PHH Mortgage Reverse mortgage mishandling / poor customer service

We took out a reverse mortgage through Liberty and then we were told that PHH will manage the mortgage. It only took a month before they were saying that we didn't provide them with our insurance information. Then, we had our Weston Wind Ins go into foreclosure but because we had paid our premium we were notified by the State Court receivership that even though the company was out of business as of 8/17/22, we were covered until Sept 7, 2022. We sent in the information and I talked with several customer service representatives and we thought everything was settled. But on our October, 2022 statement we saw that they had taken $7,932.33 from our equity to pay for Hazard Ins from 2/17/22 - 2/17/23! I still don't understand how you can buy insurance that covers you in the past. Definitely a scam! They thought that we didn't have coverage on our home from 8/17/22 - 9/7/22 so they bought almost $8,000 worth of insurance with our money and we never saw the policy. We contacted the Consumer Financial Protection Bureau and submitted a complaint. We finally got a reply from PHH's Ombudsman who rectified some of the problem. He agreed that we did validate that we were covered except for the period from 8/17/22 - 9/7/22 which we still owed them $456.39, We did get the credit toward our loan repayment but they TOOK our equity money. It was their mistake and they should refund everything to our account. I highly recommend going through the CFPB at https://www.consumerfinance.gov/complaint/. We are also going to ask them if we need a lawyer.

What is ridiculous is that this never would have happened if they had competent staff. We're in our mid 70's and it's like we have to do all the clerical work for them. Also, all the insurance we have has their name as the mortgage holder so if they had a question about whether we were covered or not, they could have called the company directly.

PHH is a terrible company!

Desired outcome: PHH should reinstate the money they took out of our equity account. It was their mishandling of our insurance information and their mistake, not ours. We should have it returned to how it was before they deducted the $7,932.33.

PHH Mortgage Escrow

We discovered 3 months ago that PHH was paying property taxes on a property that they were not servicing and charging our escrow account for resulting in an increase in our payment by $500. I have made many, many calls to them and everyone I talk to assures me that it is being corrected and that they will get in touch in 10 days time. They absolutely never call back. This is a VA loan and I have contacted the VA mortgage help line. They have been advising us along the way. If we had a choice of mortgage companies PHH would never be chosen. This has been going on for over 3 months and the only communication from them are late notices for a mortgage payment that is incorrect.

PHH Mortgage Private Mortgage Insurance

I have been trying to cancel my PMI for over 6 months since i meet all the requirements to do so. The people i have talked with always have a different response or never follow through with the task i have requested. I have also sent 2 letters which they requested & never get a response on this issue. Their requirements are 20% equity of time of purchase and 2 years since the purchase date. I have met all of those over 6 months ago and still can't get them to stop me paying into the PMI. The last letter i sent was in the spring of 2022. They will not respond back with email, mail or the telephone.

Desired outcome: Whatever is necessary to have my PMI cancelled.

PHH Mortgage Holding insurance check for hurricane ian repairs

For several weeks, PHH mortgage has been holding a check in excess of $111,000 from our insurance company, Progressive, made to my wife and PHH Mortgage that we desperately need to complete the repairs fro0m water damage to our home necessitated by hurricane Ian. Of that amount PHH is only willing to release $15,000 and have not done so yet. To not lose our contractors, we have paid them nearly all of our savings that we have accumulated over many years. To date we have paid over $70,000 from our savings in addition to a $25,000 initial draw from our insurance company. To date all of the sheetrock, painting, millwork, kitchen and bathroom base cabinet replacement and replacement of wood floors have been done which is approximately 95% of the work that needed to be done. I have made repeated calls to PHH almost on a daily basis to obtain the release of our funds but each time I have been told that their inspector needs to review the work done and that he will call us to schedule an inspection. This has never happened. We have not even been able to speak to a supervisor. We have been loyal and timely customers of PHH. My wife and I are elderly people and we do not deserve the treatment that we are getting from PHH. My wife is extremely anxious about this and I am very concerned for her because she has heart problems.

