Zero help from NACA
I’ve provided financials, paid membership fees, etc. just to be told I cannot move forward with buying a home. I’m married, and me & my husband do not live together. I was told by 2 employees at NACA that I cannot proceed without my husband’s financial information. I will not be living with my husband if and when I buy my own home. I am requesting a refund because NACA scammed me.

I was in desperate need of a home for my family recently divorced domestic violence survivor. I had everything lined up money in order all needed documents submitted attended sessions held by the CEO retaining everything I was told still no help. Counselors do what they want no one really knows what they are doing lies left and right. They get all your life information which you never really know what they do with it if you don't want to continue with the deception. It's said you say you are against predator lenders but yet your are one. I only had one issue with my credit predator lender falsely reporting but NACA didn't care I was told wait a whole year still send my life information during that wait. WRONG AGAIN. I left within 1week after I was approved for mortgage fair rate with my credit where it is. Wow NACA someone doing better things. Stop taking advantage of vulnerable families. We deserve a home. P.S thanks for the refund shy of the credit report fee that I never received but thanks you need the money I guess.

NACA discrimination
I have been mislead by NACA on several occasions and discriminated against. I have all this documented. I was even threaten to inactive my account by C. Robinson due to my anxiety of my disabilities this is discrimination. I have been told several different things to qualify for NACA and each time I have done them. Now I have to wait 6 months to do a payment shock which I have been doing so but Derrick Braynon told me to pay down my DTI with my payment shock this whole call was documented. They are giving me a very hard time and I know it’s because of my disabilities. I know they don’t do this for everyone I’m in a NACA group on Facebook and I have screenshoted several different members comments how NACA does not follow policy or guidelines they pick and chose who they qualify, I have proof of all of this. One member said he didn’t have to do certain things another member had to do, they are not following policy and guidelines for everyone. They told me my action plan and what to provide and I did that and once I did that they gave me a new action plan. They have mislead me, disrespected me, discriminated against me, threaten me, put me down, discourage me. I have two children and I need a home. I have been doing everything I been told to do and it’s always something new added on. My first counselor ignored me and I have several emails to prove this and calls. My disabilities are really bad right now NACA is making them worst, I been crying all day because if I wasn’t ignored and told this from the beginning I would of did so. My son was even crying he is 9 because he knows I been working hard and doing everything that was told to me by Derrick and now all of a sudden it has changed. I told them I’m contacting CFPB and HUD then I was threaten to inactivated my account. They also told me if I call again my account would be inactive. Only thing I trying to do is get me and my children a home. I been mislead and done the worst way possible. This isn’t right.

Interest rate
I am in the process of building on my own land and NACA is supposed to take over the loan after the home is completed. I received my loan estimate package on February 2, 2022 with an interest rate of 1.75%. However on February 14th, I received a COC -Change of Circumstance letter with a final interest rate of 2.75%. I contacted my MC Ms. Slater via email and her response was that the LMIB rate was removed due to my income being over the average amount after adjusting for depreciation and business use of my home. She said there was nothing further that I needed to do or sign and that my new interest rate would be 2.75%. I contacted the Regional Manager Mr. Ryles via email because I did not understand clearly why it happened but he explained it and assured me via email that my rate would be 2.75% for the life of the loan. So, I continued to submit all my monthly documents and Lenders Conditions as requested while waiting for the completion date.On Wednesday, May 18th at 5:46PM, I received a NACA ALERT via text message saying, Your new status: WITHDRAWN. I logged into my NACA Webfile and everything was deleted. I contacted Ms. Slater via email asking what had happened. She said she did not know but assured me nothing had changed and that I was still okay.On May 27th, Ms Slater asked me to resubmit a few documents and on May 31st I had to electronically sign all my documents over. I went into panic mode when I saw I had a new interest rate of 5%! I emailed Ms Slater once again asking her what happened to my rate of 2.75 that I was locked in for and she responded saying I still would have it, she just had to do another COC. On June 1st I received another Loan estimate package with a new loan number with the rate of 5%. On July 12th, I received an email from Naca Processing with the COC and a final rate of 3.5%. The email was sent to me and the Closing Attorney. I once again contacted Ms. Slater & Mr. Ryles via email letting them know the rate was still incorrect. Mr Ryles responded saying that it was 3.5 % because he was advised (by Ms Slater) that I was not doing the buydown. I told him that I always wanted to do the buydown and Ms. Slater was aware and I had supporting documents to verify it. Ms Slater called me and apologized for the mixup. She stated she was thinking about me refusing to pay a principal reduction of 19k (another previous situation/ complaint). (Ms. Slater was saying that it was mandatory for me to pay 19k and when I asked her to show me how it is mandatory. She then said she could lower it. After I still requested for her to provide information to show why I had to pay this she then said she would remove the principal reduction of 