PHH Mortgage Payoff of mortgage?

It seems that all the companies that I have contacted are frauds.

I need to know the payoff of my mortgage at: 16900 SW 59 Ct, Southwest Ranches FL 33331. Matthew Novick

Send me the amount or I will have a congressional investigation to determine why you won't send it.

Desired outcome: Just need a payoff amount and date. It's a reverse mortgage so no date for a payoff.

PHH Mortgage pretty much the most miserable experience you could imagine

1st thing they did was lose a deposit check for a refi..Only took 6 months to resolve after banging my head against a wall and speaking to multiple managers..Now they have decided to ( out of nowhere) stop paying my taxes and ins. to the town I live in..instead they send me the escrow "overage" check ...While not the end of the world of course interest starts to accrue before I know what hits me as it was a 2 month ninja move that I didn't know happened.. Have reached out by phone and email to really no avail..

The worst part is that I cannot change lenders without refinancing totally...but yet PHH continues to operate on a super fishy business model that clearly skirts the murky line of legal and illegal.

Desired outcome: phh goes out of business and a new lender takes over my Mortgage

PHH Mortgage Release of lien

I went to file home equity loan with my bank in Nov. 2021 and found out i had two liens on my house. I called the bank that had my home and they told me that PHH mortgage had not release my lien when they bought my loan. I fax them a letter telling them to release the lien, in March of 2022. I still have not got the release. The loan was transfer to Newrez in 2019 but the lien was not release at that time of the transaction.

PHH Mortgage Received Final notice of Residence

I received a letter stating this was my Final Notice of Occupancy.

I never received any other notices about this.

My Reverse Mortage was bought by your firm from Champion Mortage, this Month, March 2022.

How can this be "FINAL NOTICE" when this is the first information since my Reverse Mortage was purchased by your company?

The information was sent to you on March 11th, 2022.

PHH Mortgage Credit reporting

Due to a Chapter 7 filing in 2010 which did not include my home. I noticed my mortgage was not being reported. I contacted the bureaus and was told this is a creditor responsibility. PHH phone reps are foreigners with a huge English barrier. I was told on several occasions I had to correct this myself, I don't even think they are aware of the laws in the US nor care. I was given other departments to automated systems that doesn't handle the issue this has been going on for years. If I was in default, I'm sure something would show up, if you can report negative, please report positive. I was contacted by mail and email to join a class action suit for reasons of this nature as well. My mortgage is in my maiden name Drishena Ingram email last name appears different.

Desired outcome: I would like for PHH mortgage to report my account history they have for Drishena Ingram dating back to 10/06 to all the major credit bureaus. It's a computer submission should be easy.

I had a chapter 7 in 2010 in which my mortgage was never a part of. My mortgage from PHH mortgage is not reporting to any of the major credit bureaus. I have contacted this company more than once. They employ foreigners, and they give an excuse as to why they can't do it or give you a recordings number. This poses a problem if I am trying to refinance etc. I have been in this home since 2006, PHH mortgage has the loan and should be reporting. I have also been contacted by mail and email to join a massive class action lawsuit against this company for several reasons this being one.

I'm having the same issue. I file a chapter 7 back in 2006. My home is not being reported. After reading everyone comment. I need to hire an attorney. PHH appears to be charges all type of wrongly fees, foreclosing on people homes and not to mention lying on Modification form not being completed correctly and on time. Therefore you're forced to be foreclose.

PHH Mortgage Needing pay off! Delaying closing

I represent a buyer and our lender has been ready to close on the home for a month but unfortunately, PHH Home Loans will not release the payoff for my buyer to be able to purchase the home. The home my client is buying has a reverse mortgage through PPH Home Loans. The sellers agent has called numerous times but since she is not the administer to the estate no one will talk to her. The administer has called but continues to get the run around. I have been in real estate for 7 years now and this is the first time I have ever had to extend closing because a lender would not release the payoff. I am very disappointed in PPH Home Loans. If we continue to pushing back closing my client may lose his loan. If he loses this loan, he will be out thousands of dollars all because PPH Home Loans has failed to complete a simple task. We have spoken to an attorney that is willing to handle our claim if the payoff is not released soon.