Desired outcome: We want PHH to release our $111,000+ immediately.

I am in the same boat after Hurricane Ian. This company is a farce. They required documents that I had to submit before receiving any money to begin the repairs to our house. I gathered all four documents from my roofing contractor but had to wait for a Letter of Responsibility form which was missing from the Information package PHH had sent me. When I received the form in the mail my wife and I both signed it. We double checked it all, insurance checks, insurance adjusters estimates, letter of responsibility, roofing contractors documents and some of the receipts I had for things paid for by me. It was ail sent by FedEx. Then it started, I called for the status and when would I be getting and advance check to start work, I was told the signed contract from the roofing contractor was missing. I know it was sent with all the rest of the documents because I had not run a copy of everything I sent by FedEx (my Fault) so I had no originals here. I sent again anyway and a few days later when I called for status I was told they couldn't read the contractors w-9 form. I sent another copy and a few days later I called again and was told they were missing page 4 of the insurance adjusters estimate. When I called days later to get my status they said my letter of responsibility was missing. I asked to be put through to the department that had my documents and there I was told yes they had the letter but it was under review. I called again and asked when I would be getting my money. I was told they were requesting a check for $40,000 but it would take a couple of days to be processed and then another couple of days by mail before I would get it. After waiting for a few days after it was to arrive I called again and was told a check for $20,950 for the roofing was being sent to me but not a separate check for the $40,000 and Oh yeah, the letter of responsibility did not show up on their system. They would send me a new one to sign and send back to review. So here I sit with my roof being paid for and still nothing to start or help with bringing my house back to the "the condition it was in or Better?" as they state in their instructions. I am probably 75 to 80% finished with fixing my houseboat if my own pocket and still have not received a penny for that. I have now (a little Late) started to dedicate a USB drive with videos and correspondence of dealings with PHH and considering getting the recording app for my phone.

Hi Joseph,

PHH is holding your insurance funds for hurricane repairs to your home because they hold a vested interested in your property and want to ensure the repairs will be properly completed and you (the homeowner) won't abandon the property, keep the insurance funds and leave them with the property repairs.

As a restoration contractor in Michigan working with all mortgage companies, you need to prove to PHH you have contracted with a licensed & insurance professional general contractor (GC) to repair the property. Adequate proof for such is a legally binding contract itemizing the full extent of the property repairs and the cost for the repairs as charged by the GC. An experienced insurance restoration GC will write his repair estimate based on the insurance adjusters written estimate. If the adjuster's estimate is lower or doesn't repair all the damage found by the GC, the GC will work with the adjuster to notify him/her of the additional damage found. The adjuster will then either rewrite his/her estimate to closely duplicate the GC's estimate or will approve "supplemental" payments to cover the additional damage the GC identified.

Once your GC and adjuster have agreed upon the scope of repairs, you submit both estimates to PHH (along with other documents as specified by PHH) for their review. Due to the claim value ($100,000+) of your property, PHH will monitor & track the reconstruction process to ensure it's completed. They will also schedule payment releases to you based on the progress of the repairs and require 3-party physical property inspections for verification prior to releasing the funds. This is a process, one that most homeowners are not familiar with and find it very stressful, but if you contract with a REPUTABLE, professional (licensed & insured) general contractor EXPERIENCED in insurance restoration services, they will handle and properly manage all they paperwork between the mortgage company and your insurance company.

PHH Mortgage Failing to service loan properly

PHH Mortgage received our real estate tax exemption notification in September of 2022. They told us it would be approximately 10 business days to process and update our account. They as of today's date refuse to accept the document as provided by our City Treasurer as valid, will not adjust our monthly payments and have also now refused to close our escrow account since they are refusing to amend our payments based on being 100% exempt from real estate taxes. They accepted the adjusted payment we sent in November of 2022 and sent confirmation it was being applied to our mortgage and it was not. They again accepted the adjusted payment we sent in December and have held it. They were issued 4 checks for us from our City Treasurers office of our refunded tax payments, and they are withholding the refunds from us. They fraudulently sent another tax payment to our City Treasurers office in December 2022 when the payment would not have been due until January 2023 and continue to refuse to process the exemption or close our escrow account. If interest rates weren't sky high I would refinance just to be rid of this scam of a company.