19k.) However, after Ms. Slater called me and apologized and said she would have to do another COC. On August 4th, I received another COC that was sent to me and the closing Attorney with the final rate of 3.5% again. I reached out to Ms.Slater once again via email informing her the rate was still incorrect and she said they still did not add the buydown. She said she would have it corrected. On Monday, September 19th, I received another COC with a final rate of 4.25%. I went into panic mode once again! I called Ms. Slater. She sent me a text saying she was on a call and would call me back. Later that evening Mr. Ryles called me with devastating news he said they could not give me the rate of 2.75%. The best they could do is the 4.25 percent (buydown included). My heart sunk, I cannot understand how this has happened when I was supposed to be locked in at 2.75 back in February. I have a third party lender who is doing the construction loan at 4 percent. I now have a higher interest rate with NACA.which I am not understanding. I asked Mr. Ryles if there was anyone else I could speak to about this matter he said no, there was nothing else he could do or no one I could speak too. I even asked him if I could just take the 3.5 percent, he said he fought as hard as he could but it isn't possible. I have so many questions and I don't know what to do or where to turn. I can't understand why my loan number changed, why am I now having a higher rate. It would not be a wise move to go with a higher rate. I am very devastated. I have done EVERYTHING requested by my NACA MC, I even paid off my car early and now have a higher rate than the third party lender. I would love to have the 2.75 rate as promised. to about this matter he said no, there was nothing else he could do. It was always something wrong with their files and computers
I was Naca approved within 3 months March 2022. In September 2022 into the Naca office for a meeting. My new mortgage counselor(the first one was a lady who forgot to zoom meeting me) he told me I could only get a loan for 360 dollars based off my income. So why they didn’t tell me that at the beginning? What was the reason for approving me then? Isn’t the whole point of low income people going to Naca is because they’re primarily a low income mortgage company? It was always something wrong with their files and computers too.
He kept telling me discouraging things like if I wanted to buy a house for 125,000 dollars for example I would need a monthly income of 3000 dollars. I told Naca at the beginning I wanted a home a little bit under the 100 thousand price range. It’a like he was persuading me to quit and I did. Why is this Naca business primarily a low income mortgage company that approves low income people then tell them they don’t have enough money to be approved for a loan.
Refund request for services not rendered.
I considered NACA at the request of a friend. After sitting in on the 3 hour webinar I decided to move forward and work with this organization. I submitted tons of personal information at NACA's request in order to be eligible for an intake session with an appointed counselor. I was instructed by email that on the day of my session I would receive a link for the zoom meeting and to be totally attentive and prepared. 20 min after the scheduled time I received a phone call from the appointed counselor. At that time he asked me a few questions concerning my finances, employment, credit etc. I was under the impression that these things would be addressed during the zoom virtual intake meeting after all, I had uploaded ALL of this information into the NACA portal. He never sent a link nor did he ever mention the zoom meeting that I so diligently prepared for. I was concerned about how long it would take to submit my request for a loan to the bank seeing that I had everything in order meaning; Little to no debt, decent credit, A substantial savings, And great rental history. He felt as though one of my previous tax year filings were not attractive due to the covid19 shut down and suggested that I wait 4 months and save more. (I already mentioned that I had a substantial savings). After reviewing the conversation where I noticed he presented something quite different than he did in the webinar I decided NOT to move forward with the program. I sent an email to NACA Services requesting out of the program and that my submitted enrollment fee and credit report fee not be submitted to my bank. Services forwarded the email to the "counselor". He in then sent me an email stating that my account would be put in "inactive" mode. There was no mention of the funds. After the email exchange the funds were pulled from my account. He directed me to customer service for a refund. They are not responding to my emails in regards to this matter. The last phone call that I got through the woman said with a very irritated tone that they had "already refunded your money". This is not impressive of a customer service representative. I have NOT seen a refund, nor is any refund pending at my bank. it seems that I was about to be strung along for a ride.
Desired outcome: I would like a FULL refund rather than to be ignored, No zoom intake after preparing for it and no response to emails. This make NACA appear to be very suspicious. I would like my moneys refunded ASAP.
Poor customer service
Called several times to contact my counselor and I get better customer service from Walmart then I get with this company. I've been trying to get in touch with the counselor but the phone system is not working properly. I talked with the a manager and received the same lack of customer support where's the support that is supposed to be given better than the big banks give. I don't see any difference
Home Purchasing
Since working with NACA, I've been assigned 3 different counselors and somehow my file hasn't managed to be submitted for approval yet. I understand this is a busy time for everyone and there is only so much bandwidth I can expect an individual to dedicate to my particular file, but I've also had everything necessary included in my file for over a week now.