Desired outcome: To release the payoff to the attorney and for my client to be able to close on his home.

My mother passed in 2021 we are selling her house to my son. We originally were with a different co when the loan was sold to PHH. We have had to push back our closing now and may have to push it back again. Every time I call, I get a different rep. and different answers. If you ask for a supervisor, you are told 24 hrs to get a call back and the system won't update for 48 hrs. It does not matter to them that we could lose our family home, they have a "procedure" they say, they are not willing to go out of their way to help anyone, if it is not the procedure, they won't do it. I filed a complaint with the company and will have my lawyer contact them as well. Probably won't do any good since they don't seem to care. We see you PHH $$$$$$$$$$$$$$$$$$$$$$$$$

PHH Mortgage Reverse Mortgage Payoff

I am a Realtor who is selling a home financed in a Reverse Mortgage with PHH. My clients has called no less than 10 times, I have called easily 5-6 times, our closing attorney has called to get a simple payoff so that we can close on this home and pay off the debt but NOONE in this company will provide us a payoff! I have never in my 12 years of being in Real Estate to know of a mortgage company to keep this information away from their client. We honestly believe they want it to go into foreclosure and keep the home vs giving us a payoff. This is happening as we speak, we continually get told, its on order, its on order. We have been BEGGING for this info sinc Mid January 2022 and they STILL will not send the lender the payoff, myself or the client. HORRIBLE COMPANY!

Desired outcome: We simply want the payoff on the home so we can CLOSE on this property.

PHH Mortgage hecm / egan loan / line of credit

This company has absolutely no clue, how to run a proper business.

I was in real estate once and do understand, that mortgage companies frequently change or sell their mortgage to another company.

In the case of our Reverse Mortgage, (mortgage servicer PHH) that we did in 2016, they have changed location several times. The last announcement came in Mid November, change of PHH from Lansing to West Palm Beach, Fla. Prior to that, as every year, they asked for a letter that stipulated, we are still residing in the same property, which we promptly sent.
Early January, we received another note, now from the new location, to send confirmation of our residence in the same location.

A few days ago, we received another letter, now from San Antonio, TX, where PHH requests our Home owners insurance, which is normally sent out in June/July of each year, when our police is renewed.

In Mid December we requested $ 1000 out of our Creditline of approx. $ 55, 000. That was probably in the interim of their changing locations, and was never executed.

My complaint here is, PHH obviously transfers our entire file or anybody else in the case of a change of address, WHY can they not complete this file with everything that happened prior to their change. Likewise, transfer the request for payment out of our Creditline of December 14, 2020?

We are 80 years plus and it is always difficult for us to do any of this, in addition, my husband has Parkinsons, so it all rests with me. I have called HUD complaint line this morning and reported this.

This PHH Mortgage servicer has useless employees or a useless manager/mangers.

Desired outcome: Tell PHH to correct their negligent or sloppy business operations.

PHH Mortgage I would like to get my plat signed, notarized and returned securely to me asap.

This involves PHH Mortgage Services:
[protected]
Research Department/Special Loans Department
1 Mortgage Way
Mail Stop SV13
Mt. Laurel, New Jersey, 08054