Desired outcome: I want my escrow account closed; all refunds sent to me promptly; and my payments adjusted accordingly without late fees as they accepted the payments and did not apply them properly.

PHH Mortgage lien release letter

i just lost my mom in may and these people were trying to throw her out of her house for no insurance which she did have in april the house sustained a fire i tried to contact people many many time trying to find out what to do and how i could pay off this mortgage no one would talk to me and kept giving me the run around untill they sold her house on the court house steps i tried to bid on it but was ignored then i asked for a lien release and still i get vegue letters telling me oh well its pending 3 rd party sale so sorry my mother lost everything she had and house and then her life the family should have had to go through this #[protected] since then i cant get this formal release of lien so the insurance co can issue another check an get you people gone. shame on yall for doing these practices to the elderly and there families

PHH Mortgage The request for signatures yearly

The time frame of 14 days doesn't work. Do the 14days start from the postal date on the envelope or the date on the letter? What happens if your gone to a family get together out of state for two weeks like happened to us.

I sent in the first form but RHH claims they didn't get it. I sent in a second form and again they claim they didn't get it. You sent some one to the house and we were out buying items for Thanksgiving. That was the Tuesday before Thanks giving. WE found the note on the door and I called as requested. Customer assistance told me to Fax in the copy I made of the second signature page to [protected]. I do and have the records to prove it. Customer service gave me the number. I have heard nothing back. The Fax units at UPS said it was sent and received. I also received a notice of a rate increase? Is that punishment?

PHH Mortgage Reverse Mortgage

Since my mothers death in June 2022, we have been trying to pay off her reverse mortgage and have been given the run around, delay after delay. We fax as well as sent all info/documents required to them via registered mail and each call we are told they haven’t received, or they see that it is in our file but legal doesn’t have it. They have the gall to charge for real estate taxes which they have never paid in the past and I paid so they are shady adding additional charges. Just an on-going horrible experience we should have not had to deal with on top of our mother passing. We have hired a lawyer. They shouldn’t be in business. What a scam!

Desired outcome: To receive the paperwork to pay off the reverse mortgage without penalty as they had delayed each step.

PHH Mortgage Modification denied

I applied for a modification twice and was denied due to signature(s)/Notary.

I've received my Re-modification denial letter with the reasoning the denial. Based on the investigation it was determined, I submitted the correct forms. However, they were late arriving by my lender.

I cannot believe I'm being foreclosed because of the original paper that was submitted. The same signatures and signees were the same forms from the original. No one has sent me a copy to prove that the signature were submitted incorrectly.

I explained that I would like to see proof that I submitted the forms incorrectly. I'm reaching out to my Attorney to further investigate the claim.

This is my original email that I sent over to PHH Mortgage Escalation team.

I am writing to explain the mishap with my return documents that was submitted on July 26. I applied for a modification in May. The documents were received on June 17th, which was denied due to the Notary of signatures, Jada Smith, Kathy Rolland. & Myself, borrower. On June 29th, my Company sent me out on a business trip, which is the norm for me. I didn't return until July 16th. Upon my return, I immediately went to have the forms notarize and mailed back at my near Fed Ex Retail Store on July 16th.

It was not my intention to ignore the forms at all. I've also made my first payment in July and I’ve also made my payment in August. After having COVID-19 not once but twice and trying to recuperate with traveling. It's been a struggle. If only my Case manager would have reached out to me and advised me of my 1st denied documents. Then perhaps, I could have request to have the documents email to me. I do understand everyone case load is heavy at this point.