Prior to that, despite several meetings I was still given high-level (being generous) guidance on what exactly was needed in my files and what the process would look like/what my budget is likely to be/etc. If there is something I need to do, please let me know. I feel as if I've been pretty quick to address concerns or comments, so it shouldn't be a problem.
I was asked to make a social media post about NACA as my customer service fulfillment. As of now, the only comment I could make is:
"The NACA program sounds nice on the surface and if you HAPPEN to make it through it sounds like some people have seen success. Aside from that, it's extremely difficult to get a hold of counselors (my experience over 2 years) and despite several outreaches to the member support team, I've seen nothing despite their police of "same day" response."
"I am not getting my phone calls/emails returned. What should I do?
NACA policy is to return Member phone calls and emails if before 4:30 p.m. local time the same day and if later, then the next morning. If this is not occurring, contact the local Office Director or Member Services." - Per the NACA site.
And to add context since I spoke to several people yesterday who weren't familiar with the market in Austin in particular and why I'm so concerned about a lack of progress on my completed file. I live in the area with the highest national median home increase. Literally every day I wait it makes it harder to get a home in a reasonable price range and that is even more frustrating knowing I've done everything I need to since January of this year and it's now April and I still haven't been submitted.
I have uploaded all of the necessary documents as of last week. I was also under the impression after my meeting on (4/8), that I would be getting a callback Thursday (4/15) to verify the documents provided would suffice and proceed to my file submission.
When I received no communication via phone or email, I attempted to reach out and set an appointment at the number you provided and I was told:
They could not set an appointment for me because I was missing documents in my file (I was paid on the 15th and this call was the 16th). I uploaded the paystub immediately.
Then I was told the next appointment available wasn't until late June/July, but they were reaching out to my counselor. To which I asked to be transferred to someone who could accommodate me sooner considering my readiness.
Upon transfer, I was told that they weren't sure what the previous person was referencing. They said my counselor was in training and therefore didn't have a calendar available, but they were also reaching out to my counselor.
When I followed up today, I was told to contact either the San Antonio office or reach out to Diego Luque (who was evidently the manager I needed to speak to)
So, sorry for any confusion, but I've called to set an appointment several times and wasn't able to be helped or given clear (accurate) direction. Hence the need for me to email you all.
I understand that the process can only be finalized during an appointment, I'm just trying to make sure that I can even get an appointment and that it isn't several months down the line considering my readiness and the current market.
I also understand markets around the country are experiencing aggressive increases in median home pricing. That does not negate the fact that Austin in particular is on the highest rise in the country, in that respect we are unique. I don't expect you all to break the rules or "prioritize" me based on my location. I'm simply clarifying my personal urgency/frustration based on the housing situation in Austin and the potential issues a lack of response/movement from NACA despite your policies of "same day" response will cause me down the line.
I now have an appointment set for Monday (4/25). This means even if I get approved that same day (no one has explained what the process looks like timeline-wise, so I don't actually know), I would still have waited 2 weeks to submit my completed file and over a week longer than I was initially told and if there are any issues it will be even longer. This speaks to my previous concerns about this process being unnecessarily drawn out by a lack of response from the teams I've worked with at NACA thus far.
To clarify, I appreciate NACA for its goal of making homeownership feasible for many Americans. I'm just pointing out that I've followed your process and am running into (avoidable) issues fairly often. At a minimum, I would have appreciated some type of communication or follow-up at the time stated, so I wouldn't be constantly checking my emails/phone for what the next steps would be. I think this is a reasonable ask from any business relationship/transaction.
Application status
I enrolled in the NACA program in 2017, my ID is 2027052. I am at my breaking point, up un-till now, I've had couple of appointments pre CODVID. Then now during CODVID, I have had virtual appointments with most of them been haphazardly been rush through, with constant reschedules and one demand to another. Amazingly everything they've requested I've provided but the LO, from time to time will say; you did not upload it within the right folder, or you have to load pages up single file within each section, not to mention the options within the folder don't have much link for every document, and if you load them under, it will either don't be reviewed or the LO will say it was uploaded incorrectly. Classical example; months ago he specifically requested for all w2's, and 1040's, I uploaded them. Now, he said no, I need the 1040's and tax transcripts for each year, I even provided a tax account statement which is literally a tax transcript that was rejected.