The incident began on Nov. 8, 2021. I sent in a package for a partial release of my two properties that are adjacent to be subdivided. This package was the legal description of the newly subdivided boundaries, (my plat), to my properties. PHH only needed to sign off on the plat, notarize it, and return it to me so I could get it recorded at the Virginia Beach Court House. The city already signed off on it and were waiting for me to return the paperwork, which required the notarized signature from PHH Mortgage Services. My other mortgage company got it back to me within 10 days.
PHH sent me a letter stating that they received my request and would be sending me a package which includes a list of requirements for more information on Nov. 8, 2021.
I never received the package in the mail.
I called on Nov. 18th to check on the status of my package. I spoke with Customer Service Rep. Micah (I did not get his badge ID#). He told me that I was mailed out a package with the requested documents that would need to be filled out and sent on to the Research Department, and to just wait. I never received that document in the mail. This conversation took longer than 30 minutes.
I called again and asked if I could get an email with the necessary documentation. I was told I would receive an encrypted email that only I could open. It was very difficult to get it open, but I finally did. The first item on it said I would need to fill out an application that was enclosed. There was NO application enclosed.
I called to inquire about the missing enclosed application sometime between Nov. 18th and Nov. 23rd. That time I was put on hold by yet another customer service rep. and was on the phone for over 40 minutes. The CS Rep. knew he wasn't answering my question, but never offered to get a supervisor or Manager or someone who could get me an answer. I was told to still wait for the mail to come in.
I called back on Nov. 23rd to try again to get the documents and asked if they could be emailed to me. I did not get that CS Rep.'s name either.
I contacted my attorney and surveyor who handled the subdivision paperwork for me. They both advised me to get a supervisor or Manager or someone involved who could answer my question. They also stated that this transaction I am requesting is a simple "generic" one that should not take this long to process and return.
I called again on Dec. 1st and spoke with Alexander, Badge ID# 320. I was on the phone for over an hour with him and he would not answer my question and did not like when I demanded to speak with a supervisor or Manager. But he did comply. He told me I need to "make up all the documents, including the application". I finally spoke with a person in the "Escalation Department", their term for a supervisor. Her name was Jen, Badge ID # B36. She told me she would handle my transactions and questions from now on and gave me her Extension # so I could contact her directly. She promised to get back to me with an answer. She finally did, leaving me a voicemail that I somehow missed.
I called again, Dec. 10th. and got another Escalation Manager, Alecia, Badge ID# MIN She said she would take over to be the person who handles my inquiries. She finally told me that I didn't need an application. So, I got all the paperwork ready and sent it out FEDEX on Dec. 11th. They were to receive it on Dec. 13th. Since it was a tracked package, I wasn't worried and knew they got it on the 13th.
I called on the 20th just to check on the status and got yet another Escalation Personnel named Angelita, Badge ID# B2V. She checked on my package, confirmed it arrived on the 13th. I asked what the timeline was going to be for it to get back to me. She said 30 - 45 days from the 20th! What was going on since the 13th? What if I hadn't called about it?
Nevertheless, I waited more than 30 days and called on Jan. 24th, 2022. I got Ed, Badge # SPX3. He told me he didn't see any update on my account/status. He said he would check and get back with me on that same day, or by the next morning the latest.
That brings you up to date as that last phone call was today. It is now well over 30 days from the 13th of Dec. when PHH originally received my package and more than 30 days since I called on the 20th. It is now the new year and 84 days since they got my plat on Nov. 8th in the mail. This subdivision concerns only 15 feet of drainage, but I need it to sell my property and pay off PHH. Can you please help me? Can you check into this and get them to mail my plat back, notarized and in a secure manner?
Thank you,
Laura Dombey

My husband and I have been dealing with PHH Mortgage ever since Ocwen sold out that has been 10 years, I don;t like these people, they can;t answer any questions, they are always putting you on hold, no one there seems to speak English, We bought our home in 2003 on a land and home contract, then we financed it through a company called Ascent Financial, they sold us to another company who sold us to Ocwen, who sold us to PHH, We were only on a 15 year loan, gave 50, 000 for the place in 2003, it is now 2022, and PHH says we still owe 38, 000, , I don;t understand why, no one can explain it to me, we should have alrealdy had this place paid for, everytime we turn around they are saying they paid the land taxes, , they are charging us for Escrow, which Ocwen and the others never did, they have raised my payments now after all these years from 412.00 to 561.00, I don;t want to sell my home, but from the looks of it that seems to be the only way I am going to get away from these horrible people, they don;t keep good records, they don;t seem to know anything, If there is anyone out there that can help give me any advise I sure would like to hear from you, My husband and I are both in our 60;s and I just don;t know if we can start over this late Email- Address is rutherfordteresa5@gmail.com

PHH Mortgage Customer service / escalation department / tax department incompetence