I am available to answer any additional questions and look forward to a favorable response.

Desired outcome: I requesting to keep my home and allow my corrected Modification to stand as it was sent correctly.

I AM A 63 TEAR OLD DISABLED SENIOR AN AM DESPERATE TO SAVE MY HOME. In November 2021 I was contacted by PHH regarding their mortgage relieve program ...I provided them with info they requested at that time and they reduced my payment from $830.xx to $ 674.49. I made payments in that amount on 11/23/21, 12/20/21, 1/9/2022, 1/24/2022, 2/16/22 and 3/16/22. However PHH returned the 3/16/2022 amount of $675.00 to my bank account with no explanation.

I contacted PHH and was told that I did not qualify for the program as there was a problem with my title. I requested that they tell me what was wrong ...or provide me with a copy of the title that they were using in their determination...but they refused to simply tell me what the issue is so I could resolve. They then stated that they were starting foreclosure proceedings immediately. I made calls and contacted all agencies re: the status of my title and was told over and over there was not a problem with the title including lien searches thru Maricopa County Recorder and a company that specializes in lein searches. PHH then proceeded on a rampage of calling me and stating I was in foreclosure and they were taking my house several times per week but never offering assistance on how to resolve the issue even to the point that they sent me a letter stating as much.

I spoke to an attorney and he looked at the info I had gathered and thinks that the "lien" that they are referring to is from Copperstate Financial LLC-who are no longer an entity- who held my loan before it went to PHH..>they would be the lien holder as my mortgage carrier, however, that issue is not valid any longer as PHH bought my loan from them thereby severing that contract .!

I am in the beginning process of filing formal complaints with:

Federal Trade/Banking Commission

Better Business Bureau in Arizona, New Jersey, Florida and Maryland

PHH Mortgage Insurance claim check not being returned

it has been 3 weeks since all requested items were sent in. all i get from them is that it is in the back office waiting approval. i was told to go to losstrak.com/PHHMortgage to see where it is. that site says i do not have a claim. customer service will not let me talk to the back office or a supervisor.

i need this check in order to pay the roofer who completed the job 2 months ago.

PHH Mortgage fraud

they rejected payments for several months to force me to take advantage of covid relief programs. they also sent a guy to my home to do renovation and I m in forbearance and the guy change locks on my house so he can gain access. I call PHH regarding this, and they claim the guy was to do inspection but never told me until I almost did harm to the people that trespassed on my property. I am seeking any assistance regarding this matter. Legally they cant do anything to my house whether I m living there or not. We are doing renovation to the house and they changed windows. PHH insist I call the company they hired regarding the renovations which is Guardian Investment company. I have left tons of message for them to contact me and they have not. Phh is responsible to speak with them not me I have not authorized their services and PHH legally cant authorize their services also. They keep me getting behind. They are literally after my property. the value of the property has changed and they are doing really shady transactions. I need to sue them for illegally doing these things. I almost had to shoot these people for trespassing and not wanting to leave my house this company name is Hill Country.

Desired outcome: I need to know what actions or recourse I have against this company.