The membership agreement, and the signed Electronic Consent, both documents were signed and emailed back like ten times from different email addresses the LO, says either he did not receive it or he can open it, and all are forwarded in PDF. At this point I am really frustrated, we were in this program 2years before we signed up for a lease that started in March of 2019 for 15months with a $2900 payment, our lease expired this past August, we were hoping by now clearly this would have been done, imagine 15 X 2900 = $43, 500. We would have possibly paid 20% of our loan, and from August to now its $52, 200. All the homes we find will slip away right under our eyes. Calling NACA office or emailing the service department there's been no redress. I need to know if this is really possible, because this is not what I anticipate, with NACA promising every dream of home ownership. I need an urgent intervention.
incompetent mortgage counselors
I was under contract on a home after receiving lending approval and an approved purchase amount from licensed mortgage broker NACA. 14 days prior to my scheduled closing date NACA informs me that they are unable to honor the approval, which is due to the errors of their underwriters, they approved to much. I am seeking my earnest money, inspection fees (all of which were paid after receiving the approval documents form NACA) loss wages to attend the scheduled meetings and required community service, return of credit check fees and member fees.
After reaching out to the lending bank, NACA is refusing to send over my file. Causing further delays and further financial strain. in 3 days my 3 children and I will be without a home due to NACA's negligence, and untimely responses.
In this matter, the member's file was at best borderline on being eligible for submission to underwriting. Her counselor however advocated for the member's qualification and submitted the file for underwriting approval during our Achieve the Dream event in Chicago. The file was initially approved by underwriting, and the member attended the purchase workshop and received her qualification letter. The member entered into a contract to purchase a house, and which time the file was again routinely reviewed for approval to submit the formal loan application to the bank. During that review several issues came to light regarding her income and how it was reported and an amended tax return for which we did not have full documentation. After a review by the regional director, it was necessary to rescind the approval until these issues were resolved. This was not a termination of the file, but a necessary suspension until the issues were resolved.
It should be noted that at this point the member became openly hostile regarding NACA, including posting overtly inflammatory comments on social media, including the blatantly false statement "NACA is refusing to send over my file" in the above post . As recently as three days ago, the hostility continued, including hanging up on her counselor even though we were continuing to work toward the solutions necessary to keep her file moving forward.
After involving NACA’s National Director of Underwriting and conferring with representatives from Bank of America, the bank has agreed to review the file for possible loan approval, and the file is at the bank as of this writing. The member needs to recognize that problems still exist with the file and the bank’s agreement to review the file is not a guarantee of loan approval. It is still entirely possible that the bank may decline the loan.
NACA’s intent is and has always been to help the member receive the loan she is seeking. We are sorry about the confusion that has occurred during the process. Going forward, the member’s best chance for approval and receiving the loan she is seeking is to cooperate fully and to comply with the requests and instructions that she will receive from her Closing Coordinator. NACA’s intent is and has always been to help the member receive the loan she is seeking. We hope the member recognizes that there are regulations and guidelines that must be obeyed for the member to receive her loan, and we are looking forward to her cooperation in continuing to seek our mutual goal of her becoming a homeowner.

I closed on my home about three months ago with a 0.875% interest rate. This wasn't an easy trip, but that's probably what shakes out the people who are really ready from the ones who think it should all be done for them. I probably put about 150 hours of work into it. With the interest buydown and closing cost savings, I saved about $800 for every hour I worked on it. If that's not enough to make you stick with it, then you probably shouldn't be trying to buy a house anyway. NACA works if you want it to bad enough.

Your comments resonated with me. I used NACA in 2006 and the process was not as convoluted. I understand that it is important to screen customers to ensure that they are good candidates for a mortgage, but customers should not be subjected to emotional abuse and trauma, simply because NACA has established a flawed system that is deliberately designed for most people fail. There is absolutely no question in my mind that the majority of NACA applicants start the process hopefully and walk away disillusioned, physically, mentally and emotionally exhausted without completing the process.
I attended a workshop on June 10, 2017, but NACA misplaced my paperwork. After not hearing from NACA for several months, I ventured into the office in December, 2017 to schedule a meeting. My meeting was scheduled for January, 2018. Of course, due to this delay interest rates rose from 3.125 to 4.25. This means nothing to folks at NACA, but everything to a potential home buyer. Interest rates affect affordability. The first thing I realized is that most NACA employees are not bad people, but they are overwhelmed and overworked. Consequently, the customer suffers. I had the most amazing Mortgage Counselor who actually worked hard to get me qualified and was a great person. He tried his best to process my application quickly, but his ability to expedite the process is hindered by overwork and the bureaucratic quagmire. Due to sheer lengthiness process, the homes I was interested in purchasing rose by $4, 000 from January to March. Watching rising interest rates and home prices, caused my blood pressure to rise, sleepless nights and weariness. It is overwhelming, because there is nothing that you can say or do to truly expedite things at NACA. This is inexcusable.in 2018, when technology affords most financial institutions the ability to refine and speed up processes to benefit the customer, NACA's process undermines the customer and is slower than ever. I never dreamt that buying a home would have negative health consequences, but at NACA it does. The process just takes a toll. And this is coming from someone who furnished every requested piece of paperwork and learned that my qualification process was one of the fastest.