PHH has been my mortgage company since 2016. I have my property taxes, condo owner's insurance, and mortgage insurance payments escrowed each month. Like clockwork, every six months PHH takes money out of my escrow account to pay my semi-annual tax payments. 2019 was no different from any other year, except that in February 2021 I received a letter from the Baltimore City Director of Finance threatening legal action against me for non-payment of my 2019 property taxes December payment. As I found out, PHH took escrow money for the July 2019 payment, but no one seems to know where the check was sent but it is known that it was never presented for payment. The December 2019 payment went towards paying the July past due amount. Because legal action was threatened, PHH paid the penalties but then took the past due payment out of my escrow account a second time on March 2, 2021, even though they confirmed they had already taken the money out back in 2019. Words cannot express the level of deep disgust, anger, frustration, bordering on hatred, that has been developed by dealing with PHH employees. I spent countless hours on the phone with these [censored]s going over everything that happened. Every prediction I made came true. Because they took the 2019 payment out of my escrow account a second time, I knew that I would not have enough money in escrow when it came time for my July 2021 payment. As a result, I knew they would want me to make up the difference, they would do an escrow analysis, I would come up short, and they would increase my payment. Every employee swore that would not happen. Except it happened, exactly as I said it would. I spent countless hours on the phone with PHH off-shore employees going over the issues, helping them input notes, making sure they understood the notes they wrote... countless hours. Only to call back the next day, speak to the same exact employee, who had no understanding of what we talked about the day before. I finally found out that the problem was I should not have been speaking to off-shore employees. I needed to talk to customer service in New Jersey. OMG! These employees made the off-shore employees look like geniuses. I was relating all of this to my mom one day. She suggested filing a complaint with the Attorney General from New Jersey. After doing some research, I got through to the Banking Commission who listened to my story, assigned an investigator, and suggested I tell the investigator my story in an email, which I did. On a lark, I cc'd PHH customer disservice on the email. Within moments of sending out the email, I received a response from customer service. All of a sudden, I was assigned an Ombudsman, who was dumber than dirt and useless but became a tool. I fed her what she needed to know to resolve the issue. I just received my 1098 from PHH, which included an Account Activity Statement showing the exact dates of the transactions. It rubbed salt in the wound.

Desired outcome: I would love PHH to pay me my hourly rate for every hour I spent on the phone with their employees. Otherwise, I would like an apology for them putting me through hell to correct their error

PHH Mortgage Constant delay of closing

Both of my parents passed away, and as the Executor of their Estate, I need to sell the house in order to pay their mortgage off with PHH. I notified them upon their death, and then the day of court giving me my Executor orders, and sent them all of the necessary paperwork to start the selling process on November 1, 2021. It is now the middle of January 2022, and PHH has still not released the paperwork for us to CLOSE on the sale of the house! Our first closure date was December 10, 2021, but we've continually pushed that date back because of constant problems with PHH. If I cannot SELL THE HOUSE, they cannot get their money! It has been nothing but a constant MESS even calling them! I am bounced from one person to another, no one in the US either, and when I finally find someone that speaks decent English, she WILL NOT RETURN MY PHONE CALLS! Christian Florence ID PX4

Desired outcome: Sell the house ASAP and pay off the loan amount they gave me in December and not a dime more!

PHH Mortgage Bi-monthly payments

This company will not allow bi-monthly payments to be applied to the mortage. All funds will go into a separate account and not be applied to the principal. They will not help solve this issue. This is the first mortgage company that I have encountered that has this punitive payment process. We can't lower out total loan amount by doing bi-monthly payments. Do not use this company.

Desired outcome: Have the Bi-Monthly Payments applied to the mortgage.