PHH Mortgage Escrow refund request

PHH paid my real property tax bill received by the district of columbia in March. At the time of billing, the City incorrectly taxed my property as vacant which increased the tax bill from approx $1100 to over $6500 for the 6mo period. This increased my mortgage bill from $1300 to over $4400 to make up the escrow shortage as a result of the new assessment. Upon learning this information, I had the bill corrected by DC Tax Office and I was told I was entitled to a refund. However, the payee of the tax bill was the only entity who can request the refund. PHH pays my tax bill and the refund goes to them to be posted to my account. It took from April to June 29 for PHH to request the refund on my behalf. For two months, rather than make the request as I informed them was the process, they insisted I could do it myself. Finally, I got someone on the phone who did actually listen, read the DC tax office web site info stating they must do it and that I couldn't, and the request was made. On Aug 1, I was refunded $6564.11. However, there is another refund due as DC Tax Office has further corrected previous tax bills. The website shows an additional refund due to me in the amount of $6025.17. On Aug 5 I contacted PHH to request they do the same thing and the relationship manager insisted it was done. He was referring to the original refund. I articulated there is an additional one and rather than bother to look at the DC Tax Office website, he proceeded to actually yell at me to get a letter from the Tax Office and he further stated that there was no one else I could speak with because he was a manager and the request was made already. Again, he was referring to the original request they made and totally ignoring what I was saying or bothering to look at the website to verify my words. This has been very stressful, ongoing for months now, and PHH's refusal to even verify what Ive been expressing has caused me to be unable to proceed with a home refi of my primary residence because the new payment has inflated my debt to income ratio. In order to preserve my interest rate, I've spent over $3K so far and this is nonrecoverable. I need to get someone at PHH to act as requested so that my mortgage payment will be corrected. As it stands, I have overpaid almost $20K in order to preserve my credit pending resolution of this issue. I cannot sustain this and no one at PHH, even at the management level now, will look into this matter and assist me. If I could request the refund myself, I would not endure this harassment having to repeatedly ask them to make the refund request on my behalf. Please help in any way possible to get this resolved. Thank you.

Desired outcome: Request tax refund from the District of Columbia utilizing the DC Tax Office website and my property address. The information is on my portal and they simply need to ask for the refund, as they did previously.

PHH Mortgage It has taken 3 months for me to receive a form!!

I am very upset & angry!

I have called and called to have a form sent to me that I need to sign to STOP the $400. per month that you are putting into my Bank Account. Why is it so difficult for you to get that form to me?

I have talked to three different women, Each has told me they have my email address correct, so why is it not making it to me?

You have no problem emailing me a Survey to fill out, those come right thru nicely to: [protected]@maine.rr.com.

You have no problem mailing me the account details to my mailing address: Nancy McMinn, 25 Gray Park, Gray, ME 04039.

What more do I have to do to get this form?

I have returned: $800. For April & May. $400. for June; I now am returning the $400. for July. I really do not wish to have to do this for August.

I was with Champion prior to them turning it over to your company. Back on March 21, 2021, I requested from Champion to stop the $400. per month.

PHH Mortgage The worst mortgage company ever avoid at all costs

After building our home this past year, our mortgage was sold to PHH mortgage from our original mortgage company Centennial. We had called PHH mortgage in January and wondered why we had not received our fist house payment because that is when we knew we were supposed to start making payments. They stated, "You do not have to make payments until April." we never received our first payment in the mail until April. We were told multiple times that we did not have to make our first payment until April. So, we have been making our payments on time since April until current.

Then, we receive delinquency notices in the mail stating we have not paid for the months of March, April, May, June and until current.

We called them, and what they did is move our payments that we have currently been making and put those for the months of January February and March (the same months we were told we do not have to pay, and our first payment would be April). Now they are demanding we pay X amount of money to cover for those months that we did not pay. So, 3 months in mortgage payments they want paid now because our mortgage company is getting sold again to Freedom Mortgage, so now they found their mistake and want to be current on money before our loan gets sold to Freedom mortgage.

If they wouldn't have made the mistake in the first place and just billed us in January it would be a lot easier to have those payments made but no, instead they demand that payments be made, or our home will go into foreclosure because that is what is being sent in the mail.

After speaking with them on the phone to try to resolve this issue they state our home is not in foreclosure. Of course, I ask them to send me an email stating that we are not in foreclosure because you can say whatever you want on a phone call but if it's written in an email at least there is a paper trail stating that this is true. They state that they cannot send an email right away that it takes 24 hours for them to process the email. Four days go by I still have not received that email.

Today, I receive a call from them, and I explain to them that I just need to know what we need to pay to be current because this is ridiculous, we have been dealing with this issue for a while and the last thing I want is for our home to be in foreclosure after my husband and I have spent the last three hard working years making this property our home. He says you need to pay X amount of money to be current and we accept payment over the phone. I told him I am not making payment over the phone you will receive a check in the mail regarding payment for X amount of money.