After I qualified, I felt elated, but this elation was short-lived. I was unprepared for another hurdle. Another emotional jolt came when I was assigned a new Mortgage Counselor; NACA now has MC's who handle the home buying phase. This is someone who you have no relationship with and in my case, the new MC is totally detached and unconcerned. It is natural, because I'm a stranger to him. He does not respond to emails, and rightfully so, because he just doesn't care about you the way the previous MC with whom you've established a relationship. One MC should handle the process entirely, which is how it was in 2006. At this stage, there should be a relationship with the MC. People who feel empathy and connection to other people want to help them and the opposite is true for those who are disconnected.
I just attended the Home Buying workshop last week and ventured out to view homes. While attempting to make an offer over the weekend, I realized that nothing could happen over the weekend. I sent emails, realizing that I wouldn't be able to make contact until Monday. Even on Monday morning, there was no response. It required a fourth email before my new MC responded.
Because of the nature of the NACA process, I can foresee that a roadblock or hurdle will be introduced. The MC mentioned in an email that HOA fees could possibly force me to go through the qualification process again.
To NACA, we are just numbers, not people. They parade around success stories, but fail to address the problems and horror stories. Complaints mean nothing to NACA.
Some of their employees are arrogant and constantly say, "NACA has the best mortgage product, everybody wants us." While it is an excellent product that people desire, there shouldn't be a take it or leave it attitude. The very people NACA purports to help are battered by the system. It is actually sad that a product that is supposedly meant for good, wreaks so much havoc on so many lives. Other non-profits, like Habitat for Humanity offer great products and are very focused on offering great customer service.
Systemic mistreatment of people is inexcusable.
No service - no draws, lost paperwork, no follow up
We foolishly...recommended the NACA loan program to several of our real estate buyers. We spent dozens of hours and got four loans closed.
The HAND department is supposed to fund (and add to the mortgage) the costs of updates and repairs after completing a mountain of paperwork.
The paperwork has been completed and submitted several times...sometimes acknowledged and other times lost or ignored.
I cannot supply this particular NACA members account information without violating privacy. Resolution is to get the draws sent to contractors requested many times and get the jobs completed, "inspected" and paid in full. The emails from the Member and from us would stretch from New York to California. Contractors are for flooring, countertops and appliances.
I went through NACA and purchased my home in February 2022. The HAND department did not clear all of my repairs and since the home I was purchasing was less than my mortgage amount, they tacked on the additional $20k for repairs in an escrow account. The also add a HAND fee to that amount. Some of the repairs were so small none of the contractors wanted to go through the escrow process so I paid them out of pocket. The last major repair was for foundation repair & was told by HAND the other repairs needed to be inspected first before they could look at the bid for the foundation contractor. An inspector went out & inspected the work because my receipts were not enough, NACA makes me pay for an inspector out of my escrow for a draw. Finally, after about 2 weeks HAND finally reviewed the bid & sent back with corrections they wanted from the contractor (they said it was protect me but after my experience I don't buy it). After back and forth with the contractor the contractor finally gave up & said they have never dealt with so much scrutiny to do a job. Found another contractor, same BS. Had several other contractors that came out & as soon as I said NACA, they said no thank you! Then had a third contractor, now HAND wants them to attend a class, they won't do it along with HAND's other requirements. Now HAND is closing my escrow & putting a $25k lien stating that I failed to do my part in finding a contractor. The job was going to cost around $15k & HAND alleges they make it difficult for the contractor to "protect me" but they will put a $25k lien on my house?! I have been treated with so much disrespect from this HAND department. Now they can take it up with my attorney & I hope this turns into a class action. There are several other members going through the same exact thing.
I foolishly thought Hand was a legitimate organization. However, they are not even capable of keeping track of documents, disperse checks or really perform any function you would expect. Hand is a waste of time, just get a loan through a bank. You will actually get a check. The Hand process is worse than the NACCA process. Don't waste your time.

I purchased a home through the NACA home purchase program!
I had to lead off with that statement to remind myself there was actually a benefit to being subjected to the litigation-type maze of red tape I just experienced.