PHH Mortgage Reverse mortgage line of credit request

My loan was recently transferred to the West Palm Location in Florida.
No one seems to know what is going on there.
Phone greeting continued to say the office was closed until well after 10 am this morning, finally someone answered the phone.
I sent in a request for money 12/9/21. I called about the status last week on the 14th. I was assured that it at been received, and it would hit my bank today the 17th. so after checking and seeing that it was not there I began calling. Finally reached someone. she said the request had been received and processed but the funds not released. I have more than enough funds to cover it.
I hired a crew of workers to begin a job Monday morning, now I cannot pay them and will have to cancel their work.
No one at PHH seems to be able to tell me what is going on and when it can be resolved. Just to call back Monday and I guess spend a lengthy time waiting on hold again.
Unprofessional way to operate. Nancy Davis

Desired outcome: To receive my requested draw

I am having the same type of problem. At the beginning of December, 2021 I sent a request for funds only to be told they had not received my certification of occupancy which I sent back by mail on 12/18/2021. They have NOT notified me that they received it only to send me three more mailing with a blank certificate enclosed! I have emailed three and sent one new one by mail but no response from them!
Their customer service stinks and would like to find someone else to take over my loan but I don't have enough equity to qualify so I'm stuck!

PHH Mortgage Mortgage verification / payment status incorrect

In the process of trying to buy a new house currently. Over two years ago we filed bankruptcy. At that time we tried to reaffirm the loan but PHH would not work with us and would not work with our attorney. We always made our payments online and then PHH took this feature away from us. We started sending payments in via mail to make sure we had payments coming in so we wouldn't be without a place to live. The money was put in some sort of suspense account and our payments have been reported late repeatedly. Even if we may been late here and there we did catch up everything on the account. In the past twelve months we have not been late but they are showing us as late on their records which is incorrect. They don't report any of out payments to the credit bureau so we never caught this error before. We are now having an issue getting a verification of mortgage statement and we should be able to show we were not late for the past twelve months. The current mortgage company we are trying to work with is getting ready to deny us because we can't get this information. If I call anyone they aren't giving me the information or they're telling it will take ten days to get an email or to get online. These options are not offered online. Plus the information online is incorrect. I have bank statements that show we payed the mortgage every month.

Desired outcome: Would like someone to contact and help us fix the issue.

PHH Mortgage Bi-weekly payment

They are the absolute worst I have ever dealt with. On average I will be on the phone an hour attempting to resolve something so simple. All their representatives are in India and I can't understand anything any of them say. Worst customer service. My original loan servicer sold my loan to PHH. I am looking for a new loan servicer because I can't stand PHH.

I applied for ACH bi-weekly payments and now I'm being told an additional mortgage payment needs to be made by Nov. 15 before this service can go into effect. Every person I spoke to didn't tell me two payments needed to be made. They are the absolute worst company I've had to deal with.

Desired outcome: Schedule the bi-weekly payments with no additional payment needed to be made

PHH Mortgage Forbearance/mortgage company sold loan

I purchased my home and signed paperwork days before the the 2020 lock down in March with Highlands Mortgage. My husband got let go due to pandemic and contacted Highlands which told me the only option I had was to go on forbearance. They stated I would have 3 months and if still having financial hardship I could contact them to extend for 3 more months. They said that I would be able to extend the forbearance another 3 months and would be able to defer my payments to end of loan since I was current on my payments prior to forbearance. I received a letter in June of 2021 that my loan had been sold to PHH. Since July I've been trying to end my forbearance and was told it was not an option. I was assigned a relationship manager that schedules appointments through automatic emails and I have had 6 to 7 appointments that she has not ever made. Instead I get a random person call that refuses to give me last names. I have also been told that I wouldn't be approved for the loan modification because of the type of loan I have. I have a FHA loan so that tells you they don't know what they are doing. At some point one of the many people I spoke to submitted a application for loan modification or forgiveness but submitted the incorrect one and I was denied. I then had the correct loan application submitted. Received documents to sign and have notarized but they turned into into now having a balloons payment on top of the loan. Now they say thet can't proceed with the loan modification because of a lien showing up from 2016 in debt of 1, 288.00 from Capital one. I purchased the home in 2020 and do not have debt with capital one. This is 4 months of pure hell. I am not even able to make a payment online and can't even register because my account is considered delinquent. I was also told not to make any payments until the loan modification was complete. I have documented every conversation with the first names and id numbers along with what was told to me, all the disinformation, repeatedly asking for Managers and have yet to hear from any management. I just want another actual mortgage company and not a debt collector because that's all PHH is and they do not know anything about loans or what they are talking about.