In the end, this is the worst mortgage company to ever work with. Avoid them at all costs if you can. They have no clue what they are talking about, they do not pay attention to detail, and in the end, it seems like all they want to do is try to take your home from you. WORST company ever, they shouldn't even be allowed to operate. Also, there is no place you can visit in the US to actually speak with someone about an issue. They state they have an office in Maitland, FL but the phone number doesn't even work. Like I said, avoid completely!

Desired outcome: Get a mortgage company that actually pays attention to detail, doesn't make three months in mistakes regarding payment.

PHH Mortgage Mortgage loan

To whom it may concern,

I am a representative with Premier Services and would like to officially complain about PHH Mortgage Services. Our client has submitted numerous financial application and have been rejected without even being reviewed they pretend they do but they actually don't. The last application was submitted with a couple documents not complete application nor updated tax forms this was done on purpose to see if the lender has good faith in asking me for my current financial documents. They have not shown good faith at all I believe the violation code is Civil Code section 2924.17. Our clients situation has changed and once again PHH refuses to review them property and actually see that they even qualify for a payment plan even under Civil Code section 2923.6. Another thing that we wanted to point our is that all the time our client was in review the foreclosure never stopped in our opinion that's a dual tracking violation Civil Code section 2923.6,2924.11. Our client is asking for a fair review and wishes to keep the property they have been defrauded my name companies who targeted Hispanics families they would of not been victims if PHH would be doing what the law states give them a fair review since day 1 they would of not fallen that behind on the mortgage. Please consider them and help them stay on their home.

PHH Mortgage Restore my credit report and unexplained finance charge

We filed bankruptcy (chapter 13) in 2016. We maintained our house payment as well as the 2nd we had with PHH. We never missed a payment. In 2020, our payment to PHH tripled because of the way the loan was written but because of the BK, they were required to keep the payment the original amount. In 2021, when the BK was over, they added 30,000 in back payments in 1 month. We attempted to call several times and would be disconnected or talk to someone that tried to transfer us to a manager. That never happened.

We decided to try to pay the added balance down. I was paying $650 a month but started paying $4000 a month to get the balance down. Also trying to talk to a real person that never happened.

I am now caught up and no longer "past due". I have 8 months of past due on my credit report even though I made $4000 a month payments. I now have a notice saying that the loan is due in full in July. I did finally talk to someone that said we could do a modification, but then we were sent paperwork that stated that were had late payments and did not qualify. Our options were to foreclose or short sale. We never missed a payment why would we do this?

No one can see the insanity of any of this. I attempted today to call and ask about the insane finance charges. I talked to 3 people that told me I had the wrong department but they couldn't get me to the right department. The 3rd person said I needed a manager but was disconnected when she transferred me.

My statement says my finance charge is 1 amount but looking closer, I seems that for every payment I send in, they charge a different amount. For example, my statement says my finance charge for the month of April was 249.34, but I was charged 2209.51 for the month of April and no one could explain why.

I want to be done with is company. They do not communicate and offer no assistance for those that need it.

Desired outcome: restore our credit and refund the unexplained charges

PHH Mortgage No funds have been given

My home was hit by tornado March 22 2022. My insurance company did their part. Long story short phh has my funds and has yet to give me anything on my expenses! I had to borrow money from the bank to have my barn replaced . Inspector was here last week I watched him send off the pictures. And yet y’all tell me you have not received anything from him. I have done my part mean time it’s raining more and storms coming in and my home has not been repaired due to lack of funds

Do I need to get attorney involved to handle this matter because seems like this is getting a little ridiculous.

Something needs to be done ASAP!

Who is gonna pay the interest on this loan that I had to take out?

Really frustrated!

Desired outcome: Someone needs to over night me some of my funds that I am entitled to. It’s been over 6 weeks