This whole ordeal has tested and challenged the parameters of my ability to remain calm in the midst of a firestorm of discombobulated methods. Now I better understand the negative and sometimes bitter surveys from those who warn the reader to stay away. In my reading I picked up on the fact that (forum.naca) labels those who complain about NACA as being only 1/100th of the total people they help. This comment truly depicts how an applicant can be treated- about 1/100th worth of NACA’s time.
Although the NACA mantra is that anyone can get a loan, the methods used by NACA and the bank to review and scrutinize the details of financial information goes way beyond the expected excessive scrutiny of buying a house. If it were only for verification sake as claimed, the delays would be more palatable. But their matter-of-fact, repetitive demands defy logic and wrangle the hope of the finish line right out of the heart of the applicant.
My position became- either do or don’t approve the loan but please stop torturing me with monotonous re-inquiry of the same facts, data, balances, receipts, etc. This excludes the weekly/monthly routine of scanned docs. I was prepared for that. But some of the demands and can/can’t-do’s danced on the boundaries of misuse of power from the bank/NACA reviewers & representatives (sorry MC, although you were stellar). It became clear that any demand you do not or cannot fulfill automatically jeopardizes final approval.
Also in my reading it was noted how NACA clearly defines its stringent methods as a deterrent and resolution to avoid the housing bubble fiasco from just a few years ago. I would say I agree in part. But there is much of the method that only serves to hide behind the monster. The housing bubble was not created by lack of documentation of repair nor will it be thwarted by over-documentation required to get my carpet installed!
I very much wanted to list the barrage of artifacts from the 500-page binder of scanned docs but I’ll summarize:
Part A: Up to the point of Qualification status, the laborious process had been an eye-opener and fully worth it. I advised people about it left and right. Trying to reel them in. Wrote letters to State Representatives.
Part B: The bottom falls out. I mean, then you get to glory that you’re qualified.
Continued stipulations, requirements, demands, plus shades of abuse of power (your approval is in their fingertips), inefficiency, delays, etc. Apparently only the applicant is scrutinized to keep their word on anything (and copy it in quadruplets).
By this time, even the administrators at my job were questioning my decision, commenting “why in the world would you do this to yourself?”
Part C: Weighing the costs of invested funds, promises to realtors, addendums, used flex and vacation time to address (demands), extensions in lease, extra funds for storage, then – a notice.
A last minute hiatus to travelling mercies. A mandate to immediately re-instate the requirement to close in Cleveland. Meaning- now I have to travel 500 freaking miles RT to a closing. Same day I have to be out of the leased home – of which I already had to request 2 extensions – and same day I have to negotiate how and what to do with my homeless storage containers of all my home furnishings. Eight to nine hours on the road, only to face 3 hrs of day light left to move something.
Part D & E: Hand it over.
The HAND dept wasted 3 weeks with minimal to no activity just to get 3 simple contract bids entered and reviewed. Then (after 3 -4 emails, several calls and messages on my part and the contractors part) I received a call from Hand in mid-MAR notifying me that all of quotes are not in. No kidding – that’s exactly what I had been trying to get them to assist with the previous 3 weeks.
Even more injurious is further delay was caused by reviewers acting as though minor electrical repairs identified in the home inspection would cause imminent danger on the property and demanded I not take possession of the property until all repairs are completed. Did they even read the inspection?
Since I’m already pushed out on a limb, I’m going to add the HAND dept round 2: getting the repairs done. I called (to distract myself from the other shenanigans on the close date) to get a jump start on how I can speed the process of getting my carpet ordered and installed. I was told the contractors have to issue a draw form and a request to blah, blah, blah, then do blah, blah. Really?! To get carpet installed! I dread the thought of working with them after close. Follow up 4-21: It’s as bad as anyone anticipated. I just want to crawl up in the corner and never hear the word HAND again.
Do I sound a little exasperated? Well, congratulations! This angst is all NACA-produced. The total exasperation is all HAND-produced. This is their baby. In fact, I could have given birth in my 50’s with less complications and I don’t even have a uterus. They have succeeded in turning an otherwise congratulatory occasion with an optimistic person into a bundle of aggravation and reproach.
And now I have to volunteer to tell the world about NACA?! Hell yeah I will.
Let’s start with updating those two NACA recommendation letters to my State of Ohio Representatives.

Your comments resonated with me. I used NACA in 2006 and the process was not as convoluted. I understand that it is important to screen customers to ensure that they are good candidates for a mortgage, but customers should not be subjected to emotional abuse and trauma, simply because NACA has established a flawed system that is deliberately designed for most people fail. There is absolutely no question in my mind that the majority of NACA applicants start the process hopefully and walk away disillusioned, physically, mentally and emotionally exhausted without completing the process.
