutely nothing. In speaking to old republic they never offered to send someone else out to get a second opinion. All they kept saying is it is not covered. And that I owed $55 dollars which I told them I refused to pay. And the plumber left before looking at the second toilet. old republic said I would have to pay another $55 dollars if they sent another plumber out to look at the second toilet. What a joke.

After 6 years with this company they dropped my service without any notice whatsoever. The last year the AC went and had to be replaced. Their contractor put the wrong unit in which resulted in an excessive electric bill. They finally fixed it and the tenant was reimbursed for the electric bills. Then I find out from my property manager that Old Republic said that I did not renew. When I called they told me that they wouldn't renew me.

I have been dealing with these half wit people for going on 4 years for the same problem. I have major issues with my ac and heating. I have called them over and over about the ac in the summer and the heater in the winter. Everytime they send out a different company. Its never the same company so that way they can get another 75.00 service charge because each company has a different diagnosis. Then the company will ask old republic to approve the repair and they wont. They approve a half assed repair and then it breaks again. Old republic is turning a blind eye to a major issue that they should cover and instead they band-aid it so it works a little while but ends up breaking again. Then the dance starts all over. Call old republic, make a claim, send out some guy that cant fix it, call them back, send another company, pay again, they cant fix it, etc., etc., etc.
My house needs a new ac/heater. I should have a heat pump... A new one. The system in my house is not only too small for my house (per several different repair men that have been out here) but also in the closet upside down!
Now my ac has been out for 7 days. Old republic was called last week on wednesday to send someone out to fix it. They informed us that no one could come out til monday. (please note the temperature in oklahoma is averaging 93 degrees daily, heat index is over 100). The guy came out today, we paid 75.00 for the guy to tell us that the part that was replaced the last time is what is broken again. So he has to submit an approval to old republic and then old republic has to get the part and send it to him. So on the short end it will be another week with no air I am sure. If they stay true to their ways the part they send will be the wrong one.
I have lived now for almost 8 days with no air in my house. Its cooler outside than it is inside. Old republic will not look back at my history of complaints with them and make good on the warranty they are being paid for.
Im not even going to begin to discuss the issue with the broken waterline old republic informed us wasnt covered on our warranty.
Also i have old republic gap insurance for my auto and they will not pay a penny, these people are a bunch of crooks do not use them shop around..
Old Republic has proven itself time and time again to be an unethical and dishonest company. When my heating system stopped working, the company refused to pay and would not give me any documention of why. They sent me only a copy of a page in their brochure. The technician they sent out said my system had become so old that it probably was emitting carbon monoxide and was a severe threat to those in the house. Yet Old Republic refused to help me in any way. I did not break the system, nor was it broken in an accident. Old Republic lied to me over and over and ended up costing me $1, 400 -- the cost to pay to replace the system.
Old Republic is a horrible company and I advise everyone to stay far away from them.

I am having issues with Old Republic CAR insurance. My husband and five year old daughter were in a motor vehicle accident on Tuesday 8/3/10.
They were very slow to respond- he did not have an answer within 48 hours which by law is the time frame they should have contacted him. He still has not been authorized a rental car- and it has been 7 days. Is this man not supposed to go to work? Do you think that Old Republic cares- of course they dont. They finally send an adjuster out to look at the car and of course he was given some ridiculous amount to total it out. My husband had this car for 3 weeks before this accident. How in the world does a used vehicle depreciate 4000.00 in 3 weeks? It is impossible...
So instead of waiting on these people that could care less about you- I am involving my insurance company- which is totally unfair to us.
Please keep your trucks off of our roads- if you have no intent of taking care of these accidents then DO NOT DRIVE IN SC...
unsatisfying experience
I would never recommend or extend my service with Old Republic Home Warranty. The contractors they send out do not know what they are doing
and alot of time is spent on unnecessary phone calls and checking on their
service. I had an issue that took 3 months to be resolved and is still ongoing. One would think that a home warranty company was a benefit...

This is a Chop Shop. They just want your money and do not want to do any service. I had a problem with AC's thermostat. I called them guys came after 2 days replace the thermostat. After a week new thermostat stop working. I replaced battery try everything did not work. I called them tech called and scheduled to come next day. But some reason thermostat did not work whole day but start working in night. When guy came it was working I told him whole story. He said it is working can not do anything. I have paid them trade fee twice and still has issue with thermostat.
refusing to honor warranty
I had a non-functional toilet which constantly backs-up. The toilet is covered under the warranty but Old Republic would rather send a plumber out every time it backs-up rather than to replace the toilet. The contractor has 48 hrs. before they have to respond, yet old republic wants me to go without a toilet again and again rather than to have a customer that is happy with their service! Please do not use this company and save yourself some time, aggravation and money!

The evaporative coil (specifically covered by my policy) on my AC failed. In order to replace an evaporative coil, it is usual and necessary to effect modifications to the plenum, copper, and drains, in order to make everything fit back together again.
Old Republic has agreed to pay for replacement of the coil, rightly assessing me a $60 co-pay . . . BUT then insists I must pay $375 for the needed modification of the plenum, $150 for copper and drain adjustment, $75 for freon recovery, AND pay $150 to dispose of the evaporative coil (insult to injury!).
Folks, that's $810 out of my pocket to replace a covered part on a covered AC unit. Old Republic's Home Protection provides a policy worth just what you think it is.

Last Sept our seller bought us a home warranty when we purchased their home. The end of August we noticed that several vents in our home had no air coming from them so we called Old Republic Home Warranty Co. They were great in sending out a contractor although we had to pay the 55.00 service fee; he found nothing wrong with the air conditioner but stated the duct work needed to be checked. Another call to Old Republic resulted in another company coming out. Their idea of checking the duct work was putting their hand over the vents. (No Kidding!) This contractor said the system we have is to small for the house. He recommended a new system be installed. We have lived here for almost a year with no problems; however Old Republic considers this a UPGRADE and will not honor their contract. We recently contacted another contractor on our own who indeed said the system is going out and needs to be replaced. What really caught our eye was the fact his bid was $1, 000 cheaper for a larger unit!
This happened during the 100 degree plus weather we are looking at having to pay almost $5, 000 and Old Republic won't even pay the max of $1, 500. Any help would be greatly appreciated - it would be nice just to spread the word that their is a lot of fine print in these contracts and you realize just how little they really do cover. Just do a search on Goggle!