I attended a workshop on June 10, 2017, but NACA misplaced my paperwork. After not hearing from NACA for several months, I ventured into the office in December, 2017 to schedule a meeting. My meeting was scheduled for January, 2018. Of course, due to this delay interest rates rose from 3.125 to 4.25. This means nothing to folks at NACA, but everything to a potential home buyer. Interest rates affect affordability. The first thing I realized is that most NACA employees are not bad people, but they are overwhelmed and overworked. Consequently, the customer suffers. I had the most amazing Mortgage Counselor who actually worked hard to get me qualified and was a great person. He tried his best to process my application quickly, but his ability to expedite the process is hindered by overwork and the bureaucratic quagmire. Due to sheer lengthiness process, the homes I was interested in purchasing rose by $4, 000 from January to March. Watching rising interest rates and home prices, caused my blood pressure to rise, sleepless nights and weariness. It is overwhelming, because there is nothing that you can say or do to truly expedite things at NACA. This is inexcusable. In 2018, when technology affords most financial institutions the ability to refine and speed up processes to benefit the customer, NACA's process undermines the customer and is slower than ever. I never dreamt that buying a home would have negative health consequences, but at NACA it does. The process just takes a toll. And this is coming from someone who furnished every requested piece of paperwork and learned that my qualification process was one of the fastest.
After I qualified, I felt elated, but this elation was short-lived. I was unprepared for another hurdle. Another emotional jolt came when I was assigned a new Mortgage Counselor; NACA now has MC’s who handle the home buying phase. This is someone who you have no relationship with and in my case, the new MC is totally detached and unconcerned. It is natural, because I’m a stranger to him. He does not respond to emails, and rightfully so, because he just doesn't care about you the way the previous MC with whom you’ve established a relationship. One MC should handle the process entirely, which is how it was in 2006. At this stage, there should be a relationship with the MC. People who feel empathy and connection to other people want to help them and the opposite is true for those who are disconnected.
I just attended the Home Buying workshop last week and ventured out to view homes. While attempting to make an offer over the weekend, I realized that nothing could happen over the weekend. I sent emails, realizing that I wouldn't be able to make contact until Monday. Even on Monday morning, there was no response. It required a fourth email before my new MC responded.
Because of the nature of the NACA process, I can foresee that a roadblock or hurdle will be introduced. The MC mentioned in an email that HOA fees could possibly force me to go through the qualification process again.
To NACA, we are just numbers, not people. They parade around success stories, but fail to address the problems and horror stories. Complaints mean nothing to NACA.
Some of their employees are arrogant and constantly say, “NACA has the best mortgage product, everybody wants us.” While it is an excellent product that people desire, there shouldn’t be a take it or leave it attitude. The very people NACA purports to help are battered by the system. It is actually sad that a product that is supposedly meant for good, wreaks so much havoc on so many lives. Other non-profits, like Habitat for Humanity offer great products and are very focused on offering great customer service.
Systemic mistreatment of people is inexcusable.

We needed help lowering our mortgage and refinance, they did nothing!
Client #: 1805041. We went to Naca in Miami, hoping that they would help us refinance our mortgage at a much lower amount per month because at the current amount, no way we could afford it. We spend all day long, going from one person to the other, promises galore, they even promised our mortgage would be lowered to almost half, and after months of waiting, they did nothing! Spent many days filing forms on the internet and at the site in Miami. The are full of "bologna", worthless! They messed up our sheet with our yearly earnings, and gave us stupid advice. Please, nobody believe this company. We are still stuck! They are not capable of doing anything more than an average person on their own. This Naca is a waste! A lot of false hopes! Nobody should believe these people! Liars! Thanks for nothing, Naca!
Since founding the NACA Home Save Program in 2007, NACA has gotten mortgage modifications for more than a quarter million homeowners thanks to the legally binding agreements NACA has negotiated with all the major lenders as well as investors Fannie Mae and Freddie Mac. In spite of this, NACA has never claimed a 100% success rate. Even at the peak of the mortgage crisis, NACA has never stated a success rate beyond 80%, and there has never been an absolute guarantee of a modification.
In your case however, you came to us with a mortgage that already had terms that would have been envied by 99% of homeowners. In spite of that, NACA still went to work for you to create and submitted a proposal for the modification of your mortgage as it is NACA’s policy to never turn away anyone with a legitimate hardship.
As a point of reference, this was never a case of refinancing the mortgage. NACA does not do refinancing. Like every other Home Save member, this was an attempt to get a mortgage modification, which is a restructuring of the terms of the existing mortgage.
In spite of the already exceptional terms on the mortgage, the bank did come back with a modification offer, which appears to be the only offer allowed by the investor on the mortgage. While the existing terms prevented the modification from being a long-term improvement, it did allow the mortgage to be brought current and give you the opportunity to keep your home and rebuild financially.
Records indicate that you did indeed accept the modification offer.
The fact is that you were never lied to or given any false hopes. You came to NACA with an incredibly difficult situation, and we still went to bat for you. While the terms you received were not those either you or NACA would have liked to see, you were offered and accepted an opportunity to save your home. While the road ahead for you may still be rough, it’s certainly better than the dead end you were facing.

NACA worked for me
I purchased my first home through NACA this year in Houston. While it is admittedly a lengthy process, the program is set up in the best interest of the home buyer in that it prepares you for the realities of home ownership. I am a single mother and would not have been able to purchase through a “traditional” lender because I did not have the funds for a down payment and needed a low interest rate. Through NACA, not only did I learn valuable information about the home buying process that I know will benefit me in the future, I was able to get a low rate of 2.625% which allowed me to stay within my budget and still purchase the home I wanted. Yes, I did need patience and had to learn a lot about the process, but it was well worth it. I have a beautiful home in a great neighborhood thanks to NACA and would recommend NACA to any first time homebuyer.

I am now a homeowner because of NACA. I feel so blessed !
I took me about a year to get my finances and credit in order but NACA walked me through it every step of the way. I had monthly meetings with my counselor. We reviewed the every item on my credit report. I had to do a lot of leg work, going to get proof some of my bills were already paid, or writing a letter of explanation. I had to stay on top of my employer to submit proof of employment and my landlord to send in a form to confirm I was paying on time. I had to prove I was registered to vote, and volunteer to help at a NACA event, just to name a few items on my checklist. I can't say it was easy. But achieving great goals in life are not usually easy. I'd say it was worth it.
I don't know anyone else who:
-Has a 2.3% interest rate (you can buy down your interest rate - these days that's unheard of)
-Bought a house with no money down (even though I had to present a down payment to the homeowner to show them I was serious & committed to purchasing their home - I got it all back at closing)
-Did NOT pay closing costs (I did have to pay a small portion of my taxes for the bank to put in escrow and my homeowners insurance upfront, etc. - but it was nothing compared to what most banks charge for closing costs- thousands less)
-Did NOT pay PMI/MIP - (mortgage insurance when you don't put 20% down - which saved me a couple of hundred dollars a month on my mortgage)
-Had the option to get a home improvement loan to fix any issues that need repair - at the same low interest rate.
Need I say more ?
My advice to anyone looking into a NACA mortgage/program is that you have to be a go getter. You have to be driven and focused. You must keep your eyes on the prize. By no means was this easy. I had some issues.
-My counselor was very busy and sometimes did not return phone calls. So guess what - I called everyday or twice a day or I went to his Supervisor when I felt I had an important question or issue that could not wait.
-Many Realtors are not familiar with the program and were not willing to help since they knew Sellers may not be open to working with a Buyer with no money down. (I would say you should have money for this even though NACA does not require it) I shopped around for realtors until I found someone who was as determined as I was.
- You have to do your home work. There is a lot to learn about this whole process - but NACA equips you with lots of reading material. Take the time to read it all. Write down your questions and make the most out of your appointments with you counselor.
I do wish NACA had more support - they are so busy and I don't think they have the manpower to address every single thing as quickly as some want. But don't let that stop you - That just means you have to work harder.
I guess the question is - Do you need NACA to buy your home.
If you don't - maybe the headache is not worth it to you - if you can accomplish it by another means. But if you DO need NACA - Then you have to be willing to work for it. Hope my review of NACA helps someone !

Home Modification
I contacted NACA in 2012 to modify my mortgage. I spoke with someone over the phone. I submitted paper via mail. With a few weeks later I was advised to attend an upcoming event in my city. I attended the event with all proper paperwork. Part of the process at the event I spoke with a helpful counselor over the phone and later talked face to face with a counselor advocate. The process was tedious, however the outcome was favorable. The conversation face to face with a counselor advocate who was a comfort and the person was very knowledgeable.
I will use there other services.
NACA stopped my foreclousure yes it took time but I ended up with 5 yr 2% it has been 4yrs now and I got a "payment for progress" which is never miss a payment and every year for 5 yrs my mtge is reduced by 1, 000 dollars!then the final reduction in yr 6yr will be 5, 000 they worked very very hard for me I tell people these people work directly for GOD stick with them they will do it.!
